24 hours before I was scheduled to tour unit 1904 Strata then put my deposit down, they undercut 3 weeks of building a supposed rapport with the staff and property manager, Victor & rented it, without me even getting to see it, in person. Keep in mind, I'm low income, and on a housing voucher, getting a deposit together takes time. I didn't just lose an apartment, I lost the 1st real home in San Diego and a brand new start. Strata was the 10th property I toured, I'm now more than despondent, I feel just completely let down! Thanks so much, Strata and UDR. You chose $$$$ over a man who was about to sign a 16-month lease and stay awhile, with guaranteed money.

I’ve lived at The Strata for almost two years, and I can honestly say it’s been such a positive experience. The property itself is beautiful and well-maintained, but what really makes this place stand out is the incredible team behind it. The front office staff, especially Nichole and Jasmine, are friendly, responsive, and always go above and beyond to make residents feel at home. Whether it’s answering questions or helping with day-to-day needs, they handle it all with professionalism and warmth. Victor, the property manager, sets the tone with his calm, thoughtful leadership. He’s approachable, solution-oriented, and genuinely invested in the resident experience. The cleaning crew, with a special shoutout to Isabel, does an amazing job keeping the property spotless. Their attention to detail makes a huge difference. The maintenance team is equally impressive—always quick to respond, professional, and incredibly efficient. They make even the small fixes feel like a priority, which is something I really appreciate. And of course, the security team provides peace of mind with their consistent presence and friendly demeanor. Living at The Strata truly feels like being part of a well-run, welcoming community. If you’re looking for a place that combines comfort, care, and a top-notch team, I can’t recommend it enough.

This isn’t one of those cookie-cutter properties. The countertops are real granite, solid and durable. The bathroom is spacious, and the bathtub feels like something out of the Four Seasons, wrapped in high-quality tile. Everything in this unit feels built to last unlike the new “let’s build quick to get tenants” buildings. The building itself is very strict, which might feel off-putting at first, but once you live here you realize it’s exactly why everything runs so smoothly. The included gig-speed internet consistently gives me 900+ Mbps up and down. For those who don’t know, that means blazing-fast internet. You also get an app on your phone that controls the thermostat, door locks, and more. The units are spacious, the amenities are modern, and the quality is top-notch. Very, very good building. Bravo!

Nicole and Jasmine are probably the best leasing office team cannot say enough amazing things about my experience with Jasmine and Nicole ! Their customer service is absolutely outstanding — from the moment I walked in, they made me feel welcomed, heard, and truly valued. Both agents were incredibly attentive, answering all my questions with patience and genuine care. Their friendliness made the entire leasing process so easy and enjoyable, and they always had the best treats on deck, which made each visit even more pleasant! We love living here and we’re planning to stay here for a few years. The units are huge! Our one bedroom apartment has an actual dining room and the bedroom can fit a king size bed. The club room has a full kitchen and is great for parties. I prefer Fit Athletic to the gym here, but it’s great for the basics. Parking has never been an issue, and the garage was recently power washed and re-striped. Nicole and Jasmine in the office are great to work with. Maintenance is on top of things at all times, and Isabel and her team keep everything clean and they certainly don’t cut corners.

Living at Strata has been an absolute dream! From the moment I moved in, I knew I’d found the perfect spot. The layout of my apartment is super spacious—plenty of room to work from home, stretch out, and still have a cozy vibe. The hardwood floors and stainless steel appliances really make the space feel modern and high-end. Plus, the open-concept design is perfect for those of us who need a bit more room to work and live comfortably. I’m a dog owner, and I love how pet-friendly the building is. The neighborhood is incredibly walkable, so I can easily take my dog on daily strolls or head out for a quick bite at one of the amazing spots nearby. And when it’s time to relax, the pool is my go-to. It’s a peaceful oasis right at home, perfect for unwinding after a long day. The location is unbeatable—restaurants, bars, and fun community events are all just outside my door. Go Padres! It’s the perfect balance of convenience and luxury. Plus, the staff here truly make the difference! Jasmine, Nicole and Vic are always so helpful, responsive, and genuinely care about the residents, which is something you don’t always get in a big city. Isabelle and Dora keep the lobby spotless and always say good morning-I feel right at home! If you’re looking for a place that blends style, comfort, and a real sense of community, Strata is the spot. I couldn’t recommend it more!

Moving into Strata a little over a year ago has truly been one of the best decisions my family and I have made. We recently renewed our lease for another year without hesitation, and that says a lot, not just about the building, but about the people who make this place feel like home. From day one, the staff has been warm, welcoming, and genuinely caring. Victor, in particular, brings such a positive and uplifting energy. He’s not only kind and funny but goes above and beyond to make sure residents feel seen and supported. Nicole and Jasmine have also been a breath of fresh air, always helpful, compassionate, and ready to assist whenever needed. It’s clear they truly care about the residents here. What really makes Strata stand out is the sense of community. The thoughtful events organized to bring residents together aren’t just fun, they make you feel like you’re part of something special. We're coming up on 2 years at Strata. It's a great building and the staff is top notch. We've enjoyed our time here. I would definitely live here again. Awesome stuff! * Building is well built. I never hear my neighbors. Layouts are really smart, and the finishes are good (not crazy about the color scheme myself). Staff is great! * Fun area with lots to do Stuff I wish I knew ahead of time * East side of building is loud. Lots of fools revving engines going down tenth ave. I was on the 9th floor and lots of dirt found its way to my balconies. I had to clean them frequently. Minor stuff * Sidewalks can smell sometimes from pets relieving themselves. The building occasionally cleans up but they should double the effort. * Lots of homeless east of 10th. Not one or two or three, lots. Can be a bummer sometimes. * Smoke will travel through the vents. It seemed the worst in the kitchen. If your neighbors is smoking weed you will smell it. Building is smoke free so just tell security that someone below you is smoking and they will handle it.

Interested renters BEWARE!! This is your classic bait and switch. We visited this property and were impressed by the self guided tour of the Model unit. We signed lease and payed deposit only to show up on day one with moving truck from 500 miles away to a unit with an overwhelming smell of cigarettes. The manager named "Jericho" tried so hard to convince us the prior tenant who lived there for 9 years was not a smoker and the smell was "wood" although he was unable to name the source. I firmly believe he would lie about other things. In addition, the microwave is installed 8" higher than industry standard making unsafe conditions for my 21 year old daughter at 5'1" tall. Oh, and the water in the shower just trickles out making it impossible to use. So when I reached out to the community Manager, Victor, with my concerns hoping to move to the same unit on a lower floor 3 days ago, my texts were ignored. What a terrible management team. Shame on me for not doing more research on this unethical group of people trying to falsely promote these units that are not fit for human living conditions. Btw, don't fall for these 5 star reviews likely written by bots

Update to my review: I am a current tenant, I moved in at the end of December 2023, despite seeing all the poor customer service and cockroach infestation reviews on Yelp (by the way, all of roach reviews have very been removed now miraculously) I noticed a few roaches after moving in, later making a complaint when I noticed it wasn't just one... they didn't respond for 2 months, until the issue became a full on infestation. No discount of rent has been offered, and my unit has been infested for over 4 months. I have contact wecare@udr.com several times and gotten NO RESPONSE. Which is so funny cause they respond to everyone's comment on Yelp. But not emails and complains from paying residents. Absolutely terrible management - I manage luxury resort for a living, which are very comparable business models - there is NO excuse for this. Luxury building?! HARDLY, save yourself the nightmare and DO NOT MOVE IN HERE! Attached: Pictures of the breeding cockroaches babies, these pics were only taken in a small area and show only 1% of the problem.

I've lived in this building for two years, and the experience has been nothing short of frustrating due to constant harassment and unfair treatment by management. Throughout my lease, the leasing office has repeatedly accused me of marijuana use in my unit with absolutely no evidence. I've never been issued a lease violation, no neighbors have come forward with any direct complaints, and no one has ever found anything in my unit. Still, they continue to make baseless assumptions and treat me like a problem instead of a resident. What makes it worse is the complete lack of fairness and consistency. As my lease is coming to an end, the same management team that has spent the last two years harassing me is now reaching out to ask me to renew my lease yet they refuse to allow me to transfer to a different available unit in the building. I was told that if I want a different apartment, I would have to move out entirely and reapply like a brand-new tenant. No flexibility, no appreciation for being a two-year resident. Just a cold "no" with zero willingness to work with me. That makes no sense, especially after fulfilling my lease and paying rent on time for two years. This kind of treatment feels incredibly unfair and discriminatory. The management's behavior shows they don't care about long-term tenants, only control and convenience for themselves. The apartments themselves might be decent, but the way the leasing office treats people especially long-term tenants is unacceptable. I hope a supervisor or someone higher up sees this and reaches out to help fix this situation. I should be able to transfer to an available unit without being forced out.

My wife and I have had a small condo in the East Village since 2018, but recently relocated into a larger 2-bedroom apartment at Strata. We both love the EV neighborhood for its proximity to the ballpark, Gaslamp Quarter, and Balboa Park -- as well as its gritty/artsy feel. That said, Strata is one of the earliest and rare luxury apartment buildings in San Diego. Designed by Perkins + Will architects, the building's curved tower stands out against the big-box apartment buildings all around it. It's also part of the most residential neighborhood in EV. Most importantly, the building management staff, including Jasmine, Nichole, and Alex, have been gracious, responsive, and prompt. We have been especially happy with our decision to live at Strata.

UDR and management: your tenants deserve better. This building is well-constructed, and the units are spacious, but the management--or possibly the ownership--completely undermines its potential. The building has a somewhat dated style, which doesn't bother me, but like any aging property, it requires maintenance. Unfortunately, repairs are either neglected or handled in a subpar, DIY manner. I moved in four months ago, and one of the elevator interior panels was literally patched with cardboard. When it was finally "fixed" months later, the replacement didn't even match the original. For a small square piece of glass, this level of oversight is baffling. The blinds in my unit are another source of frustration. They're nearly impossible to open and apparently irreplaceable since the same style is no longer available. I've been told they'll just keep breaking and being repaired, leaving me hesitant to even use them out of fear they'll fail again. Given that I only have windows on one wall, it's a frustrating (and literally dark) situation--especially since I don't want to leave my unit exposed if the blinds break again entirely. The theater room has been non-functional since before I moved in. Despite being told it was under repair, it's still in the exact same condition as when I first toured the building. When I mentioned it to a security guard, they laughed and said, "Good luck," implying it's been broken for an embarrassingly long time. Other issues include seeing a few roaches, having poorly maintained (though technically functioning) appliances, dealing with a broken shower door, and enduring a mosquito infestation on my balcony. The lack of screens on the windows makes it impossible to air out the unit without inviting in even more pests. This building has so much potential, even with its slightly outdated style. However, it's clear after just a few months that management is either lazy, incompetent, or hindered by cost-cutting decisions from the owners, UDR Inc. As someone who has worked in private equity, I understand the focus on the bottom line, but tenants are entitled to receive the amenities and quality of living promised in their lease--this includes properly working appliances, maintained fixtures, and a pest-free environment. UDR and management: your tenants deserve better.

This is an amazing property to live at, it is very peaceful and I have had no issues while living here. the apartments is very spacious, modern and definitely worth the money!. The views from my apartment are absolutely breathtaking and The amenities are so convenient. The building staff is friendly, professional, and always quick to address any concerns. I also appreciate the added sense of security and peace of mind with the security and secure access to the building. The building is centrally located to all the conveniences I need--shopping, dining, and entertainment are just a short walk away. I've truly enjoyed my time here and would highly recommend this high-rise to anyone looking for modern, upscale living in the heart of downtown

I lived at Strata for nine months and had an excellent experience. The panoramic views are amazing and I enjoyed being able to follow the action at the ball park. I had a furnished rental--the furnishings were both comfortable and sufficient including kitchen requirements. While some repairs were needed over the term of my lease, they were promptly performed by a very nice staff. The common areas were always clean and accessible and I never experienced the issues noted in some of the negative comments. No bugs and the people I met in the elevator and on my floor were all very nice and dogs didn't bark. Best of all is the administrative staff Nicole and Jasmine who are in the front office to answer questions and assist! Great location to walk to all downtown venues, most importantly the ball park!

I've moved around a lot but I must say living at strata was my favorite by far. Staff responsive and great. Maintenance was quick if needed. Great location I would walk everywhere. Definitely recommend making this your next home. If we weren't moving to Sacramento we would have resigned.

If you want to live in a building full of degenerates, take your dog out in the morning- only to hear that a MURDER took place the night before on the floor above yours (January 2019)- then this is your place! "Sketchy" individuals living here is an understatement- try drug dealers & prostitutes, rando's and parties galore. "Security" doesn't exist here. The "dog run" is never cleaned or maintained- we lived here into beginning of 2020 and things just got worse and worse before we had the last straw when a murder took place took place at a party on the wee hours of a MONDAY morning! Walking into the lobby only to find it swarmed with FBI and Cops was just a lovely way to start my morning after returning from a long exhausting business trip... We moved out right before the pandemic began! After moving we would WATCH the parties happening from our new building across the street! 20-30 people in an apartment, maskless partying into the wee hours of the night. Utter chaos. Based on the recent reviews, things haven't changed much at all. Management still not cleaning up the dog run (I couldn't even our pup out there and had to resort to the street instead because it was always that disgusting), charging up the a** for ridiculous move out fees, etc etc. We had to fight to get out of our lease after the murder. They literally said to our faces "Crime doesn't have an address"...HAH! This just goes to show how often they deal with crime at UDR owned buildings and could care less about the safety of their residents. They'll let anyone move in with money...background checks, who needs em? The building may appear to be beautiful, but it's a mess. The pool is small and the sun never hits it, as it's surrounded by buildings, gym is also small and unappealing with old machines. Actually, it seems they may have recently renovated the gym so at least they are trying in that arena. The best part of the building was probably the movie theater, as we did use it quite often. Overall, my advice is to stay away if you don't want drug dealers and rando's walking through your halls 24/7, with an occasional drug bust or Murder happening above you.

Strata continues to amaze me! For a building that brings in more than 6M in annual income to piss its current residence off by now forcing them to purchase internet service through their own private vendor is ridiculous and short sighted. I love my Google Webpass but they are now forcing me to use inferior service at a much higher cost. If Strata only spent more time taking care of its current tenants rather than looking for ways to screw them over.

Enjoy argumentative personalities 4. Talking to 'ZOMBIES'. 5. LIED TO. I went to them looking for a place called *HOME* -- once you submit the application and qualified -- the shit parade rolls in. This is a beautiful building with the promise of luxury but the reality is a total lie. The hallways are dingy with no air conditioning, the elevators stop and start suddenly with little notice, the garage has literally junk piled along the walls, and oh yeah and if you have an issue the Community Manager Victor Valentines will make sure to never get back to you even after repeated phone calls and emails.

Just moved out of this building to which I have nothing but great things to say about the on-site management. But the billing team, is another deal. I just received a heavy repainting fee for the "damages" you see here. The bottom left photo is of the outside balcony that of course has dirt on it, since it's well... outside. What a way to ruin a departure by a billing department that just tries to squeeze out more money from you.

The good, the bad, and the ugly about living at Strata: The good: The apartments are spacious, the color palette felt upscale, and the views are incredible if you're on a higher floor. Some of the staff are very friendly and helpful. The bad: The amenities aren't as good as other buildings in the area for similar pricing. There is no hot tub, the pool is freezing and in shade most of the time. The parking garage isn't well-monitored so even though you pay a few hundred dollars for parking you have to circle down 4 floors just to get a spot. The "dog area" is sad and disgusting - despite giving feedback numerous times it was usually unusable, dog feces would always be out there and it reeks of urine. The elevators were often filthy, spilled coffee of other fluids on the floor, trash left in them all day, etc. The ugly: Things break and there is little urgency to get them fixed. Our AC broke in the summer and it took 4 weeks to get it repaired. You might think that it wouldn't be a big deal since San Diego can be temperate, but with the windows in this apartment you are basically living in a greenhouse. It was so uncomfortable and management was indifferent. They didn't provide a portable AC, they didn't offer a discount on rent or any other kind of compensation. They didn't even keep us updated on the status of the repair, we had to go in to the office to ask for updates. The elevators broke multiple times, and they seemed to all go at once. There were multiple times I had to climb up and down stairs which is no joke when you live 18 stories high. Not sure how people who are unable to use stairs could live here. Also fun: They don't really have a phone number to reach the office. They try to do a lot via text but response times are sporadic. First place I have ever lived where I couldn't just call the office with a question. More ugly: When we moved in we were promised that someone would be at the front desk 24 hours a day for security and other reasons. That really isn't true, it is very hit and miss. When they updated their access hardware so it was easier to let guests access the building they really stopped manning the desk. I had delivery drivers turned away by staff because they didn't have an assigned code from me. Isn't the point of paying luxury prices and advertising a 24 hour security desk so you can get more help and support and not to make it even harder for deliveries to get to you? They also charge you a monthly fee for package handling which is rich because a majority of the time packages wouldn't be put in the lockers, I wouldn't get a code or anything I would have to go to the office where they stashed packages all along the wall and you'd have to just go and dig to see if your package arrived. There are a number of other things you'll notice - there was a hole in our hallway wall that we brought to the attention of management to repair multiple times. 18 months later it still wasn't fixed. Also be ready for the a lot of noise, including fire engines at all hours since the station is only a block away. You can also regularly hear people screaming, yelling, and partying. I thought it wouldn't be bad since I was living near the top of the building but it was still very loud. If this were a budget complex I wouldn't be bothered by these things nearly as much, but they charge you as much as the newer buildings in town that have better amenities. The cherry on the sundae will be when you move out and they will try and charge you for everything they can. Just be ready to lose a lot of your deposit just because they can - I left it in great shape, the only holes in the walls were from small nails for pictures which they say is permitted but they still tried to charge me for an entire repainting of the unit. You will commonly hear from other residents how large their renewals are when their lease ends, and when it is your turn you will have a similar experience. UDR is a big corporation that exists to maximize profits with little regard for their consumer experience. They will tell you they are simply using market pricing but they are benchmarking themselves against much better buildings and are simply indifferent to their renters. Will you hate living at Strata? Probably not. There are certainly positive aspects. Will you absolutely love it? Probably not. There are just too many things that erode the experience to make you feel good about paying that much rent.

--// update on the floors //-- I was told if they replaced the floors they'd have to charge me more for rent. So Strata believed it was only right to rent out a broken unit. Makes sense to me. --//--//-- I had to move to San Diego last minute. I need a place to live and this place seem to be the best option. They were having a special that if you move in by the 21st you get eight weeks free. There were a few apartments that were available for that. So I picked one wanted to move in and leasing agent Victor told me that people haven't moved out and the keys haven't been returned yet. Little did I know this place doesn't even use keys. So I don't know what he was talking about. Second no one was living in here. Third he said policy wise I can't even look at the apartment until it's ready because it needs to be cleaned up and painted and fixed up. So I was desperate to move and just signed the lease. Now I'm stuck in a 13 month lease. They tried strong arming me into an 18 month lease. ***Such a pathetic place. Just go elsewhere. PLEASE DO NOT MAKE THE SAME MISTAKE I DID. LISTEN TO THE REVIEWS. *** At this point I don't move in until the 23rd. I was going away that weekend and they (office) knew that. I've been working a lot and I still had my Airbnb and I don't have any furniture so all I did was store things quickly in my new apartment and I stayed at my Airbnb. I finally got the time to check out my place and I'll try to start putting things away I open up cabinets everything is broken everything is dirty still the paint hasn't been painted properly the floors are all scratched. There are actually floorboards coming up from the ground. Even though the cabinets are broken I calmed down for a second and told myself I'm going to put things away inside the cabinets the shelves are all sticky from God knows what. The sinks in the bathroom have hair in it that doesn't belong to me obviously doesn't belong to me. This place is a joke. It's so ridiculous. I've never been so upset. I understand it's Covid but I'm paying for quality to live here. If I wanted to live in something equal to Tent City I would've done that. This place is a joke and pathetic calling themselves a luxury apartment. These aren't even half the pictures. At this point I was too upset and I just left for my air bnb. ----///---- I received an email from strata saying that they can't do anything about the floors and if they replace the floors (which they suggested) they'd have to increase my rent. Just so much regret. So much...

After itching to move out of my previous apartment for the past few months, I was super stoked to move in to a beautiful unit here that I'd been eyeing all that time. My excitement quickly waned, however, after a slew of unforeseen problems arose. 1) The advertised move in date was 16JUL. I didn't need to move in that early so the leasing agent and I agreed to push it back a week. This was confirmed multiple times. Apparently no one else got the memo, because I got a few calls asking if I could change the move in date since the unit wouldn't be ready by 16JUL. This was only a mild annoyance for me since my move in date was flexible, but for someone else it could've been disastrous. Also, the other leasing agent was unaware of the agreed upon change and drafted a separate, incorrect lease. Poor communication to say the least. 2) During the initial move in walkthrough, I came across the following: -NOT clean. Dust bunnies and literal layers of dust everywhere. Pieces of trash scattered here and there. Grime in the washer. Ice dispenser with rust and yellow ice. Cabinet shelves just flipped over instead of wiped down. -Water and air filters both with red lights aka "replace NOW" -Lights out in the stove hood and bedroom fan -Huge bubbles in the windows -Broken wood around the front door lock (great for security) When I turned in the form to management, they stated how embarrassed they were at the condition of the unit, as they should be considering they had an extra week to fix everything. All these issues were very apparent and should've been caught before I did, especially if management had been in and out as often as they said they had during that time. I will say that the maintenance team has been awesome. Cleaning? Not so much. There's still a few things that need to be taken care of, but I'm hoping my stay will get better sooner rather than later. Will update either way.

STAY AWAY!! After 14 months living a Strata, I couldn't stand it anymore and I moved with my wife to BirdRock. Dirty place, sketchy tenants, impolite staff and many more. However, now that I left, I have been harassed and threatened multiple times over an extra deposit that I have been forced to pay. Basically, not only I didn't get my security deposit back but I was also asked to pay extra $$$, unbelievable. I tried to protest it as unfair, especially during covid time.. nothing I had to pay it anyway. They offered to do payments and I accepted, I made my 1st payment right away and they still kept sending harassing emails threatening to take actions against me! And that's because they didn't even do their homework and they didn't see my payments! Unbelievable, they are just a bunch of scammers, stay away if you don't want to go through a nightmare

THINK ABOUT IT LONG AND HARD. This is an overview of my experience at Strata, for what it's worth. I lived on the 20th floor. My actual unit was beautiful and because of how gorgeous it was, I just had to live there. Ultimately, I hated it so much that I paid more than $7000 to buy out my contract and move early. Here's why: 1. THERE ARE HOMELESS PEOPLE EVERYWHERE - SOME QUITE NICE, BUT MOST SUFFER FROM MENTAL ILLNESS. Yes it is downtown and therefore it is a concrete jungle. It's a concrete jungle with urine and feces everywhere, both dog and human. It literally stinks. At first, I didn't think that the issue of homeless people everywhere around the building was a big deal, but after a few weeks it became a VERY big deal. I was constantly helping where I could and even had some friends on the street and would talk to them every time I walked my dog. But after being attacked by hallucinating homeless people - twice - I became so scared that I didn't want to walk my dog outside of the building. 2. IF YOU HAVE A DOG, IT'S DISGUSTING FOR YOU AND THE DOG: They "feature" a "dog run" on the first floor for the convenience of dog relief. The truth is, it's a rectangular patch of Astroturf that is about 5' wide and 18' long. Residents regularly let their dog crap and they don't bother to pick it up, so you bring your dog there and your dog is literally walking through other dog crap. It smells absolutely disgusting, and you'll find yourself dry heaving. Then you'll find yourself writing missives on the internal website and management will appease you by writing a warning that they absolutely do not enforce. Now, imagine that smell when it gets hot outside. So your choice is to either dry heave and hold your nose or go out onto the street, which also stinks, and hope that the homeless you encounter are not struggling with mental illness. 3. THERE IS NO FEELING OF "COMMUNITY" WHATSOEVER AND SOME PRETTY DUBIOUS THINGS GO ON AROUND YOU: When you sign your lease, you're told of all kinds of community activities that never occur. If your jam is a young, somewhat self-absorbed and entitled crowd, you might like it here. Late on Friday and Saturday nights, it's a real "show" in the lobby: Prostitutes coming in and out, and one of my male friends was solicited by other male residents for sex. Not a big deal, but for him it was a little uncomfortable. I was asked several times in the elevator if "I needed anything". I didn't realize that it was about drugs. Oh yeah, and one of my neighbors above me ran a pornography company and filmed videos in his unit. Classy. 4. MANAGEMENT IS NO HELP IF YOU HAVE CONFLICTS WITH YOUR NEIGHBORS: In my case, my upstairs neighbor was cultivating a garden on their balcony. This meant that on a weekly basis, they would water their plants and the water would spill down onto my balcony, making all of my glass windows and balcony absolutely filthy. Management was no help in the situation and it drove me nuts. 5. GOOD LUCK GETTING YOUR DEPOSIT BACK: You'll see that people have written negative reviews detailing attempts to get their deposits back. I really didn't pay much attention, because I figured that it was a very straightforward process - you're owed a refund and they pay. NOT TRUE! I have been waiting SIX MONTHS for a refund owed to me that management does not dispute. They just aren't paying it. All of this said, on the positive side the staff is quite nice. For me, living at Strata was a huge, expensive disaster. I couldn't get out of there fast enough.

Strata is very nice. The building is nice, and the staff on site is great. Always very helpful and friendly. My frustration is with UDR, and what appeared to be an unethical business practice that's soured my entire experience. I moved out of the building, and left my unit spotless. During the move out inspection the maintenance gentleman was shocked at the cleanliness of the unit and mentioned they may at most need to repaint one small wall due to a nick in the paint caused by my movers. UDR not only charged me to repaint the entire unit, they also attempted to charge me a carpet cleaning fee. Yet, there are NO carpets in the unit. They claim this to be a mistake. Though to me, this appears a blatant attempt at increasing revenues in anyway possible. I would like to note, I moved out of K1 Apartments on 13th St. (4) months prior, and received my entire security deposit back. K1 does not charge repainting fees at all.

Beautiful view from the room? Yes. Modern apartments? Yes. Pretty lobby and movie room? yes as well. Besides that? Plenty of problems that have been highlighted in other reviews - from some "sketchy tenants" to the homeless (not their fault for sure but still there they are) from smelly dog walk to rude management - which I 100% agree with. Honestly I would have avoided writing a negative review just based on that... but I changed my mind when I got scammed on the security deposit. Not only they didn't give me my deposit back, but they charged me an extra $ 750! why? because they walls had few marks/scratches from hanging paintings and because my puppy ruined 2 inches (literally 2) of cheap old carpet? and on top of that, in the middle of a freaking pandemic?? I literally vacated the property 1 month in advance because I couldn't stand living there anymore, and they still had me pay which is fair ok, but the extra deposit? come on!!

This place is terrible. Our place wasn't clean from the get go, yet they charge you a cleaning fee when exiting the apartment in better condition than you received it. The other residents aren't cleanly at all. Many store dog feces on their balconies which when it's windy flies down below. They have a no-smoking policy, yet cigarette butts are routinely found all over the property. I'm glad we're out of there. I could write an op-ed on this place, but many of the other 1 star reviews cover the majority of the issues. In short: AVOID.

I moved here back in June and I'm totally disappointed. To start off they showed me the floor plan on another floor then come move in day the apartment I actually rented was beat the fuck up! Floors trashed, cabinets beat up, walls scuffed, dented appliances etc. I filled out the move in inspection and here I am 5months later still complaining about stuff on that list. For the first 3 months I had no draw in my master bath and had nowhere to keep all my things. Here is where it gets really bad, I've been complaining about a gnat infestation coming out of the kitchen sink drain since I moved in. It's not that bad right now because it's getting colder but for months I couldn't even use the kitchen in peace without having gnats end up in my food or drink so the kitchen has been somewhat useless, which forces me to eat out more often than I'd like. Now over the past few weeks I've had roaches!! German roaches! They had pest control come out and spray which was a major inconvenience because I had to take the morning off of work to empty out all of my cabinets and "prep" the apartment. Keep in mind I don't cook or keep food here because of the gnats so the roaches are obviously from a filthy neighbor. One of my neighbors piles his trash up outside his door in the hallway meanwhile the trash shoot is feet away. you can smell their trash as soon as you exit the elevator on our floor. This is a beautiful building but very poorly managed and cared for. They recently fired a bunch of staff as well as cut their hours and it shows. They market this building as "luxury" but I'm seeing section 8 standards. Gnats, roaches, allowing tenants to keep trash outside their door and let their dogs piss on all the beautiful patio furniture outside around the building. It's gross! Rather than putting up a sign w penalties they would rather pay maintenance to clean it daily!!! It's really a joke they call this luxury. This place is a pig in a cocktail dress! I can't wait to leave...

So far so good! I've been looking quite hard for a place for my family to call home here in San Diego. After reviewing several complexes online and in person I am excited to call this area home. We were just approved today so no more short term rentals and cancelations to view apartments. A weight has been lifted off of my shoulders. I'm so thrilled to be living in San Diego .

NOT FAMILY FRIENDLY. Chose Strata because of a special on internet. Waited in line for 3 hours to check-in with kids and luggage. Finally we get to the room and it was soo smoky (irritating our eyes and foul smelling), that we needed a different room. We tried using the phone in our room to contact front desk, except it did not work. This meant going back to downstairs to explain the situation. When we raised the issue to the manager, they said "well it is a non-smoking room." Thankfully they changed our room. We were grateful to be in a clean, smoke-free room. After this fiasco, we thought we would go swimming but the pool was closed. Agh! Well we had a nice dinner at Uno Mas and went to bed.

The negative reviews are complete garbage!! My children and I have been to the pool many times and the "2 hour window" of sun is completely untrue we've been all day and the sun is there from about 11 to 5ish. When you live downtown expect homeless people whether you live in the East Village or The Marina District there everywhere, GET OVER IT!! Every month theres something scheduled for the residents..Movie night, taco night, on and on.. Everyone that works at Strata be it the cleaning staff, concierge, management are extremely friendly and make living here very enjoyable. So far living here has been wonderful. My family and I love living Downtown and Stata is a wonderful place to live.

Cons:. Website promoted the building as being in the Gaslamp. It is in East Village, not the same thing and inclusive of additional business owner taxes fyi. All square footage is wrong. They include the shared common wall space, locked utility closet (not living space), and the balcony. Subtract 200 to 300 square feet from what is listed. Measure out the spaces and see for yourself. We were pissed in being rented a 1100 sq ft unit that turned out to only have approx 900 sq ft of living space. Expect rent to go up max allowed every 12 months plus an added amount for "extras" that well exceed the 5% annual. An earlier post of $300/mo increase per year is about right. Unfortunately this is a sleazy practice that seems to have become the norm. Avoid the Strata and other UDR properties. Luxury for them does not meet realty. I do wish that was not the case. Homeless in the area is not to be confused with those that simply fell off the economic ladder. Most are a mix of crazies, drug addiction cases, pretenders soliciting money from marks, and a complementary splash of random violence. Nothing says luxury like enjoying breakfast on your balcony while routinely seeing bums defecate in the doorways of the M2I adjacent condos. But that is not all! Expect to have atleast one violent encounter per year. Even your dogs are not safe. SDPD responses are slow to non existent pending how over taxed they are. This is a continually growing problem for the city as a whole. The Strata had initially provide external building security via the original non EDR company. City living now requires keeping vigil day and night for that crazy bum attack. We averaged three and our dog one.

What can I say? The building is amazing. My apartment is unbelievable, from the Roman tubs to the moulding to the ammenities...superb! The staff is delightfully engaging, helpful and determined to provide the best service possible. Mei-Lee helped make the transition from my previous apartment incredibly easy and not arduous in the slightest. She managed to find me an amazing unit and I couldn't be happier! Peter is always around to help with any issue that may arise. He's very knowledgeable of the property and a boon when issues arise. Strata is quite possibly the best I have experienced as far as apartments go. I cannot say enough good things. Another plus is the parking, the garage is well lit and they didn't try to cram in as many tiny spaces as they could. It's spacious with great attention paid to detail. I'm not a fan of pulling into a space and barely being able to open my door. Not a problem at Strata. The community room is immaculate, the wine lockers, the Starbucks machine, the theater, the furniture, the fireplace, the overall feel of the place is amazing! The pool is just right. There aren't a lot of drunken idiots staggering around, acting aggressively and bringing a ton of guests and taking up all of the pool chairs like some buildings that shall not be named. Lease from Strata. Best decision you will make all year!

My boyfriend and I recently moved into the Strata building and we LOVE it! The staff is very friendly and helpful. The apartments are really nice and have all the upgrades we were looking for. We had a maintenance need since we moved in and the request was taken care of within 24 hours, this is SO much better than any other apartment I've lived in. Not only are the apartments beautiful, and the staff extra friendly, but the other residents are very kind! It seems like I'm meeting new people every time I enter or exit our apartment. You don't ever have to worry about those awkward elevator rides because people are always introducing themselves.

why I paid UDR 7K to get out of strata Days before moving into to Strata from out of state, I read an online review of the building that concluded: "great building, amateur management." I'd have to agree overall although "amateur" is probably too kind (think crass and greedy). Keep in mind that Strata bills itself as LUXURY APARTMENTS. The "great building" part: ... Building amenities are convenient and well done -gym, pool w/grill, lounge w/coffee machine, screening room, pet relief area, business office, and conference room. Apartment floor plans are very well thought out in terms of practicality and convenience- I'd have bought my apartment had it been an option (sans UDR). HOWEVER the hallmark of a bona fide "luxury building" (the kind that needs not advertise because there's a waiting list to get in), is as much about the building community (i.e., other residents) and the service you get than it is about floor plans and amenities. If not more so. So, BE WARNED. Strata once was very well regarded: among the first rental buildings in the area, it attracted upstanding residents. No more. Numerous new rental buildings have gone up since, thus more competition. I have heard that that Strata quality has steadily declined since UDR bought it (many people do a downslope hand gesture when describing their experience living in strata). To wit, there was a (gang?) murder in January 2019 and an early morning FBI drug raid in June 2019. There were at least 2 (illegal) Airbnb operating in the building the entire 18 months I lived there. Many residents are piglets, rules are poorly respected and rarely enforced. Numerous area residents have remarked about the growing proportion of "Very sketchy" people going in. Since the pandemic started, I and a few others were consistently laughed at by fellow residents for MONTHS for physically distancing and not wanting to ride elevators with people without face covering. Parties with 12-15 people on a singe balcony were common sights in spring and summer of 2020. At times, the Securitas desk guy wasn't even wearing a face cover! The Leasing office staff are UDR mouthpieces with a thin veneer of "caring." When the pandemic started, we got one hand sanitizer dispenser in early April (ONE dispenser for the entire building) soon ran out and never got any again (I left at the end of sept. 2020) Finally though nothing can be done, it is an extremely dusty and noisy neighborhood, especially the market st side.

My unit flooded out of the sink. Not my fault, I'm on a lower floor so the people above me drain water coming through. Gross. The team was quick to jump in. Then they left fans and my kitchen apart for over a week. I had to stay with friends. They left it a mess. I tried to get re-imbursed for expenses, they said no. They paid part of one cleaning fee for me - and then said I would need to go to my insurance if I wanted anything else. I only asked for very little and the response of the manager here is always "No". Find a newer building - most people come here for a time and then find something better :)

We enjoyed living in STRATA, but be prepared to pay, pay, pay. If money is no object, than this is definitely THE place to live in downtown San Diego. The apartments are modern and very nice, the upper floors have magnificent balcony views, the lobby is spacious and gorgeous, there's a constant concierge, the pool is a good size and workout room has a lot of equipment, the downstairs communal area impressive, the movie theater (!) a great perk that can be booked for free. We loved all that. Unfortunately, after the building was sold, the new owners started tacking on one fee after another and it became exorbitant to stay. If you've got two cars, you're automatically in for another $150. Then, when we moved out after two years, they kept all our security deposit, which I thought was really uncool. So it's a mixed bag, though the experience itself is good. Just make sure you got the cash. But I can't really badmouth the place, I just no longer found it worth the price.

I tried contacting them on two different occasions for pricing on studio apartments and was unable to talk to a "marketing associate" or was put on hold. (How professional). My biggest issue is that I even had to contact them in the first place. On their website. They advertise a deposit price of 500$. Which is reasonable. But they do not advertise the monthly rent. Or their leading options. If you are shopping for an apartment. You are shopping in a certain price range, maybe a place this upscale should advertise theirs. And gain just a tad bit more professional service toward applicants For such a beautiful building. Their customer service, demeanor, and professional attitude is quite ugly.

Strata shouts success. From facade of the building, to the opulent lobby, to the spacious and luxurious apartments with fixtures boasting a bespoke custom feel, nothing says you've arrived in downtown San Diego quite like owning your own slice of Strata. Every time I bring a friend or colleague to Strata for the first time, they are awed by the grandeur of this building. These statements simply reach the what of Strata; of greater relevance is what it is actually like to live here. Daily living here is relatively serene for an urban environment; excellent soundproofing means you seldom have to contend with disturbances. Further management routinely accommodates reasonable requests so you are pretty much free to arrange your space as you would like it. Speaking of requests, there are some great concierges here who are friendly and helpful. Strata's conference room, business center, lounge, kitchen, theater, exercise room, fire pit and grill, and dog walk are all excellent community amenities. Parking passes are available for guests and there is even a guest suite. There are regular community mixers, and often times guests are welcome, which is a hallmark of hospitality. However those seeking a fortress of solitude will find it here as well, the building is extremely secure and has many entryways; thus there is great latitude in how much or little you choose to cultivate relationships with your fellow residents. The only occupants you really cannot avoid are the members of Strata's canine population. Besides the "non-smoking" rule, the other requirement for living here really is "must love dogs." The community here is a cross between the good folks of Mayberry and the characters in an F. Scott Fitzgerald novel. Missing that joie de vivre? Easy walking access to the Gaslamp District means that a good meal is never far from reach. There are great delivery options for dining in. Downtown San Diego has a happening nightlife scene, and it is nice to know that you can party responsibly because you can walk or take a short limo/cab ride back to Strata. Located in the heart of the East Village, Strata's urban location has fantastic access to many sources of life's necessities and luxuries for modern living. However if this isn't enough to put the pep back into your step, consider this: Because there are so many homeless wandering the streets of downtown San Diego, you'd never have to walk very far when you want to do a good deed. On occasion I've walked back to Strata carrying, say a yummy pizza, and left it with a homeless person who was far hungrier than I. The point is I could go on about the paint or the pool but if you're lucky enough to reside at Strata, you'd enjoy it all the more with an equal serving of gratitude. Strata is more than a place to live, it is the place to be in downtown San Diego. Come discover your own personal definition of Stratisfaction.

Strata is a beautiful building in the heart of East Village. The staff (specifically concierge Nicole) are outstanding. The weekly social get-togethers are a great place to meet neighbors and new friends. Views from the upper floor are outstanding and the amenities will cover everything one desires. Price is not cheap, but you won't be disappointed in the experience. Highly recommended!

You've got to love Strata, it is by far, the most luxurious apartment complex in San Diego. That being said, expect to pay for that luxury. They too notch amenities: 24 hour concierge, dry cleaning services, fitness center, theatre, pool, and business center. The units themselves are a tad small, but very nice. Make sure that you speak with Christine when you go in there, she will take care of you.
