15 Overwater Bungalows to Book in 2024 - AFAR

"This idyllic Tahitian resort features 113 thatched-roof bungalows—some suspended over a calm lagoon free of jet skis—with private decks that allow immediate access to crystal-clear, fish-filled waters and glass floor panels for viewing marine life below. The property blends comfortable king-size beds and wood-accented Polynesian decor with convenient access (catamaran transfers from Papeete) and a peaceful, remote feeling ideal for beach and snorkeling escapes." - Annie Fitzsimmons

Sofitel Kia Ora Moorea Beach Resort — Review | Condé Nast Traveler

"Why book? One of the first resorts to open on Moorea—the second-largest of French Polynesia ’s Windward Islands—this luxe yet laidback hideaway combines an idyllic location with a long list of amenities, plus authentic experiences imbued with the singular exoticism that famously lured luminaries like Herman Melville and Paul Gauguin to the far-flung region’s storied shores. Set the scene Nestled within a pristine, marine-protected area on the white-powder sands of Temae, Moorea’s longest private beach, the village-like property affords guests unrivaled views of Tahiti—its neighbor to the east, and a 30-minute ferry ride away—as well as an indelible immersion in French Polynesia’s myriad charms. Attracting an array of guests, spanning elegant French grande dames swathed in pastel sarongs to young families and honeymooners, it’s a peerless base for exploring the jagged majesty of Moorea, whose lush emerald hills, studded with waterfalls and boundless blankets of flora, are almost Jurassic in their otherworldly grandeur. The backstory Originally built as a 15-bungalow bolthole by an American expat in 1970, the resort added 35 more rooms in 1977 and was christened the hotel Kia Ora (a Maori greeting meaning “be healthy”). French hospitality giant Accor purchased the hotel in 1987, when it joined the Sofitel stable; following a full renovation in 2006 that included the addition of a second branch of overwater bungalows, the 114-room getaway reopened as Sofitel Kia Ora Moorea Beach Resort in 2007. A soft refurbishment of all bungalows and common areas wraps up in early 2023. The rooms The 110 bungalows, which are all outfitted with a king-size bed and an additional single bed, are a simple island-chic; dark wood furnishings and ceiling fans, luxe bathrooms with rain showers and double sinks, and colorful accents in a tropical palette influenced by painter Paul Gauguin—arguably French Polynesia’s most high-profile patron. The 38 overwater bungalows provide direct lagoon access for a dip or snorkel in the cerulean sea, and feature a glass floor panel framing a the seabed below. If privacy takes top priority, spring for one of the five luxury horizon overwater bungalows, which offer unobstructed views of both the lagoon and Tahiti in the distance. For a family or small-group getaway, the airy luxury villa boasts two king-size bedrooms, a sofa bed in the living room, and an outdoor deck with a jacuzzi overlooking the lagoon. Food and drink All-day restaurant Pure serves up a sprawling breakfast buffet complete with omelette and pancake stations, heaving tropical fruit platters, and baked goods galore, including Polynesian treats like coconut bread. The poisson cru à la Tahitienne—a local take on ceviche made with tuna, lime, and coconut milk—wins raves at lunch time, as does the burger. Come happy hour, beeline to Vue Bar, the resort’s soignée social hub overlooking the lagoon, for a potent piña colada crafted with local rum and light bites like sweet-potato hummus with toasted pita and pastry-wrapped prawns with chili sauce. Then head to K, the resort’s beachfront fine-dining option, where chef Frédéric Gigou wows gourmands with a five- or seven-course tasting menu featuring delectable foie gras dusted with ginger bread with fruit tartare and toasted brioche, and a coconut-and-lime-zest-crusted mahi mahi with pumpkin puree. Available with wine pairings and served by candlelight under a Kahaia-wood cathedral ceiling—your toes in the sand as the ocean breeze rustles the palms—it’s an achingly atmospheric culinary journey. The spa Le Jardin, the resort’s transportive jewel box of a spa tucked away in a verdant garden, warrants a visit. Opt for the signature Polynesian massage, which mimics soothing wave-like movements from head to toe. All treatment products—like Monoï oil, coconut oil infused with fresh Tahitian tiaré flowers, and Tamanu oil, renowned for its healing properties and sourced from the ancient Tamanu trees that line Temae beach—are 100% natural. The area Thanks in part to an environmental protection plan first launched in the 1990s, jet skis and other motorized vehicles are not allowed in the Sofitel lagoon. The restriction has helped cultivate a blissfully tranquil ambience for both guests and the resort’s underwater species. The service Service is unfailingly warm, genuine, and solicitous—if occasionally slow. Thoughtful touches, like gifting departing guests with delicate shell necklaces, make a lasting impression. For families Family-friendly activities include flower crown workshops and personalized coral planting experiences in the lagoon with resident marine biologist and coral gardener Mathieu Kerneur, whose passion for preserving Moorea’s singular marine environment is contagious. Eco effort Besides its notable lagoon preservation efforts, the resort is plastic-free in all services—excluding water bottles, which it’s presently working to eliminate. Room amenities are sustainable and locally made, with Polynesian Monoi presented in recycled, refillable flasks. LED lights throughout the property conserve energy, and all showers and taps are equipped with economizers to reduce water consumption. Accessibility There are three ADA-accessible bungalows—two at ground level, and one overwater option.  Anything left to mention? For a dazzling day at sea, have the concierge book you an all-day lagoon tour with resort partner Temoana Tours, where you’ll explore Moorea’s impossibly crystalline waters by boat and snorkel with sea turtles and a kaleidoscopic cast of marine life. Your captain will then spirit you to a  motu  (a small island with private beach) for a scrumptious lunch of grilled fish, fries, and freshly made piña coladas served at picnic tables perched in the shallows, where friendly stingrays circle curiously, hoping for a morsel of the feast." - Alexandra Kirkman

Sofitel Kia Ora Moorea Beach Resort (Maharepa, Mo'orea) Verified Reviews | Tablet Hotels

"The next island over from Tahiti proper is Moorea, and it’s here, on the island’s longest white-sand beach, that you’ll find Sofitel Kira Ora Moorea. This shallow lagoon is the perfect setting for a couple of rows of classic overwater bungalows, while a few more stand on solid ground just beyond the beach, as does the resort’s most extravagant lodging, the two-bedroom Luxury Villa." - Tablet Hotels

We stayed at the Kia Ora Moorea Beach Resort in December 2025 in an overwater bungalow. We decided to splurge and took advantage of the buy 3 nights get a 4th free and it was worth every penny! The location was beautiful and the coral was some of the healthiest I have seen, even around the bungalows where you might expect it to be impacted due to the number of people. We indulged in the breakfast buffet and then would enjoy the Crispy Moorea roll (our new favorite sushi roll) at the bar for dinner while overlooking the water. We enjoyed the Tahitian dance evening as well with multiple dances and an excellent and varied buffet. We also booked a lagoon tour through the concierge and it was amazing! We loved every moment of our visit and have already decided if we are ever that way again that the Sofitel Kia Ora will be our destination.

Best vacation we've done. The views of the lagoon and island were gorgeous. The rooms were comfortably spacious. The staff was unerringly friendly and helpful. The most crystal clear waters I've ever seen, and we got to snorkel right off our own deck with free rentals from the resort. Relaxing on the beach, paddle boarding and kayaking, coupled with a few off-property excursions made this trip perfect. Literally the only complaint we had was that it was cloudy and on-and-off rainy the whole week we were there and the sun didn't come out til 10 minutes after we checked out (not kidding), but I've yet to meet anyone who can control the weather so it is what it is. We can't wait to come back for an anniversary

My husband and I are currently here and absolutely enjoying ourselves! The snorkeling off our water bungalow room 118 is sensational! In one day we’ve seen an abundance of fish, spotted eagle ray and huge moray eel! The staff has been delightful too! Tana, at the welcome desk, has been especially helpful since I the unfortunately cut my foot from coral growing on the ladder. The person working the omelette and crepe station is a friendly, happy, warm face greeting you in the morning that deserves recognition as well. Minus the fresh fish and fruit, the food hasn’t been anything to write home about, (minus the omelette station of course) however everything is! We’re leaving tomorrow to try our stay at the Hilton next. It will be very difficult to top what we have experienced so far.

I am completely baffled at the glowing reviews. Our experience in the overwater bungalows was quite the opposite. This was a special occasion, and as such, we only booked the Sofitel for 2 nights of our 7 day trip, due to the incredibly steep price tag. This was meant to be the highlight of our trip, and had been looking forward to it for months. While the snorkeling around the property was the best we had in Tahiti/Moorea, the bungalow itself left much to be desired: Shutter slats were broken/missing, leaving shutters inoperable on the side windows. Every time the toilet was flushed, the bathroom filled with a sewer smell. Found a huge cockroach crawling around on the bathroom counter. Two geckos on the ceiling above the bed chirping at each other. We are not accustomed to staying in such an expensive place, but I can say without a doubt, I’ve never had cockroaches and geckos in my room - ever! Management did let us check out a day early, and for that, I am most appreciative. We did not sleep well, between leaving the lights on for fear of more roaches, and the chirping of the geckos over our heads. I am absolutely embarrassed that we paid as much as we did, given the circumstances. There were far better waterfront places we stayed over the course of the week, at a fraction of the cost, and critter free!

This was a first for us... overwater bungalow... Will be a lifetime memory... and a good one at that. The Sofitel is part of the Accor hotel group and it lives up to the standard of the best of their properties. The room was fantastic, daily replenishment of the minibar included and the ability to swim directly from your own room/deck. If I were to stay more than a week, I would definitely want a car but for less than a week, just hanging around the resort was great and most tour operators provide a pickup/drop off service. Would I go back? in a minute.

We stayed in an overwater bungalow at the Sofitel for one night during our honeymoon. The staff were so warm and welcoming! We were greeted with a refreshing drink and towel upon arrival, and even received a complimentary bottle of champagne in our room. The resort grounds are stunning, and snorkeling right off our bungalow was a highlight! We also really enjoyed the great selection at the breakfast buffet. That said, for the premium price of the overwater bungalow, I was disappointed with the room’s cleanliness. We found a leftover beer can on the deck, a dead cockroach in the closet, and a bug on one of the pillowcases. These details took away from what could have been an amazing, flawless experience. Overall, the location and staff were exceptional, but the cleanliness of our room didn’t meet the standards we expected for the price. I’d recommend the resort for its beauty and service, but I’d suggest considering a different room type until housekeeping standards are more consistent.

We had an excellent stay at Sofitel Moorea. It was our first week of honeymoon , in total we had 3 weeks in French Polynesia. The staff were absolutely lovely — always smiling, kind, and attentive, which made our experience feel genuinely warm and welcoming. The hotel has a lively atmosphere, especially in the evenings with the entertainment full of good energy and fun. The setting is stunning, the beach is beautiful, and the facilities are very comfortable. If we could suggest one small improvement, it would be the food — both the taste and presentation could be a bit more refined to match the overall high standard of the resort. Overall, a wonderful stay in a paradise location, made truly special by an exceptional team! 🌺

My husband and I stayed here for 3 nights on our honeymoon. We were in room 417, a beach bungalow close to the end of the beach. We were welcomed with complimentary champagne, sunglasses for my husband and a beach wrap for me. Within 5 minutes we made dog friends, they slept on our deck at night and greeted us every morning. Before we went on this trip, my husband warned me there would be lots of stray dogs, but we cannot rescue them or pet them. Needless to say by day 3 we bought dental stix for them lol. We named them Mamas (short haired) and Papas (scruffy one). Housekeeping was great, always consistent. We never came back to a messy room. Night one we went to Restaurant K for dinner and did the tasting menu. It was good, not the best meal we’ve ever had but probably wouldn’t do it again. The starters and desserts were better than the main dishes. Night two we took a taxi into town to Allo Pizza. This was super easy to do, the front desk called us a taxi and they gave us the number to call for pickup. We ordered the Hawaienne and the Floricreme. We both LOVED the Floricreme. Night three we went to the Polynesian dance buffet dinner at the main hotel restaurant. The food was okay, but we went into it expecting buffet dinner to be that way. The entree options were all very random and it felt difficult to make a cohesive meal, but we enjoyed the starter and dessert options. The breakfast buffet every morning was amazing, the scrambled eggs were perfect, they had bacon cooked to 2 different temperatures. We also really enjoyed the bao buns. The Beach Bar was great the one time we tried it, but we found the hours they were open to be inconsistent. Definitely try the coconut prawns! We had drinks at the main bar a few times, I tried a few different cocktails but enjoyed the mojito best. We were able to do some snorkeling right outside our room and saw a ton of coral and fish, and even a ray. Also the view of the sunrise was perfect right from our room.
