Very disappointed after purchasing a high tea as a birthday surprise via third party called luxury escapes. Our booking was not conyeyed to hotel so we were unexpected and food and dietary requirements were not allocated for. We felt uncomfortable and embarrassed... The high tea was pretty underpar as we've been to a few around Perth now and this was the worst... Scones macrons and mini pavs were nice... However you put the scone containing gluten on my friends tray and it was conveyed that she was intolerant... The bread to sandwiches on both trays was as if it had been left on the bench for very long time.. Extremely dry. The location is lovely, inside the building is a little dated but nice... It's a very big venue.. However outside it looks like a shambles and we drove past it thinking it was an old debilitated hotel... It needs some fixing to look inviting... Could be a great place for a Sunday session if they really tried

An average hotel with an average, but comfortable room. The hotel is on the side of the Swan River and we were a bit disappointed that there was no view or verandah on the riverside. We appreciated the enthusiastic help at reception to print a few pages for us.

This sprawling hotel complex looks fantastic with high quality build materials, layout, river view deck area, etc. but unfortunately that is where the praise ends. The service was almost non-existent! I stayed a week and on the four different days I tried room service no-one ever answered. No menus in the room and although this is nothing new for modern facilities the small QR code located in the far corner of the room provided a link to a PDF version of their menu only and no automated way to order, or pay. Calling room service was uneventful, as mentioned earlier, so had to go to the restaurant. Even then, despite the website stating that food was available until 9pm I was told upon entering the restaurant at 8:35pm that the kitchen was closed. Luckily, with a late check-in standing behind me, also hungry, we were able to argue for service. The rooms are generally well sized and well laid out but mine had 2 queen beds pushed together and then had the bed linen put on with a single sheet and quilt (dooner) to appear like a bigger bed. Potentially a very welcome slumber pad but as the beds were only pushed together, and unsecured, any movement in the night caused them to separate and I found myself wedged between them, twice! After requesting the room to be serviced I came back to find that all the rubbish bags of empty food and shopping packaging still in the room and the floor hadn't been cleaned. Only bedsheets and towels had been changed. Last gripe... the fire alarms went off on three different days and although only a small group of people mustered correctly, at no time was the muster area attended by a member of staff and no-one bothered to explain the issues. The attending fire fighters were the only ones that offered any explanation. Apart from a few individual members of staff trying their best it wasn't anywhere near enough and I would not recommend this place to anyone.

I stayed at this hotel for a total of five nights. I originally booked three nights and then extended for another two. During the third day of my stay, the room cleaning staff removed a set of pajamas that belonged to my wife and placed them with the used linens. This pajama set has been with her since childhood and carries over twenty years of memories and sentimental value for us. We checked the CCTV and confirmed that only housekeeping entered our room during the relevant time period. What shocked me even more was the way the hotel handled this incident. On Wednesday I politely asked the front desk to help us resolve the issue. Instead of taking responsibility, they kept pushing the blame away. They repeatedly told me that their cleaning and laundry services are outsourced to two different companies, and implied that if anything is lost, it is the fault of the external companies, not the hotel. That same day, they promised to contact the laundry company, asked me for photos of the missing pajamas, and said they would send them to the laundry and give me an answer the next morning. However, the next morning no one contacted me at the time they had promised. It was not until I became angry and the manager got involved that anyone took further action. When I spoke to the manager again, she called the laundry company once more and again asked me to send photos of the missing item. This makes me reasonably suspect that the staff may never have contacted the laundry company in the first place, and that their earlier promises were just empty words. I also want to point out that during this whole process, I felt strongly discriminated against by one of the front desk receptionists. Her attitude and remarks made me feel that we were not being treated with the same respect as other guests, especially considering she was the one who had given us so many “promises” on Wednesday. In the end, the hotel only offered compensation of one night’s room charge. For us, this was insulting. It does not even come close to compensating for the emotional loss of something that has accompanied my wife for more than twenty years. We therefore refused this offer. To future guests: Please think very carefully before staying here. If any of your belongings go missing, the hotel may simply blame the outsourced companies and say it is not their responsibility. And if you are a foreigner or from a minority background, be prepared that you might not receive fair or respectful treatment when problems occur. They not even clean your room after your complain!

Arrived and first impressions were good seeing the front of the hotel. Checked in, lack of uniforms for staff seemed very unprofessional. Looked past it as they graciously gave us a room upgrade but upon arriving to the room we dread to think what our original room must have been like. We were given a map and told how to get to the room - the directions given did not lead to the room whatsoever and when the receptionist passed us looking lost he laughed and we had to ask bar staff how to get there. When we drove to the back car park we felt like we had entered a construction site , rubble everywhere and cones, so run down and shabby looking. On entering the room we were pleased at the size but disappointed with how dated it is. The fridge was dirty , and the room wasn’t spotless itself. The blinds to outdoors didn’t work as remote was missing and we were surprised by the lack of privacy on the balconies, to the point where guests in another room came and took our chairs. There was a lack of privacy also as we could hear conversations outside clearly and wondered could we be heard the same. Carpets stained. The aircon must have been decorative as the room was so stuffy during the night and it wouldn’t work at all. Only two towels given. Also disappointed that only half the plug sockets worked. Worth noting that one staff member being on for check out isn’t realistic and had to wait for some time to check out. When we checked out no consideration for our stay, didn’t ask how it was or give us a chance to give feedback just took the key and moved on. Will not be returning and would advise everyone to take note of the negative reviews. A disappointing celebration of our engagement

Great King room with huge comfy king sized bed with crisp clean linen. River views, clean large room with coffe/tea and wine fridge with 2 inviting glasses chilled! Nicely appointed bathroom. This place is like a jewellery box full of glitz and glammor, sparkling chandeliers, designer furniture and marble everywhere. Front desk staff very helpful, same with dining room staff. We ordered lamb shank and Crispy pork belly both of which were very good, brought to our table via a robot!! We will definitely make this our Perth stay in future. Cons were gardens need work and carpets in room showing their age.

Disappointing – Would Not Recommend When you first walk into the Swan River Hotel, it looks quite grand, but unfortunately that’s where the positives end. After that, it becomes a complete nightmare. The staff are unpleasant, unhelpful, and barely responsive. The pool is out of order and has apparently been waiting on council approval to reopen—which usually means something serious went wrong. On a hot day, when we asked if it could be used, the response was simply, “Not working, council approval waiting, sorry,” followed by a blank smile when we said that wasn’t good enough. We’ve stayed here before and it was reasonable, but this time it felt more like a rundown flea-bag motel. The rooms were filthy: stains on the walls, stains on the chairs, stains on the carpet, and bleach stains all over the corridors. The bed itself looked dirty. It honestly seems like the hotel hasn’t been maintained in years. When we arrived, their computer systems were broken, and when taking a deposit they even charged a surcharge on the deposit. The property is in a prime location, but everything is broken, dirty, or under construction. Trash in multiple areas, construction work everywhere, and zero care from staff. Overall: unresponsive staff, dirty rooms, terrible service, and a completely run-down property. We won’t be returning, and I’d strongly advise others to avoid it until it’s properly managed and repaired.

We stayed for one night, paid extra for room with river view but the only view is a parking lot right next to our balcony. Room itself is outdated and no smart TV, no speaker, so make sure you take your own entertainment with you. Bed itself is actually good with nice sheets, bathroom isn’t too bad either. But is it 300 dollars worth a night? - No On a good note, for dinner we ordered gnocchi and chicken parmigiana which actually was very nice and okey price.
