Worst experience I ever had in a hotel. No privacy, no curtains, no sleep. In short: When I arrived the room seemed nice. But it was very bright and had no curtains. The room has mirrors on the walls. Sun rises close to 6. Other hotel/rooms can look into your fully mirrored curtainless room. The reception was supposed to open 6 but did not pick up the phone. When I walked to the reception (06:40) there was no one. At 7 there was a receptionist, she told me the curtains where arriving today and that they were fully booked and no one else had complained. I luckily just stayed here for one night. Never coming back and absolutely do not recommend. I could have named some things that I did like, but the minimal base of what an hotel should give (a place to sleep) was missing.

If you are looking for a place to stay in the heart of one of the nicest areas of Lisboa, look no further. This place is a gem. Nice rooms, authentic style. Very good restaurants, nice shops, all in walking distance. Very much recommended.

So disappointed in this hotel. Finding it was the first challenge as there was no name on the doors from the street. The receptionist’s “welcome” was indifferent and he failed to inform us that this supposed B&B did not actually provide breakfast until I asked where we would find it, whereupon he laconically stated that “it was on the website” and he “thought we knew”! Given that we had received an email prior to our arrival telling us our payment had been successful it seems extraordinary that the manager did not take that opportunity to inform us personally beforehand of the lack of breakfast facilities, thus giving us the chance to book elsewhere - but then again, that was probably precisely the intention! When we arrived at our suite the bedroom door handle came off in my hand as I opened it and, despite reporting it that first day and several times after, nothing was done about it. The safe instructions were completely incorrect and the door kept jamming. The smoke alarm was hanging off the ceiling, there were not enough coffee pods provided for the length of our stay and no more were provided despite our request, and, being an obscure make, it proved impossible for us to buy more. The towels were old and one was holed. There was no handsoap by the washbasin and the usual amenities provided by a hotel of this supposed calibre consisted of only cotton wool, a shower cap and a shoeshine sponge. We had to go out and buy our own handsoap! The shaving mirror was absent and the replacement 2 sided freestanding mirror was missing one of its sides! Reports to the receptionists resulted in only the broken mirror being replaced, mumbled apologies and a pulled face when we said this was most certainly not what we expect from a supposed 4 star establishment. It was a huge let down after we had booked this place for a special birthday. The overall impression was of a hotel that was being allowed to run down and run itself and with no interest in guests’ comfort. There are plenty of other better places to stay in Lisbon so avoid this one.

The bed is comfy and the location is decent. That’s the only good thing I’ve got to say about this place. We were in Room 15, on the first floor and it stays loud till past 1am as it’s above 3 restaurants with music. The bathroom door doesn't "close" as there's a giant hole where the doorknob would be. It gives you and your partner a great little peek at each other while you're in the toilet. 😂 The wash basin is located separate from it. The shower has mould in the lining. Normally, l'd ignore it all but the attitude from some staff regarding our air-conditioning leaking through our entire visit is what irritated me. They told us a technician would come fix it. No technician ever arrived over the 3 days we stayed there. We had to ask for a spare towel every single day, sometimes thrice, just to have them say on the final day, "No clean towels available." I'd let my husband deal with them the whole time, but that was my final straw. No clean towels in your whole hotel? And then when I had to go down, and pull a Karen-level fit, suddenly there was a clean towel available as well as a new room for us to sleep in. Incredibly disappointed that you do not help people when they are nice. We needed to be awful for an actual response?! Just be honest with your customers, instead of lying or not communicating at all! TLDR; If you booked this hotel, good luck to you.

I had the pleasure of staying at Teatro Boutique Rooms & Suites from February 9th to February 13th, 2025, and my experience was great. The room was beautifully designed, clean, and very comfortable, providing the perfect atmosphere to relax after exploring Lisbon. The location was ideal—central yet peaceful—allowing for easy access to the city's main attractions. I also appreciated the attention to detail in the service, ensuring that every aspect of my stay was seamless. I highly recommend Teatro Boutique Rooms & Suites to anyone visiting Lisbon.

Our flight arrival has changed and that’s why we could not reach the property within the usual check in time. The personal was unhelpful and would not help us to solve this situation. We even asked to pay extra to get later check in but they would not help us to solve this unfortunate situation. In the end we had to book another accommodation and have not gotten any money back for this room. Very poor service, would not recommend.

Great apartment in good location. Has separate living room with limited kitchen. Coffee machine, kettle, fridge, cups and glasses. No silverwear, plates or bowls but all can be bought from a small supermarket behind the theatre. No cooker, microwave or kitchen sink. Bedroom and bathroom good, superhot water, once its warmed up.

Uncomfortable Hotel! Read entire story. My family Was meeting my husband and I in Portugal for the week we had booked this hotel prior to leaving the states. We saw so many good reviews and photos looked great so we chose to stay for three days. It was the worst hotel experience. First when I saw double room I thought I was getting a room with two double beds. We did not have enough sleeping beds for our kids so I had to get an air mattress. The reception person was not helpful at all. Double room means larger room size not two double beds. A/C was not working in all three rooms we had it was barely cooling off and I was told it was the best they can do. Rooms smelled musty, the fancy bathrooms are not functional. The sink style splatters water everywhere and there is no privacy to use bathroom as doors are all clear glass. There is no lobby or breakfast area and the hallways are small not to mention the old style elevators that fit one person with luggage and four without. Linens were not the best and room just felt dirty. The only thing great about this hotel was that it was located in a good spot with restaurant and bars close by. Other than that the price was not worth it.
