We stayed in Cottage 11. We had a child with us and it was perfect for our group. There are hammocks and place for relaxing. This is a great place worth every penny. Breakfast was superb! You can get beach pass for Cooper’s beach. They lend you beach towels and if there are beach chairs available then them too and fee parking. Service was spectacular. We couldn’t ask for better stay. There was a little issue with Wi-Fi, but the manager was trying her best to fix it and came up with back up solution. Thank you!

The Home is so beautiful and the beds are so comfortable. Edgar helped us out and even gave us such a wonderful tour of history of the home. It is close walking distance to everything and they even provided amazing recommendations of where to dine. Highly recommend.

1708 House is a gem in the Hamptons! It is a quintessential, boutique bed & breakfast in the middle of Southampton. I travel regularly for work and this is the only place I'll stay. The rooms are all unique and tastefully decorated - personally I'm a fan of Rooms 1 and 7 - and the overall attention to detail and customer service is outstanding. So many thoughtful small details that make my stays seamless and comfortable. The bathrooms are immaculately clean, the linens are quality and new, they provide travel toothpaste and toothbrushes, the HVAC is quiet and rooms are always at a perfect temperature, and they offer lovely spreads for breakfast and tea / happy hour. Breakfasts always feature fresh fruit, strong coffee and fresh baked goods from Tate's Bake Shop, along with a chef to prepare hot items. The team is also very friendly and professional, always checking in to make sure your stay is perfect. I've tried out a number of other spots in Southampton and this is THE place to stay out here!

Even though this review is late, I still dream of this house, from the moment we pulled up, it was everything I wanted and more, I had tears in my eyes from so much happiness. We were welcomed into the home like it was ours. It was the attention to detail that was so impressive. I feel since the pandemic a lot of things have slipped through the cracks, however, every detail was very much appreciative. From the toilet paper stamp to the afternoon tea, the Christmas decorations, open fire, the house brought so much joy. It was just my husband and I but I could picture our family coming here for Christmas/NYE and having the most magical time, that would create memories that would last a lifetime, the one night we had was not enough but it was a night we will never forget. We loved meeting the owners and looking back at all the photos/renovations, you could tell how much they wanted you to love the house as much as they have all these years. Thank you for making our time so wonderful and my making childhood dreams come true. We will definitely be back again.

Had a mini vacation in early March. Sat afternoon till monday late morning. Our room was gorgeous, all dark wood walls and ceiling. The decor was old-fashioned loveliness. The staff was friendly and accommodating. 3pm Wine and Cheese snack when we checked in was fun. Breakfast was cooked to perfection. There are plenty of choices at the buffet. The breakfast room was set so beautifully. We wondered around and found the wine cellular a bar a game room a pool room . I bet on a summer evening it would be a nice place to keep cool and hang out with friends and other guests. We will be going back.

I was in town for work and decided to stay here for a few days. The room was really more comfortable than I expected with heated bathroom, really comfortable bed and polite staff. Major bonuses are a great omelette and coffee every morning. In the evening, I enjoyed a glass of wine to help relax after a long day. Summers must be beautiful here so next time, I'll bring my wife and stay longer. She would certainly love this place.

Lovely bed and breakfast with welcoming staff and comfortable rooms. They went above and beyond to make sure that we had an enjoyable stay. Breakfast made to request and afternoon tea with snacks by the fire. Great water pressure! Overall a wonderful experience, we will definitely stay here again.

This is a response to the owner's reaction to our review. While we were not thrilled with the room rate during this visit, this review was 100% factual, and not than retributive, as the owner suggests. We have stayed here many times over the years and have referred numerous family members and friends. The rates have varied greatly and while we were not always thrilled with the stay or the price, we have never left a negative review in the past and have continued to return to the B&B. The rate during this visit was somewhat higher than in the past, but not unreasonably so, and certainly no cause for a negative review. We have better things to do with our time than post false reviews. Regarding the owner's response about why we didn't report the bites - we didn't report them immediately because at first we thought they were just mosquito bites. But over the course of the next 24-48 hours, the sheer number of bites multiplied as the inflammation around them worsened. The reaction to insect bites like this can take time to manifest - a Type IV hypersensitivity reaction, to use medical parlance. They itched in a way no mosquito bites ever did. It became apparent only over time that these were not mosquito bites but bedbug bites - due to the sheer number of bites, their appearance, and their unusual locations. Even now, many weeks after the bites, I still have numerous healing scars over my body. We thought many times about telling the owners about this and even almost stopped by in person to show them the evidence of the bites several weeks ago, but the thought of getting into a confrontation with them deterred us. Clearly, as evidenced by their rabid response to this review, we were correct in avoiding that interaction. Rather than apologizing or seeking to investigate the possibility that there is a bedbug problem in one of the rooms, the owners attack us and lodge false accusations

I've just returned from my third stay at 1708 House. Our small group has retreated there each December and the owners and staff have been incredibly friendly and accommodating. We tend to take over the place and make ourselves at home and they welcome us with open arms, constantly adjusting their schedules and offerings to anticipate our needs. We'll be back!

We stayed at the 1708 house for a New Year's getaway. We booked cottage 12 for a little more privacy, but I am sure the rooms in the main house provide very comfortable accommodations as well. A delicious breakfast was served each morning on pretty china and included fresh fruit, pastries, coffee and tea, as well as a choice of eggs, pancakes, and French toast with some traditional sides like bacon and sausage. In the afternoon some snacks, wine, and tea were available. Caroline was absolutely lovely from the minute we checked in and provided us with great dinner recommendations. The house itself is very inviting and has a cellar from the 1600's which includes game tables (e.g. checkers and chess). As you would expect in a historic house, the furnishings were very traditional. The location is great if you want to be near town. It is right next to the shops in Southampton. It was also an easy drive to Cooper's beach - a little over a mile. My understanding is that in the summer they provide a parking pass upon request - we did not need one for our winter visit. For those traveling during covid, they did require masks in the common areas of the house. We saw Caroline and others frequently wiping down high traffic touch points and felt very safe during our visit. Overall, the 1708 house provided a perfect place for our short escape. We can't wait to visit again!

This past January, I decided to treat myself to a nice, relaxing, getaway weekend, all to myself. My sister had stayed at 1708 House years ago and she highly recommended it, so, off I went. Everything I wanted in a B&B, they delivered. My room was ready when I arrived, immaculately clean, very cozy and nicely decorated. After I unpacked, Linda, who works at the front desk, was very gracious and accomodating, and gave me a tour of the 1708 House. I learned all about it's history, which was extensive and fascinating. There is that feel of old world charm as I walked through every room. Every afternoon, you can relax in their beautiful furnished dining area for afternoon tea, along with the most delicious baked goodies from the Blue Duck Bakery, also located in Southampton. On every table, there are place settings with the most elegant fine china and linen napkins. You are offered a very nice selection of herbal teas, coffee, wine and the brownies were outrageously delicious!! In the morning, you are welcomed with a wonderful complimentary breakfast which includes fruit, bagels, danish, cereals and they will even prepare your choice of eggs if you wish. I love that 1708 House is located right on Main Street, within walking distance of the many great stores and restaurants Southampton has to offer. It's perfect for the summertime as the beach is right down the road, and you are given free passes for the day. I will definitely be visitng here again.

I recently spent a night at the 1708 house. I don't know what more you can ask for in a bed and breakfast. They were extremely accommodating for my last minute late arrival. It is very hard to get a room in the Hamptons in the middle of winter. At first I thought I was off to a bad start when my credit card would not work, so I tried another and that did not work. Knowing that both cards were both in good standing I did get a little frustrated but never let it show. Lucky for me there was a bank directly across the street And I was able to take out cash with the same card that was "denied" in the 1708 house, I think it was there machine. After I checked in the innkeeper gave me a small tour of the House and I was extremely impressed by the condition of it. Being a corporate sanitarian, sanitation is the first thing I notice. The inn seemed very clean and cozy. They had a nice game room and a really quanit and cozy wine cellar in the basement and offered free wine and snacks all day. The theme of the house was maritime and it was really cool with all the artifacts in the basement. I stayed in a small room on the first floor near the kitchen, previous experience led me to believe it may be a noisy room but it wasn't at all. The room was clean and everything was nice and fresh, the bath accessories were very nice. Bed was extremely soft and comfortable, linens clean and smelled fresh. Breakfast was nothing fancy but it did what it had to do to get me going through the day. They made me eggs and bacon to order, along with fresh perfectly ripened fruit and pastries. All fresh and very good. Overall it was a very good experience.

Great location, friendly owners and folks, intriguing tour of the historic house, and generously honors veterans a free night for Veterans Day. Our family of four stayed in one if their two bedroom restored spacious historic cottages with thoughtful amenities like toothbrushes and coffee. They made sure we knew to take drinks and sodas from the main house kitchen at any time. They custom prepared our omelettes and eggs in the morning. It was our first time at the Hamptons and because of them we will return in the Spring.

This is a tourist trap - they do not post their prices online, they do not tell you the cancellation policy until after they send the confirmation email. Cancellation policy should be made known. I will never return to this establishment again. There was a mix up with reservations, terrible communication and when my boyfriend and I went to speak to the managing staff about it, it turned into an argument where the manager Kiki pointed a finger gun at us and pretended to shoot us and she kept going on and on yelling. The other manager had to ask Kiki to leave multiple times for making me cry and acting profusely inappropriate and unprofessional. Later on, after figuring out the issue we still did not get an apology. Besides that the AC in our room went out and the whole stay Kiki did not make me feel comfortable, she was extremely difficult when it came to us switching rooms also when it did not have to be.

I arrived and he was rude and cold. Told me coffee would be downstairs at 7:30. Second morning there I went down; it was cold and snowy outside. Nothing. The wife (I guess) came out and said I was the only guest and should go to The Golden Pear and get breakfast and gave me a business card saying they would pay for it? Really? I paid $300 plus for a B&B and I can't even get a fresh cup of coffee? They give B&B's a bad name ... do not even consider it.

I had a great experience here. The management was friendly and accommodating. (I wonder if the older reviews were about a different person.) I felt like I was staying at a friend's house. The afternoon tea and breakfast were cozy and convenient. The house is beautiful and so clean that I didn't even use the clorox wipes that I always carry in my suitcase for hotels. My room was definitely big enough, but I enjoyed spending time downstairs with the other guests. Plenty of room and plenty of privacy. I would definitely stay here again.

Elegant and spacious antique house. I have put up overflow guests here, so can highly recommend it. It's beautifully restored and decorated, really lovely, and a perfect walking distance to everything in the heart of the village. The owners are gracious and helpful. Lots of wedding parties stay here as do film crews for TV shows working locally. If you want atmosphere without tackiness and silly frills, this will suit you perfectly.

Very sorry to say that the manager, Linda, is anything but welcoming. We paid in advance, and were then treated rudely by her. Behind the InnKeeper's back, she is whispering and eyeball rolling, if you dare ask for anything. She pitches her daughter's paintings to every guest, and since my wife and I were not interested at all in those paintings, she ignored us from then on. Again, the Innkeeper/owner seems unaware of Linda's unwelcoming & poor treatment of his guests. John, an assistant manager was always professional and welcoming. My wife & I, however, will not return due to the manager, Linda.

Amazing location, beautifully decorated and very clean room, last minute accommodations and fair rates by the owner made for a perfect weekend. The delicious breakfast was the cherry on top! The only reason for 3 stars was the manager Linda. Quite unpleasant and not welcoming...definitely should not be in the hospitality business. Everyone else, even the cleaning crew, were delightful.

The cheapest woman in the world runs this place and considering how expensive it is to stay there a night we were floored! She is rude and nasty as well. If she decides to be nice to you suddenly it is completely phony..We will never stay there again

We've stayed here several times over New Year's weekend. The 1708 House has nice big airy rooms and is very well maintained. The breakfast is nothing special but it is available and served in a very pleasant dining room. The innkeepers are accomodating and reasonably friendly.

Great place to spend a summer week in Southampton. Comfortable rooms, beautiful lower level, perfect for hanging out by the fire. The breakfast room is lovely, and I particularly enjoyed the complimentary afternoon wine and cheese. Walking distance to shops and dining, and beach passes are provided to guests. Looking forward to my second visit this summer. Had there been a swimming pool in the back yard, this would be an easy 5 stars in my book.

This place is an expensive motel. With no amenities, not even water or a piece of fruit given in your room. Mismatched furnishing, no lovely linens that you would expect at an expensive inn. Not even a welcome card in the room. Was very, very disappointing.
