We really enjoyed our stay here - small B&B right across from the ocean. We stayed in room 2, which had ocean views and we left the window open at night to hear the waves. Quiet, clean and comfortable, breakfast was excellent too - some dishes homemade by the owner. Private beach across the street, which is quiet due to parking rules. Very close to the main town, and 6 miles from the lighthouse. Also has a walking path you can take into town or to Gurneys.

We stayed here during our recent trip to Montauk. Our room was ready on arrival the decor was fabulous and so clean. The guest house is in a perfect location near the beach about a 5 minute walk from the town. The breakfast is superb plenty home baking on offer and homemade quiches. Nice selection of juics and breads. John gave us some excellent recommendations for our trip we really enjoyed our stay and would highly recommend it.

The Sunrise Guest House was perfect. Very quiet and relaxing home. Breakfast was plentiful; coffee, variety of juice, muffins, breads, bagels and delicious quiche. The room we stayed in was roomy and comfortable. The cutest little red Igloo refrigerator.The shower was fantastic! Towels were very fluffy. John made some good recommendations for sushi, and watching the sunset. He was very kind and pretty funny.:) We will definitely be back! Beach, well go see for yourself! Right across the street. Perfect, fun in the sun! Thank you John.

Absolutely adored this Bed & Breakfast. My boyfriend and I went away for a quiet weekend during the off season (February). The price was fantastic. The room and overall house was cozy and quaint. Everything was very clean and the options at breakfast were perfect. I will definitely be staying here again. I am unsure of the prices in the busier seasons but for a quiet weekend away it was amazing.

I can’t say enough good things about this home. It’s instantly inviting, comforting and cozy. The location is everything—20-minute walk into town and right across the street from a gorgeous, basically private beach. ||||It’s a true beach house with charming quirks, lots of space (even more than we expected), and a beautiful deck that overlooks the ocean. The views are stunning. We saw a whale and dolphins from the deck on two separate mornings. ||||It’s also a true bnb, encompassing all the amenities you’d expect. The home literally has everything (beach chairs, bikes, umbrellas, cooler, mini fridges in almost every bedroom, etc.). The four main bedrooms all have private bathrooms and 3/4 rooms have accompanying suites with views of the ocean. 2/4 rooms have pull out couches. There is an extra bedroom off the kitchen area for overflow guests and a pull out couch in the back hangout room (this place can sleep 10 in beds and 16 comfortably including the pull outs). The fifth bathroom is right off the kitchen. ||||You really don’t need to bring much outside of food. If you do stay with a large group, expect to buy a lot of ice. The ice machine in the freezer works, but it couldn’t keep up with the amount of people we had. It can get a little warm in the front room with a large group, but there’s a big fan that helped cool it off.||||John was such an attentive and quick-to-respond host. The groundskeepers, who live right behind the home during the summer, are lovely people. We will definitely be back next summer.

All I can say is that we came up here for a weekend and from the minute we pulled in the driveway were in love. The owners were not here when we got here at 1p, but there was a chalkboard in the "lobby"/seating area with our names, room assignments and key location. This place is right across the street from the water and there is a beautiful view. The fireplace (the reason we booked this specific room) was not working, and Stacey answered the phone right away. John, her husband was here to fix it within 30 minutes, which we appreciated since it was nowhere near an emergency. Just a great host. The room is cozy, clean, and updated with some gorgeous furniture. There are many vintage style appliances and accessories, which my fiance loves. We've already decided this is place we want to come back to, and it's only been one night.

Beautiful spot across the street from the tranquil Montauk beach, with views of the water from the rooms. The hosts were friendly and very knowledgeable about the area. Breakfast every morning was delicious and accompanied by recommendations on what to do, where to go, where to eat, and all were spot on! We really enjoyed our getaway.

Mick and Jess (The Innkeepers) were very kind, and great hosts. On arrival our room had a toilet that wasn't working, they upgraded us to a much bigger/nicer room for free. Which even had an electric fireplace! =) The continental breakfast consisted of hard boiled eggs, lots of fruits, breads, pastries, hot chocolate, coffee, tea, peanut butter etc.. It was very good and we stuffed ourselves each morning before our adventures. The rooms were very quaint and homey feeling. We really liked it A LOT. We will definitely go back if we were staying in Montauk again. A+!

This place deserves nothing but praise! We felt extremely welcomed here. No one is in your hair. Keys were left at the door! Your name is on the board and that's as far as "checking-in" goes. What a breeze! This place is such a chill and welcoming hidden gem. There are only four rooms. You really feel comfortable here. It's very quiet and we got around just fine without a car. The walk to town was about 15 minutes. It's literally across the street from the beach! We were freezing but so happy to be there! The whole place is so clean and PRETTY! I loved the decor. Booking a room was extremely easy. Coming here off-season was definitely a good idea and an excellent deal! The four rooms are well decorated. The description on their website did not lie: "It is charming, comfortable, not pretentious, and above all friendly." Room #4 is smallest but it was just what we needed. The bed was very comfy - lots of pillows. All the linens smelled SOOO GOOD! I was really pleased, if not borderline obsessed! Bathroom was small but very clean. Good shower pressure. Breakfast was great! I was offered a fresh pot of coffee on both days - that alone would have earned them a 5-star review from me - but the whole place and experience were truly excellent. There was a lot to eat! Loved the fresh fruit. There was some almond milk available in the fridge too, which is a nice detail. This was a kick-ass breakfast - with a view. John and Stacy are wonderful hosts. I will definitely come back.

This was the base for our week-long Montauk adventure, and we couldn't have asked for a more picturesque, ideal location. This cozy bed and breakfast is located right on Old Montauk Highway, which is about a 3-minute drive or 10-minute bike ride into the main heart of town. Being somewhat off the beaten path, we had pristine beaches almost all to ourselves! We spent days on the beach, and maybe saw 15-20 other people spread out across half a mile or so. It almost felt like our private beach - not to mention that Sunrise Guest House is across the street from the beach! We stayed in Room #1, which had a bedroom, living area, and access to the outside patio; they even chained off our portion of the patio as "private", mostly as the door opened into our room but made us feel VIP! Mick was a perfect host - this is an ideal place where if you want everything taken care of, but minimal contact or questioning. Continental breakfast was ready daily from 8-1030 with English muffins, bagels, yogurt, fruit, pastries, hard-boiled eggs, coffee/tea/juice, and did I mention killer views? There are only 4 rooms on the property, so it still feels cozy and personal. Not to mention killer prices for the area, especially during the summer vacation season. We are definite Montauk fans, and any time we return, we'll be back to the Sunrise!

We are midway through our stay here for a summer getaway and I am so thrilled to have found this gem. My Midwestern roots wanted a nice, quaint bed and breakfast, but having lived in Brooklyn for six years I feared I could not find a bnb that would respect that I wanted to quietly sit and enjoy the scenery without making lots of small talk. I'm trying to be on vacation from living with 8million+ people after all... Thankfully, Sunrise bnb owners provided everything we were looking for: an inviting home with zero pressure to chat if we didn't want to. My own introverted tendencies aside, you couldn't ask for better beach access. Sunrise bnb is exactly as pictured: across the street from a super quiet part of the shore that makes you feel like you've won the NY area beach lottery. Especially appreciated were the beach chairs, towels, and umbrellas left on the porch for us to use. Highly recommended!

Montauk can get very expensive, as lots of summer crowds rush to the beach to escape the heat. Most of accommodations are overpriced and a reasonable BnB is hard to find. Sunrise Guest House is just the right place, an awesome location, right across from public-accessed beach, and 10-minutes walking from downtown. Sunrise Guest House is run by 2 brothers, Jim and Will, and you can see their pride of the inn everywhere. The BnB is super cute, clean, and full of calming ocean freeze. We stayed in the smallest room (Room 4) during July weekday for $155 ($173 after tax) a night. The Bnb has a guest fridge to store drinks/wines. I booked Sunrise Guest House for a romantic overnight with my significant other. Upon arrival, we immediately felt at home! Our name was on the board with our assigned room #; we had room 2 which had SPECTACULAR views. The room was warm and cozy, but yet spacious and updated. The bathroom was to die for. I felt like I was at a fancy hotel! We enjoyed the privacy there; we didn't notice anyone else that was even staying there until we met the other guests at breakfast the next morning. That's where we met John, who was such a nice guy. He gave us some cool history about the town. The continental breakfast did not disappoint. The mini frittatas were delicious and I really enjoyed the homemade banana bread. I would definitely stay here again. I recommended it to friends who have also booked a room. I could rave about this place all day.

This place is everything you want in terms of a cozy BnB close to town. Massive kudos to John and his family who run the BnB very well--the continental breakfast is fantastic and has a solid spread of all breakfast foods you can imagine (with multiple organic options as well). We stayed in the standard room of the 4 rooms he has to offer--the room itself is cozy but very comfortable--definitely enough room to have a couple suitcases in there and there's a closet with hangers as well to hang up everything you need in the bathroom area. John was really gracious to us as well, giving us a drive to the lighthouse where we went to try and see some seals--probably saved $25+ right there for the cab ride. Standard price from Sunrise to town is a $5/pp rate--as expected for Montauk. Lastly, I'd like to comment on the view--it really is gorgeous. The house sits across the street from the ocean and John has binoculars set up on the windows so if you care to sit on the porch or inside and try to spot a whale or something else you definitely have the means to do so. Thanks again so much for the wonderful stay!

My boyfriend booked us a night here to celebrate our February anniversary, but we came here in May 2013. Really cute and quiet, right across the street from the beach with easy access to a trail that takes you to the sand. I believe there are only 4 rooms for rent. We stayed in room #2 which is an awesome 2 room suite that has windows that face the front of the house ( ocean view!) the right side and the rear of the house. Great ocean breezes. During the day we had all the windows open but at night while watching tv we closed them so we could take advantage of the gas fireplace. Free wi-fi with the log-in information in the common room. Signal wasn't super strong in the room but I think if I sat in the common room like I saw some people doing, it would be perfectly fine. Breakfast is served in the common room downstairs from 8-10 am. Various breads and cereal, some fruit and hard boiled eggs and coffee and tea. You can eat in the common room or do what we did and take the breakfast out to the front porch and enjoy the sound of the waves. We would definitely stay here again.

Love Sunrise B&B... very laid back, very affordable, and the beach is right across the beach... nothing fancy, just the perfect getaway locale... fireplace and worn in furniture is just right... only 4 rooms... so many times i strike out and don't land a room on the weekend i want... do book ahead!

We arrived there with my mother who was dying from Cancer....she in fact died three months later. We wanted to give her some time by the beach that she loved before she passed. We came from NYC and were a little late....they had cancelled our reservation and given it to someone else. We were essentially on the street. Fortunately, we were able to find very nice accommodations elsewhere for the same time. When I asked for a refund, they balked and ended up keeping about half of my money. I live in Upstate NY so it was not worth the cost of litigating it. The Innkeepers could have cared less. They didn't even say they were sorry. Save your money and have a better experience someplace else. We loved Montauk and Mom got her time by the sea before she passed.

A super-cute, very cozy & comfortable place to stay (and the best value I found in Montauk!). Quiet, well-kept, with all the amenities you might need. A great breakfast is set out every morning, and you can eat on the front deck overlooking the ocean. The beach is just across the street (a two minute walk down to the shore). The place has a ton of personality, and the owner was happy and welcoming. We stayed in the smallest room (#4) on weeknights just before the high season, and it was $125/night. Other larger rooms have working fireplaces, which is awesome. There's a communal fridge that you can use to store drinks or leftovers as well. If we ever go back to Montauk, I'm staying here again!

Our stay at the Sunrise Guest House deserves every accolade we can give it! The location is stunningly beautiful, the rooms are lovely and inviting, and John and Stacey will do anything to make their guests feel at home. This is the first time we have ever taken the time to write a Yelp review but our wonderful experience warranted the five star review. Montauk is worth seeing and this charming place is where you should stay :-)

A very small, quaint bed and breakfast with clean rooms, great views, and a delicious breakfast each morning. Easy access to a beautiful stretch of beach down a small path, directly across the street from the parking lot. We stayed in the two room suite with gas fireplace on the second floor facing the ocean - what more can you say? Just a delightful place, and John in a wonderful host, with an awesome knowledge of the area. My wife and I will be back many times to come! Thank you for a wonderful stay.

Just spent on long December weekend at this cozy B and B. Great ocean views, cozy place, nice breakfast. The owner/ staff were helpful, friendly. We stayed in the suite with fireplace and beautiful ocean view. Very charming , clean and affordable. A real little gem close to everything. Plan on returning for sure.
