"A three-story former beer hall that dates from 1910 and stands just off Bellevue Avenue, the main drag through Newport’s mansion district. Converted into a 12-room B&B, The Attwater has recently become part of the small, stylish New England Lark chain and undergone a radical renovation of its interior decor by designer Rachel Reider. TBoldly colorful yet classically New England. Reider juxtaposes ocean-evoking turquoise and navy blue in wavy patterns with crisp white on curtains, carpets, and throws and jazzes them up with eye-catching counterpoints of orange, lilac, apple green, strawberry, and black on fabrics patterned in smudgy boho-chic ikat, stylized chintz, and zebra stripes. Such gaudiness may, as the brochure proclaims, be “Newport Unconventional,” but the French doors painted white, lamp bases formed of neatly coiled balls of nautical rope, luxurious headboards, plump pillows, overstuffed poufs, and traditional slipper chairs also evoke old-money Newport luxe."

Was visiting Newport for a girls trip and we were delighted to stay at this charming hotel. It is very well-located to attractions and restaurants. We did not have a car and we were able to walk everywhere and it was very close to one of the stops for the free trolley to the mansions. Our room was in the building next door to the main hotel and it was very well-appointed. We appreciated the comfortable sitting room and the very large bathroom. The bed was comfortable. The included breakfast was good, and while limited, it had enough variety to be satisfying. If I was in Newport again this would be a top choice. One thing to note is that there doesn't seem to be an option for a double room that I could tell. I was traveling with my sister so we didn't mind sharing a king, but this could be less appealing for other travelers.

Stylish boutique hotel with a great Newport vibe! Rooms are beautifully decorated and the bed was incredibly comfortable. First time staying at The Attwater and it won’t be our last! Such a cute boutique hotel tucked away from the hustle and bustle of Newport but conveniently located so it’s walkable to downtown! The manager, Peter, was very friendly and welcoming. Our room was spacious and equipped with everything we needed for our weekend stay. And the included breakfast had amazing homemade offerings. Another bonus of The Attwater was free parking. Highly recommend!

We just returned from a great stay at the Attwater! Conveniently located along the free #67 bus line and a 15-minute walk to the Cliff Walk or the harbor area. The king suite was incredibly spacious....HUGE...with lovely and comfortable furnishings. As if the room was not large enough, there are lovely indoor and outdoor sitting areas located everywhere. Delicious breakfast, kind staff and great toiletries add to a wonderful stay.

What a great find the Attwater! When doing my research I wanted to find a place to stay that was located near the heart of Newport so I didn’t have to drive my car once I was there! The Attwater was the perfect spot! It was a very cute boutique hotel that has wonderful staff and comfortable and modern amenities. I stayed in room 33 in the main hotel which was a king suite. The bed was like sleeping on a cloud and the pillows were so soft. It was quiet which was also very nice. Room was located in the main building and was on the 3rd floor so I definitely got some exercise this trip! Peter at the front desk was so helpful in giving out advice on where to eat and where to explore. This hotel was about 5 blocks from the heart. Nice little walk. Maybe like 8 minutes. Going downhill was no problem but coming back was a little workout. Much needed after eating and drinking ! lol. I would definitely recommend this hotel for its location and hospitality! Some great food in Newport. Check out Sardella’s for awesome Italian and the Red Parrot for some beers. The lobster bar makes great frozen mudslides ! I didn’t get to see everything but will definitely return to do the cliff walk and tour the mansions. Try the railexplorers excursion and catch some live music at the Blues cafe. Great bands! Such a cute safe town! Will be back!

The attwater was comfortable and reasonably affordable for our trip to newport. It was close to the things we wanted to see, bowens wharf, the cliff walk. ||Check was super simple after hours and the instructions were easy to follow. Would recommend staying there and we will again.

We just returned from a wonderful stay at the Attwater! We were lucky to stay in a King Suite. Both the living room and the bedroom were huge!!! There are many outdoor and indoor sitting areas. Everything is spotless, super comfortable and stylish. Breakfast was tasty and satisfying. We loved the location....15 minute walk to the Cliff Walk one direction and 15 minutes to the harbor in the other. The free #67 bus is a super convenient walk from the front door. It runs from the end of the Cliff Walk to the harbor, along all the mansions of Bellevue. We definitely hope to stay again!

My girlfriend and I went last year and fell in love with this place! Peter is absolutely fabulous! He literally takes the time out to suggest certain places etc, to make your time in Newport the best it can be! The rooms are so cute and decorated so nicely. The main thing for us is cleanliness and The Attwater is very clean! It almost feels like your home when you are there! Nice little Continental Breakfast in the morning! We will only go to the Attwatter when we stay in Newport because we feel like we would be dissing a family member if we didn’t! Great place!!

What better way to spend New Year's Eve than on a swanky staycation at the Attwater Hotel? A newly renovated boutique hotel, this is definitely worth a visit if you are looking for something less massive than a hotel, but more involved than a bed and breakfast. My boyfriend and I decided to make a night of it, and check into this super cute hidden gem, nestled right behind the Newport Art Museum and steps from Bellevue Avenue and the Newport Mansions district. The facility and the rooms are sparkling clean, and don't even get me started about the decor! It is to die for - quirky, fun, and super Instagram-friendly. They are owned by Lark Hotels, a small company, and the bird details are subtly present throughout. My favorite nod to their namesake was an adorable Do Not Disturb sign that hung on the guestroom door reading "Shh.. We're Nesting." It honestly took all my willpower not to steal it! Ahem. We had a great experience with Peter, the Attwater's Front Desk Manager. Not only did he call us prior to check in to see if he could assist with anything we would need, he also upgraded us from the small Queen room that we had booked to the spacious Lark Suite, their largest accommodation. The suite had a gas fireplace, soaking tub, and gorgeous seating area with a dining table and several cozy couches and armchairs. We were super grateful for his hospitality, and even when we had a minor issue with the heating system in the room not lowering, Peter assisted us in the morning and generously offered vouchers for a future night stay. Thank you for your attention to detail and hospitality! I also LOVED the fact that the Attwater offers hot items in their included breakfast. We stay at a lot of small bed and breakfasts as stay and vacations, and one can only have so many cranberry muffins or glazed croissants. They did offer morning pastry standbys, but I was delighted to find a warm and delicious Cheddar Hash Brown Egg Bake and Shredded Brussels Slaw with Hard Boiled Eggs among the offerings. It really took the stay to the next level, and as a couple that stays at several B&Bs and small hotels, it did not go unnoticed! We can't wait for our next chance to visit :)

Let me count the ways Attwater was a let down. For the price you're paying it's a rundown hotel. Yes Newport is expensive, especially during the summer months but there were little things that could have made a huge impact. First off the bathroom. The vanity was completely beaten up and the dry wall behind it was literally coming off. The toilet ran far too long. The rubber stopper for the shower door was ripped off half way. We also randomly had a champagne cork above the trim of the door. To me all of this shows lack of just doing the bare minimum. Especially with the cork, it shows laziness in the cleanliness area. That all is only the bathroom. The bedroom. Again it's minor things that would make a big difference and wouldn't take much time. All baseboards were severely banged up. I would rather have seen a paint touch up that's doesn't quite blend right, than just clearly scuffed too much baseboard. Again with the little things, the door handle and backplate on the door were loose. I have fixed things like this before and it doesn't take much time. While the staff is friendly and the beds are clean, it's easy cosmetic things that would go a long way. It shows lack of caring and poor hospitality.

Beautiful modern & boutique hotel rooms; this property is actually two old houses transformed into individual hotel rooms. Each room is decorated lovely, and has its own perspective bathroom. Location is great, 10 minute walk to downtown Newport, along with several shops and restaurants. Hotel staff was warm and welcoming. Large secluded deck out back, plenty of seating available, as well as a lobby with chairs inside. We didn't get around to trying the breakfast, but it is offered, as well as breakfast bars at the hotel entrance (24/7). Couple of downsides to this hotel. One is there is a sliding "barn door" on the bathroom, which leads to lack of privacy. The shower also had a small leak in it, so the stream of water would spray out into the bathroom. Another one is the mattress was too soft, and I woke up pretty sore after our 2nd and 3rd night there. The biggest negative is the noise; walls and ceilings are paper thin. You can hear everything- from footsteps in the hallway, to the tv left on upstairs, to people talking next door. If you're a light sleeper, or looking for peace and quiet, this may not be the place for you.

It's a charming boutique hotel, just a short walk to the main commercial area, and close to museums and other sights. The staff seemed nice. My wife and I stayed on the top (3rd) floor, and it was hot up there. The air conditioners cooled well, but they were noisy, making it hard to sleep with the AC unit 6 feet from the bed, cycling on and off, all night long. Opening the window allowed cool air in, but also the noise of the neighbors AC units in the alley, going on and off, all night long. On the last night of our stay, in the middle of the night, it got even hotter. My wife was up, and smelled smoke. Little did we know, that at that moment, our son-in-law, who was staying on the 2nd floor with our daughter, had also smelled smoke, heard an alarm, and went downstairs to investigate. He followed the smoke to the manager's unit kitchen behind the front desk. He could hear the smoke detector going off. After knocking, then pounding and shouting, the manager came to the door and explained that she was cooking, and fell asleep with her partner, with a pot on the stove, unattended! Somehow neither she nor her partner heard or responded to smoke alarm in their own unit! This terrifying, irresponsible act could have turned out a lot worse for everybody in the building, if it were not for the quick actions of my son-in-law.

Our favorite place to stay in one of our favorite cities to visit! The downtown/wharf area is within walking distance of the hotel, but it's far enough away that the noise from any late-night shenanigans is not a problem. It is more of a small inn than a B&B: the property is comprised of two completely modernized houses which have been divided into guest suites. The bathrooms are above average with modern fixtures & attractive tile work. The rooms and common areas share a clean, bright, airy, and upbeat decor. The property is meticulously maintained, and the rooms are second to none in terms of cleanliness. Like anything though, it's the people that make the difference, and so many of my post-covid reviews recognize the damage done to the service culture of almost every establishment since the pandemic. But not here! The front desk staff has consistently been top-notch both pre and post pandemic: the initial welcome, recommendations for dining and activities, and all of our other questions were handled with a friendly, personal interaction usually only found with concierge-level service these days. We've stayed at the sister property, Gilded, which is also great, but The Attwater is the best value in terms of room quality & service. Highly recommend!

The Attwater is a wonderful hotel in an excellent location. We were able to walk almost everywhere comfortably unless we were too cold then would get an Uber home. The free parking (at least in November during off season) was a huge perk. We really enjoyed the variety of small to go breakfast plates. You can eat them at the common spaces throughout the hotel which we opted for. Complimentary coffee and tea on the main floor was another huge plus. The staff here is extremely welcoming and went out of their way to make us feel comfortable and provide great local recommendations. As far as the room goes, it exceeded our expectations. We stayed in a Deluxe King which has a separate seating area, a mini fridge, desk, closet, large bathroom with separate sink area, dresser and more. We could not have been happier with our stay at The Attwater, especially with such affordable prices. I'd highly recommend staying here.

I stayed at the Attwater for 2 nights during the Newport part of my Rhode Island honeymoon. Peter at the front desk was great. He was very communicative and helpful during our brief stay. He did his best to accommodate us for early check-in, gave us a map and pointed out great places to sightsee and how to get there, and was also ready to call a car for us to the airport if there were no Ubers in the area. I stayed in the Deluxe King room in the main building. Room was very spacious, clean and cozy. The decor and furniture were all very nice and overall, felt very luxurious. We spent a lot of time in our rooms between sightseeing and mealtimes and found it was very quiet and secluded. The front doors were locked with a passcode at night time so it felt safe as well. There was a good selection of little plates for breakfast and the food was soo good. Some of the things I remember were the tomato and feta egg bake, apple cinnamon bread, blueberry sheet pancake and rosemary parmesan biscuit. The only con, and it's a very little one, was that my husband was a bit wary of the unsecured wifi network. Overall, great stay and I would love to return again one day!

This place was incredible. Peter checked us in and was knowledgeable of the area and a pleasure to speak with. We stayed in the King Suite. Clean and spacious. Shower had "rainfall" type shower head where you can adjust the pressure. Barn door style door to bathroom plus another door for privacy. Breakfast was a tapas style and it was delicious. This is the best boutique style hotel we've stayed in and we will return whenever we are in Newport. You will not be disappointed.

I want to take this opportunity to write and talk with you about my clients' recent stay at The Attwater in Newport, Rhode Island. From start to finish, the experience with Attwater was so exceptional. The cleints had booked for a family member's wedding several years ago. The wedding was cancelled. The Attwater made the reservation so easy to modify. During CoVid, this was an unusual experience. It made the decision to rebook with Attwater so much easier. Also, one of the client's had a major dietary issue. I reached out to find out if the small plate breakfast included anything on the very restrictive dietary plan of the client. They were more than helpful at finding out what the client could eat and assuring me that they would have multiple foods that the client could eat. This, too, is almost unheard of. Now, from check-in to check-out, the staff made every effort to talk during the day and asked how the visit was going. The clients felt the connection was not just a "basic" level. The hotel staff took the time to really get know the clients and personalized every single interaction. From discussion of coffee and tea to a discussion of the "Dark Shadows" mansion, Seaview Terrace/Carey Mansion, the clients delighted in their daily discussions! I am going to let you in on something special. As a travel agent, I often get to send perfect strangers on trips. I often wonder how my client vacations are going. However, this trip was something a little different for me. For you see, the clients were my family. My Mother-In-Law paid for she, her two children, my niece, and myself to accompany her to see my husband's cousin marry. The Attwater went beyond the normal at all levels, from start to finish. I would trust you to take care of any client I would have, and I would feel honored (and plan to shout it loudly) plan any vacation that included a stay with you. For you treat every customer as if they are family. I suspect Lark brand just has this perfected. And I will tell you that I look forward to a return visit sometime very soon to The Attwater and I will certainly stay with another Lark brand hotel without any moment of hesitation. You are second to none! And I will tell every single client that will be near one of your locations that they need to give priority to staying in a Lark property!

This was our second time staying at the Attwater. We loved our stay both times. I'm pretty picky with hotels and I have nothing but glowing reviews. Everything was on point. The rooms are impeccably clean and well designed-- The bed and sheets were super comfortable, the living room was spacious and has all the amenities (gas fireplace, lovely lotions and soaps, a nice sized refrigerator, very nice couch and chairs for reading and the best shower- I actually took pics of the bathroom tiles and fixtures for when I redo my bathroom at home. The manager, Pete was a perfect host with so much local knowledge on which mansions to tour, the best scenic drives and beaches as well as very helpful with dining suggestions. The hotel serves a beautiful homemade breakfast each morning that has a great variety for all tastebuds. The location couldn't be better- town is a stones throw, but you are off the main streets enough to have a quiet nights sleep. I can't rave enough. I will be sure to seek out Lark hotels for my next travel adventures.

BEWARE!!! We booked this hotel in March for two nights in August; based on reviews we thought it might be better to book directly with the hotel rather than through a third party site. Note the standard rooms were over $800. per night, but we thought we would splurge for the Newport Jazz Festival. Within 24 hours, we decided to change to another hotel and canceled the reservation. To my surprise and shock they charged a $25. cancellation fee, for a reservation canceled within 24 hours, for rooms five months in the future. I called to complain and was told "we charge everyone a cancellation fee". Clearly we will NEVER stay at this or any Larks chain hotel ever, and it may sour us on going to Newport RI altogether. We enjoy traveling and understand if you cancel at the last minute, you may be penalized for it, but this is clearly just a consumer rip off.

I highly recommend this hotel. My husband and I stayed here for 4 days/3 nights with our baby. Peter from the front desk helped me complete the booking over the phone for a better rate than Booking.com was offering. Due to having to fit a pack n play in our room he advised us that we need to opt for a suite instead of a regular room as placing a pack n play in a regular room would be a fire hazard (not enough room). We ended up booking the King Junior Suite. The room size ended up being perfect to accommodate us with the baby and all our items. The only inconvenience is that there is no elevator (which we knew prior to booking) and the suite we had booked is only on the third floor (top floor). The hotel is operating a bit differently due to COVID. Rooms are not cleaned during your stay but the front desk staff are available via call or text. They respond very quickly and can bring you anything you may need and leave it by the front door (e.g., extra garbage bags, towels). We completed most of the check in forms online prior to arriving. Once at the hotel we just signed a COVID form (indicating whether or not we arrived from a state with a travel advisory) and got the room keys. The hotel also emailed us recommendations of some local spots in the area. There is no buffet style breakfast but instead a "grab and go" breakfast. At first, we were kind of disappointed and figured the breakfast won't be great, but we were wrong! Each day there was something different and it was delicious and filling. We had yogurt parfaits (the best I've ever had!), flatbread with tomato, avocado, and bacon, peanut butter apple crunch with granola in a honey wheat wrap, banana bread, cinnamon buns, and great coffee. We chose to bring it up to eat in our room but you also have the option of eating it downstairs in the lobby or out front (there are a few tables and chairs outside). The hotel is conveniently located close to the main strip on the water (10 min walk, 3 min drive). There is a small park down the block to take a morning stroll around. There is also a nearby cafe with pastries, sandwiches, and breakfast items (Picnic, 3 minute walk). The hotel is very clean and modern. Our room was very clean and stocked with mini shampoo, shower gel, soap, and moisturizer. Very good strong shower head! There were two small Poland spring water bottles. There is also a mini fridge (no freezer component). The sink in the bathroom is very wide (I was able to conveniently wash baby bottles). There is ample room in the bathroom to lay out your toiletries. There are also mini shelves in the shower. A (good working) blow dryer is available in the room as well.

We booked our stay at The Attwater for the weekend of our anniversary. We've never been to Newbport but saw that the hotel has so much to offer all around and the suite looks great! Unfortunately a couple days before our trip Governor Baker of Massachusetts decided that Rhode Island will be removed from Massachusetts DPH ( Department of Public Health ) Lower Risk State because of Covid-19. That was a huge bummer, we've had our weekend all planned out. Coinciding with that, we now had to cancel our reservations. Thank goodness with the current situation and the pandemic they had a very lenient cancellation policy. I reached out to The Attwater hotel and was not able to reach out to them via phone due to the high demand of cancellations that they were being bombarded with. I totally understand and was very patient. I was able to reach out to them VIA text and I have to say their customer service is outstanding!!! They had great communication and was able to provide me with a sense of peace that I will be able to get a refund and get the cancellation process going. The customer service and communication exceeded excellence which left a very good impression. Thus said, because of this situation-- you know that the hotel will be a great place to stay because of the people. I can't wait until this all blows over and we're all back to normalcy so we can book a stay at your wonderful hotel. Thanks guys for your outstanding customer service!

Booked this hotel because of its great location and amazingly cute decor. I also liked that it was a boutique hotel and part of a hotel group - Lark Hotels. Pros - location is so close to Thames St., Spring St., the wharf, restaurants, the Cliff Walk and more. You can walk everywhere from here. We had a king bed (2nd floor, room 26) and it was so, so comfy. Not hard at all, it felt like a hug all night The staff were so accommodating. We arrived at midnight and they left the front door unlocked for us, had an envelope with a welcome note, instructions, a map and a key to the room. They also coordinated with us our own chauffeur...practically. A past employee there now Ubers so we coordinated airport pick up and drop off with him. He was so nice and knew EVERYTHING about Newport. We ended up going to a lot of his suggested restaurants and weren't disappointed. The breakfast that is included was great. They are small plates, but it's enough to get you going in the morning. There is coffee and tea as well. We stayed here in mid March (technically Spring, but still 30-40 degree weather all day everyday). The heater in the room worked amazing. So happy that was functional because we were freezing outside! 2 bottles of bottle brought in by housekeeping each day! Photos of decor and rooms are true to real life. What you see is what you get. Cons- No peephole on the door. Just like to see who's knocking or if I hear a ruckus I like to see what it is. We experienced a knock, not a ruckus which is how I even took note of this element of the room. We purchased the standard King room. The bathroom was super small - only one person fits at a time. The shower is EXTREMELY tiny. Big struggle to shave your legs, ladies! There is also no counter, it's just the pedestal sink so all toiletries have to go on a shelf above the toilet or in the room somewhere. We could hear the tv and gentleman snoring in the next room. Either this guy was sawing some serious wood or the walls are thin. All in all, this quaint BnB style hotel is perfect aesthetically, geographically and has super nice staff. I highly recommend a stay at the Attwater while you are in Newport.

We arrived Aug-2023. The stay was absolutely terrible. Overpriced and Underserved. The room we were given had a musty-chemical smell throughout from the minute we walked in until we departed the following morning. The room had no closets or anywhere to place your clothing. The wet bar was empty and the refrigerator was turned off and sitting in the corner of the room. The bathroom toilet was unstable and rocked back and forth when you sat on it. The toilet paper was rougher than roof shingles. There were no robes which were expected for the price we paid, more than $500/night. The hot water in the shower took forever to get warm. There were no instructions on how to use the TV and streaming services. When we got the streaming service to work, it continued to buffer in and out of service. The breakfast food and coffee were sub-par as well. The friendliness of the staff was non-existent. Although we received an after-stay email thanking us for our visit, no one on sight asked us how our stay was and I struggled to find someone even to return our key to checkout. The furniture in many locations was cheap and uncomfortable. DO NOT RECOMMEND

Rates that are reasonable for Newport. The rooms are modern and nice. The bar fridge in the room was a nice touch. Walking distance from just about everything. They lose a star because the bed had divots from guests sleeping in the same places for what I imagine is years, and was too soft. Recommend that the hotel replace the mattresses.

If you can live without a view from a hotel window, then this place is excellent. Huge room with living room, great bathroom, free cookies and coffee round the clock and all staff I interacted with were helpful and friendly. Ok, it overlooks a car park at the back of a row of offices...so ocean views do not abound, but live without that and it's four stars all day (and night) long.

They were very accommodating to us arriving after check in and we had zero issues the entire time. I will be recommending this place to friends and family for a nice get away. My husband and I had a lovely weekend in Newport at the Attwater. We stayed in a "junior king suite" which was actually the top floor of the converted house adjacent to the main hotel building. I absolutely love the design aesthetic of this place - right up my alley with the bold colors and patterns, contrasted with crisp beachy white and blues. The suite was almost perfect. Plenty of room, super comfy bed, nice TV's with apple TV so we could log in to our Netflix, cute shower. Being on the top floor we did have some low ceilings, and I wasn't a big fan of sliding "barn" door to the bathroom, but otherwise we were very happy with the lodging. Location of the hotel was convenient, with tons of shops and restaurants within walking distance, and just a short drive to the mansions on Bellvue and other popular spots. There was free off-street parking and a precious continental breakfast included in the room rate, as well as coffee and tea in the evening (though apparently not on Sunday, we discovered). You also get an ipad to use for your stay, which comes pre-loaded with bookmarks for dozens of local attraction, restaurant and bar sites/menus. Service was friendly. We had minimal interaction which is fine by me. This is a small property so there aren't many amenities. The hotel has a small fitness center, but I never even looked at it, so I can't say anything about it. Our building had an ice machine on the first floor, but there are no vending machines, laundry, shop for snacks or sundries, etc you might find at a larger hotel, so just keep that in mind and pack some extra drinks and snacks if you'd like. This place is essentially all the best parts of a B&B (cozy, local, homemade breakfast) without all the things I hate (victorian wallpaper, creaking floors, forced small talk). We definitely wish to return to Newport, and I would strongly consider staying at the Attwater again, or their sister property Gilded a few blocks away.

Seriously, this hotel is gorgeous. Eclectic decor (shiny, colorful, geometric) makes the place an amazing spot to spend a beach vacation in charming Newport. The location is perfect, a short walk to Thames! Now as a Yelp Elite, I must, of course, rave about the food. This is a B&B, which means breakfast is included. The lovely Butcher couple (Brad and Megan) are amazing hosts who cook you the best food around. Omelets in bread bowls (who knew this was possible?), vegan muffins, peanut butter and banana muffins with drizzled chocolate, raspberry muffins, granola, freshly scooped watermelon and honeydew, apricot and almond scones, QUICHE, QUICHE and more QUICHE, coffee and tea whenever you want it! The Attwater also has a gorgeous deck (I did some yoga on it in the early AM which was perfect, with the birds chirping and sea breeze). I'm obsessed, coming back as soon as possible. I also LOVE the little alcoves on each floor with comfy chairs for hanging. The suites are huge! Mini fridge in room, clean and sparkling bathroom, TV, more comfy chairs. Also- rocking chairs outside! Enjoy the breeze! Head over to the Midtown Oyster bar to make it a wonderful romantic evening out on the town, and come back to this getaway and rejoice.

My wife and I stayed at the Attwater for our anniversary & LOVED IT! The King Suite rooms are wonderful: two rooms (TV w/ Apple TV in each room), clean, nicely decorated, in-suite fireplace, mini-fridge . . . they provide an iPad to use during your stay with local info & apps Pre-loaded (so helpful). The staff arranged for our dinner reservations each night (awesome). The breakfast options are perfect (must try the scones)! The location is nice. The Newport Art Museum is a 1-minute walk. Really close to the tennis hall of fame, just down from Bellvue (the road the mansions are on), near many of the historic buildings! Perfectly situated: close to the nicer stuff & just a short walk (7-8 min) to the touristy shopping traps, Bowens Wharf & Thames St. . . . and off-street parking! We will be back.

My boyfriend and I stayed at The Attwater this past weekend for two nights + we couldn't be more pleased with our experience. I was ready to give this place a five-star rating before we even stepped foot in the hotel itself. For a Saturday + Sunday night in the month of June, the pricing was slightly above average but it was far and beyond the best pricing I could find for the quality of hotel I was looking to stay in. The service was great. Karina (sp?) and Leah were super helpful. Karina took care of preparing all our dinner reservations, and Leah provided us with a map of Newport upon our arrival. They offer complimentary breakfast every morning as well from 8:00-10:30am (which we unfortunately did not have a chance to take advantage of - we're late sleepers.) Oh, tip: when you arrive, be sure to grab a parking pass from the front desk so that you can park in the lot across the street without fear of being towed. Location was prime - they're truly smack-dab in the middle between the coasts. The hotel is a short walking distance away from Thames (maybe 8-10 minutes or so) - but with all of the cobblestone, brick + uneven surfaces - it is NOT an easy walk in heels, sorry Leah! You lied! ;) If you're planning on going out to a nice dinner and plan to wear heels - you may want to consider driving, or taking a pedicab / regular cab. Bars close at 1:00am - so be prepared to walk back if you don't grab a cab well before then. Ended up learning the hard way. It's also a short drive to the beach and cliff walk. We were on vacation for my birthday, so my boyfriend surprised me with a room upgrade. We stayed in a lone suite on the third floor of the adjacent beach house. I'm an interior designer - so staying in a thoughtfully designed hotel is important to me. The room was adorable - very chic! It was super cute and felt very Florida Keys-esque. It was super clean with a living room separated from the bathroom + bedroom by sliding barn doors. The suite came complete with free wifi, (2) TV's that connect with Apple TV in case you want to watch Netflix/Hulu, a Keurig with K-Cups, water bottles, a mini-fridge + microwave, toiletries, a rain shower, bath robes, etc. - all the essentials. I had come down with a nasty cold over the weekend + ended up spending more time in the room than I would have liked - BUT - if I was going to be sick on vacation, might as well be sick in a beautiful hotel. They gave us $30 off our next stay and I have no doubt that we will be returning! I would love to stay at their other boutique hotels at some point as well.

My husband and I stayed at The Attwater this past weekend, Friday & Saturday night. The staff was super friendly, gave great advice on what to do. We choose the queen room (Room 25), as we did not plan on spending much time in the room. It was perfect and comfortable. Definitely small, but it had everything we needed. The bathroom was small, but again, we didn't choose this room because we wanted tons of room. The decor is very cute and everything was very clean. My husband is tall and the only thing I would say is that the queen bed seemed more like a double and his feet hung off just a tiny bit, but again, we knew it was a small room, so it wasn't a big deal at all. He had no complaints about the small bathroom, it worked for him! Just something to think about in choosing this room if this is something that would bother you... Our friends sent a bottle of champagne for us and from what they told us, the woman that helped them was great to deal with. My husband also had arranged to have a bottle of champagne waiting for us in our room, so they had that ready for us in the fridge, as well as a sweet welcome and happy anniversary note, along with 2 amazingly delicious heart brownies. The included breakfast was just right. We usually go outside of the hotel for breakfast when we stay places, but they served cute little bites that were just right to hold us over until later in the day. The hotel is in a great location, pretty easy to just go out the front door and go. We did have to drive some places, but we wanted to see other areas away from the main part of town that were not walk-able. There was a cute little deck at the back of the hotel with tables - great place to enjoy a glass of wine. Great experience! It was a lovely stay. We would go back for sure.

Booked a weekend trip this past May at the Attwater because I was planning to propose to my gf while in Newport that weekend. I was in touch with the staff at Attwater for a few months prior to my arrival there. They were fantastic and everything went seamlessly. They even upgraded us to the Lark Suite! They added to the memorable experience of my proposal that I will never forgot. It's a beautiful property and within walking distance of the "go-to" spots in Newport. Can't wait to go back!

Headed out to Newport for my friend's 40th early birthday. This was such a great place. We both loved it here! The decor and the king suite we stayed in was so nice. We loved the sliding barn door and roomy suite. Peter at the front desk was so helpful and informative. He remembered from our phone conversation months in advance that it was for a birthday and left a little bottle of Prosecco in the room with a happy bday note :-) The attention to detail was so special and the staff seem to go above and beyond. I would highly recommend staying here. It's a short walk to shops, food and the main strip on the water. Enjoy !!

Enjoyed our stay at the Attwater and would highly recommend! Service is wonderful. Always responsive and helpful. We had to change rooms for a personal reason and the hotel was very accommodating and even returned something we left in our previous room to us. Breakfast was delicious and healthy! Perfect way to start the day. They also have good cookies at reception throughout the afternoon. Location is very convenient. Easy walk to the warf.

The rooms were pretty and well decorated, staff was pleasant. The walls were SO THIN it made the experience unpleasant. We were woken up to what sounded like running and pounding above us, and both days our next door neighbor had hour long severe coughing / sick fits that sounded as if they were coming from inside our own room.

I stayed here for my one year anniversary and what a wonderful stay! Great location, walking distance to cliff walk and the wharf and still quiet and peaceful without all the traffic and loud late night noise. We did Uber it to the mansions tho. THE ROOM: We got a queen suite which was on the second floor of the building next to the main building where one checks in. The room itself was about 300-sq-ft with a very colorful beachy theme. It has a plush queen size bed with a padded headboard. It also had 2 televisions, the on in the bedroom was 32" and in the living room was 40" (both smart tv's). It also had a radio in the bedroom. The living room has a seating area for 2, coffee table, small college dorm size fridge, a Keurig coffee machine and 2 bottled waters on the house. It also has an ice bucket which u can get ice on the 1st floor. The bathroom has an "outdoor style" shower with a rain head (OMG THE BEST) along with a barn door (which doesn't hold much privacy noise-wise). You can also get an ipad upon request. Free wifi. The TV wasn't showing any channels but with the start of spring weather we barely watched it. The guy at the front desk did come up and fixed it by resetting it which was just unplugging it for a few secs. They also can accommodate any handicap. THE BREAKFAST: This was probably one of the best morning small plates i have ever had. In the morning, savor a curated small plates breakfast, complete with homemade baked goods and pastries, breakfast salads, granola, baked egg dishes, fresh fruit and juices, Mighty Leaf organic teas, and more. Help yourself to a sampling of small items for breakfast and enjoy as much as you like - all included in your room rate. If you are an early riser and don't see many items out yet -- just ask! There are also some treats in the afternoon which we didn't get to try bc we were mainly outdoors.

We had such a great time at this Hotel. Our Suite was huge, had everything we needed, and the staff was just the best. They were all so friendly, helpful and loving to our toddler. The breakfast plates were delicious, the wifi was good, they gave us beach chairs when we said we were heading to the beach, and we came home to freshly baked choc chip cookies with sea salt every afternoon and evening. The Bathroom was big and beautiful and the West Elm bed was a nice touch as well. There was a fireplace in the wall, lovely, and decor was bright and cheery, perfect for the beach town, and very clean. The location is walkable to restaurants, ice cream, cvs, a playground and all of the shops. Really lovely well run hotel, highly recommend!!!

I am reposting my review from New Jersey where I live.I was so excited to be at the Attwater again that I did my review while staying there last week. I love this place and have stayed there 4 times. I have been staying at the Attwater Villa since 2005 and never been disappointed. It is a complete unassuming GEM of a place to stay. Down to earth and super friendly innkeepers Roland and Sadie have always welcomed me with hospitality and reliable recommendations for everything to do, see, and eat in the area. The rooms are clean, spacious, decorated nicely, and the back sun porch is idea to sit alone or with a group for some relaxation, cards, or just chatting. The best part about this is that the inn is just enough off the main drag to be quiet, but close enough to walk to heart of newport. The breakfast room is a well stocked continental style breakfast with fresh juices, fruit, pastries, bagels, cereals, and more. With much of Newport overpriced and a little snobish, you'll find this is a very non-pretentious yet beautiful and comfortable place to stay. Both Sadie and Roland are great at steering you into good restaurant and activity choices and they are just lovely people. I highly recommend the attwater villa, and have already sent 2 other couples to stay who shared my enthusiasm!

Had a great stay at Attwater this past weekend! It is a bit pricey but definitely was worth it. We stayed in the junior king suite in their urban beach house building which is located next door to their main building. The hotel is about a 10 minute walk from Thames St and also provides parking. The suite had a really nice nautical theme and was quite cozy (as well as very clean). There was a living room space with fridge, chairs and tv which was connected to a large bedroom with a king bed, tv and pretty nice bathroom. Both rooms had tvs and had digital cable. The living room also had an Apple TV which was a plus! They also give you an in-room iPad providing information about Newport as well as good places to visit. It was definitely helpful. The staff was very friendly and accommodating. In the main building, they have a really nice sitting area with fireplace. During our stay, they provided some really good chocolate chip cookies at the front desk as well as ingredients to make your own mixed drink (BYOB) and free coffee and tea all day. The front desk also had breakfast in the morning. I would definitely recommend staying here if you plan on staying in Newport. I know I will next time I go there!

My wife & I stay her for our wedding anniversary every summer. We could not imagine staying anywhere else for our vacation in Newport. Brad, Meg & Leah rock! There unique style & accommodations are second to none. Not to mention the Attwater's location is best for any activity you wish to do. Only a short walk to the Cliff Walk, first beach or Bellevue & Thames Street. They go above & beyond making every stay as enjoyable as possible. Thank you so much!

My boyfriend and I stayed at Attwater for one night last month and we had a wonderful experience. Customer service is great. Leah was very helpful in giving tips on which restaurants to go to and which mansions to visit. The place is very quaint. Perfect location. Keurig brewer in room with free K-Cups. Free breakfast (pastries, coffee, granola bars, oatmeal, cereal, yogurt) every morning. iPad for each room to look up restaurants, etc. I will definitely come back and maybe stay at the other hotels from their chain.

We loved staying here. My husband surprised me with the Lark Suite as an anniversary weekend away. To say the suite was nice is an understatement. It is as tastefully decorated as some the nicest photos on Pinterest. The staff left a sweet anniversary note with chocolate covered truffles in our room, which I thought was very sweet. You can't go wrong with the Lark brand. I left feeling inspired, recharged, and more in love with my guy. It was such a nice stay. The only reason I didn't give it 5 stars was because we were woken at 6am by a fire alarm and there was never any apology or explanation as to what happened. I saw a lot of parents with small children and babies, and I felt really bad for them. Definitely not the most awesome experience. Besides that, I would stay again.

The older gentleman(manager apparently) who checked us in was very rude and displayed very odd behavior. It started when I rang the bell for service and he said he would be out when he could. I was very patient and in no hurry. Another employee came in and rang it again after seeing us. The man then went on to say , "Like I said before, I will be out when I CAN!" I kindly told him I was in no hurry although he seemed completely agitated I rang the bell. When he finally came out, he continued to ramble on. I told him I'm sorry that he's having a hard day but to please speak softer with me. He then went nuts on me and handed me his wife's business card and said, "Talk to her. She's different then me. " I mean, what does this even mean. WEIRD. I decided I just wanted to get in the room and would take care of this later. He then got nasty about my room not being ready even later then he first mentioned and I had enough. That's when I called my agent to rebook me elsewhere. I have major anxiety and he was causing me to get it bad. After speaking with another employee on my way out, I asked if this was normal behavior. The person said the man had a bit of a breakdown this morning and it was normal for him to get nasty. I feel so sorry for the employees here. He told me a few things that were concerning. It's one thing to have a bad day and to be upset but to take it out on your own employees and guests? Insane! My travel advisor also spoke with him and got the same behavior. She said he was completely nuts. It was so odd! Stay clear! I will be calling my card company / reports for charges and writing all the reviews to get my refund back. My travel advisor called over and over to get my refund since I was too scared to even stay there at this point. He won't answer the phones or refund so we are going to other sources. Save yourself the time and energy. We ended up going to a different hotel by the marina and it's soo much nicer anyways. Meant to be! Also, check out latest reviews on Trip Advisor! Someone just left a review so similar to mine and says that the manager displayed very odd behavior !! He needs to maybe check out of the hotel and into a psych facility.

My boyfriend and I stayed at The Attwater for our anniversary. The staff was nice and polite. The place was new and super clean. I love the aesthetics!! The parking is a little difficult, however. It is tight and many people try to park next door in front of the museum. My favorite part of my stay was the buffet style breakfast. It was delicious, but also nutritious. And although the portions were small, you can have as much as you want. It was also located in a quiet area, but not too far from everything in Newport. We were able to walk to many restaurants. Newport has many tight roads that are better travelled with a bike. We would stay again.

This was my second time staying at the Attwater and it was amazing. We got upgraded to a king suite since it was the off-season and it was spacious with a fireplace and super comfy bed. The breakfast was superb with homemade scones, oatmeal, frittata and yogurt. Lots of great healthy choices. Cookies in the afternoon were addictive. The staff is so friendly and welcoming. They provide a level of service you just don't get at the larger hotels. The Lark boutique hotels are a far better value with free parking and free breakfast. The location is a short walk to the wharf and it's quiet at night. Highly recommend staying at the Attwater!

The bed and pillows were probably the best part of our stay - so comfortable. Location is also fantastic - about a 10 minute walk to restaurants on the water and shops in the Wharf. Would definitely stay here again!

This is our first time staying in a boutique style hotel, and the Attwater spoiled us! We were warmly greeted upon arriving and not only given an Ipad loaded with local information and recommendations, but Devlin (gosh I hope I'm remembering that right because he was so welcoming) also gave us some of his favorite restaurant spots. Since we were going to be there for 3 nights we treated ourselves to the King Suite and it was a beautiful room! Walking in on a cold December day to a warm fire in the fireplace and delicious cookies in our room, was the perfect start to our getaway. The suite has the most comfortable King size bed with a separate sitting area with couch and chairs by the fireplace, and a desk as well. A bathroom behind a barn door includes a full size tub and shower and plenty of large fluffy towels! Bottled water was left in our room each day. Even if you don't get a suite, there are lots of nooks throughout the house with chairs and benches, not to mention a common living room lounge that also had the fireplace burning. So lots a places to rest after all the walking you do in Newport! We thoroughly enjoyed the small plates at breakfast. While labeled small plates, there were so many options, once you tried several different items, it was more than a substantial breakfast! Especially when paired with the overnight Oats or yogurt and homemade granola...we definitely ready to head out to spend the day touring Newport. And I might be back just for the homemade Chocolate Chip Cookies....the sea salt is a surprising twist! One thing I'd note, is that there isn't any staff on hand after 10pm. While they give you several numbers in case you need them, if you have any general questions try to ask them before that time. Thank you for the lovely stay! We definitely will be back!

I was excited to stay at this inn because I had stayed here for many years under previous management and loved it. Unfortunately, this time the customer service was a big disappointment. After realizing I had left two dresses ($600 value) behind in the closet accidentally, I called immediately to have them retrieved and held aside. My calls were met with apprehension from the management to look in the room. There was one excuse after another. After 3 days of repeated calling and speaking with various staff, my dresses were no where to be found which is hard to believe. It's unfortunate that the inn was not more responsive or sympathetic to their customer's needs. I will never stay here again or recommend this inn or family of inns to anyone.

As I sit in the breakfast room, I wanted to write a quick review of this great little hotel. We booked a suite which was quite large- more than enough room for us and our daughter. The decor is lovely- modern but comfortable. Huge sink and full size tub/ shower in the bathroom. The service has been excellent. Delicious warm chocolate chip cookies for the taking in the main area. Breakfast was a fun choice of tiny plates- just enough to fill you up. We are here on Labor Day weekend so I expect we are paying a premium for the room but, having said that, we are really happy here. Great location- halfway between the harbor and the cliffwalk. Easy walk to both. Will definitely stay here again!

We've been to Newport every summer for the past 22 years and we've stayed in a number of hotels and B&Bs but I have never enjoyed a hotel as much as the Attwater! Location was perfect, just enough off the main streets of Newport that it was very quiet. But, close enough to walk to First beach, the cliff walk and downtown for dinner. The hotel is beautifully decorated and our suite was enormous! Plenty of room for the 3 of us! Breakfast was small plate, very creative- even our 14 year old enjoyed some of the unique tastes! Was perfect for a light morning snack before the beach. We were here for the week of the 4th of July, so our stay was priced accordingly. Compared to other Newport hotels, this was by far much nicer and the staff was absolutely amazing- responsive, courteous and helpful! This is always important- tons of outlets for charging lol! Highly recommended!!!!
