I've had a great experience with Southside in several years of letting out my flat with them. They've always been quick to find tenants and to arrange any maintenance that's needed. The property manager, Rob McDonald, has always been extremely responsive and helpful, and has often gone above and beyond to help me out. I used to let with another well-known Edinburgh letting agent who charged higher fees but were very frustrating to deal with. So I strongly recommend Southside to other landlords!

We had a great move-in experience with Southside. They gave us a super cute welcome pack which was really useful as well. The only issue we had was that there was a code to access our building which we weren't told before move-in so had to stand outside and wait for someone to come out when we first moved to the property. Otherwise, all was smooth.

Southside Property Management have been very helpful. Our first flat we had been approved for fell though due to a problem with the building, however they were quick to offer us another flat instead. Terrible service for a 1,360 pounds rent. They're slow to answer, when they answer they take time or stall. They never solve problems in a satisfactory way. If you have an emergency during bank holidays it's nearly impossible to talk to them.

If you are a landlord- Speak to Danny at Southside lettings. He found for me suitable tenants to my specifications very quickly. From start to finish communication was professional, helpful, clear and prompt.

I haven't rented with these so this is a 'viewing only' review. They seemed to have everything in order and at the time I couldn't do daytime viewings so I requested an evening viewing. Luckily, they do these so we turned up punctually on the night. We hadn't been informed there would be other people viewing the property with us and were surprised when two other couples turned up but didn't mind too much. The agent made us wait outside to firstly wait on another couple, who never showed up and then to ring the buzzer for the flat in question a few times. In total we were waiting about 10 minutes which I thought was a bit much since viewings are usually around 10 minutes altogether! I wasn't too annoyed as I figured if there was someone in there, an evening viewing is awfully inconvenient for them so a bit of warning is fine, but no one was answering the buzzer. After we entered the building we made our way up the stairs to be greeted by a door that looked as if someone had tried to kick it in, and was successful. The lock looked like it had been pulled out. When we went in the electricity was out, this was March so at 7pm it's already dark. It was also very clear that despite the agents assertions he didn't want to disturb the tenants, no one had lived there in quite a while. Suddenly the discounted rent for the first 2 months was making sense... We made our way around the flat in the dark while the agent pointed out the various positive aspects of the flat. It was an alright flat to be fair. When I rang the next day to ask a few more questions (would they fixing the door for example) I was asked to ring back in the afternoon. When I rang back they'd given the flat away. I wasn't too heart broken but I did feel a bit fobbed off. I then decided not to look at anymore flats from this agency. Total meh experience.

If only you could give minus stars. They 'helped' me manage my property. This involved them asking if I wanted something replaced, me saying no, them doing it anyway and then billing me for it. They didn't carry out work they said they had. They billed me for the same part twice. They were rude. After I left they came up with a final bill full of things I hadn't agreed to and things I didn't even know had happened. Honestly. You would do better setting fire to your money, at least you'd get the warmth from it.

the worst agent you can possibly use. takes 8 weeks to get any response, consistently try to rip you off, then resort to threats and abuse if you do not want to be ripped off by them. you really leave your property in danger if you use them to manage your property.

I am a 4 time Edinburgh Fringe Veteran, and the artistic director of a theater company that specializes in bringing shows to International Fringe Festivals. This past year in 2012, I used SouthSide to let a flat (rent an apartment). I am posting this review, because enough time has passed and I believe I've calmed down enough to accurately report my experience. When my company arrived, the door opened and the entire flat was reeking from sewage. Imagine the inside of an overrun port-a-potty without any sanitary fragrance to cover up the smell. The representative that let my company members in commented, 'This is the worst flat I've ever seen.' They determined the cause to be from the the main bathroom that had been backed up for quite a while. There was dried scum on the sides of the tub, sink and toilet from the sewage, which was also spilled all over the floor. My group couldn't move in, and they ordered a cleaning person to come in and take care of it. We were hopeful that this would solve the problem. By the time I arrived that evening, the cleaning was hastily done, but the stench permeated the apartment, and the shower curtain was grimy and moldy from the sewage bath it had sat in. We spoke with N from Southside Management about our situation. The right thing would have been to transfer us to another flat. Our production was about the global sanitation crisis, and we are very familiar with the acute health dangers of untreated sewage. The flat smelled for the first 2 weeks out of the month that we were there. To her credit, N was polite, and offered to replace the mop and shower curtain and had the cleaning person come back. But that was as far as they were willing to go to reconcile the situation. They never offered to come by to experience first hand what we were going through. They claimed that the sewage couldn't have been festering for more than a few days, if that, because they are always showing the apartment around. This is where we caught them in a lie. The cleaning person that came by on day 3, casually mentioned how they tried to get in the prior week to prepare the apartment, but couldn't because the place stunk so badly. So in essence, a week before our arrival, they know that the place was a slum and didn't do anything about it. At this point, either they are liars, or terribly misinformed. Either way, I began to fear for the return of our deposit. The cost of doing a show a the Edinburgh Fringe has skyrocketed, and we overpaid for our flat by far already. The last thing I needed was to lose my deposit because they claimed damage to the apt (either from lying outright, or just being misinformed.) This bathroom uses a machine to force the waste water from the toilet, sink, and bathtub up through a small pipe to the main waste water pipe at the center of the flat. This machine broke once while we were there, and the repair-person came to fix it, but left the mess for us to mop up. SouthSide had multiple opportunities to do the right thing, and they did not. I've seen the same property listed with old photos (I will never forget that brown polka dot shower curtain). They even had the gall to reach out to me, with a form email no less, inquiring if I'd be interested in renting from them again, perhaps the same apartment on Laureston Street. Apparently they don't read their customer review forms either. I remember filling that out and explaining our situation quite plainly there too. No follow up, no attempts to do anything to ameliorate our experience. I've advised American companies to avoid renting from them. If our experience was handled differently, I'd be singing their praises. Perhaps you'll rent from them and score a great flat for the festival and have a marvelous time. Just pray you don't run into trouble with the apartment. Based on how they treated me and my company when we ran into difficulties, I seriously wouldn't recommend them.

I should have given it a zero star if there was that option, they completely don't have the standard for a management company as they tried to fool people with low qualities properties and they also have terrible landlords as well, guys just try other management agencies...

They take 4 different applications on each property with each potential tenant having to pay £200 and a stamp on there credit score then they play 'pick the tenant' after wasting people's money and time.

i have rented with southside. Such a bad company, so irresponsible and unorganized. Firstly the buzzer did not work wen i moved in and it was never fixed fr the 18 months i lived there. They also have the practice to increase the rent after 12 months (basically after your contract finishes at you begin on a monthly roll on basis contract). I had a leak in the living room for 2 months. To be fixed it took me constant chasing and calling them also referring to the council that they have broken the contract. they don't log in a system calls or problems that you have informed them about rather they rely on their memory of when you have phoned and when you have said you have a problem in the property which is so UNPROFESSIONAL!!!. Stay away from them

We were meant to view a property this Monday in Portobello but received a text from Southside saying the property had been let. The let date was listed as end of July, so much for not operating a 'first comes first serve' policy

Avoid them at any cost. They're a bunch of liars that is there only for your money and the customer care is their last concern! We set up a flat viewing and when we asked them over the phone whether all the people interested in renting get to view it or is it first come first serve. We have been told the policy of the company is that everyone gets a chance to see it before the tenant will be chosen. Well guess what, not only the flat was gone before we got a chance to see it, they haven't even bothered to let us know that is gone. I know a lot of agencies do that but this is why I phoned them up and explicitly asked whether we will have the chance to see the flat. Bunch of LIARS!!!

If you want a professional, effiicient service then look elsewhere. We had the misfortune of Southside representing us as landlords and they were a nightmare from start to finish. So don't think it's just tenants who suffer (though we know ours weren't impressed with their service either). They are very quick to take your money and charge you for all and sundy - but less keen to ensure work is actually carried out at all, or to a satisfactory standard. Their contractors are shoddy and they don't seem to care - just passing the buck that they 'can't take responsibility for outside contractors' despite the fact they're the ones who engage them. I used to think it was just our particular agent who was useless but complaints taken to the director are also met with a prickly, defensive response rather than anything helpful. I will never understand that our agent never actually saw our property for herself. How can anyone know what you're on about and what your concerns are when they know nothing about your home? Complete waste of money as they couldn't be trusted to do anything and we ended up overseeing everything ourselves anyway. They didn't care one iota about damage caused by tenants and were reluctant to do anything to help. Onside who do the inventories are a joke - loads of stuff missed on handover of the flat - meaning missed opportunities to claim against tenants. Agents and their associates are just a license to print money. They offer no real protection against anything as they can't be bothered to do the groundwork to make sure things are being done properly. Equally, we became aware that our tenants had reported all sorts of things to them which they never actioned nor made us aware of (wholly unsatisfactory all round)
