Don’t have expectations of anything not listed under amenities. Plan ahead for no hair dryer, coffee, and walking outside on the sidewalk to the hotel next door to access the front desk, pool and hot tub area, which is rooftop. The access to this is through what appears to be a staff only type cement staircase. I saw an elevator but was not informed of it by staff, they said to take the stairs. The water was warm and clean in both pool and hot tub. Only 4 towels remained at the end of the night. There is a constant noise on the rooftop, maybe an air conditioner. We thought it was planes flying overhead, but this was constant. |The garden area with fountain is enjoyable to wait in, have lunch or read. The gate from the road to the garden area of the hotel is often standing open but was locked closed at night requiring key card. The large door to the inside of the hotel from the garden did not always latch either. There were no stationary staff on the inside. We did not experience issues, but had slight concern for safety.|So nice to have 2 beach chairs and towels included. Umbrella is extra. One block from the hotel is the beach access. |The room had a spicey scent. At times it was humid. Thermostat only went down to 70. The furniture and light fixtures are nice wicker. Walk in shower with rain head was great! Snacks and drinks are extra cost. Menu with prices available by scanning the QR code. |The hotel is clean, everyday people were cleaning, it is just older and worn.|We were able to leave our luggage in a storage room so we didn’t have to carry it until we were ready to leave a few hours after checkout.

I honestly can’t take it anymore. This hotel is EXTREMELY noisy all day and all night. The soundproofing is absolutely terrible. I can clearly hear and even feel footsteps every time someone walks past my door. This is beyond unacceptable — a hotel is supposed to be a place to REST. I truly don’t understand how a hotel can be this loud. It’s not just the hallway noise; I can hear people talking in the neighboring rooms as if they were in my own room. And every single night — EVERY NIGHT — there is a loud machine noise outside the window that goes on until around 10:00 pm. It has completely ruined my stay and my mood. If I hadn’t already paid and if the hotel accepted refunds, I would have moved out immediately. I am beyond frustrated. I would absolutely NOT recommend this hotel to anyone visiting Miami. There are much better options at the same price point, or at the very least, places that are not so unbearably loud that you can’t even rest. The service is rated at four stars because the ladies at the front desk are indeed very patient and enthusiastic. However, this does not change the problem of poor room acoustics!

The entire building had quite a peculiar aroma in a marvelous way. The smell was one of daisies. It is almost as if I was frolicking in a pulchritudinous meadow and a wistful wind brings the ambrosial scent to my delicate nostrils. The fragrance was art. I must say the room must have been cleaned by the finest room attendants known to man as there was not a speck of residue during my stay. This brings me to the receptionists, these workers were exceptionally helpful and patient. Whenever I would need assistance they were always willing to help. The expeditious WIFI would allow me to complete my work while sitting by the aesthetically pleasing pool. The location happened to be superb as I was able to take my daily stroll along the beach. I would highly recommend booking a stay at the South Beach Hotel!

Awful awful awful… hotel checking in we were nearly held to ransom for a ‘service charge fee’|on extra hidden charges by the reception who were very unpleasant unwelcoming rude hostile and downright didn’t care. This was after a 10 hour flight from the UK after lengthy negotiations and argument, we thought we had resolved The financial issue of the extra payment. However this was to come much later into the vacation when presented on leaving with upon checkout we were presented with the final bill. This included service charges per day of $40 which could only be maybe a cleaning fee we were not informed of this before going we did not authorise these sort of extra charges and were under the impression that all hotel charges would be included at the time that we had booked and paid for our holiday they continue to charge $40 service fees per day on top of all mini bar items which was understandable. The service charges were not agreed|The reception is in a different building than the actual building that you stay in and you have to enter and leave through a separate front, which is nearly dilapidated and in the midst of being refurbished.|the elevator lift to the hotel room was clunky to say the least!|the room itself the bathroom mirror needs replacing. there was no hairdryer, we were refused creamer for our coffee which was only available from 8 am in the morning and this was only available through room service at an extra cost. the Wi-Fi was intermittent to say the least and most times didn’t work |the actual router to the TV had stopped on several occasions when trying to watch TV| the Wi-Fi belongs to the next-door hotel the Bulan and as already said it was awful reception. |The breakfast, wow, this was in next doors ground floor pool area which was by voucher only which we were not told by the hotel reception prior upon trying to get breakfast |we were discourteously told to wait and then asked for production of a voucher for the breakfast. The staff managing the breakfast area was awful as regards customer service. |The rooftop pool area was in a separate hotel where access was gained via stairs blood stained and concrete which looked like a staff entrance. The three cabanas on the roof area were only reserved by $50 alcohol usage from the bar next to the pool. The remaining seats around the 3‘3“ depth pool were sparse as was the umbrellas to protect you from the Sun. There were no staff on site around the pool or for the hotel the beach access on Miami Beach itself was accessible via off the main drag and you were charged extra for the use of beach furniture , et cetera like sun beds umbrellas. There was no sign of eating actually in the hotel which was next door as the staff were invisible upon entering to try to eat any food. The overall smell of the building was that of damp and decaying furniture. The building felt unsafe insecure old dilapidated and dirty. The staff were hostile to all enquiries and could not be relied on for any assistance with anything. we booked this hotel through Love holidays.com and are bewildered as to why this company uses this hotel to effectively rip off all guests especially ones who paid over $3000 to visit on a holiday which has effectively been ruined by choosing to leave the hotel earlier than planned and in the unfortunate circumstances of being Christmas and not being able to find alternative accommodation at short notice. were forced to book flights home at a considerable additional cost. The only plus side about this hotel was that the beds were very comfortable.|In summing up, following previous reviews we see that staff have made a cursory attempt to address the issues raised in this instance it would be totally futile as we were utterly ignored during our stay. |with the 2026 World Cup coming up with games being played in Miami do not be tempted to use this hotel as the price will double or treble and you will have a terrible time |DO NOT USE/BOOK THIS HOTEL!!!

We stayed here a couple nights before a cruise. We picked this for the location. It is just a block from the beach, easy to get to from the airport, a short drive to the port and close to so many great places to get food & drinks. The room was just fine for our short stay. We didn't spend much time inside. The courtyard was nice, so was the rooftop pool with a great night time view of the city. If sailing from Miami again, I would stay here again.

I don’t even know where to start. I found this hotel on Hotels.com. The reviews and photos looked quite good. When we arrived to check in, we realized there was no lobby because the hotel was under renovation—and there was no warning about this on the platform where we made the reservation. They told us we had to check in through the hotel next door. When we went to our room, we realized that the entire hotel was under renovation. Nothing looked like the photos—not even close. When we reached the floor where our room was, there was an unbelievable sewage/toilet smell. It was so strong and horrible that it was almost overwhelming. I guess this is what it means to be humiliated with your own money. This is basically fraud. They mislead people by presenting the hotel differently and then try to rip them off by refusing refunds when complaints are made. Luckily, Hotels.com helped us. I honestly think even staying on the street would be better than staying in this hotel.

Lovely hotel and staff. Rooms were just what we needed for our stay, and complimentary breakfast was a nice surprise, and orange blossom was great. Little disappointed that the pool was out of use during our stay, but they had sorted use of a pool at a nearby hotel, which was great. Overall a great stay

1 Star -- A deliberate misrepresentation that ruined our stay and deserves a serious response As someone who travels frequently for work in the hospitality industry, I've experienced a wide range of accommodations. But what my wife and I encountered at South Beach Hotel in Miami Beach was, without exaggeration, one of the most disappointing, unprofessional, and unsanitary stays we've ever had -- and a complete misrepresentation of what was advertised online. We booked South Beach Hotel to celebrate a special occasion, drawn in by photos and promises of a clean, boutique experience in a vibrant part of the city. What we received instead was the following: * A room with greasy windows, stained furniture, and a lovely "boutique" view of a bare cement wall * A filthy bathroom -- including pubic hairs on the toilet and floor, which should never happen in any hotel, let alone one in this price range * No functioning front desk -- we had to physically walk to another property just to speak with someone * Security doors that worked sporadically, raising serious safety concerns * A third-party valet system that came with conflicting rules, poor communication, and the constant fear of being towed due to unclear instructions When we brought our concerns to staff, we were first told there were "no other rooms." Only after pressing the issue were we suddenly given a different room -- but that made things worse: * The replacement room had no hot water at all. We were forced to take freezing cold showers during a stay that was supposed to be celebratory. * And again -- pubic hairs in the bathroom. Different room, same unacceptable lack of cleanliness. By the time we got into the second room, we were exhausted and decided to tough it out just to get through the trip -- which in hindsight, we deeply regret. We're not in the habit of leaving reviews like this. In fact, we attempted to resolve everything during our stay, calmly and directly, and were met with silence and indifference at every turn. This isn't frustration -- it's a record of a hotel that has failed on every operational, sanitary, and ethical level of hospitality. What's advertised online is not what you'll walk into. The beautiful photos and "boutique" language seem to reference another property entirely. The conditions we encountered would not pass inspection in any professionally run operation. This review is now live on Google, TripAdvisor, Yelp, and Booking.com as a matter of guest transparency and integrity. It will remain public until this is properly addressed and acknowledged. Management ignored us in person. I hope, for the sake of your reputation and future guests, that this time is different.

This is a classic Miami bait and switch scam. The hotel you are looking at photos of are from the Boulan (South Beach Hotel is connected to it somehow) but you can only get there via a back way sketchy walkway into this abandoned looking bar with rooms that are connected to this area. They say you have access to use the amenities of the Boulan but whatever this hotel is trying to be, it feels scammy and unsafe (e.g. no clear check-in desk [unless you go into the Boulan], no reservation support, they took my $400 deposit and couldn't tell me when it would be refunded, couldn't cancel my reservation without referring me to their reservation support phone #, reviews on Google and Yelp report of bed bugs, cockroaches, etc. [I booked this reservation through my companies partner portal and reported them already]). Please do not book here (especially as an out of towner). I basically checked in, went to my room, and left an hour later (thankfully I have my companies support as this was a work trip). I had to book another hotel last minute. Highly recommend the National Hotel as an alternative.

I don't usually write reviews but I have to say this place is overpriced for the value. At first, the hotel not easy to located as the name is not the same and it's more like rented out old apartments versus a hotel suite. We had to walk around the building with suitcases multiple times to ensure this was correct. When we finally made it to the reception desk, the counter staff gave more information about the attached restaurant than our hotel room. I had to ask again hit to get to the elevator and she looked visibly annoyed by the question. When we arrived to the room it is much smallee than anticipated and clearly upgraded for the photo angle online. The bathrooms all have glass doors that when closed have a 1 inch gap. Privacy 0/10. We also sent Amazon packages that I had approved to be stored until arrival. We arrived in the evening and the counter staff initially said they could not retrieve the package but then came back with the items as we needed them for the trip. We were only there for a couple days and considered cancelling our second night but there was a 72 hour cancellation policy. we then had an issue with an outlet, and although the technician came quickly, he asked us to to turn on and off lights to try and get the usb to work, none of which worked and he did not return. We were told to remind them again the next day We also asked to be moved to a room that had a bathroom with privacy but the electrician/handyman indicated all the doors have a gap to the bathroom. So that's great. Would not recommend but if you have already booked and can't cancel, the location is great and that's about it. Pros - close to south beach - restaurants and bars nearby - shipping and cafes nearby - bed is decent and fairly clean - restaurant is decent Cons - unfriendly/unhelpful staff - musty smell - no privacy -no security - no view -old building -not boutique hotel feeling

Emma did not respond to any emails The front desk personnel were not helpful In addition, the carpets are tired and worn. Hotel location is decent. I think that there are better properties on Collins Ave.

Run down hotel, rude staff, not clean, do not stay here. The worst hotel I've ever stayed at! It is definitely not worth the money. We had a noise complaint and the reception and security staff told us they didn't care and wasn't their problem, and that should deal with it ourselves.

Don't fall for these pictures. This place looks nothing like the photos. It's an old worn hotel that no one really takes care of. It's run by the hotel next to it. The fountain is dirty and not on. The elevator is dirty...no one has vacuumed it and I've been here for 3 days. The rooms are worn and need to be updated. The bedding shams and box springs are dirty and ripped. The carpet is dirty. The walls need to be painted. None of the pictures look like this hotel. The only accurate pictures are of the rooftop pool which isn't even at their hotel. It's there sister property. The front desk does not care about your issues. I complained about this dirty room and had to move. I asked for the manager Emma three times and she never came to speak with me. Who does that with a hotel guest spending thousands at their establishment? South Beach hotel does because they Do not care! They tried to charge me for a stain that was already there. They then moved me to a room with a hole in the bathroom wall & on top of it all that they charge a tip for anything you eat from the mini bar. The manager (EMMA) agreed to a refund for the second half of my stay and then reversed it because of the dispute over the dirty roach room and will not respond so I am fighting for what is right at the moment. It is not worth staying here... this has been the worst experience of my life and I have come to Miami yearly for 5 years and never experienced such disregard for a guest. If there is an attorney reading this I am seeking legal counsel against this establishment.

This is not nearly as bad as the reviews say it is. The website is a little deceiving- as the rooftop pool is actually at the sister hotel (The Boulan) that is connected to SBH. You have to spend $50 at the bar in order to reserve a cabana. The first day we had no problem getting a cabana, so not sure how well that rule is enforced. We had a question about the air conditioner and the maintenance came ASAP. Not only that, but our TV wasn't working and he replaced that as well. The hotel wifi worked for working remote. The lobby and hallways are out dated and musty, but our room was simple, clean, and had what we needed for a basic stay. The SBH has no staff in its lobby, you go to the Boulan to check in and for any other concerns. SBH is a block from the beach. If you are looking for a cheaper place to stay and plan on being out of the room most of the day, this hotel is a great choice. If you want something new and modern, this isn't for you. I'm not sure what the price comparison is between SBH and the Boulan is, but might be worth looking into. Maybe we just got lucky- but I didn't think it was that bad.

Walking to our room, the entrance is a good slap in the face of mold smell. We booked the garden view king room, there is NO garden view. See pictures. the ac will not go below 72..

This place is a total dump! Everything is old, dark and dingey. Our room had two beds that were broken and dipped in the middle. The sheets and blankets always had something wrong with it. I found a roach in the bathroom. The phone didn't work so we asked for it to get fixed. They just gave us a phone from another room and it still didn't work. So we would have to call the front desk from our cell. But they never picked up. So we had to go to the front desk of the boulan because SBH doesn't have a front desk. Which is annoying because there is one tiny sign in the bushes that lets you know that. They charge for coffee in the room. Who does that. The night before we were to check out I walked to the front desk of the boulan because again they didn't pick up. Asked if they do late check outs and the girl said yes. Just ask in the morning and they will do 1 hour complementary. The next morning I walked over and asked for late check out and the next girl said SBH doesn't do late check outs. Well we planned our morning around that extra hour. Don't come to this place. It's a total dump. The cleaning staff were nice and accommodating but that's the only good thing I have to say about this place. I added a photo of the roach I killed in the bathroom. I would recommend getting closer to ocean Blvd. This place is about a mile away.

We stayed here recently while the hotel was under renovation. I'm not sure how long it has been, or will be, under construction - but there was no info regarding this when we booked. You have to check in at the Boulon Hotel front desk - which was already inconvenient- but it is what it is. The staff is cordial and check in was fine. We were assigned to a room on the second floor - through a completely abandoned lobby area. Upon arrival at 5pm, our room was 74 degrees. Mind you it's Miami in July and 90 degrees outside. By 8pm our room was 78 degrees. We called front desk and they sent engineering up. He said our unit was probably frozen and he would work on it - but mentioned the thermostats for every room are locked by management at 72 degrees - which seemed strange. We were part of a 4 room block and all three other rooms were fresh and cool. We left for an event and by the time we returned at 3:30am our room was up to 81 degrees. We called front desk again and were moved - at 4:30am - into a room down the hall. Mind you - we needed to physically move our belongings...at 4:30am. The following day, we went back into our original room and found it to be at 74 degrees with the thermostat set at 72. We called front desk yet again to ask why the room wasn't cooling to 72. They sent engineering again. We left again and when we returned late that evening - the room was at 80 degrees. Rinse and repeat with front desk and engineering for the next two nights. By our final day - the room was 85 degrees. We were finally moved into a room across the hall - which was set at 69 degrees - to sleep. Thankfully we didn't have to move our belongings because our check out was in the morning. Besides the amenities (pool, rooftop) being epically inconvenient - you need to walk across a courtyard and take two separate elevators to get there - the issue with the AC was the worst I have ever experienced. There was absolutely no mention of compensation / room credit / f&b credit by any staff throughout our entire stay. While the staff was polite each time we approached them - nothing was done to resolve the issue - but rather excuses were made and repeated. We were shown multiple rooms throughout our stay to move into - and each time the AC was either off or the room was set to 74 degrees - so it ended being a waste of time. I would not recommend this hotel in a million years. Spend the extra $60-$80/night to stay ANYWHERE else.

Do NOT stay here!!!! There was a roach in our room and we had to be moved to a different "smaller" room and I'm still fighting to get some kind of compensation for it. Our original room's air condition unknowingly to us leaked and the inside of my entire purse got soaked. Then we were charged for a bottle that we didn't even drink. The only plus is the location allowed us to pretty much walk everywhere. Also make sure you pack your Lysol and Air Freshener spray because the rooms do have a slight smell to them. It's been over a week and i'm still waiting on a call back from the manager to fix my bill.

Mischa made my stay here! Serious Angel receptionist! I was dead tired after my 4am flight arrival to Miami. No sleep, barely functional & she pulled through to make sure I was able to get an early Check-in so I could sleep earlier then my expected check in at 4pm. Bless her! Because of Mischa, I will always be coming back to this hotel & will def recommend to my Cali friends & fam. Loving my stay here so far! Building is old. Smells moldy. Lots of bugs. Walls are thin and everything is very loud. Website pictures are not accurate. MANY of the advertised amenities are essentially unavailable. For example, they advertise rooftop bar and pool/jacuzzi but it closes at 7pm before the sun even goes down. Most hotel pools close at 10pm not to mention it is a BAR....also the jacuzzi is inoperable. Basically every other advertised amenity is "unavailable today" every day. No wonder there were no cancellations allowed from the point of making the reservation. If you're not from here and looking to enjoy a Miami vacation, I highly recommend going elsewhere and it's very unfortunate that I have 3 more nights here. This is basically a glorified Motel 6. No exaggeration. Same of review day update: Checked out of hotel. Will update on refund process.

Eh, out of the many hotels I've stayed at while in Miami, this isn't one of my favorites. The check-in process is extremely slow and the rooms lack space. Despite that, the rooftop and pool area are great. If you're staying at this hotel, you're offered a complimentary breakfast at a nearby restaurant (very light breakfast - emphasis on the very light, LOL)! Guest services were pretty good and standard. I for one just think that there are a ton of other more updated and sophisticatedly designed hotels in the South Beach area. Even with that, I wouldn't knock this hotel as the location is a perfect walk to the beach, restaurants, etc. if you're looking for a short stay in Miami, and don't need a ton of space then this hotel may satisfy you.

I would not recommend the South Beach Hotel. The hotel looks nothing like the online photos. We were turned away at both the private beach access as well as the pool one hour prior to their closing times and were told they closed early. The front desk was not helpful in this situation when I brought my concerns to their attention. I asked for a manager and was told there was not one available.

The beds are practically just springs, there were stains everywhere, the tv's don't work, it smells musty, there is no front desk and you have to go to a different place to get your card for your room. The only reason I give this a one star is because all the rooms are really quiet.

Stayed here during August just for a few days. It was perfect for a tourist trip where you're really only using the beach or walking around and going back to the hotel to either shower or sleep. The rooms are pretty basic. It may be a little disappointing upon getting into the hotel since it's very outdated and no one's really around since all the workers are next door at the sister hotel. However, once you get into the room there is more modernness. The rooms do need more maintenance. We had some issues with our AC but the maintenance team was very quick and nice to come back and fix it. Since we were one of the very first rooms on the first floor they wanted to start cleaning our room very early, but there's no way we were going to be out of the room by 8:30am, so we had to continue to ask them to wait the few days we were there. The sheets were almost stained every single time they were replaced. The bathroom is very nice but not very clean. The carpet was pretty dirty at times too, we always found stuff on the floor that wasn't there before we left which seemed crazy because supposedly they were just cleaned. Nonetheless, the location is PERFECT. Not too far from everything. Transit is very accessible. The beach is literally a block away and your complimented two beach chairs every visit to the beach, which was very cool. To rent Umbrellas they're $22 each btw. Overall, it was a good stay and it definitely has potential to be a popular hotel if it were cleaner and more eye catching.

Do not stay here. We had to call the police for a massive domestic fight two doors down because the hotel didn't send security for over twenty five minutes. Speaking of hotel staff, they are "unreachable". Dial "100" like the pictured welcome sheet says: dead dial tone. How about a view? Just kidding. Someone must have thrown their Joe Juice at the window six months ago and it still hasn't been washed. Also: fix your lobby alarm. It's been beeping on "trouble" setting nonstop since we arrived and left. Awful.

When we arrived here we entered through The Boulan which is also where we had to register. Our hotel was under construction and while it was visible there was an effort being made, the place was dark and a little dingy. The room was clean tho. Super close to the building behind us where people were up and outside all night. But it's Sobe! Hot tub was barely lukewarm and that's a dealbreaker for me. I give the 3 stars because of the prime location a block form the beach and the free breakfast that was good and served at the restaurant. Also hoping when renovations are done, it will be deserved.

pictures are not the real thing, save your money and stay at the one next door instead. Elevators and rooms smell insanely like marijuana. The rooms were incredibly dirty and they didn't want to do anything about it like change us rooms. Dirty nasty and smelly

Was there May 31st... this place is a dump! First of all, there's was no one at the front desk to check in I had to go to the hotel next door and ask to be checked in. There were no signs either, a guest told me the checkout was next door. There is no parking on site, which means I had to park the car in the pitch black parking lot WITH NO ELEVATOR and carry my language down the stairs. I finally walked into my room... I knew it was goig to be bad by just how the hallways looked... carpet was dirty and stained everywhere and very deem light for a "hotel". I entered my room and there was a very strong smell of ammonia. I could open the windows because they're locked. I went to the lobby and expressed my issue with the receptionist. She couldn't be bothered! Very very rude and was more interested in flirting with her male coworker than addressing my issues. At no point was I offered an alternative nor given an explanation as to why they couldn't switch me rooms. At that point, they wouldn't refund me. I later found out that I was not the only guest complaining of this strong order and apparently they had just painted the room and not let it air out long enough. Totally irresponsible!! Needless to say I cancelled the rest of my stay at this hotel and stayed at a different location. This is a motel at best. Avoid all the nonsense and go elsewhere!

The worst! They did not divulge that they were under renovation when we checked in. The entrance was closed, so we had to enter through another dingy hotel. We had to get to our room through a dirty alley. Both rooms were dirty. The second room we tried had a leak in the shower ceiling with black mold. The shower floor was cracked because of the leak. The shower door was misaligned, so it leaked into the bathroom. The room door did not close properly, so we did not feel safe. Entire hotel smelled. They deny that they were renovating even though we have photos of their closed entrance with a sign saying that they are "work[ing] on improvements". We also have photos of the bed spring in the check-in desk, which is closed. It was a mess and expensive. We found a better hotel for less close by.

Horrible customer service. Broken toilet in room and management was non responsive. I booked a stay at the South Beach hotel on April 16, 2021 for 3 nights May 7 through May 10, 2021. Upon check in on May 7, 2021 I was warmly greeted by Ayla who quickly checked us in. I told her this was my first time stating at the South Beach Hotel but I has stayed at the Boulon in 2019 and really enjoyed it. This is where my pleasant stay ended. Upon entering the separate entrance for South Beach hotel the smell of mildew was overwhelming even through our face masks. After exiting the elevator we stepped out on to filthy stained carpeting in the dark hallways to room 220. The room was dark, small and cramped. I get it, it was a standard double absolutely no frills and you definitely get what you pay for. The first thing we noticed was that the toilet seat was broken. One side was completely unattached, not loose, BROKEN. We checked the lights and the hanging light over the desk did not work. I called the front desk as I was instructed to upon check in if I needed anything. That was a task within it self because the phone aside from numbers had a bunch of buttons but no indication what they were for or how to reach the front desk so naturally I dialed "0" as this is usually common. After dialing "0" the phone just rang with no answer. After several attempts we were heading out so we decided to go to the front desk to ask for assistance. When we arrived at the front desk Ayla was not there but Sammy asked if he could help, I informed him that we just checked in and that we hated our room. I asked him how we reached the front desk he said to dial zero and I informed him that we tried several times and we asked if told him that the light did not work and the toilet seat was broken and showed him pictures we took. He said that he would send someone right up to address it. We asked if there were any other rooms available he said there was nothing and we asked about the Boulon he continued by saying it wouldn't be the same price then said we have nothing. Which is it? And we didn't ask about price we asked for another room to see what he could do. We were more than willing to pay for being upgraded or larger or anything better that horrible hole that was assigned to us. Was he making the assumption that we could not or would not pay for better accommodations? He never apologized for the items that weren't to our satisfaction nor did he even try to offer any alternatives or suggestions. We were headed to the store. When we returned from the store after being gone about an hour we stopped in to the front desk, once again Sammy was there and I asked where the ice machine was located and he said we would have to call for ice. I said that would be nice if someone answered the phone. He said he would send some up and that our issues were addressed. We returned immediately to the room to find that the light was still not functioning and the same broken toilet seat was in place. Livid at this point I called the front desk. Finally after literally 1,000 rings Sammy picks up and I explained that no repairs had been made. Again no apology for the inconvenience he just said he was told everything was taken care of. Within 10 minutes someone from maintenance came up and checked the light, after checking the light it was a bad bulb and he said he would return about the seat. Soon after ice was being delivered to the room but by then we were already packing to leave as the guy returned to address the toilet seat. Thank GOD I was able to find another room for my extended weekend at a hotel I had stayed at 3 times before.

Customer service at the desk is a mixture or young adults with very little maturity so depending on who your dealing with you might have a bad experience. Also, do some research if your not familiar with the area, you will pay toll if your staying here and plan to do things in south beach. The fees are cheap but beware.

We got moved to three different rooms because all of our rooms had bugs, one of my rooms a bug came from under the pillow. Still can't believe I paid $400 a night and never spoke to hotel manager. There are lots of hotels in the area try and book another !

SBH is right off Collins Avenue making it have some pros and cons. Pro - Walking distance to various restaurants and the beach. Con - During the night, you can here the loud noise coming from the night life on Collins Ave. The rooms in the hotel were small and not very clean - just like the bathroom. The hotel in itself has Art Deco decor which makes the ambiance interesting! The pool is on the rooftop of ONE of the hotel buildings. I capitalized "one" because there are two buildings and I was placed in the building that did not have the front desk, concierge or the pool. So every time I wanted to go to the pool, I needed to walk to the other building. As well as breakfast (which I will say was free if you ordered from a prefixed menu and it was absolutely delicious).

First impression walking inside near the fountain drink side smells like urine in all the hallways. Our first room had a giant cockroach in it. They did move us to a different room but there are stains on the sheets, but we just dealt with it. Whoever the photographer was did an amazing job selling the pics of a great hotel because the actual hotel does not match the pictures you see. Be warn.

the pictures aren't what you book, took my 6 year old here for vacation, front desk was rude an nasty, my room was in a different building from where i'm checking into, a 300.00 hold . i've never did that for any 5 star hotels i've been in, the building looks like it's about to fall to pieces, my room door don't lock. the room small , old looking an smells . can't open the window the building next door person room see into yours , it's not kid friendly, i wish i had known about this before booking, where you check in is nice an clean, with ac this building os a fake an scam ... the manager told me i would have to pay 1000.00 more to have a clean room in the hotel where you check in at ... please don't come here

I was here almost 2 weeks ago and it was surprisingly nice! The courtyard was so pretty and had a such a nice vibe. It was a nice distance froM the beach, I think it only took around 5mins. The pool was also nice. The only issue was the air conditioning, the coldest it got was 71, which being in Florida in the middle of summer was not cold enough. I was hot the whole time. The refrigerator was not cold, more look slightly chilled. There was no microwave and there was sign saying where the ice was. We had to go on a little adventure just to find where the I e was since there were no sign.

This place has hidden charges. Buyer beware. There is a $27 a day "service fee" that is not disclosed until arrival even when we booked and prepaid for the hotel through Expedia. The checkin lobby looks worse than a motel 6. You have to walk next door to get to your actual hotel. The room is ok, but didn't look as clean as I would expect. There is some weird smell in our hotel lobby, like the mop water has mildew and they cover it up with extra smelling cleaning solvent. The room carpeting has dark spots all over it like stuff has been spilled. I tripped on the carpet in the lobby twice because it is curling up. Again, watch out for hidden charges. Even drinking the coffee in the room will get you a charge. $7 for a bottle of water. Checkin isn't til 4. They will hold your luggage, and say that they will call you when the room is ready, but they never call you. Point is, this place did not meet our expectation. The rooftop pool is nice, but they have sunscreen out for you to use that is empty and didn't get refilled in the 2.5 hours I was at the pool. Also, they had pool towels out for use, but they also were all taken and not replenished. The beach that the hotel offers free loungers and towels at, is covered in seaweed. The water looks brown and there are piles of it right on the shore. I asked about it with some local vendors and they said the beach in this area is basically always like that. A half mile or so toward the south the water is turquoise blue, but there are not free towels and loungers.

Booked a weekend stay in Miami Beach at SBH to break up the trip from San Francisco to St Kitts. This is the worst hotel I have ever stayed at. At over $500 per night I received: A small dirty joke of a junior suite room with a terrible musty odor and stained carpet Am anemic AC unit that could not cool the room below 69 degrees A manager that was unwilling to move me to an acceptable room nor refund the $1,000 A very uncomfortable platform bed And non functional windows Future visitors to Miami Beach avoid this dump of a hotel at all costs!

I booked this hotel just for the simple reason that my boyfriend and I came to a conclusion that since we were in Miami we weren't going to spend so much time in the hotel. When we arrived the entrance seemed rusty, the name of the Hotel was completely different and on the side and then the gate was open to enter, but you need a key to really enter the premises. The doorman was not as welcoming, he kind of just said "you checking in?", umm yea obviously, we are walking in with bags. The front desk receptionist was pretty nice and helpful and said she will try to have a room as soon as she can for us. Our room was ready by 1pm. We checked in and was assign a room on the second floor, the worst room I have ever booked, it was about 400 sq ft, , you cant even open the windows, or maybe I was doing it wrong, who knows. I went to shower the when switched the knob to turn off the water, the shower head was still shooting out water. We called front desk to send someone up to check out our shower and he told us it was messed up, however he was nice enough to let us know that we can get another room. We then had to repack our stuff and move to another room on the other side. This room was slightly bigger, if you are not comfortable with people yelling and cars passing by just dont book it lol, because that is all you hear since this hotel is right off Collins. Room was cold, I like sleeping in a cold room but my boyfriend thought it was too cold. Shower was better, sheets were somewhat dirty BUT the bed was super comfortable. The only upside to all this was free breakfast which was delicious, but very limited options: - waffles with fruits and whip cream or; - eggs and potatoes or; - pancakes; And the location, the hotel was very close to restaurants, the beach, a nail salon, the mall and a CVS. This hotel had a roof pool, the first day it was very warm, being that we went to Miami in January, the weather is a little colder. The pool was clean..at first. You can buy your own drinks as well. There was a jacuzzi on the other side, which was dirty. Third day, the pool was disgusting, had a dead bee, multiple dead insects, and an empty box of Orbit gum... amazing. On the last day, the gate and door to enter the hotel, was wide open :). As a guest we should've felt safe and welcomed, granted you get what you pay for, I didn't even take pictures, that how angry I was with this hotel. I always LOVE my visits to Miami, but I would never book this hotel again. #sorrynotsorry

Staying at the SBH Hotel right now. No hot water. When I called the front desk, they didn't offer any alternate solutions or make any effort to help me find a workaround. I did receive a standard apology from the front desk but was having a very one-way conversation, having to ask how long it had been an issue, if it would be fixed by morning, if there was an option to shower elsewhere, etc. and received very brief answers to everything. When I called, it had been an issue for over 2 hours according to them, yet I didn't receive any communications about it, which would have allowed me to plan better and shower at a friend's hotel. I'm hopeful that the rest of my stay is better and that I can upgrade from 2 stars because most everything else has been generally ok.

This was one of the worst hotels I have ever been to. Do not go. It's not even worth one star. First to start off everyone there is rude, zero hospitality and my flight has gotten delayed and missed a full day and they would not refund me for the night I had already paid for and did not use. I understood that I may not be refunded for the night, but when I asked for any comp they could offer me they simply said no. Red flag to start. Then this bald man who walks around with a black blazer and jeans with a nasty look on his face at all times is a delight. We accidentally pushed a button on the elevator that led us to the basement and tried to get back to the main floor and he screamed at us to get off the floor meanwhile we were still in the elevator trying to get up to the main floor. Then proceeded to follow us, harass us through the hotel, (with people walking around the hotel) and call us profanities and screaming at the top of his lungs, simply for a misunderstanding by pushing a wrong button on an elevator. It was mortifying. Also keep track of your bank statements to see that they never overcharge you. In conclusion, not worth the harassment, the scam or the lack of respect xoxo

My wife and i booked this hotel because it looked cute and low key. It definitely is cute (from the outside) and low key and its located in a good spot. That's the only positive thing about this hotel. Here are the awful things. They charge outrageous da prices for really crappy rooms. $350+ a night for a tiny room with a bad view. You can't open the windows they are locked shut. The ac makes awful noises. The service is awful. Had to call multiple times just to get towels. They don't answer the phone. They charge 40$ a night for parking. The pool is cloudy and looks like the water is poisonous and it closes at 5pm. Everything about this hotel is awful. Do not stay here. It's a rip off.

HORRIBLE HOTEL!!! DO NOT GO HERE! STAFF IS CLUELESS. And they literally have soooo many random fees etc it's ridiculous. There's absolutely no pArking! And if you want to use their parking meters it's $5 an HOUR or you can use their valet parking which is $40 a DAY. They also charge $30/day (which they don't tell you about until after you book your room) as a resort/maintenance fee but they never send anyone to clean the rooms/bring fresh towels or toiletries until you check out! We were here for 5 days and even after requesting for someone to come clean the room numerous times, no one ever came. Even when we wanted fresh towels we had to go to the front desk to get towels and carry them back to our rooms by ourself. By the way the front desk isn't connected to where the guests stay. You have to walk away outside to get to the front desk. Overall, garbage hotel. Literally trash! Would neverrr ever consider coming back here ever!!!

DON'T STAY THERE.... WORST EXPERIENCE EVER! My husband and I stayed at this hotel for three nights and thank God we had to come home for a family emergency!! We knew that for the price it wasn't going to be a five stars hotel but so many wrong things like the actual desk was in other hotel so you have to walk next door for EVERYTHING! they don't cleaning the rooms "since COVID" there's a terrible smell in the whole hotel, the customer service was OKAY... the very first day we found a stain in our sheets... long story short DONT STAY THERE.... the only good thing is the fact that you are two block away from the beach

Fantastic price for the location, about a block to the beach! A little under a mile to Espanola Way! Also very close to the convention center, about 2 blocks.... yes, I did remember I was there for work ;) This boutique hotel only has two floors, but the front courtyard area is pretty. Interesting art deco, lobby is bright with fun colors. I asked about the artwork and photographs hanging in the lobby, because one was of Barbie and one was Michael Jordan, both seemed random to me... I was informed that they are works by a local artists and they do switch them out. Adorably, there is a beautiful chess set on a table in the lobby. Not a fan of the blue lighting in the elevator or in the room bathroom, personally find it creepy. Friendly staff. We all hate it but there is a resort fee. When I checked in, the direction of the pool was pointed out to me, but turns out the hotel doesn't have a pool and uses the one next door? Towels for the pool/beach are available at the front desk. I was also given several breakfast vouchers to use at the restaurant around the corner, Orange Blossom, which we did take advantage of. My room was alright, clean colors, feels beachy. The floor is not fully carpeted which is understandable since people are surely coming back sandy after the beach. Shower is stand-up only and there is no door. Wish I had taken a picture of the bathroom, because it looks like they have undergone some renovations and their bathrooms are now much more sleek and modern. I did have a problem during my stay - the water in my shower was cold. I literally cannot even describe it as lukewarm. I had to get to work so I managed the first day, then mentioned it to the front office upon my return that day. It was very hot and humid outside, but I still like warm showers! However, it never got fixed and I didn't bother to bring it up again since I was only staying 3 nights. Funny enough, my colleague had the opposite problem - his water was really hot. His situation did get fixed, and we happened to be checking out at the same time and he got his resort fee for one night waived because of the issue. Since I was there and I heard that, I asked about my room, and was told that maintenance did go in and fix it. Hmmm apparently not, because my water remained cold. Only upon my prompting, I also got one night's resort fee waived. It is better than nothing. They give out cards after checkout with the staff member's name on it and encourage guests to write a review on TripAdvisor. I'd browse for other options, but definitely wouldn't mind staying here again - though not dealing with cold showers again.

I would give negative stars if i could. - BUGS IN ROOM - bugs infested our room our last night of stay - Air conditioner leaked a large puddle of gross water all over the floor every day. Asked maintenance to fix- they came 8 hours later, left their dirty tools in the sink, and did not fix - they gave us the wrong room- we ordered a King , they gave us a double. on the last night we were transferred to a king room when bugs infested our original room- this room was significantly nicer (that is to say, compared to the other one). this alone should have prompted management to refund us money- if not for the bugs and leaking water- but they ignored our complaints completely. Horrible. - overall the hotel is GROSS AND MUSTY, homeless people everywhere, the streets outside smell like piss, and there is not even a lobby for this hotel, they go through the neighboring hotel. - HORRIBLE HORRIBLE service: we tried to communicate these complaints with the front desk and they gave us no attention towards our complaints. DO. NOT. STAY. HERE!!!!!

This is the worst stay I've ever had in Miami. The only thing that didn't go wrong was the checkout and quite frankly, I couldn't wait. My wife booked the hotel as a gift, however she was arriving to Miami the next day. They refused to accept her card over the phone for incidentals. When I asked why not, we were told everything short of being credit card fraudsters. (That really pissed me off). Upon giving my card, which I didn't want to do for accounting purposes, no one offered to take our bags. They instructed us that our hotel was in the next building. The courtyard is beautiful, but it hasn't been swept in days, maybe weeks. And the dirty carpet inside gave an aroma slightly reminiscent of hospital emergency rooms but with a tangier musk. Our room was perfect, besides the fact that the shower door closed slightly off giving us an unexpected preview of the swimming pool upon stepping out of the shower. When I went to call the front desk about it, I realized that the phone had been vandalized by previous guests and that the keys were ripped out. I immediately walked it down to the front desk so that we weren't accused of breaking it. They simply aopologized and blamed it on hurricane irma. That's propostourous, the storm left all else unscathed and ripped a single phone apart. :) The cream of the crop was the continental breakfast! You're instructed to walk to the restaurant next door where you've the choice of pancakes or fruit or yogurt and coffee or juice. 1 food 1 drink. Hardly a continental breakfast. If you're in Miami, do yourself a favor, STAY SOMEWHERE ELSE.

An ok hotel nothing out of the extraordinary. We stay on the second floor and there is no elevator, so it's really inconvenient. The hotel is listed as a beach property, but it is not. Its across from Collins and like 5-7 min walk to the beach. They charge resort fee for amenities that included beach chairs but charge you $15 for an umbrella. Most hotels include both for the resort fee and I honestly think that is how it should be especially if you are claiming to be a beach hotel and charging like one. Location is awesome and their pool area area is clean and nice maintained. They have complementary "breakfast" which includes a coffee or juice and fruit or cereal or pancakes or a bagel, seriously more like a snack not breakfast. There are definitely better and more cost effective options around the area.
