Be aware that the recent positive reviews on this place are fake. Been living here 10 plus years. This place has the most problems in all of my renting of apartments history. As a black woman, you dont wanna be walked on and just take it. before the fake reviews, it was below 2 stars. Literally nothing has gotten remotely better since then. Im here to expose scumlords before you think about applying. Karla (the one staffer that causes non-existent issues to exist like its her superpower) already got reported to the LAHD for poor maintenance of the place and got coded. Incrediblly bad water leaks, Roaches living within and throughout the walls of the complex that it is impossible to fumigate them out ( we tried for our place several times) HAHA and the hallways are NOT clean. This place e is so damn susceptible to the mold due to the water issues. You WILL notice. Theyve tried hiding it with paint. Theres even a giant puddle of water under the carpet in the first floor hallway STILL. That is gonna be SO moldy. If yall want scumlords, at least get one that doesnt charge you so much for rent and get harrased in return. Its a No go Honey.

Living at Sunset Terrace Apartments has been a great experience. The community is well-maintained, and the grounds are always clean and inviting. Roach infested and managers power trip over parking in a spot for less than 5 minutes. They literally have nothing to do but torment service workers doing their jobs for the disabled when theres no parking on, oh idk, THE MAIN ROAD THAT IS VAN NUYS. Im only iffed bc My disabled neighbor had vented to me last night about how this building is ableist. I was temp disabled once. We neighbors have to stick together. Anyone living here should start documenting the hell out of this place. Their policies are not consistent. Check your leases. Get this place fined. Dont mess with our elderly/veteran/disabled.

Karal and Marisol are the administrators of this place. I can say that since we arrived they have been very kind, always willing to listen and take action to improve the conditions of the spaces (apartment, trash cans, among others). I think that should be highlighted about them.

This building is always very clean and repairs are taken seriously. The manager Karla is always very professional and generally understanding. She also always has dog treats in her office! My dog always makes a beeline straight for her.

The place has everything you need to live comfortably, including two parking spaces which is great, and Karla and Marisol do an excellent job and are very friendly.

Other then the manager having staring problems, she has other problems to be fixing every time I go washing there has to be a problem with the machines, one or two are usually broken and since Saturday and Sunday is when I CAN wash ofc there’s only a few that even work so everyone wants to wash that day but with what machines?! and even on medium heat it burns everything,I don’t wear cheap clothing so imagine when i see my hard earned money that i used to buy my clothes being burnt?! get that fixed instead of worrying about how many pets someone has and worry about ur building in which some homeless guy was living/roaming the halls, that’s crazy!? 4/22/25

Staff is very hostile, seemed even irritated when u need help; lack to get anything fixed within reasonable time. Major leak problem this is my kitchen for a year now... but same in bed room(for 4yrs). garage gate is always breaking and place has leaking pipes. Washing machines are down. Looks pretty bc it's been painted but honestly old.

I visited this location and was helped by Karla who is an amazing representative for this company. I've read other reviews and I'm sure they are upset they can't continue their trashy behaviors but she's just doing her job, keeping the misbehaving tenants out! Rent are high, yes but she has no control over that, you live in California! You want less rent, MOVE to another state! In the end, Karla and her staff are personable, respectful and pleasant!

The manager Karla is always so professional and handles everything with efficiency. She also always has dog treats in her office! My dog loves her lol. You can tell the team here is working hard. The building is pretty clean in comparison to a bunch of apartment buildings I've seen, and the units are bright and modern. Very nice!

don't live here at all. management here is terrible. not friendly at all. they're very rude, always complaining about everything and will cuss you and your kids out as well. maintenance takes forever to fix any problems inside your apt. takes up to days or even weeks to get anything repaired. rent is outrageous too. not worth living here at all. gym machines don't work. pool is always closed, there's always problems with garage gates not working.

I'm writing this review mainly because I just received a rent increase and it's absolutely absurd !! What exactly is $2300 paying for ?? Let's start with the outside...There is no security ANYONE can walk right in the front door that has never been locked ANYONE can walk right into the garage. The garage has water leaks 24/7 sewer waste leaking onto our cars. Roaches are everywhere outside, in the garage, in the elevator, in the hallways. There's strange men talking on the phone on every floor by every exit and staircase EVERYDAY. Me and my roommate always feel like someone walks by our apt wiggling our door knob. The hallways smell like piss. Ppl let their dogs piss on and around the ELEVATOR THAT NEVER WORKS IN A 3 STORY COMPLEX. The washer and dryers NEVER WORK and when they do work THEY DESTROY YOUR CLOTHES. The pool hours are the same as office hours "supposedly 9-5, if they feel like it" so if you get off work at 5pm on a hot summer day DO NOT get your hopes up because the pool WILL BE CLOSED. The gym...outdated. The beautiful conference room that they display on the website... non existent. Onto the inside of my apt, Dishwasher NEVER WORKS. I've put in multiple requests to have my air vent filer changed because every time I turn on the air or heater I end up sneezing and/or coughing, I can only imagine what that filer looks like. So obviously I dnt use it, instead I purchased a plug in heater and 2 fans. Thank God I have my own concoction for bugs because I've experienced how bad the roaches can get. The water is off at lease once a week, & HOT water has been lagging. My bathtub started peeling and management told me not to use a scrub or certain cleaning products while cleaning my tub. Whatever laminate coating they put on kitchen counters become sticky so everything sticks to it. The fire alarms and smoke detectors ! Omg go off at lease twice a week. They should be ashamed for putting a rent increase notice on my door! If your able to save yourself the headache and run far from this place

We have a great management she makes sure apt stay as clean as possible & when people need things fix she makes sure they get done accordingly she tries her best to make everyone happy theres just so much she can do, but as far as the manager shes gets things done

Apartments are alright they're issues here and there but what apartment building doesn't have any issues. Management wise our new manager she is great she tries to get everything fix as fast as she can and makes sure the job is done correctly.

ROACHES!!! - stay as far away from this place as possible. Management is terrible. We set a move in date and 1 week before we move in they asked to set it back TWO MORE WEEKS. Very unprofessional and once we arrived there were ROACHES ALL OVER THE APARTMENT. We moved in on November. Underwent 3 treatments and we still have bad roaches and most of them with eggs!!! The layout is nice but the building is terrible. Kids are loud and always playing around the building. People blast music all the time. I watched as someone tried to break in. Luckily we had all our locks on so they got discouraged. Everything in our apartment keeps breaking and when they come in to fix whatever it is they leave a mess. Yeah they have a door with an intercom in the lobby but it is never locked. We've accidentally left a few things on the balcony of our first floor apartment and people have stolen them! On top of that people leave trash all over our balcony. The piping in the garage has broken before and all the water would spill on to the cars. It disgusting! The apartment keeps falling apart and I'm certain they will blame it on us and keep all of our depos I know they will raise the rent to about $2000 or a little bit less and it is definitely not worth the money. UPDATE: New management does not care about their current residents. They only care about potential residents and more money. They make you walk around the entire building to go to the pool. The management stopped holding packages in the office so they just leave the package at your front door and people started stealing packages. The card operated laundry steals money from you all the time and I still haven't been refunded for it. Repairs are done slowly and they don't even give you a time for when they will come

When will your replace the treadmill, its been broken for two years!!! I noticed your quality if service to your tenants are getting worse.. dirty laundry floor..
