My wife and I stayed at Sonesta ES Suites Orlando from November 12–15, 2025, and for this being our first experience with the brand, we were genuinely impressed. We booked the stay for under $300 total, which is almost unheard of for a multi-day stay in the Orlando/Disney area — especially one that welcomes two large dogs without hassle or outrageous pet fees. That alone already set a positive tone. We chose the two-bedroom suite, and the amount of space we got for the price honestly surprised us. The master bedroom had a comfortable queen bed, while the second bedroom offered two full-size beds — perfect for families, groups, or guests who just want extra room to spread out. Both bedrooms felt like private mini-suites of their own, each equipped with their own bathrooms, TVs, dressers, closets, and enough space to unpack and move around without feeling cramped. Having the convenience of two full bathrooms made the stay feel much more relaxed and efficient. The common area was another standout. Instead of the typical tiny kitchenette you find in most budget-friendly hotels, this suite had a full-size kitchen with a stove, microwave, refrigerator, dishwasher, sink, and plenty of counter space. The kitchen was stocked with pots, pans, dishes, silverware, and even small touches like seasonings, dish soap, and utensils — something you don’t usually get without paying resort prices. For anyone traveling with family or pets, or just wanting to avoid eating out every meal, the setup is incredibly convenient. While the value was excellent, we did have one minor complaint: the bed was a little uncomfortable for both of us, and it did keep us up during the nights. The mattress felt worn, but honestly, considering the total price and everything else included, it wasn’t enough to ruin the stay or change our positive impression. The location is one of the property’s biggest perks. The hotel sits just outside Disney’s Epcot and is minutes away from the other Disney parks. Gas stations, restaurants, shopping areas, and coffee spots are all within walking distance, which made it easy to grab anything we needed without having to drive. The hotel also has an on-site Starbucks in the main building, which was a convenient touch in the morning. During our visit, the pool area was undergoing renovations, but the jacuzzi was still available. Once the pool remodel is complete, this is going to be an even better spot for families or anyone wanting downtime outside the parks. The only thing missing was complimentary breakfast, which many hotels in this price range include. But honestly, with the full kitchen available, the nearby restaurants, and the Starbucks on-site, this felt like a small trade-off rather than a deal-breaker. Overall, Sonesta ES Suites Orlando is a true hidden gem if you’re planning a budget-friendly stay near the parks but still want comfort, space, and amenities. It’s pet-friendly, spacious, perfectly located, and far more affordable than similar suite-style accommodations in the area. My wife and I would absolutely stay here again, and we’d recommend it to anyone wanting solid value without sacrificing convenience.

December 2025 - The hotel is presently undergoing renovations, however, I did not hear any of the work being done so it did not bother me. The pool and hot tub were not accessible due to those renovations, but they looked beautiful. It’s a great suite option for families looking for a spacious option near Disney World or Disney Springs. It was under 15 minutes to any point I wanted to go to. I did not experience too much traffic getting around. Some minor things to improve: there were some stains on the window curtains and the vents looked like they could use a dusting. Bill was absolutely wonderful; he made check-in painless and answered all my questions. He had the patience of a saint when the customer ahead of me started off with an attitude - he handled the complaint with finesse. All the staff I encountered were friendly and welcoming.

Sonesta Suites lake Buenavista ideally located for all parks and local facilities. We caught Ubers to parks everyday as this was so much easier and hassle free. The Suites were undergoing refurbishment at the time of our stay but this did not interfere with our holiday. Our room /suite was very clean and had all the facilities we needed. The staff who we saw during our stay were courteous and friendly. We would highly recommend the Sonesta ES suites and would certainly entertain revisiting in the future

The rooms are nice and clean. It was pretty spacious with a nice kitchen. There wasn't too much staff around but from the one I met so far they were cool. The area looks odd Kinda old but not run down. It's located right off a busy road with lots of cars driving by. The good thing though is that everything you might need to located nearby. Restaurants, groceries and gas stations, etc.. Not a bad place but not an amazing place either. For the price i paid i think its perfect.

Newly renovated (mostly as of December 2025) suites, a very good value with large sweets and clean rooms. Not a luxury hotel so don’t be surprised, but it is reasonably close to universal and Disney. there can be heavy traffic. a good staff.

I cannot believe how my matron of honor was treated last night. She and her husband came all the way from Italy, with 16 hours spent on two different airplanes. They were supposed to arrive on 11/12, and due to a car accident that took two extra hours on the highway, they missed their original flight. They notified the hotel of this through Expedia, and they were able to get a new flight on 11/13 that landed in Miami around 6pm. They had to then drive their rental car nearly five hours to get to Orlando. When they arrived at the hotel later than 11pm, the front desk called Expedia and made them wait longer than an hour before allowing them to sleep there for the night, on top of all their stress and exhaustion and jet lag, they had to book a different hotel for the rest of their stay here. This is simply unacceptable! This is no way to treat people, and shame on the Sonesta and Expedia for not honoring their reservation. They need to get a refund and an apology at the very least. It’s just awful what they went through!!! That’s awful.

Myself husband and daughter stayed here for two weeks a week ago. Cannot fault anything from cleanliness, beds and pillows so comfortable my husband wanted to take them home with him. Towels changed regular, bins emptied regular . Facilities from kitchen equipment excellent. Thank you again for a wonderful holiday

We stayed for 10 days while visiting the parks. We were upgraded on arrival and were delighted with the suite. The location is perfect. 10-15 minutes from any of the parks and has good restaurants in walking distance. Suite was dated but perfect for stay. We did have cockroach problem but reported and was sorted immediately. Pool was great too, not too busy. Would stay again.

Honestly, the property seems nice , as do the rooms in pictures - this 1 Star rating is based on service experiences so far and I will update if it changes. This was the least hospitable check-in experience I have had in a long time. Every question / request was met with a challenge and or response that was a non-answer. We arrived early and are aware check in is at 4pm but it was a short drive for us. For example : "Can we leave our bags here ?" "Well, you may not want to do that because this may not be your building." Or "Are you able to notify us if the room is ready?" "Well four teams of people are required to go up and down the stairs to get the room ready" Updating from 1 Star to 3 Stars , end of Day 1 The property overall seems well maintained. The rooms are clean. And include a small kitchen, which is nice for longer stays. The room was clean when we were able to check in. No further interaction so far with staff ( my husband finished checking us in)

This place is really solid -- very comfortable, great amenities (pool, laundry, cafe) and good location. We've stayed here for Disney trips when we'd like a little more room, and it's a great value. The staff is always friendly as well. There are a couple of rough edges here and there (chipped paint in some spots), but overall this is a great spot.

For the price, this hotel is worth it. It's close to the parks, very clean, and has great accommodations for any family. Having a 2 room king size suites with 2 bathrooms is amazing for families!! The kitchen area was stocked with plates, glasses, and other things. Great for long stays like we made. Loved it!

Don't come!!!! I'm here for business trip. I really regret choosing this hotel. Everything is old. And the room is super noisy -- the appliances buzz all night and the walls have zero soundproofing. I got woken up almost every night. It's been really difficult to get enough rest after a long work day.

Very comfortable ! Felt more like an apartment than a hotel. Good size rooms with living room and fully equipped kitchen. They have a small gym and even a laundry room. Pools are also a great size. Not to mention the staff, Very accommodating and pleasant.

I stayed at this property for just one night and it was my first time staying at Sonesta. The staff was great and very professional checking me in and out. The property looks like apartments from the outside and each of the rooms open to the outside. For some people that may be a concern but it was fine for me. Some additional expenses to keep in mind: parking is $15 and really check in is $20. The fee for early check in really surprised me because I've never experienced that anywhere else. There's also a refundable security deposit of $150. Parking was easy to find. When I entered the room I was pleasantly surprised at how spaces and well furnished to room was. I loved the separate sitting area, kitchen and dining area. I would definitely recommend this hotel for someone who is staying awhile or wants to be about to prepare food. They also have two bedroom options available.!The location is close to Disney and plenty of restaurants in the area. Also there is breakfast in the lobby available to purchase and Starbucks as well. Overall I enjoyed my stay at Sonesta and would recommend it.

Stayed for 2 nights and it was ok. It got the job done. I needed to stay close to this area for the weekend, and this place was the perfect size and price. Stayed in a 2 bedroom, 1 room had a king and the other 2 double beds with a bathroom in each room. The cleanliness was very questionable in the bathrooms. The beds were uncomfortable to me but seemed clean. Nice size refrigerator and room layout.

Overall pretty good in the sense that the room was big, the bed was comfortable, and it didn't take more than 15 minutes or so to get here from DisneyWorld's Magic Kingdom. The purpose of this stay for us was solely for a place to crash so we didn't have to drive two hours back to Melbourne after a HUGE day. I don't know if it was fatigue or the bed, but I slept amazingly well here. The rub on this place is that the breakfast is this weird little kiosk Starbuck's with over inflated prices, when in actuality the fare is resembles a typical complimentary continental breakfast. It feels like the kind of thing that's usually offered at a hotel like this. Additionally, they charged for parking despite not being anywhere near anything walkable. Typically the downtown hotels get away with that, but this one just went for it anyways. I might consider staying here on our next Disney trip, but it sounds like the shuttle isn't reliable which would definitely factor in to my decision. But for a night, it was great and the price was fair compared to some others in the area!

We had a brief four day stay here at this hotel. It was spacious enough for what we needed. I loved the living room, dining area, kitchen combo. We brought our grandkids and they slept on the sofa bed. Just know that the room door opens to the outside. We had a beautiful view of the lovely pool area. No continental breakfast, but there are tons of restaurants in the area. You have to pay for parking each day, so make a note. Lovely staff. Great place if you don't want to spend a lot of money and a Wawa is next-door.

We stayed here for a week for a Disney/Universal trip and it was perfect for our needs. It was a double-bedroom suite that comfortably accommodated a family of five, with one of the kids sleeping on the sofa bed. It's conveniently located just a short drive from both Disney and Universal. The pool is also nice and open until 10 pm, which makes for a good way to cap a long day at the parks. One thing I wasn't aware of until we checked in: There's a fee to park each day. There's also no continental breakfast, but they have a small breakfast bar where you can buy items, including fresh Starbucks coffee. There are also plenty of restaurants in the area. The staff was very friendly and was quick to address any needs we had. Definitely a good value if you choose to stay somewhere other than the resorts.

Worst place ever! Rooms are spacious but not worth all this money, they hit you with extra fees when you check out, no housekeeping at all, just change your 2 towels even though you get a huge suite. Honestly, for this price, you can easily get a high end suite at another hotel or resort.

Beautiful Rooms! This hotel is located in close proximity to many restaurants, supermarkets, etc. There is also a gas station/ store within walking distance. The pool area is very clean and spacious. The rooms are cleaned to perfection! All dishes are bleached (Which is a plus for me). When you walk in the room you can smell that it has been cleaned. The beds are very comfortable. The kitchen area has just enough space. Stove and oven works wonderfully! Living area is very comfortable and spacious. If you get a 2 bedroom suite both rooms have their own bathroom and rooms are divided by the large living area. My stay was great and I was sad when it was time to leave. I will be returning !

Rooms are a decent size. 2 bedrooms and 2 baths are convenient. Full size fridge and a small full kitchen. There is a $15 a day parking that seems silly. Just add it into the advertised price of the room. Most of the staff was nice (minus in old man who was quite rude to another guest at check in). Rooms aren't perfect, but not a bad stay at all. Would book again.
