Positives: Wonderful location, friendly staff, free wifi, comfortable room. Everything was very clean and we were well catered for. ||Everything in great walking distance and just one road down from a stunning view of Arthur’s seat. ||Lovely bathroom, great water pressure, in room television & daily cleaning service (optional)||Negatives: Lots of Ambulances near by so very loud sirens from outside, so a little noisy, but it is a city 🤷🏻‍♀️ ||Very warm room! As a warm sleeper, an optional fan wouldn’t have gone amiss, I’m sure in the summer heat it is probably quite uncomfortable. ||We stayed in room 3 & loved it. Hoping to return again soon.

Stayed in the single room - great for solo travelers who don’t want to pay the expensive Edinburgh prices. The house is old and charming, very clean. The room was small which was perfect for just me. It was quiet. I never saw staff besides when I checked in. Did not get breakfast since it was an additional fee. Very close to multiple bus stops.

Roy was a good host. He helped us carry our luggage up to our room as soon as we arrived, and recommended some nearby places to eat. | The room was spacious with a modern bathroom. We chose hot breakfast dishes from the menu in the breakfast room and they were very well cooked and delicious.

We collected our keys from the keysafe near the front door. Instructions were sent via what's app. No issues gaining access. The room was big and clean. Good shower. Lots of bars and cafes close by. 20 minute walk to the train station.

We stayed 2 nights and it’s a great place to stay. The great location and easy walk to the town.There is a bus station next to the hotel, so you can get the bus to anywhere you want. Our room was very clean and tidy.

This place needs to be completely updated and get new mattresses! While the host was very friendly, helpful and very nice, language was a barrier. The location is great with good restaurants and bars close by. However, the two rooms we rented, with "four poster" double beds, were run down, tired and worn looking with the worst mattresses of our trip or any trip in memory! You constantly felt like you were falling out of bed! So our sleep was poor and that is a problem when you're walking miles per day seeing the sights! This was wearing after several nights. The sheets were clean and the bathroom was clean with a great shower. The rugs were stretched and a bit sketchy. With some serious updates of furniture, the mattresses being the priority, and new bedframes - they wobbled terribly, this place would be a great place!

What a lovely guest house this is! We were driving down from Aberdeen for a concert in Edinburgh, and we arrived after reception closed due to traffic jams. The guest house contacted us and gave instructions on how to get into our room. The guest house was lovely. Our room was really nice. The whole place was so clean. Breakfast in the morning was excellent and well cooked, and it was very reasonably priced. Would highly recommend this lovely guest house
