Room smelled a bit mildew-y, which we could only really alleviate through opening the windows. Bathroom was tiny, even compared to other Japan hotels. Breakfast buffet was great and had some rotating items to keep it different. We found that the best time to go to avoid crowds was anytime before 8:30am. Great hub from which to explore Kyoto, with access to many bus lines and trains. Really close to loads of shopping if that's your thing. Onsen usage time was separated by men and women, and a special code provided for women for safety is a nice touch. They will give you a little snack/candy for returning unused items to them as part of their sustainability goals. They have a happy hour 6-8pm, with a variety of sakes and liquors. It's surprisingly nice and cozy.

I lowered my expectations that in general, hotels in Japan are small and tight especially for 2 persons. Pros: 1. can’t beat the location and proximity to nishiki market, downtown Kyoto, Gion and bus / train stations without being too noisy. The alleys would take you to the bustling street 2. The staff were all courteous and respectful. Shout out to Mirai who was very responsive with my queries. 3. The breakfast was superb. Freshly baked croissants?? What could you ask for and as well including traditional Japanese breakfast. 4. Small things like- free use of Umbrella, toiletries provided and even ice cream sticks and public ONSEN to which the foreign guests were fully embracing and it’s always full. CONS- the room is too small for 2 persons despite booking double bed. We constantly need to scoot or give way to each other just to pass through. We have to utilize the bed to open our luggages. The carpet needs some refresh and toilet / shower outdated. Be cautious as well when your partner opens the shower sliding door while someone is using the sink. I hit my husband’s foot multiple times. Otherwise, the amenities, service, location made up for the rooms.

My partner and I stayed here for 3 days on a holiday from Australia. We booked a single room with a double bed, but received a single room with a double bed AND a single bed. We let the reception know, but all they could offer us is a new room the day after. The room we stayed in was quite dirty. The floor had stains and also did our sheets. Considering we spent almost $500 AUD per night, we were disappointed in the quality and had much better value elsewhere. The hotel was in a good location however.

The location, services, staff all was great. The most pleasant thing is the hot springs bath after long day. I will definitely come back to this hotel next time. Everything was amazing. No wardrobe is a bit inconvenient. It is because of the size of the room. But I was only sleeping there so it’s fine.

I wanted to give this hotel a bad review but Google made me realize that the service and locations weren't actually bad. It's just the room though... It's so small, doesn't have hand soap and you can't get some on the freebies. Also, reception is on the third floor, so you have to take the elevator twice every time you need something from there (freebies, laundry, staff), and since the elevator is also pretty slow, it takes valuable minutes from you. The carpet looks dirty, the construction materials are cheap, air filters look visibly dirty and the shower... You can see it's ... Kind of grey on the floor and in the corners? Dirty in my opinion, like they haven't been cleaned in a long time, dirt accumulated and then barely washed them 🥹. And the windows can't be fully opened so you don't have a view either. Also, it's not like outside is pretty either 🥹 The thing that I liked though, is that they have skin care products and popsicles in the freebies, and that the staff is nice and friendly. But in general, there's so much friction that the experience turns noticeably uncomfortable 😖

Pretty average experience staying here. The room was surprisingly somewhat spacious with a large couch and some decent enough room to walk around in. However the bathroom alone gets a -2 stars Absolutely tiny even in comparison to Tokyo hotels. No hand soap (lol), temperature adjustment on the shower doesn't work, and the ventilation fan is on 24/7. Various stains in the room as well. Not game enough to shine a black light on the bed sheets but imagine there would be some interesting results. Weird amenities system where you're allowed up to 5 per day down at the lobby. At least they have a public bath/onsen, but I didn't dare use considering how dirty the rest of the hotel is. Booked this purely for the location given the proximity to city bus stops and underground metro, Nishiki market and various shops and restaurants

Pros: - breakfast was good, changes different type of choice everyday. - provided the ice pop at the reception Cons: - The bathroom in the room smells stinky, after complaints twice, the smell remains. - the Onsen was ser different slot for men and women, which created the inconvenience if you come back late. Ex: women cannot go Onsen after 23-06 because it’s for men.

Don’t stay here right now! The air conditioning in the lobby and breakfast area has been broken for weeks, with temperatures over 30°C inside. Staff advise guests to take breakfast away to their rooms, though a few brave people eat in the melting-hot restaurant. I stayed a week, nothing improved, and as a remote worker I had to rent a coworking space in the neighbourhood because working from the lobby was impossible. The hotel shouldn’t be operating under these conditions. Stay away until it’s fixed.
