Honestly the worst place to live! Maintenance takes forever to complete service orders and when they do it’s half baked. If you renew the lease they don’t come and do any wear and tear repairs so things like the tub start peeling, loose faucets, leaking toilets happen. Roach infested. Poorly built you can not only hear your neighbors above and below you but anything going outside your unit as well. They allow loud neighbors to continue blasting music. I’ve seen drug dealings outside. Parking is an absolute mess. They don’t have enough resident parking or guest parking so sometimes you have to park on the street, street parking is full of busted vehicles and people working on it. Towing is a major problem here, they limited guest parking started making all guests pay to park every time and they still can and will get towed. There’s dog poo everywhere since they don’t enforce cleaning after your dog. People leave their dogs outside barking at all hours. A/C is likely to go out in the summer. Strong winds will strip the roof and the tops of the covered parking which shatters windows and they don’t do anything about it. The leasing office is worst of all because they are unsympathetic and rude and are only there to collect your money. (Speaking of they happily raise current residents leases at least 15% and still offer the cheapest rate to new residents) They don’t get anything fixed and are in serious need of new management and staff. There’s no resident loyalty.

literally the worst experience I've had with an apartment complex yet. it's so insanely bad that you actually question whether it's really happening. I've only been here 11 days so far & yeah... 0/10, would not recommend. the day of move in i was told that the apartment was ready & available to move in. while moving in, i found that the unit has a very severe roach infestation. I immediately told the office & moved into a different unit. one without roaches. both units were on the 3rd floor so i had to move allll of my things AGAIN down & back up some stairs (no elevators), causing me to have to pay the movers extra. super inconvenient. the new unit is fine, but a week later i receive an email from the property asking me to pay more for my security deposit. raising my security deposit a week AFTER move in is crazy. mind you, i had already paid a 1st month's rent & another month of rent for the deposit. To ask me for any more money at all after trying to put me in a roach infested unit is actually crazy. If anything, they should have offered to take money off for the extreme inconvenience. on top of that, i tripled checked my parking with the property to make sure I was registered correctly to park. I have emails of them saying everything is good parking wise. Why did I go outside today to my car being gone. The apartment towing company towed my car claiming that it wasn't registered, which is crazy because it definitely was and I have emails & a paper trail with the office showing so. I've been here 11 days, why wouldn't I have been towed sooner if my car was never registered?? & because they towed me 15 mins before midnight they charged me an overnight fee & because no one is answering for me to get my car back they're also gonna charge $50 for a "24hr" fee so now i'm looking at almost $300 to get my car back when it should have never been towed in the first place! UPDATE - 8/7/25 March must have just been an off month for them or something because since then, any issue that has arisen was handled promptly & efficiently by property staff. Communication has been good and maintenance is quick, hard working, & friendly. Very pleased with the drastic turn around from my first month here.

My A/C unit has gone out 3 times in past month and its the middle of the summer. The do not have on call maintenance to fix it meaning you have to wait till the next day for them to come and fix it. This apartment complex is progressively decaying and management’s only raising the price to fill their pockets. After living here for only 2 years i surely would not recommend this place.

I've been a tenant at this apartment complex for a while, always paying my rent on time and having no complaints—until now. The ongoing plumbing issues are beyond unacceptable. Despite being responsible tenants, I've sent several emails and made numerous calls about these issues, and the only way to get someone to respond is to show up in person. Recently, I was forced to deal with the aftermath of a serious plumbing mishap: our tub was filled with feces. Even after maintenance finally showed up, the situation remains grotesque—a tub still covered in biohazardous mess, with towels ruined by contaminated water. I have photographic evidence of the disgusting state of the tub, and I'm not afraid to share it. The lack of care, the complete disregard for our health and safety, and the non-responsiveness of management is appalling. If you're considering living here, be prepared to fight for basic, sanitary living conditions despite being a good, reliable tenant.

Extremely Disappointed – Beware of Predatory Towing and Poor Living Conditions I’ve lived at Sutton Place and have followed every parking rule to the letter, including registering my vehicle in the visitor system just as the leasing office instructed. Despite this, my car has been towed TWICE from a clearly marked visitor parking spot where I’ve been parking for months without issue. When I brought this to the office’s attention, I was met with zero accountability, no apology, and no refund for the hundreds of dollars I had to pay to recover my vehicle — even though I did everything right. The treatment I’ve received feels discriminatory and completely unjustified. To make matters worse, there are cockroaches in the units. You’re expected to pay for pest control service every month, yet the problem continues — clearly, the service is not working. It’s extremely frustrating and disappointing to be penalized while following the rules, and to live in a place where maintenance and cleanliness are not taken seriously. Sutton Place clearly has predatory towing practices and a serious lack of care for its residents and their guests. If you’re thinking of moving here, ask yourself: do you want to risk waking up to your car being towed from a “visitor” space that they told you to use? Do you want to pay for pest control while still dealing with roaches? Because that’s the experience I’ve had — not once, but twice.

I've been waiting for 30 mins. I tried three times to make them see me waiting. I respected the time until 11:05am, the sign was saying closed until 11am. They saw me. Did not do anything or even care about me waving my hand. They were drinking(not alcohol, I believe) talking, laughing and literally ignoring me standing outside. I would never live in this place. Imagine if you need some maintenance. Crazy!

If you are not prepared to focus all your time/money on your trash sorting, placement, and etc... don't move here. Funny thing is that I'm paying $35 for this trash valet ($15-$20 anywhere else) and we are constantly being threatened with $50 violations charge for leaving trash out at daytime so it doesn't smell up my house.

DO NOT MOVE HEREEEEEE i just moved in with my partner first off they messed up my paperwork. I went to the office to register my car just to find it towed & they told me MY CAR WAS NOT REGISTERED AFTER PAYING $50 fee & did all the paperwork. Now i have to pay the towing & ask for them to pay me back. 2nd they are overcharging on fees for every minor thing. 3rd trash valet is not being done. We're paying extra for that & trash is still out on the door & in streets. 4th they even made us take down a funny sign we have for protection. They won't let you decorate outside whatsoever. I will update to see if they pay back on the towing for they MUST for they didn't complete the process on registering the car. Also FYI only 1 car per person here. You can't have 2 cars here unless you have a letter notarized it's for work

If you are looking for a cheap affordable apartment complex, I beg of you to heed my warning. Look elsewhere. I wanted to give this complex the benefit of the doubt and hope the reviews were outdated, but they are all still quite current. I am currently about a third of the way through my lease and this complex is miserable. Constant delay of move in date causing me and my partner to be homeless for a stretch. Once we finally got into the damn place we come to find out the place is absolutely crawling with german roaches. The most infestive species. Many requests to management have been made and they have made little effort to fix it, their sprayer promising to show on a specific day then not showing. On top of that they have pulled some shady shit with their rent paying portal twice now, the first being a bank error which they told us to wait out, and the second they just didn't post my rent until over a week later. Management will just tell you to wait it out then slap you with late fees when you do. I was literally told by the office to either pay the unethical fee or get more tacked on. It's gotten to the point I'm considering legal action. This apartment is not worth the pretty price tag. Search elsewhere.

Horrible apartments. The roaches just get worse every week and Hilary Andel, Misty, or Hagit is not doing anything about it. The treatment from the leasing staff is very disturbing. The women in the office tend to give out false information just to get you out the door. The area is infested with roaches and crimes. This community is not safe and police are always here for burglaries and crimes The women staff give you false leasing information and then try to force you into moving out of your lease instead of fixing the issues. DO NOT MOVE HERE I REPEAT DO NOT MOVE HERE. You have been warned!! ROACHES everywhere!!! I had no heat for my first two months in December. My apartment wasn't complete and I moved in I top of construction and dust. My washer and dryer were not properly installed and it flooded my apartment. We had sewage water feces and wet toilet paper in our parking lots for weeks. Good luck trying to get maintenance to your apartment I couldn't get them to fix my door after trying for two weeks without threatening the office with legal action. YOU CANT USE THE CABINETS nothing will fit in them. Domestic violence situations are frequent here and the police will not show up to this complex if they do it's hours later so you are on your own in regards to safety. The walls are paper thin so get ready to hear everything going on outside. Heavy homeless persons presence in this area my bike was stolen twice. They will go up between $300-$400 on your lease renewal every year and the place just gets worse. The people in the office change every month and the management there that do remain are extremely rude and I've found to be dishonest and downright heartless in certain situations. This is the worst apartment complex ever. I'm not sure how they are still allowed to run this dump they are posing as apartments.

ROACHES ROACHES AND MORE ROACHES DO. NOT. RENT. HERE. rent is severely overpriced for the type of quality it is. They "remodeled" but left roach shit in the ceilings, walls, and top of doors. Neighbors are inconsiderate and disgusting, they let their dogs shit where ever they want even though there are designated spots for them! Management doesn't care about your issues, and maintenance is lazy. Please save your money and time and look somewhere else. Sadly I'm stuck here till my lease is up.

After meeting some of my neighbors who all hate the management of this complex, I noticed all of our apartments smell like chewed tobacco? Or as my neighbor put it "sweaty penis" is what her apartment smells like and she can't get rid of it. I was told our building got renovated, but they still look like a crack den? Yet we're paying rent like these are "luxurious" apartments. Worst apartments to live in Addison!

If I could give negative stars I would. Cockroaches are everywhere, doesn't matter how well clean you keep your place, I'll see 2-3 on average everyday. They'll tow your car for not parking in visitor parking if its not on lease, even if the parking lot is full, with other vehicles missing wheels, your car will be targeted if it's newer. Weight room always has something stolen from it. Your ac is 20 years old unless lucky enough to get a 5 year old one. Appliances may or not work, stove will decide it got too hot and will shut off while you're cooking. Management will do everything in its power to not help you in any way. This is the most expensive ghetto apartment I've ever lived in. Do not move here, you're better off somewhere else.

Still haven't heard back after several pop ups to the office . Ive been told I am LYING about my domestic abuse issue and there's no proof being that it's new management and all old files are gone even though I brought my folder with copies of everything ! Never got my deposit back etc. was charged over $4000 after move out even though it is completely illegal , I was charged rent until December even though I moved out in September with written notice , police report , etc and mailed in key with tracking and received notification that it was hand delivered to the office , office claims I never returned key , left the apartment dirty, left due to becoming unemployed, no notice given , etc. Still to this day when I call I get nothing but attitude and called a lie .

Update: it's been well over a month and nobody is attempting to assist me with this roach problem. At this point I am obnoxiously paranoid. I've seen so many roaches in my bed! How am I supposed to sleep?? I literally can not! This is supposed to be my safe place and it's the main place that makes me uncomfortable. I've been buying traps and sprays and they are still here. There's so many unsealed holes around this apartment I wouldn't be surprised if they were traveling from other apartments. I didn't sign a lease to live in an infested apartment. This needs to be reported ASAP. A complete 'F' Property. 11/19/21: I see this reply is talking about letting them know in advance... I literally said something the day after I moved in and every week after! It's been a month NO PEST CONTROL HAS BEEN TO MY UNIT! I've been spending nights in my car because not even my clean bed is safe from roaches. They get more and more comfortable. I can dismiss the thought of having company altogether. No wonder this is a 2 star property and ALL the reviews sound the same! Especially the ones that say they'll pretend to help you but they DO NOT CARE! Instead of replying to a review that I get no notification for the property could've CALLED ME or even emailed me but no they only reply to reviews with FALSE INFORMATION to save face and that's more disgusting than the roaches. I'm about to start packing my things because I'm not deal with these surroundings. I've NEVER had this issue in my life I'm not about to get comfortable with roaches just because it's what this property offers.

Honestly, at first I was skeptical due to the terrible reviews. But, Sutton place has quickly become home. The staff is great to work with. From the very beginning of your leasing to being a resident, they make you feel welcome and heard in the community. Shout out to Denise especially!! She has made me feel comfortable from day 1 of just touring the apartments! Don't be turned away from the reviews.

Roach infested and my had no a/c for an entire month. Then miss applying funds so I don't get my deposit back instead of using the credit amount that was sent to the company to pay my rent and utilities they instead decided to use just enough to cover the rent and utilities and apply my deposit to the rest of the amount so that they don't have to refund me my deposit but they sent back the money that was sent by rent relief. This is the most crooked apartments I've ever lived in ever since I moved I had problems I was promised one thing and turned around and waited a month or so later for them to say something different to where I had to always end up paying out more money because of the incompetence of the revolving door of staff. They supplied me with one window unit for a two bedroom apartment and didn't apply any other accommodations for us. They just told us that they had to wait for something to be ordered in and that took over a month didn't offer any accommodations as far as another unit or anything but a window unit and only one.

Overall Sutton Place apartments is a great place to live. With all places there are challenges and personality conflicts with changing management. But one person who has been amazing, consistent and attentive is Hagit Bradley. Sometimes the answer maybe no but Hagit is sure to followup everytime with a kind and professional delivery. I hope they keep her always at this property. She is a real asset and a great support system to Misty. Misty is the current property manager and she too is very kind. I appreciate her humility and her eagerness to settle matters when things are brought to her attention. We have had difficult conversations but when she realizes her delivery was not her best she is quick to apologize personally. I love that. This team is great one! Keep it up!

My little sister was supposed to move in to this apartment today. We get there and we get our keys and get to the apartment the apartment is filthy dirty like construction is being done. We had the uhaul since yesterday movers ready to move things. The leasing lady there was so rude when i asked her where is she supposed to go they are leasing an apartment that is not even ready. Side note if they offer you apartment 1520 DECLINE IT I LIVED HERE FOR A F*CKING YEAR AND ITS THE WORST APARTMENT IVE EVER SEEN. If I could f*cking put a negative score I would. I've waited so long to review this TERRIBLE apartment complex. To sum up my experience, here's 3 out of a million things that we have had to deal with. 1- Our a/c went out 4 times and each time it took OVER A WEEK to get it fixed. Each time we have been told the SAME THING on why it's broken. And each time we have been told the issue has been fixed. The ONLY way I got my a/c fixed this last time was physically going up to the office and BEGGING someone to help me considering I'll only be in this sh*thole for 2 more months. I would cut BOTH of my arms AND legs off to get the f*ck OUT OF HERE. Okay, 2- EVERY time we have a maintenance order and someone comes in when we aren't in our apartment, we always arrive to it smelling like someone smoked a blunt in our living room. Don't even get me started on the unprofessionalism of this whole entire f*cking place. 3- the maintenance man accidentally caused our washing machine to flood. The apartment manager decided to get an attitude with me and say that I have to call my insurance for my downstairs neighbors items that were ruined. Not even MY items, which thankfully I had nothing ruined. My insurance told me that it would be pointless to file a claim, considering they'd just go after the apartments insurance to which the apartment manager decided to get snarky and said "Pfft, well let them do it". Our downstairs neighbor was also harassing us at the time because of the whole issue and the apartment manager didn't do much of anything to help and tried putting all of the blame on us. Not to mention ALL of the little things we've had to go through living here. I wouldn't recommend this place to the worst of people. I cannot tell you how ECSTATIC I AM TO GET THE F*CK OUT OF HERE. Do your research. And F*CK Sutton Place Apartments.

Don't even think about this place. As former president Obama said, "You can put lipstick on a pig, but it's still a pig." Move here and you'll be greeted with drug addicts/dealers, roaches, incompetent repair techs, rude reps at the front office, leaking roofs, old HVAC systems that break down every summer, and a manager who, at best, is a burden of the state. My favorite part of Sutton Place was the Lexus parked for months in one of the uncovered parking spots. The car was covered with bullet holes, yes bullet holes, all over the driver's side. Drive around and you'll see multiple cars that have been sitting there for months with flat tires covered in dirt. You'll also see multiple vehicles on jack stands undergoing repair work during the weekends. You know it's bad when the roaches just sit there looking at you wanting to be sprayed with poison because they too can't stand living there. Or, they're so stoned from the second hand smoke from the neighbor downstairs that they can't react to scurry away. The owners are trying to spruce up the place as people appear to be leaving left and right. Just ask the front office how many units they have available if you want to see how desirable this place is. During the 2018-2019 "renovations," the construction crew left construction materials everywhere and blocked pathways to get to the apartments. They removed the railings off the balcony (I was on the third floor) and they left it like that for weeks before the new railings could be installed. Grateful I don't have children because the only safety precautions they took were to lean a piece of plywood against the sliding door to the balcony. At night, there was no exterior lighting since the construction crew removed all the light fixtures so you had to walk around with your phone's flashlight on hoping not to trip in the dark or get mugged by your neighbor. The best part was waking up one morning to have rain pouring through the ceiling fan light fixture in the bedroom because of exposed areas in the roof that the construction crew failed to adequately cover up. Management did nothing to put me up in a hotel since I couldn't sleep in my bedroom. All they could do was blame the construction crew. There was ZERO concern for my safety or the other tenants safety when water was literally pouring out of electrical sockets. Then, about 4-5 days before I was supposed to move out, I went back to pick up a few belongings before giving the main office my keys. They opened the apartment and left the door open and some of my remaining items were stolen. I have no way of proving this, but thought I would share that experience too. They also left my A/C running too with the door open. When I went to the office to complain, I got attitude from one of the reps because they thought I was moving out that week and they manipulated the situation to make it my fault. Correct me if I'm wrong, but they shouldn't be clearing out/cleaning the apartment until I give back the keys, right? That would imply that I had vacated the property. To top it off, I was charged $170 for a cleaning bill. I have no idea what the charges were for, but probably to fix the peeling ceiling because of the rain damage? Who knows. I just paid the bill and made my peace with this horrible, horrible place. Feel free to check the BBB website to see this complex's stellar grading of an F+. LOL. I filed a complaint with the Texas State Attorney General's Office to report that this complex created unsafe living conditions and failed to make the space livable. Of course, like everything else in Texas (AKA Mayberry of 'Murica), there's no sense of urgency or concern in this god forsaken theocratic cesspool. The only way people do the right thing anymore is when it hurts them in the pocketbook. Hopefully this complex will finally listen and see their stellar yelp reviews and will learn from their mistakes and create safe living conditions for their tenants. Ideally, it should be torn down and turned into a nice brothel. At least with a brothel you pay to be intentionally fucked in the ass. Renter beware.

I lived here since Jan 2021 i just recently transferred to a two bedroom. I like living here i didn't deal with any roaches until i moved into this two bedroom on Friday.. I've killed over 4 roaches & called pest control to come asap! In my one bedroom I had nice neighbors. clean environment. the staff is nice but VERY unorganized it was a bunch of back & forth when it came to transferring it felt like they were just making up things to say to get me off the phone . Maintenance is lazy!!!! i have placed orders & they never came but marked it online as complete. My living room light never worked tried to request 4 times no one came. As for the two bedroom I just moved into... i was told this apartment was NEWLY renovated there's absolutely nothing new about this apartment.. the people who lived before definitely had a dog that chewed up the bathroom. a lot of cracks & slips in the floor on appliances... overall with the staff being nice & the price being reasonable i give a 3 star. I encourage the staff to get pest control on top of there game & maintenance to stop driving around & help them residents that PAY to LIVE here

Between them losing a large number of apartment keys and not changing the locks to the emergency maintenance staff being rude and argumentative as well as the leasing office staff not willing to take a look at the issue an resolve it entirely instead of patching it up. If i could give 0 stars i definitely would. It would not be smart to live here. By far the worst apartment complex i have ever lived in. They will charge you fees on your move out that they shouldn't. They charged me $500 for carpet which is normal wear & tear unless it's molded. There was no damage to the carpet it was simply wear and tear. They charged me for black bathroom floor and when they sent a picture there is nothing black or wrong with the floor. They tried to charge me $150 for trash bag left in patio & when i brought it up to attention the assistant Hagit said it was a mistake & removed it but didn't want to remove the other things listed above. There is a serious scam going on here! They have roach infestation. Parking spots are so close your car will be hit and dented up. They will have your cars towed. There was a situation where there were gunshots right in front out my building recently and someone got hurt or died. Police and forensics surrounded the apartments for a whole day and had yellow tape everywhere. FbI and police came asking me if i saw anything. The front office never let the residents know anything so if you weren't home you didn't know it was a shoot out in the apartment complex. Anytime there is bad weather the lights go out! I was out of lights for almost a week once! This complex is not worth the money that they are asking for i promise you. The one bedroom are only 667 sq ft and i was paying $1500-1600 in rent. the Wi-Fi they require you to have has bad signal all the time. It's also right off the tollway so be prepared to pay extra money just to leave or go home. Ppl also steal packages and trash cans

We went to visit the facilities and get a tour of the apartments and without a doubt her racism and lack of sympathy was the reason we decided to walk out. First time in an Apartment Complex in Baltimore City where we have felt discriminated for being from a different country. Please educate your staff in terms of valid forms of ID!!

I moved into Sutton Place about 3wks ago. Before I moved in the staff was very helpful and responsive. Whenever my leasing agent was busy with other customers, other agents were willing to assist me. Now that I've moved in I have a cpl of very minor issues with my apt that were resolved immediately. The communication and helpfulness is unsurpassed here. Great job staff- keep up the great work!

Been living at Sutton Place since July. Leased here for the location and the price. Close to everything you can imagine. Restaurants, bars, grocery stores, and Willow Bend Mall. Haven't had any issues with management or maintenance. Definitely worth checking out.

Stay away from this place is the worst experience I ever had in my life they are not professional with no experience they're messy they lose your money and they wanna charge you again and again and after they lose your money they want to charge you late fees it's my first week here and I'm having a lot of trouble with the leasing office ,first I checked the prices and the apartment online whatever price was online I called here to make an appointment to rent the place based on the prices I see the next day I came in just to talk to the office to rent the place they told me all the prices you saw online they changed and they did change them within one day . So that's fine I'm in a rush I'm in a hurry I need to the apartment so I had to pay the extra money so they sent me three times to get money orders for them 1- Application 2- for deposit 3- for rent . After we agreed on everything finally it was about to sign the leasing contract. Then all of a sudden they come to me and tell me the apartment you're taking is not ready yet it needs another week to be ready can you wait one week and for me I have to move in the same day, so after arguing back-and-forth They decided to give me another apartment and I said that's fine and by the way they told me that I qualify for $250 off the first month which is I was excited about and based on that amount I brought the money order for them so I gave them the money order based on the exact amount of money they requested and as you know you cannot sign a contract or move into the apartment without handing the money order to them so I signed the contract I moved into the apartment and after four days I get a phone call from the leasing office telling me that I still did not pay them the money and I all the money for this month and the deposit so of course I saw her asking them to look for it all over the place because I'm sure I gave it to them and that's why I moved in because they saw they have the money in hand . And now they're charging me for every day I'm late for the money and they took out the $250 so I'm paying the full amount now plus late fees even though I already paid I need help because I'm in the middle situation where I'm gonna be paying rent more than triple , this place is a mess they are so unprofessional , I am going over the Internet social network and tell the world about my experience here at this place

Oh I have been waiting a year to write this review as I have never lived somewhere so horrible and never want anyone to go through the same experience. I moved across the country and worked with Reed over the phone/online to get my lease completed. He was very nice and helpful. They knew I was not able to pick up keys the day my lease began since I would be driving from the north east but I had paid for everything up front and made sure electric/insurance was set up the day the lease started. I sent 3 paper bank checks as well with a signed delivery, in which 2 of them were lost by sutton place accidentally throwing them away the first time so I had to have the bank send again (should have been a red flag). I get there after driving 6 hrs with my dog (5th day of driving) and they tell me I have no lease because I never showed up to pick up my keys. I explain the situation and that it was told to me it was fine I picked up my keys a week late since everything was lined up. They then tried to get me into a "different" apartment for $200 more but also said the price I was originally given was wrong. Luckily I had proof of everything and demanded they stick to the lease agreement. I ended up having to speak with Lisa, the manager who was completely rude. I had to threaten to get a lawyer involved because I had everything in paper and writing and they had no reason to say I had no agreement. She got real nice then, coincidentally. I get my keys, the shower is not finished and is completely sticky. After being in a car for 6 hours, having to move my stuff out of the car, and having to work the next day, I needed a shower. I went back to the office, who made me wait until Lisa came back from lunch. They sent over maintenance and the smell of paint was so strong we couldn't go in for hours. They tried telling me I could go in right away but I could barely breathe, I wasn't going to let me dog in there. I told her I needed access to another apartment temporarily to shower and we walked around the property for hours until it was ok. They are completely unhelpful if you have a semi-large package being delivered, they will not accept it. My apt never had roaches however I took measures to seal and put my own roach deterrent around. There are a ton of roaches on the property though. Dog poop is everywhere. Neighbors are nice and quiet although trash is literally everywhere it is so disgusting. They don't pick up trash enough so it over flows. The apartments are falling apart, something was breaking every month. Drawers not closing properly. Water leaking from under the sink causing molding, dishwasher becoming unscrewed from the top, window seals coming apart, shower peeling, washer making a ton of noise. They also were completely inflexible with their construction. I had a 1 bed and told them they needed to tell me ahead of time when swapping out windows so that I could leave the dog in the other room and they would have to do it on separate days or they would have to schedule when I'm home, as the dog could obviously run away if they take BOTH windows out and strange people are in our home making him scared with loud noises. They refused to work with me, did not respond to any emails and I had to put notices on the door demanding them not to enter that they ripped down. They did such a poor job with the construction as well, there are nails everywhere, they backed up into the car cover almost knocking it over onto the cars. They took up my reserved space several times. Upon moving out, I sent a certified letter responding that I would not be renewing my lease. They put it in the mailbox as mail for my apartment! When it was addressed to them. Luckily one of the nice women working in the office (she's newer) helped me make sure it was submitted. They don't answer emails, will lie over the phone, are not trained properly, Lisa is horrible, the property is disgusting, and most of all don't let them mess with your money. I didn't get half my deposit back either who knows why when my water was only $10/month. STAY AWAY!

If I could give negative stars I would. This place is a joke. If you ever need the office or maintenance to do anything, not just in a timely manner, but at all, this isn't the place for you. When I first moved in over a year ago I put in 3 maintenance requests that not only got closed without being completed, but never got a response when I asked why they were closed. Here I am with the same hole under my sink that never got fixed then. Now needing only a kitchen light replaced and having had made the request 3 days ago to have it replaced it's still not done. Multiple phone calls to the office with the staff letting me know they are "so sorry" and "maintenance is on their way to your unit right now" has done nothing to soothe my disdain for these people. At one point someone came and pounded on my door for a full 10 seconds and bolted. The door was never opened and by the time I was able to make my way to the door they were gone. They went back saying the dog was loose when they entered the apartment. Too bad I was sitting on the couch the entire time waiting for them so I could let the dog out of the bedroom she had been locked in. They never opened the door or entered the apartment as they told the office staff and now they've left for the day. If you're looking for unreliable staff and useless maintenance, by all means sign a lease here.

DON'T LIVE HERE! In less than a year and a half the following happened: 1. Attempted Breaking and Entering on our place (They had keys so watch the shady maintenance staff). 2. Actual Burglary from patio 3. Towed truck while having a parking sticker. Had to fight the apartment management to get it back without paying. 4. Tons of bugs litter the units. 5. I asked management to remove poison ivy from bushes in front of the unit and they completely removed all 4 bushes instead of removing the ivy. Then left ugly diet patch for 6 months only to replace with baby plants that had more poison ivy. 6. Plumbing is terrible and you will have to constantly fight clogged pipes. 7. The seals on the doors and windows are horrible. We constantly paid $140+ in the summer for electric. The thermostats aren't calibrated accurately and will say "68" when it's actually much warmer in the unit. You will have to constantly run air condition to counter-balance the loss of air from the seals. 8. Walls are paper thin. You will here everything. The walls next to stairs physically shake when people walk on them. It makes sleeping at night miserable and very noisy. 9. Non-gated community allows for lots of sketchy people walking the property and loitering. 10. Bad lighting makes it dangerous and scary. 11. Fees, fees, fees....all the fees!!!! And worst of all, the apartment management is the worst I've ever seen and that's an understatement. They truly are heartless. The "manager" Lisa and her "boss" Hilary argued with me that my wife lied when reporting an attempted Breaking and Entering. My wife suffered anxiety and fear afterwards and the manager initially denied our early termination of contract. Do not spend your hard earned dollars at this horrible complex. Avoid this place!

Do not sign a lease here. I moved out on July 21st and was supposed to get a portion of my security deposit back. Got an email on August 2nd from the manager, Brittany, stating what I was getting charged for and what my return was. It's September 28th and I STILL HAVE NOT RECEIVED A CHECK. I emailed her twice and asking if there was an update on where my refund was and no response. Funny how when they want their money they need it ASAP, but you can't even get your money back. This place is a joke.

Unfortunately I hate I didn't read reviews bout the roach issue before I moved in! In the past few months I have seen too many roaches for my liking! sooooo disgusting!! They are in my living room coming up under the carpet and they are under my kitchen counter which I'm so afraid what lurks under there.... they are in the stove the dishwasher I feel like I'm living in a roach motel in the projects! I have not requested pest control yet as I have se from previous reviews that the situation was not rectified which is not good as we get charged a pest control fee so hopefully I have a better chance at it. I really didn't want to sign another lease here but unfortunately I don't have time to look for another apartment and I have excellent rental history so not tryin to break my lease!! Let's hope I have better results and if so I will update my review. (Haven't seen pest control in over a year )

This property is rude and non-informative, I recently called with questions and to get a quote on their one bedrooms. After speaking with an employee named Chad, I will NEVER consider this apartment. He was rude and sarcastic about my concerns and didn't give me any information concerning the apartment. Also, be sure to check into their other reviews which are all NEGATIVE btw but by all means if it's your last resort, that's exactly what it should be.

I would give a lower score than 1 if that was possible. This complex has gone downhill very consistently over the last 5 1/2 years I have lived here. Bugs and insects are a huge issue and the complex does almost nothing to address the issue even after repeated service requests. This also applies to mold and a water leak in the bathroom. All management will do is is just caulk and paint over the issue multiple times instead of really fixing the problem. This is my third time to put in a service request for this issue and once again they just cover up the problem instead of fixing it properly. I would personally recommend any other apt complex out there to be a better place to live than this one where residents don't matter.

Okay.... That was the most horrible experience ever... Wednesday I come into inquire about 1bedroom apartments. Marcia was nice, but still new, so she didm't really show me around much either. She showed me the gym and the unit. NOT the pool, nor the lounge. They told me clearly that in order for them to hold the unit for me, I needed all the application forms completed along with the deposit. So, can't process application form without employment verification. So we asked my husband's company for the paperwork done. Because my husband's company is so big, they took FOREVER to get us the paperwork, which they actually had sent to the apartment complex already. We come back friday (the last date to hold the quoted price), and ask about bigger unit options. They couldn't show any models to us, so we just decided to stick with the smaller unit that we agreed upon. As I stated, I spoke to Marcia, and the agreement was get the paper work done and submitted with the money orders to hold the unit. OK! We were promised a unit with wood floors too! (Great! Exactly what we want!) But, Marcia wasn't there friday. (TODAY!) She won't be in until monday, so we go ahead and talk to Britney. We go over what we want one more time with her, and she confirms it, so we say, "Alright! We'll be back with the money orders!", and she replies, "OKAY!" We come back about an hour later because we were starving (missed lunch so we grabbed something quick as well as get money orders), and she passes us to John; whom I spoke with on the phone. He was courteous and apologetic stating that the unit we were interested in had actually just been leased to someone else! Darn!!! :( My husband was very upset. John offers to find a new unit for us, and we stated that we are looking for hard wood flooring and washer/dryer in the unit. Then, he states that the unit Marcia promised to us in the first place actually does not have hard wood flooring! (So, I guess her excuse is that she is new). But, my husband had already become agitated and frustrated that the unit couldn't be held for us. We offered to put money down in the first place on wednesday when I first met with Marcia to hold the unit for us, but they just would NOT take the money without the application completed and submitted with the payments! So he was pretty upset. He went on to complain about the system being flawed in that way, and was trying to explain that he wasn't looking for an apology, but just wanted an explanation as to why a company would say NO to money when a potential client is basically saying, "here take my money we want it!" I think John took it the wrong way and out of no where became very angry and accused my husband of "whining like a little girl" and stood up and threatened my husband to physical violence!!! Oh... MY.... G.... I could NOT believe what was going on. I was totally surprised!! I guess that was destiny that the unit was leased to someone else and not us! My goodness! I hurriedly dragged my husband out because as you can imagine he was PISSED! John went on to yell about he can take my husband to his gym and show him what he's all about and that he's from the marines! OMG... O.O That is so crazy!! As much as this is hard to believe and sounds insane... I regretfully admit that this all really frikken happened!! OMG... O.O Crazy... Just... Crazy... I believe that if I were the manager and witnessed an employee do that type of thing, I would have fired him on the spot! I agree that my husband should have just let it go because John obviously couldn't do anything about the unit being given to someone else and he was trying his best to be helpful... But OMG... Sigh. Well... I hope other people's experience are better than ours.

Do not move in here! The management is absolutely horrendous. I lived here for about 6 months and dealt with a crazy neighbor. She called the cops on me for no reason multiple times to the point where the police advised me to open a harassment case against her, which I did. When I informed the management of this they completely ignored it and ended up kicking me out of the apartment giving me only 10 days to move out. I was then charged an outrageous amount of move out fees and cleaning fees even though the apartment was spotless. On top of all that the parking is ridiculous with not enough spaces for residents. They tow cars with resident stickers on them for no reason. There were multiple instances of gun shots going off at night. It is unsafe and poorly managed. Find a better option.

This whole place is infested with ROACHES!!!! Roaches absolutely everywhere! I've opened cabinets in the kitchen and had roaches fall into my freshly cooked food as well and the bathrooms. Pest control has been called and no one ever came and sprayed my unit. This is not a suitable home for children. I come home to dog piss at my front door and have to step over it to get inside my unit. Please do not rent from these people!!! No person should have to live in these conditions much less pay good money for it. I am so thankful I was able to purchase a home and move OUT!

The parking situation is a joke, the walls are paper thin so your apartment will smell like weed all of the time and I constantly have maintenance issues.My AC goes out once a month and I'm stuck paying the the ridiculous electricity bill from it running but not cooling. One night (the 2nd time it went out in a 2 week period) I had to get a hotel because the maintenance man couldn't fix it at night and when I requested reimbursement, mind you it was 100 dollars not like I stayed at the hilton, I was told that it was my choice not to sleep in an apartment that was 90 degrees. It's an absolute joke, no one at the office seems to have any idea what's going on. Least of all the manager. Mind you the rest of the staff is really sweet, just very poorly managed. I never have any complaints against me, I pay my rent on time if not early and I guess their willing to lose good tenants over a 100 dollars. If I wanted to inquire cost of maintenance I'd buy a house.

DON'T! I moved there in Aug of 2009, what attracted me was that the restaurants and bars near by, it was close to work and it had a W/D included (full-size). Over the 6 yrs I lived there, management changed hands three times (last being the worst, more on them later), while there I dealt with transvestite hookers, drug dealers, car thefts, vandalism, huge siestas at the pool that would go deep into the night. Parking is a nightmare, pay for covered or you have a chance of not having a parking spot (some are wider than others). The pool is nasty...very nasty, the entire time I lived there I got in it 3x and every time I was sick after it. The gym is a joke. Speaking of jokes, let's talk about the current management and the last year I lived there. My car was having issues to passing state inspection, told office and they said don't worry...next thing I know my car will be towed if it is on the grounds (funny, one of the leasing agents got away with it and his worn out truck). So I got a sticker for my fiance's truck to park there, no issues until one morning when I noticed her truck was gone....Southwest Auto Tow, yeah she left her truck unlocked (SWAT would show up with a bunch of people, they would run around the parking lot trying to open car doors and look inside them with flashlights), well we found her parking tag stuffed in the glove box (her son pointed out the tag hanging from her mirror the previous day asking what it was for). After much complaining we got our car back. Month later, I confronted one of their drivers trying to open her door again, he moved quickly when I came out with a 3ft crowbar in my hand. More jokes about management, when I told the manager (Brittany) that I was moving out, she told me (they were even saying this prior to me before I put in my notice) that all first floor apartments were getting hardwood floors. She even told me (2x and should have got it in writing) not to worry about doing any type of cleaning because my apt was being COMPLETELY GUTTED, all new counter tops, doors, paint, appliances, HARDWOOD floors...everything. Oh and the shower, no matter how much cleaner we would use, mildew all the time. Well months after moving out I called about my deposit....found out there was new carpet put in, paid $185.00 for vertical blinds and that my deposit was not there. She will not return my calls because SHE LIED TO ME FACE TO FACE!!!! I called corporate, oh that joke, they called me back on a blocked line in the middle of the day leaving a message saying she will call back....after four times of me calling, no word from them. So, do not listen to these crooks, overpriced, horrible grounds and honestly, Brittany....you are a two-face liar who honestly needs to find a better job, Mc Donalds?

Stay away - in fact RUN AS FAST AS YOU CAN AND DONt LOOK BACK!!! Worse apartment complex in all of DFW. Cant even get into mailbox for weeks...now months and no one takes responsibility. Nothing gets fixed. Roaches! Was even moved to new apartment due to my complaints of roaches before I even got fully unpacked. And the management left my outside storage locked so I couldn't retrieve my belongings until magically they disappeared and noone knew where my stuff went. Management response - null!!!!! Don't even think about driving around the complex at night - thug life! Do yourself a HUGE FAVOR and STAY AWAY!!!

I have lived in this complex for about 6 months now. I originally moved in because it was very close to my job. I have now moved job locations and I refuse to leave this place even if another complex is closer! Their staff is amazing! Reed Joyce is our leasing agent and he is incredible! He is assisting me, my fiancé, and our roommate in moving into a bigger two bedroom unit now! Everyone in the front office is so nice and understanding. The apartments are very nice and clean and they insure only the people living in the complex are parking at the complex unless they are parked in visitor parking. We had one issue with beetles when we first moved in but they had pest control out the next day to get rid of them. We haven't seen any since. It's very quiet and the people that live there are of all ages so it's very easy to make new friends. It's nice and affordable. If you need a place to stay go see Reed in the front office!

A living HELL .. RUN do not rent here!! THEY have a master key to the units and will let themselves in .. and make themselves at home!! I had stuff stolen from my unit!! They would make up service request to go in even though I asked to be notified before they went in, it was even in my file!! NO CALLS .. just an email the next day... NO return phone calls .. oops I did not know you called!! Dumpster are over flowing with trash!! Water bill goes up ever month .... Management is HORRIBLE ... New MANAGEMENT is not any better ... PARKING is a nightmare ... Junk cars on the road ... motorcycles allowed to share parking spots so it is hard to park ... Parking spots are small and not enough parking for everyone!! Drug Deals going on in the parking lot ... It would not allow me to give it NO STARS ... NOW I AM FIGHTING TO GET MY MONEY FROM THEM ... Trust the people that say it is horrible ... I only stayed 6 months and got out of my lease ... after having to file a police report being robbed over 4th of July ..

IF YOU MOVE IN, YOU WILL SEE AT LEAST 5 PER DAY AFTER KILLING THEM ALL If you ask them whether or not they have bugs, they will dodge the question and say "We do have pest control". Do not fall for it; they will spray your apartment, but it will not work, and they will hesitate to service your apartment, subsequently. They will not followup with you after any request you make, and you will wonder if it was really done. Do not let the nice pictures online fool you. The place is run down and old. The neighbors are extremely loud, and they stomp. People can easily peek through your window. If you are considering the place because of the cheap rent, keep in mind, they will increase the rate on you. The staff is rude and unaccommodating. Sutton Place is more like Satan's place, and is not worth 700+ dollars per month. You will feel ripped off, and they will not give you your whole deposit back. The staff lacks education, and they will try to sound smart. Also, since the place has bugs, they will crawl in your things. I've left my stuff in storage for over a month, and the bugs are still in my things... Dogs bark like crazy at the complex. People will try to mess with your car..

These apartments engage in "bait and switch" tactics when advertising. They advertise units at incredibly low prices on craigslist but when contacted people are told the units are actually going for two to three hundred dollars more. Even though the ad on craigslist is only a "few" hours old!!! They advertised a one bedroom for around $400 and when I contacted them I was told it was actually closer to $600. How is this possible when the ad was only a few hours old?
