We had a very pleasant stay at Ocean Star. This house is ideal for a smaller group and located in a quiet area convenient to Duck and Corolla. The house has great ocean and sound views and a short walkway from pool deck to beach. The house came as advertised, well furnished with good quality linens and towels. The rental company maintained regular contact from time of reservation with increased frequency as we approached arrival date and continued throughout our stay.

We had a great vacation! Southern Shores Realty staff was superb. Maintenance staff visited the house to take care of regular maintenance items during our stay. He was very professional and pleasant. An item was accidentally left behind after departure & the Southern Shores Realty staff happily helped return our left item. Overall wonderful experience. After decades of renting in the Outer Banks, Southern Shores Realty has shown they are better than the rest!

We have used Southern Shores Realty twice to rent homes in OBX - once in Corolla and once in Duck. The process was smooth, the houses were immaculate. We had everything we needed for our stays and the rental process was so easy and straightforward. Highly recommend using this company! They even helped to retrieve and return an item we left at a house. Excellent company!

Captains Cove is a lovely quintessential OBX beach house. It's location was directly across from the beach with an unobstructed view of the mighty Atlantic. The house was beautifully decorated and stocked well with everything we needed for our stay. Definitely the perfect place for a "do nothing" kind of vacation. Just sitting on the front screened in porch and listening to the waves crash against the shore. We will be back to this house for sure.

I have rented vacation homes in Outer Banks many times in different places and I have to say Southern Shores realty is top notch! The booking process was seamless considering i booked last minute ( 1 week before). The 1 question l had about the gas grill was taken care of immediately! The maintenance crew here is definitely on top of things! Our home( Grandview) was immaculate and in great condition. We were pleasantly surprised with a welcome package that contained items that could be forgotten about when packing. The home was well stocked and everything was convenient! I highly recommend Southern Shores for your next vacation home rental in Outer Banks! I know I'll be a return customer!

All communication was accurate and timely. House and conditions were properly described. House was clean and comfortable and everything worked well. I forgot house code once and my grandson locked his bedroom and we were unable to unlock it. Two quick calls to the office resolved the issues. They were very polite and helpful.

After renting with Southern Shores Realty for many years, we will not be renting with them in the future. Unfortunately, we had a very unpleasant experience this year. Upon arriving at our rental this year, we found several areas of the home that were not cleaned. We found dirty clothes in some of the closets, hair in the drain and walls of the shower, sticky counters, dirty flatware in the kitchen drawers, among many other areas of the home. I felt bad for the owners, since I'm sure they pay for a cleaning service. After reporting the incident with the cleaning staff and also management at Southern Shores, we were told to let them look into the matter and speak with the cleaning supervisor. I also sent photos, per their request. I gave them plenty of time to review photos and speak with their cleaning supervisor and was assured that the manager I spoke with would get back to me once she spoke with the cleaning manager that was off for a few days. We are now home and still have not heard a word. I spent 3-1/2 hours of my time cleaning the affected areas while trying to unpack for our vacation. I understand that things happen, but there were so many issues that I had to speak my piece. I had hoped that some type of compensation would have been offered, but instead we were 'ghosted'. Very disappointing.

Absolutely loved the house overseas and the location. Around a 3-5 minute walk to shops and restaurants and about a 10 minute walk to the beach. The house was clean, plenty of towels and we had more than enough room for our family of four . Duck is our favorite location . I will definitely stay here again

Southern Shores is a 4 . . . Jus' Ducky is a zero! Southern Shores, and in particular, Lori Payne did the best they could to manage and, when possible, mitigate the issues with our rental house. Some issues should have been identified by the cleaning staff before our arrival, however. I do NOT recommend Jus' Ducky (12 Ocean Blvd) as a rental property. This house is not in any condition to be rented. The owner made minor updates to two bathrooms this year, but they have significantly bigger issues with AC, insulation, deck, furniture, etc. from many years of owner neglect and lack of investment/maintenance. Several service members also made unsolicited comments that the house was in poor shape, shouldn't have been rented, thought we might be moved to another house, etc. Chelsea (Southern Shores maintenance), and the teams at R. A. Hoy and KICZ were responsive, polite, and knowledgeable. When we were several hours into a loss of all electricity with no AC and no food (we kept delaying our restaurant reservation to celebrate a 45-year wedding anniversary--eventually we ended up with all restaurants closed and we still weren't any closer to a remedy), one of the guys from Hoy invited us to come to his home to get a bite to eat and a break from the heat--we declined, but appreciated his offer--very kind). The owner refused to take ANY responsibility for the many hours/days of our vacation spent dealing with maintenance, the electric company, HVAC and related issues. Ultimately, Southern Shores stepped up and provided a small financial remedy which we greatly appreciate. Although I will never rent this house again, I will certainly rent from Southern Shores in the future!

Sound barrier was a well maintained and comfortable home. The sunset views from the deck were awesome and relaxing. The wood burning fire place was fantastic and very relaxing. If the owners are thinking about updates comfort height vanities and commodes would go a long way for seniors as well as grab bars in the master bedroom bath. Definitely would rent again.

Southern Shores was amazing at rectifying the issues of the Owner. I would not recommend The Porter House. This was our first 2 week vacation and it was for vacation and HS graduation. Overall a good house but from the time I pulled into the driveway I was greeted with a number of issues, including the grill not being cleaned (bbq sauce still on it), tanning lotion/dirty hands on the downstairs entry glass, pool deck was congested with weeks and weeks of tree debris and prior tenants toys, hot tub was not up to par (water below jets, broken knobs, missing headrests), pool services not being done, few beds not made, 1 of the 2 refrigerators broke and we lost food and blender broken. This is not the presentation we expected for paying over $16k. Contractors were in/out of there for 5 days, including an exterminator. If we didn't rent for 2 weeks we wouldn't have had a vacation or celebration. People should also know the front of the house (street/driveway) takes on a lot of water during rain storms, not tropical but rain storms so you should not park near the basketball hoop. Locals call it "Lake Victoria". Their rent has even increased by 1k this year. I hope upgrades were done. I will say the house was stocked and labeled with plenty of dishware, serving dishes and appliances. The Owners did address the multitude of issues, although the permanent refrigerator was not replaced during our stay.

We had a wonderful week in Southern Shores renting a very nice home from Southern Shores Realty. The home was clean, and just as advertised. All of our communication with SSR was respectful and efficient, and we will certainly consider renting through SSR in the future! A great experience!

The house was very nice and really clean. The property had a hot tub and pool that were private and really wonderful. The kitchen had everything we needed, the house, in general was well appointed. Nice welcome package from the real store with dish soap and paper products. Proximity to the beach was great, short walk and with a life guard! And Duck town and shopping were an easy 15-20 minute walk. Southern Shores Realty was great, booking online was easy and there were many affordable house choices. Have used them many times over the years and will definitely be back.

My favorite agency to deal with in OBX. The entire staff is extremely kind and respects your time and business in providing you with information on your current reservation or a property search. Also very responsive to maintenance issues and any concerns during your stay. On top of that, their admin fees are very reasonable and you don't feel like you're paying too much above the base price. We absolutely love SSR!

Where do we start... we have been renting Outer Banks properties from various companies for over a decade so we have a little bit of comparison to go on. The home we rented, Block & Tackle, was in horrible condition, with the pictures obviously being older ones that weren't reflective of the current condition. Virtually everything in the home is outdated, from paint, furniture, TV's, windows, etc. There is damage everywhere, things need major maintenance and repair, and nothing has been kept up. During a rainstorm, sliding doors and windows leaked water. Usually owners will make minor updates every few years, if nothing else, maintenance. None to be found here. This is a shame because the location is great. The house has great potential, but just looks dated and dingy. As someone else mentioned, our home was NOT pet free. The owners obviously owned large dogs based on dog toys and crates they kept. We needed a dog free place because of pet allergies. They also appear to delete reviews on their website as there were several listed for this property and now none are up that show the ratings for the place. Finally, they need to hire friendlier people. From start to finish, most of the people that we worked with were short and not very friendly. Also, they must have problems with people throwing parties at their properties because they rudely requested that we prove we were a family renting when attempting to rent from them and forgetting to list our children. They threatened to term our contract if we couldn't prove we were a family renting the property. We typically rent from Twiddy and the experience is completely different. There is a way to politely say things, and Southern Shores needs to clearly work on these skills.

We booked before the covid lockdown was lifted and thankfully everything went smoothly! Our unit, the Triple Lindy was a perfect space for our family of 8. We loved the porches, the pool and the hot tub. Everything was clean when we got there except the grill. But that was an easy fix. We grilled almost everyday outside. And the best part being so close to the beach, being able to just go see the sunset per chance if we wanted to without having to plan, that was heavenly. My daughters and husband also saw sea turtles at the beach on another morning. Would stay again.

We Rented "Clipper" at 96 Ocean Boulevard, and it is a shack. There is no water pressure, if you run anything, you lose pressure everywhere else. The house was full of spiders and we found a cockroach in the kitchen! The house is poorly insulated and we had trouble keeping it cool. Our linens were left outside in the rain, so upon arrival, we had to put our linens in the dryer before we made our own beds..... We lost 8 hours of our week spraying for bugs in the house because we were sitting in the living room and having spiders crawl up our legs. Only half of the toaster works, there was only enough propane to cook one time on the grill, and then it ran out halfway through our dinner cooking.

Called The office so far for three consecutive days for someone to come and fix the air conditioning. Cancelled non refundable plans last night with the kids because we were sitting and waiting for a repair man that never showed up. Every time we call the office they say someone will come out and nothing yet. We are already three days into our vacation and everyone is miserable. No one at the office seems to care the money and time we spent to stay at a beachside house for a family vacation. Every time we call there is another excuse of why they haven't had a chance to address our complaint or they just brush us off and say someone is on the way.

We recently stayed at the house called Mariah. It was in unacceptable condition when we got there. The house was dirty, cobwebs, dead/live bugs & spiders, blood on the sheets, black mold in the loft bathroom. Took the rental company 4 days to send a cleaner and repair person. Had no problem with those workers! The 2nd worker came days later, UNANNOUNCED when we were not at the house. Our dogs were at the house at the time and we instructed the company to alert us of workers coming over. They failed to. We think he reset the door code to get in cause ours didn't work later that day. The description of this property is a total bait and switch! 20 year old cable boxes are hooked up to flat screen TVs. We did like this house for what it did have though. But there was too much deception and bullshit to stay there or use this company ever again. My family has used SS since the 50's and this is the poorest experience we've ever had! The company got mad that we were mad at them. There are better rental companies in OBX, don't spend your money with SS.

We were not allowed in the rental until 5pm for "COVID cleaning " and it was a dirty mess. We found food wrappers in 2 bedrooms, a condom under a bed (my 10 year old found that), food on the counter, and period blood on a mattress protector. I get it's a rental but could you make an effort to clean? I was told someone would come out and all he did was change the mattress cover. I spent $5000 on a rental to clean it the whole first day! And the pool gave our kids rashes and the pool guy came 3x's to try to fix it and gave up on Friday.

Although I have used Southern Shores Realty for several years, the house we rented this year Garbee Gabes was a major disappointment. some of the issues that we came across in this house the pool ladder was broken, there is a large hole in the screened porch, the porch furniture had mold on the cushions to the point, we could not use them. Although the house has large decking there is no furniture on the decks to sit. Inside the house there are holes in the carpet rips in the carpet the dining room table has the laminated and is peeling, the pillows in the living room have stains on them the bedspreads upstairs are stained, also upstairs there is a receptacle that does not have a cover on it at all which is a safety hazard there are cobwebs on the books in the bookshelve, the dust on the ceiling fans are so thick it flies through the air when turned on. Found a dried contact lens on the floor in the upstairs bathroom, the wallpaper is Peeling in the bathrooms. There are broken glasses in the kitchen cabinets there are stains on all of the furniture We had issues with the pool and called Southern Shores and they sent someone out right away. It appeared that the fiberglass from the pool was peeling, The pool representative told us it was just paper towels and no problems. Although Southern Shores has been very prompt and helpful, the owners of this house need some severe updates to the home. It appears as if they haven't done anything to the house in several years and for that reason we will not return to this house

Absolutely do NOT rent a house from Southern Shores. We just rented Burd's Nest in Duck, (the Outer Banks) and it was AWFUL. Below are the issues we dealt with...and Southern Shores' response has been to deny, argue, and somehow make US (the renters) feel like we did something wrong by not reporting issues sooner. Seriously, it is crazy. Two major fire hazards, including carbon monoxide alarm at 3:30 AM, the fire department evacuated the house. The issue was a massive amount of dead bugs inside the alarm. The dryer literally had items get stuck in the coils which burned, charred and ruined our clothes. We were unable to do laundry all week. In addition to the fact that we did not have operating TVs or wifi until midweek, it was VERY obvious that no cleaning took place prior to our arrival and the maintenance of the house was SIGNIFICANTLY neglected. We found DOG FECES in the master bedroom, dried food stuck to the walls in the kitchen, massively molded shower curtains, dirty kitchen fridge with liquid on the bottom under a drawer, trash under the beds, personal undergarments in drawers from previous renters, trash around the pool, jolly rancher candies stuck on multiple pieces of furniture, clogged toilet that NEVER flushed correctly all week, door handle on kitchen door that literally fell off every day--impossible to securely lock the door or even keep it closed for that matter, sheet set that had a LARGE rip across the fitted sheet, a shower that dripped incessantly, broken dining room chairs, broken pool lounge chairs, broken pull strings on ceiling fans, lamps in rooms that didn't work, and at one point--5:45 pm on Saturday evening ALL OF THE WATER IN THE HOUSE COMPLETELY SHUT OFF! Southern Shores was delayed with responding to our concerns. We asked to be moved to a different house, that was denied. When we listed our concerns to the representative he was not apologetic in any way. He just said he would get the wifi and the TVs running... he never called back. When the dog feces was noticed, I emailed multiple people (looked up on LinkedIn) so that I could try to find someone with more rank than the "customer service" manager I was working with. NO ONE responded. Then, when the water shut off, I emailed again and someone actually responded. The water was fixed within an hour, and they said they would meet with "their teams" to get back with us regarding reimbursement. I thought we were making progress, then they offered us an INSULTING $400 refund. In total we invested almost $8,000 for a house with fire hazards, no cleaning, dangerous lack of maintenance upkeep, and complete water failure. They think that $400 should make up for that? $100 alone is needed to just to replace our damaged, burnt clothing. It is obvious that this house is a major cash grab for the owners and Southern Shores. They are not at all concerned about delivering a quality product or keeping loyal customers. For the record, they did send a maintenance person on Tuesday morning, but he did not fix our issues. He blew bugs out of the alarm, failed to fix the toilet, told us to not select "high heat" on the dryer (which we didn't on the second load and it still burned a towel), and "ordered" a part for the kitchen door which was never fixed. He said the TV wifi issue with through the cable company and he couldn't do anything--called for a technician to come out on Thursday--almost a full week. The amount of time spent during my vacation to call the office, wait for people, list our concerns, take pictures, email pictures etc was ridiculous. Now, after vacation I am still trying to settle the concerns of the three families that rented this house. Don't make the same mistake. Don't rent from this company. And by all means, do NOT select Burd's Nest in Duck.

215 Ocean Blvd, Southern Shores, NC We rented this property from Southern Shores Realty the last full week of August 2022. The location and view are wonderful - a short walk to the beach. The house has problems. Overall it is dirty, weathered, and well-worn. The rugs are filthy with deep ground in dirt and multiple stains. The kitchen surfaces were filthy. The range drip pans were heavily soiled. Thankfully the realtor sent in a cleaning crew to clean the kitchen and other areas of the house following our arrival. The realtor did offer to clean the carpets. The mattresses are long overdue for replacement, the pillows so dirty and worn that our realtor replaced them as well as the stove drip pans. The steps to the deck were badly weather deteriorated and slightly slanted. Following a rain storm my son slipped and fell on one step causing minor cuts and bruises but it could have been much worse. It took over two and a half hours to cook dinner in the oven - something that takes one hour at home. The deck furniture was so covered in mold/mildew so we were unable to use. We thank Samantha at Southern Shores Realty for being very responsive to our concerns.

Rented a property, on arrival we found a green deck, green pool with algae, algae on the pool walls and a molding concrete. The deck had rotten boards that fell when walking on them. The review pictures were old and not accurate. The owner was onsite and was aware of the pool that has not been cleaned since last year. We called and they won't send anyone to fix it due to the history of the owner. Don't rent 208 Sea Oats Trail, Southern Shore, NC!!

Let me add - 1 is very nice of us! We rented a house from Southern Shores Reality last week. We came home from the beach only to find that the air conditioning was not working and the house was in the 90s. Our dogs were in distress and it was not just uncomfortable but unhealthy. We called the office before it closed (we have a time stamp on our phone) and NO ONE called back for several hours and then told us there was nothing he could do because we called after hours. We spoke to the answering service multiple times and they tried unsuccessfully to contact the manager multiple times who never bothered to respond! The man that called us told us to open the windows because it was supposed to get down to the 70's later that night. At 9:30 PM it was 86 degrees and the house was in the upper 90s! With very few options, we decided we needed to find a pet-friendly hotel and most places were sold out. We did find one and drove 17 miles to get to the hotel. But it was better than sleeping in the car! What should have happened is said 'man' should have said that the situation was unacceptable and try to help us find another place or hotel and compensate us for not only the inconvenience but also the cost of one of the last rooms available! Instead - open the windows and there is nothing I can do was what he chose to tell us! The LAST thing with COVID-19 risks that we wanted to do was go to a hotel and possibly get infected! But it was that or risk health issues because of heat. We did give the bill for the hotel to someone who happened to be at the office the next morning. We have not been contacted!!! Avoid this rental company at all costs!! EVEN I have a 24X7 service agreement should something happen to my heat pump! Dr. Susanne M. Furman

So the owner is hiding and censoring the bad reviews on his Google owners screen. He has shot down all the bad reviews I've tried to leave him. That's ok. I have time. His business doesn't with practices like this. Simply put they don't care. Idk how they have been around since 1947.

We just stayed at A Place in the Sun and were very happy with the house based on the cost. It was well kept, and in good proximity to the beach. There were also beach supplies and a beach cart available for use. Our only constructive feedback was to have more forks in the kitchen (there were 10) in order to avoid having to wash them all after each meal, and it sounds like this was quickly addressed after we gave the feedback.

We have been going to the Outer Banks and using Southern Shores for over 40 years. We have on a few occasions used other rental agencies and have always come back to Southern Shores. They have the best selection, great support services and prompt and thorough response to emergencies. However, by far and away the strength of Southern Shores for us has been its people. Houses, value and locations are important. The people are critical. This is where you want to plan your vacation.

We booked a rental through this company for this past September, unfortunately Florence hit the day before we were to arrive. Other than a posting to their website stating that visitors could return on Sunday they provided absolutely no guidance regarding this rental. We were kept in the dark as to whether there was any damage to the property, if it had been un-boarded and if we were able to move in. We have used other rental agencies in the Outer Banks and never had any issues. I guess customer support ended when the final payment was received!

We stayed at the 4ever young 0774 July 24th-31st. First we couldn't check in until 5pm due to extra cleaning for COVID. When we arrived the house had several empty water bottles through the property and the floors in the bathroom were not cleaned. There was sand in the pool and two missing spindles on the upper deck that a kid could easily fall through. The property was advertised as a ocean view and all you could see is trees. It also said we had tether ball and horse shoes and those were both missing and a pool light and that was broke. We spent a lot of our vacation calling Southern Shores and they did address most of the issues. They got the spindles fixed quickly but the horse shoes and tether ball wasn't fixed until our 5th day of vacation. They didn't care that the house was dirty and said pool light couldn't be fixed. We held up to our end and checked in and checked out at time they requested. We left the house clean and did all their request as they asked but when it came to them holding up to their agreement they did not and all they said was sorry. The owner of the house didn't care and wouldn't give any kind of refund even though they lied several times under their description. Beware of this property because it's not what is listed and I don't want anyone else to be fooled and pay your hard earned money for lies. Beware of Southern Shores Realty too because they don't care at all and will not help you. We sent them several pictures and they said the pictures showed all our issues but they wouldn't do anything for us.

We rented Sundowner last week and will not be going back. We have been enjoying the OBX for years but this was the first year we rented with Southern Shores. The house was very old and had cobwebs/spiders everywhere. We could not use the screened in porch or any of the outside seating because it was infested with spiders. We requested they come power wash but never received a response. We looked into staying at the closest hotel but they were booked.

I recently stayed at a beach house rented through Southern Shores Realty. We chose Southern Shores because my in-laws live in the area, and we know it is an established business. Our house was reasonably priced, clean and comfortable. The price reflected that we were there for a week in the off-season; but any place you are going to rent is going to be steep if you try to go there in the middle of the summer. Pretty much all you can ask for in a vacation rental. It was "as shown" in the website photos -- none of those misleading panoramic photos used on other rental sites. The staff was also very friendly and accommodating when we called. On the down side, there was no electronic entry, so we had to stop by the rental office to pick up and drop off the keys to the place. Luckily, our rental was near their office, otherwise, it would have been a chafe. The one other thing I can say is that I recommend visiting the Outer Banks in September and October. It's beautiful, clean, uncrowded, and temps in the mid-70's all week!

What a bunch of jerks! My first experience was to email and inquire about renting a house at Thanksgiving. The woman who responded was incredibly rude and assumed I was under the age of 24 because I work at a college and have an edu email address. She flat out told me that I had to be at least 24 to rent...I am in my 30s. Second time, I called to inquire about their pet policy as I was set to stay my boyfriends family. They were rude said no and then called the main renter and wanted to remind them of their pet policy and basically told them that I planned on bringing my pets without consulting them. SO NOT THE CASE. I WILL NEVER RENT FROM THEM. CUSTOMER SERVICE SUCKS.

Close to a 5 but I rarely go 5 stars. We have rented with Southern Shores for more than 15 years in a variety of houses from Duck to Kill Devil Hills. Currently we found the perfect house for us and come back every year to the same rental. It's always been clean, if there was a maintenance issue they got on it (last year the thermostat broke, they came later that day). They could have had better response at the help number, although it was after hours but still you need to get to someone that can provide some information. Every year the house has been ready, even when we arrived a little early. The staff have been helpful. The last few years we can do all the reservations online, and this year the house had new electronic entry, Yea! We go OBX in September, after the summer rush, still great weather, a perfect time to go.

Boy, you can't say the owners of 103 Jay Crest Road don't have a sense of humor. "Welcome to the newly renovated Joe-King Duck!!!" says the sheet on the fridge. Get it? Joe-King Duck! Ha ha ha. The real joke is on whatever poor visitor to the Outer Banks who rents this dreadful house. These people bought this dump in 2011 and this is obviously the last time anybody did any "renovations." I told my wife I wouldn't use the term "s**thole" to describe this Southern Shores property (no. 1123) so we'll just go with dump. I guess the roach on the outside wall was the first sign we were in for it, but that one was nowhere near the size of the huge roaches we encountered inside - roaches the size of a matchbox. Say, you funny, funny owners of Joe-King, what's that funny brown matter sprayed all over the wall near the second floor entrance? Blood? Pepsi? Feces? Every surface of the cheap kitchen cabinets was greasy to the touch. The furniture was miserable, right down to the centerpiece clapped-out recliner with the worn pleather covering. The carpet on the stairs was worn to a matted mess, the windows dirty, the outside shower sucked and I wouldn't even consider cooking something in the grease-filled grills at this house. And that expert Southern Shores maintenance must be who stuck an oval toilet seat on a round toilet - first time I had seen that, but of course, I wasn't used to the toilet catching roaches overnight, either. The idea that Southern Shores would endorse this property and rent it speaks volumes of the quality of their houses, in this case old, greasy, dirty and roach-infested. Nice job, Southern Shores. With any luck, the two houses on each side that look like meth labs will finally explode and take 103 Jay Crest Road with them and save the visitor to NC the dreadful experience of staying there. We cut our visit short by a couple of days just so we didn't have to stay in this nasty place a minute longer. Sure does make you happy to get home.

It's hard to write a bad review for a place associated with such a gorgeous beach area... but.... our dealings with the realty company managing the house we stayed in really did color our week's stay. Very efficient reservation and payment system with excellent follow up. But once we got there we felt on our own dealing with some issues with the house. Internet issues, stereo and tv issues should have been simple to address especially since the office was essentially across the street but our calls to their office were not met with anything close to interest or help. So we dealt with the lack by enjoying more time out on the deck. If kids had been with us it would not have been such an easy thing to accept.... just wish the realty office came close to being helpful.

This is the company we are renting our beach house through for a week in OBX NC. The house is awesome! Its three stories high and has its own pool and hot tub. The beach and sound are right by the house too. It has 5 bedrooms and 4 bathrooms. It is so big and so pretty inside. It is also in a great spot to go to almost anything in this area. It may be a little bit high for prices but if you do like we did and have about 12 people go in on it, its not bad and worth it. Its definitely an awesome way to go for a vacation in this great area.

We are repeat renters with Southern Shores Realty, and couldn't be happier!! The home we rent is always neat and clean! We have rented from other realty companies and are absolutely pleased with Southern Shores! We rented on Pelican Watch Way, oceanfront, awesome home!! This reality company is so easy to work with, and they are so efficient!! I wouldn't hesitate to rent from this company!

What a joy it has been to work with the dedicated and thoughtful team at Southern Shores Realty. We recently enjoyed a stay in the Outer Banks hosted by SSR, and they not only made us feel welcome, but went above and beyond to help us when circumstances beyond our control interrupted our vacation. We were blessed to work with Patrina Chapelle, who helped us turn around the unfortunate bad timing that resulted in our vacation coming to a premature end. Ms. Chapelle and the entire team at SSR were so understanding and accommodating that we were left feeling very grateful and appreciative for their exceptional assistance. We have always had good experiences with them in the past and look forward to working with them again in the future. Kudos to Patrina and all of the outstanding staff members who help people every day by making beach dreams come true. Good luck and God bless all of you as you work hard through the summer to finish another successful season, well done!

We didn't have the best luck with our rental off of Hillcrest road unit # 902 the house had many things not working in our favor. The top problems was the unit wasn't cleaned up on the outside or inside. The bugs in the house was unbelievable and we kept spraying bug and ant killer the entire week. The top floor air conditioner wasn't working and this was known before we arrived. The Southern Shores staff brought in three small window units that doesn't work well with a upper floor this large. The temperatures remained at over 82 degrees at the coolest. This was mostly in the mornings so by lunch it was over 90 degrees on the floor. Please remember this is the master bedroom, living room, dining room and kitchen area, so this didn't help my friend and family enjoy these conditions while on vacation. We kept calling the Southern Shores office and they kept saying they were having air conditioning contractor coming out. They showed up on Thursday morning now we had been there since Saturday afternoon at 4:00 pm. The next problem was the outside pool area and the entire house had spiders and spiders web's every where. The hot tub had 6 HUGE spiders crawling in their spider web so we spent two days trying to spray and remove these conditions with the water hose and a broom that the house didn't have so this was a crazy vacation. I would not ever use these people for a rental unit again. Their statement was if the owners which lived in California, didn't let them pressure wash the house then they couldn't. My statement was I didn't rent it from the owners. I rented the unit base on a picture on Southern Shores web site.

Pet Free homes are not without pets! We have stayed in the OBX for the last 15 years and always stay in pet free homes. This year was our first year renting from Southern Shores and we will never rent from them again! We stayed in Labrador South and the home was covered in long black and short white dog hair. We called and Southern Shores sent a cleaning lady, but it was impossible for her to get the dog hair off the furniture. We ended up having to cover all the furniture with sheets. Southern Shores policy is, "Southern Shores Realty cannot guarantee that a non-pet property has not had pets present on the Property at some time." Obviously they mischaracterize their houses as pets live in this home. If you truly need a pet free home and want to be certain DO NOT rent from Southern Shores. This home was truly a disappointed and we will never rent from them again.

We rented a property for 2 weeks in August 2016. Having owned multiple property's in the Outer Banks over the years, we understand in August the property has had a lot of wear and tear. Things may not be perfect and we are able to overlook a lot. The property's pictures couldn't show the mold in the bathrooms or the bugs in the living room. There were so many cobwebs in windows, there was no way a spring clean had been done. The first week, it was my husband and myself, 2 adult children and one spouse, and 2 grandchildren. The second week my husband and myself. It was 5 bedrooms and the adults all said their beds were uncomfortable. The one bedroom the air conditioning did not work and there was a floor fan that was not adequate. The mold in 2 of the bathrooms and some type of flying insect were awful. Not a few flying insects, but many. When we returned home I wrote a less than favorable review. It was never printed. Beware, Southern Shores only prints those reviews that are favorable. The pictures were accurate in terms of furnishings, but the pictures don't show the filth in the fabric from years of use without being cleaned. The pictures show carpet, but not all the frayed edges that are a tripping hazard. We will never rent from them again. The reviews are useless.

Really great service! We showed up before the family members that the house was rented by and we were able to go in and get the keys (they called the family member and ok'd it first). Later in the week when we needed to print something we stopped by and asked if they could do it, but found out that they have a handy business area for that sort of thing. I also like that they collect extra non perishable food items from renters to donate!

The people are extremely helpful and friendly here. The fridge at our rental unit wasn't getting cold the first night and they took care of the problem right away. The agent that stopped by even stayed and chatted a bit with us and made sure we had everything we needed. Also the ease of using their website was one of the best on the outer banks.

Well we live on the Outer Banks, moved here 2 years ago from Louisiana, awesome landlords/friends... 5 year old twin girls and six pets, 1100 sq foot home. Girls are in an awesome school in Kitty Hawk, we are having a rough time trying to find a bigger home bc we want to raise the girls here. Found the perfect one with Danielle Biggers at Southern Shores last week, kind of teared up a little bit bc it was perfect for our family. Explained my husband is a maintenance man, I stay home but his Dad back in Louisiana will pay the lease bc we are getting up on our feet here and he's got more than enough to help us do that and excellent credit. Danielle was awesome, but Susie the leasing manager called and said why is the name different, explained; she said ok that's fine. Next day no response, but an email that said for liability reasons, can't bc of name on the lease is different. His Dad called Susie, said well what if I put my name on it, she said that will work and be no problem. On Monday, no response in a phone call; Susie had poor Danielle call and say I tried everything thing I could but she said no other name on the lease there are rules. Love Danielle but Susie we are ok with rules but our heart was set on this home and not being upfront and honest was absolutely heartbreaking for our family. Would recommend Southern Shores realty if Danielle was the leasing manager but other than that found them dishonest.

House we rented was as advertised, very clean and comfortable. Great location near the beach. Communication by Southern Shores Realty via email and information left at the house was excellent! Will definitely rent from them again!

I am giving a one star rating to this rental Company for a property that I rented. I put a review on for the property but of course they did not post it apparently they only post the good reviews. Property 036 the Aries is an oceanfront home located in Southern Shores. This house consists of an original portion of the home and a new addition. The new addition was very nice the location of the home was nice the exterior decks of the home were nice the kitchen was awesome. However the older addition of this home was extremely musty and full of mold. We actually had to wash the curtain because they were covered in mold. Southern shores Realty did absolutely nothing about the mold in this house. I actually got a letter from them stating that the house checked out perfectly fine. If you or anyone in your family has the slightest allergies do not stay in this home it will make you physically sick. We could not use the older wing of the home at all which consisted of a den, two bathrooms and two bedrooms. We had to keep all the doors shut throughout the entire week in order to try and contain the musty/mold smell. This was one of the most expensive homes I have ever rented and the most disappointing house I've ever stayed in. I have been staying at the outer banks every summer for the past 18 years I have never ever stayed in a home that smelled as bad as this one did. I am writing this review so that hopefully no other family will have to go through what we had to go through on our vacation while staying at this Southern Shores property the Aries 036.

Rented 2 years ago from SSR (Pelican Manor). Great location on the soundside, but walking distance to the beach. Able to avoid all the weekend traffic because of where the house is. Had a few issues with it (leaking kitchen sink, and something with the pool), but they were out pretty quick to get it all straight for us. We're renting again from SSR this year and were able to get the same house. Thanks for all you help and answering questions so promptly!!

Southern Shores Realty sold us a home in April 2014. SSR's Sales Manager, was renting the home when we bought it, with him as our buyers agent. He & his wife continued to rent for 18 months thereafter, as per the rental contract. We trusted him when he recommended we use his favorite & best Home Inspector! $35,000.00 we have put into this home due to "non-disclosure" which the agent told us is normal for The Outer Banks real estate community. We informed SSR owner of our call to the NC Real Estate Commission with an intent to file a complaint against them. Their response was a bribe. Why does Southern Shores Realty try to pay $25,000.00 for us to remove our honest YELP comment? We refused their bribe. How many others have they paid to shut up and go away....... Ask them? YELP does not tolerate Review Manipulation ! Chris Elliot of the Washington Post wrote an article about situations like ours - The Consumer Review Fairness Act will essentially make it illegal for companies to prohibit their consumers from leaving honest, negative reviews about their goods or services online says Joe Sullivan, an attorney with the Atlanta law firm Taylor English." Adam Metros, a Senior Vice President of global product at Trip Advisor states in Chris Elliott's article that, "Trying to silence a reviewer with tactics such as the gag clause is "an unscrupulous way of preventing critical reviews from being published". Read how YELP feels, " these actions not only hurt consumers, but honest businesses who play by the rules" We will gladly edit our YELP comments to add a statement that the problem is resolved, as YELP recommends - as soon as SSR & their Sales Mgr have honored-up. Please know the sales mgr. shook my husbands hand & said they/he would buy the home back for $435K, two weeks later with no response from him, my husband returned to SSR to ask what is the holdup - the Sales Manager stated the gods that be at SSR will not buy the home and he told us they will no longer deal with us unless we hire an attorney! YELP advises businesses to work with unhappy consumers to resolve problems - smart ! What a brilliant business decision that would have been ! YELP cares about honest reviews - Please send YELP any bribes to alter the truth ! PLEASE - Go to the bottom of YELP page - it reads - Page 1 of 1 But that is not all of the reviews - lots of unhappy folks when you really look and see the Grey Print on left side of page - that reads "24 other reviews not recommended" to see the full truth about how SSR does business
