Let's start with the pros.
The location can't be beat. It's perfect, it's quiet, it's easy to walk downtown or get basically anywhere on the island. There is a little outdoor space in the front which is nice too.
The rooms were well appointed and spacious. We stayed in room 1 which had a good size living room with a sleeper sofa, a bedroom, a bathroom with tub and separate shower.
For the price, that's a pretty good deal on Nantucket.
Cons:
Room 1 at least smelled so bad and musty. The windows are locked, which is silly as the temps are dropping and you want that cool sea air inside. The smell was just inescapable and opening a window would go such a long way to fixing that.
The bed is probably the softest bed ever and not in a good way, you sink in, it traps heat, and is wildly uncomfortable unless you like that.
The shower is cozy but if you're taller than 6'5" you won't fit.
And lastly, we had seen beach chairs outside in the back and had called asking if we could use them and the person on the phone said they don't provide anything for the beach. Okay, then why are there 6 beach chairs on property if we can't use them? Didn't make much sense. Also we called prior to arrival to make sure the sleeper sofa was set up when we arrived, it wasn't. Again, not a dealbreaker but disappointing.
Overall, price, location and size are all positives and why we were mostly happy with our stay, but the smell and the bedding was just so brutal.
