The room was really well kept! Great big comfortable bed, two patios, fully equip kitchen for our needs. Good WiFi. Laundry in suite. Really comfortable quarters. The pool was cute and easily accessible, as were some of the resort events. The concierge seemed very sweet, although didn’t use the services besides free Mai Tais. There was one man working the front desk around 2:30 Monday Oct. 16th he was SUPER sweet and friendly. However, after that around 4 pm onward through our stay, it was another lady (didn’t catch her name) who was unbelievably rude and dismissive. Made us feel uncomfortable and that we couldn’t ask for help or questions we had. She was trying to push up our checkout time when we should have until 10 AM. And looked away when talking and then just immediately stopped talking and ignored any other questions. However we also noticed that when other people (staff) were around, she was kinder and nice. Only when she’s there solo is it a bad experience. I see a lot of other reviews had similar experiences, so likely the same staff member.

Beautiful property, great amenities, the resort location is unbeatable. We didn’t have a condo with view but we didn’t really mind because there is so much to explore there, but the condo is great, full kitchen and washer and dryer. The size of the condo is also great. Will definitely visit again

The Cliffs at Princeville exceeded our expectations. We were greeted by Mark & Joni, both were very welcoming & showed the Aloha spirit throughout our stay. Our condo was very clean & comfortable. We especially enjoyed the Hawaiian touches in our condo, from the beautiful Hawaiian paintings to the quilts. We enjoyed listening to nature in a quiet & peaceful setting with stunning views of sunrise looking over the rainforest setting to the east and the ocean straight ahead from our lanai. There are multiple food trucks that are on property on different days from wood fired pizza to authentic Mexican food. We received texts from the staff making sure there wasn't anything else they could do to make our stay more enjoyable! Amazing staff & property. There is no A/C, but with the tradewinds blowing through & multiple fans, you don't need it. Some reviews complained about the chickens, but that's just part of being on the island of Kauai 🌺

This is one of the loveliest getaway experiences we’ve had. Snorkeling was incredible and easy to get to. The staff here was friendly and helpful, giving us many tips about where to go. We went bike riding, walking, sunset watching. We also barbecued portobello mushrooms and had dinner at a picnic table on the cliffs. We took a Zodiac boat tour along the Napali coast. We also just sat out on the balcony, looking out at the incredible view and read our books and drank our wine. Checking out with Joanie was really lovely. She made sure that we’d had a great experience! We just cannot wait to return!

Our week-long stay at this resort through Interval Exchange was less than ideal. The lack of air conditioning made the room uncomfortably hot and humid in August, forcing us to sleep with the patio door open. This led to other issues: a bright street light shining directly on the bed, early morning rooster calls starting at 4 am, and loud street cleaning noises at 6 am. The front office staff were consistently unhelpful. On three separate visits to inquire about activities, request toiletries, and exchange towels, we were met with stone-faced, abrupt receptionists who showed no interest in hospitality. The resort has about nine buildings. It appears that only timeshare owners are given ocean-facing rooms with sunset views. As exchange guests, we were placed in a building far from the ocean, where roosters frequently shouted outside our patio and sometimes entered the room due to the patio door needing to be open for airflow. The room itself was spacious but dated, with 1980s decor, old linens, and carpets. Only a single, small bottle of shampoo and similar toiletries were provided. We incurred significant costs for this stay, paying over $300 in exchange fees (in addition to our 2000 points) and an additional $350 upon arrival for resort and parking fees. Given these issues, we advise prospective guests to carefully consider booking this resort.

We have been coming here for over a decade and it's a hard place to leave when the trip is over. Nice to see the upgrades which were accomplished since the last time. New flooring, lighting, chairs, and loungers. Opening the doors on both patios creates a cross breeze which eliminates the need for AC. The cackling chickens and the singing birds are a trademark for Kauai. Better them, than the noise of the city.

Incredible view!! Condos looked as advertised. Nice kitchen. Great food trucks most nights. The rare Nene birds on the property were adorable. Hot tub was surprisingly the perfect temperature.

The Cliffs property is immaculate, landscaped with plumeria, hibiscus, and lots of lush greenery, and ground maintenance is busy every day, making things just perfect. We had two one bedroom condos, each eqiupped with every possible thing you might need, from the basic dishes, silverware, and glasses, to pots and pans, casserole dishes, glass storage containers with plastic lids, all kinds of cooking utensils, even an ice-cream scoop! Each suite had a couple of NICE beach chairs and a cooler that you could use for your beach adventures. The lack of air conditioning was noticeable and uncomfortable if you were moving around inside a lot, but two large oscillating fans made the evenings quite nice. In the two weeks we were there, there were food trucks Monday thru Thursday evenings, and a small farmers stand on Fridays and Mondays to get you started for the week. There wasn't a thing that was missing!! Don't miss sunset overlooking the ocean!!

Kauai alone is amazing, and our condo at the Cliffs, heaven! We didn't want to leave Kauai! So comfortable with all the amenities of home. Ocean view, lots of windows, comfy bedding, lots of space and friendly people. The North Shore has lots to offer and one week wasn't enough time. There is a market close by, a gas station, restaurants, and tranquility.

Photos on their website are very misleading. The rooms were filthy and falling apart. The main bathroom had actual dirty and a USED TOILET PAPER on the counter. The bed mattress was hard as a rock and the bed linen was easily 30 years old. The bed skirt was actually fraying. While packing I went to turn and my foot got tangled up with the bed skirts fraying pieces and I fell. Both beach chairs were broken and unusable. We contacted the front desk and were shown beach chairs that were also falling apart. I requested the front desk manager several times and still have not heard from anyone. The head housekeeper did help, but no one from upper management contacted me and I made multiple attempts but I never heard back from them. The housekeeper and room inspectors are obviously failing miserably. The hotel's manager seems to be MIA and is ignoring guests and also woefully inept at any kind of quality management. SPEND YOUR MONEY AND VACATION ELSEWHERE.

If you want the perfect stay in Kauai, come here! Went with family, and honestly you can just do so much at this hotel and surrounding areas. You have multiple pools, multiple hot tubs, pickleball courts, recreation rooms(loaded with interesting books,puzzles,games). There are food trucks a 5 min walk away too. The condos were so spacious and clean, we had a wonderful view of the ocean from our balcony. Condos come with beach chairs you can use when out and about exploring the island. Alanne was incredibly helpful. She is so sweet, and let us know the great beaches and great food places to visit while we were there. Very well maintained and overall so pleased with our stay, would recommend to anyone!

If you want to be nickel and dimed, this is the place for you! Stayed here for a week in Summer 2024. After spending a week at the Marriott Ocean club in Maui, we can to Kauai for a week of additional relaxation! The resort is very quiet and spacious, being up in Princeville. The rooms are nice and well stocked. Note, that there is not any air conditioning, but with the nice breeze, it's not a big issue. The ceiling fans help a lot too. My issue is with the rude front desk. Probably 75% of the people i interacted there are just not helpful. They are all about tacking on extra fees. Here are not examples and you can say whether its outrageous or not. 1) Resort Fee: $100 per week 2) Taxes: $16 per night 3) Parking $15 per night 4) Need more coffee for your room? You need to buy it at the front desk 5) The best of all is that we had booked the timeshare exchange for 7 nights, but were leaving a day early. We had a 2pm flight, so were hoping to leave the resort around 11 the day prior. The front desk told us that we needed to leave by 10 to not pay the additional night of Taxes and Parking. We just did this at the Marriott and actually didn't even leave until 4pm, and they didn't charge us the extra night of taxes. I don't think that I would stay here again, and this is probably the reason why the Cliffs club has quite a bit of availability for exchange. Change the policies and the nickel and diming, and this place is fine to stay at. Be ready to be woken up by roosters, and hope that you have a room where you can see the ocean.... I will say that the place is well maintained, and I was going to give it 3 stars. However, when checking out, the woman at the front desk again was very rude for no reason. Solid 2 because of that....

The condos are outdated but clean. The property has an amazing view. The reception area is strange. It smells strong and odd like old perfume, and there is very random decorations. The woman who works at the front desk seems like she is mad at people. It made it difficult to feel welcome and ask questions. The pool is small but very pretty. Overall it's a beautiful place but needs some serious love to make it lovely. More in photo descriptions...

Unless you are deaf and/or a very early riser, I would not recommend booking a second floor unit (there are three floors) at the Cliffs. Most are vacation rentals so you pretty much have no control over parents who allow their child to begin running back and forth starting at 6 am, 4 days in a row. It completely ruined our trip. The owner and front desk staff said they tried to get the people to stop, but they were never successful. We made it clear we are not kid haters, we have four grown kids and 2.5 grandkids none of whom would ever think of allowing this poor behavior. We were ready for roosters crowing pretty much 24/7 but not unruly kids. On the good side, the grounds are well kept, our unit was nice, pool and hot tub are very nice.. There are many lovely beaches nearby, but in February it's too rough to get into the water unless you are a skilled surfer. You pretty much have to fight for parking everywhere you go, particularly the restaurants and beaches. If you decide to check out Kauai, I hope you have better luck than we did, we will definitely stick to the Big Island from now on.

We were so happy with our short stay at the Cliffs. Beautiful property. Our 1 bedroom condo with the pullout couch was extremely spacious. The master bedroom was especially big. The kitchen was beautiful and well stocked. We had a nice patio lanai overlooking the grass. If you're lucky enough to have a room overlooking the ocean, it is beautiful. Definitely take a few minutes to take the botanical garden walk. The one downside was that with one person in front of us getting help, we had to wait at least 20 minutes for our turn to check in.

We just stayed here for a week as a part of an exchange program with our own timeshare. The rooms themselves are spacious, though like everyone said they are slightly dated, and there is no AC. Personally, I didn't mind that there was no AC, since with the windows and doors open and the fans going there is a nice breeze. That said, if you have a room with a loft where the hot air rises, it can be hard to sleep up in the loft. The grounds itself is beautiful. The kids enjoyed the pool and the sports equipment rentals. I appreciated the beach equipment in the units. The staff are all very friendly, and I loved watching the sunset from a grassy area on property. Overall, it's not going to blow you away with over the top luxury, but it's nice for a getaway, and it fits in with the rest of the Kauai vibe.

If you have any quality timeshare do NOT exchange for this place. No AC, terrible views unless in one particular building, and one bathroom is totally unusable, dirty and discolored. Pool is terribly situated with no views. Terrible exchange from our luxury resort timeshare.

The location is great, but they are increasingly difficult to deal with. Fees for everything, attitude from reservations, no interest in even reading our reservation request, then wanting a change fee for their own ineptitude.

Let me tell you right now I am not a super happy camper. I booked this vacation little less than 2 months out. Had some points that if I didn't use them I would lose them and this was the only destination in a spot I wanted to go as a first "major" trip as the pandemic was letting up. I called the front desk multiple times (at least 8x) over those nearly 2 months to ask if they had a shuttle from the airport. I kept being told a flat no, but I kept checking thinking maybe it was just because of covid..... turns out they just flat don't offer a shuttle. Why is beyond me, they have more than enough people on staff to offer at least twice a day runs to and from the airport. You would also think if they didn't offer a shuttle the conversation would go more like.. "No, we do not have a shuttle... but we highly recommend you rent a car as that is the easiest way to get around on the north side of the island. We do have public transportation, the bus is about $2 cash only and the bus stop is about 25-30minute walk." Apparently that is too much hospitality to ask for... at the absolute least they could offer a shuttle to the bust stop! It's like a 10 minute golf cart ride. I landed and had not rented a car because once I go to the property didn't plan on venturing too far. However, there are NO Ubers, little to no Lyfts, Taxi's are about $115 one way... locals have even taken to renting out their own cars, but make sure you are traveling with proof of insurance if you plan on doing all that and all I saw required a hefty deposit! After about 45mts I was able to get a Lyft (after 2 previous cancellations).. it was $66 one way and I gave a nice tip since I was relieved to just be able to get to my destination at this point! The driver was shocked but grateful! This is most definitely not the concierge service I am used to when staying in resorts. They have a packet, but its photocopies of photocopies of photocopies so the quality is not ideal. The information isn't really in a succinct format. Something (at this point) was better than nothing! Front desk is not 24hrs - please make note of this! They at least offered bikes that you could rent $5 per hour or $10 for the day.. and they are first come first serve. I was up at 7a and waited 1.5 hours at the doors to get one of these bikes. A handful of staff drove by on their golf carts but not a single one stopped to ask if they could help. I picked up the phone at the side of the doors to call an inquire and could barely understand the person that answered. He told me to call back in 2 hours... keep in mind I am at this point standing in front of the front office using the courtesy phone... just wow! I stood there because I needed to get a bike to get to the grocery store so I could lug groceries back for the week. In this time, a handful of fellow guests stopped and checked in on me and even offered me a ride to the grocery but told me I would have to walk back of course because they were heading out on their days. I was so warmed by the fact that at least some people on the island (fellow travelers) had a heart and some kindness trying to help me out! I also got more tips and tricks for the week from another guest, more than I got from the front desk the entire time I was there. Front desk finally opened and I signed the waiver and grabbed a lock, but had to wait an additional 20-30mts for maintenance to arrive for the key to the actual shed........ (yeah, you read that right), grabbed a cruiser (their only offering at the time) they charged me $10 for the day and I was able to bike to the grocery store about 8-10mts bike there (slight incline) about 5mts ride back because it is all downhill! In the middle of my stay (with absolutely no warning at all) they changed the price to ONLY hourly charges and removed the daily charge, even though they brought out more bikes including some mountain bikes. *straight face* I had to fight the incline on a cruiser and now they hand out mountain bikes.. the nerve! LOL I had a whole day planned which required a bike and my entire plan got derailed. I brought this up to the hostess that checked in on me and they offered me $10 daily rental again for the NEXT day.. which did nothing to rectify my plans. The rooms themselves are fantastic. I had a 1 bedroom/2 bathroom unit and it was phenomenal. Very roomy, very clean, fully stocked with beach chairs, beach towels, laundry detergents, etc. Even when its raining its still 80 + degrees.. It only rained the first 1.5 days on and off and never for very long.. So doesn't rain that much or I got lucky! I had windows and sliding doors open the WHOLE time, it was fantastic!!!!! My last gripe is checkout is 10am the staff should not be waiting outside the front door at 845am or milling around back and forth in front of the porch talking loudly while guests still have the right to be in their rooms packing and waiting for their rides. Lodging itself 100% Customer Service 30%

The Cliffs has been remodeled. It's not like a 5 star resort, but it is in a good location and has everything you need. The only problem we had was the TV. At times we couldn't get it to work snd had to call maintenance. The guy was frustrated like we were because there were no instructions fir the remote for which buttons needed to be pushed. When the maintenance man came he showed me what ones to push for it to work. I liked our room, the kitchen was well stocked. They also have a washer and dryer with two small boxes of detergent and of bounce. The views from the property are beautiful, you can see the ocean and they have lots of chairs to sit on to enjoy the views.

We stayed here recently at an Airbnb on this resort property and it was great! The resort has full reception services to add to that vacation vibe and help as needed to make the most of your time on the island. They offer discounts on tours that can be arranged through concierge, but we didn't take advantage of these services as I'd already done my research in advance for our excursions during our stay. Pool and hot tub alongside a full activity center including pickle ball, tennis courts, shuffleboard courts. There was an adult hot tub which was nice to be nestled away from the kiddos and a 2nd pool. When we arrived on Thursday they were hosting a cocktail hour which was a great way to set the tone for the week by grabbing a complimentary drink and heading over to the Adirondack chairs to relax and enjoy the beach view. The property is in the middle of resort row in Princeville. You can rent bikes and ride along the foot path around the golf course across the street. I went for a run which was lovely. It's near walkable beaches, the golf course, restaurants and the Princeville shopping center for convenience to pick up those last minute items at Foodland. Our little spot was a garden facing open studio with a full kitchen, generous patio that felt private, and access to a washer and dryer. No A/C on this property so getting the hang of cross air flow is important. We would totally stay here again. Clean, organized, just enough perks but nothing too pushy knowing it is a timeshare property.

I recently stayed at this location for one week. The reason I'm posting this is to make sure the next visitor doesn't have this experience. I tried talking to housekeeping and management and Jim the manager was very condescending and very smug. Offering to buy me new wine glasses.......really! He also asked me if I traded or was an owner. He also offered to find me a different room, but that never happened. This was one of the worst experiences that I've ever had in the last ten years of traveling to Hawaii yearly. My pillows were the saddest pillows I've ever seen and the bed was so uncomfortable and even slide down on one side. They did bring me newer old pillows and they had a strong chemical odor and I couldn't use them. I had a friend that was supposed to stay with me for two nights and I canceled on her because my room was so bad. The carpet was the worst part! The pool chemicals are so off and my eyes burned for days. The flood in front of the water dispenser was a total slip and fall situation and all they needed to do was dig a small tench for the water to go into the garden. This place has serious issues and I feel the the guests that come here because my week was horrible. On my last day something happened in my bathroom and it was covered in water and everything was soaking wet. I had no idea what kind of water it was and the front desk didn't care one bit. There was no sense of urgency and 45 minutes later I had to go physically look for help. Everyone that works here seems to be blank faced and kind of run down, I'm sure they get a a lot of complaints. There is no air conditioning, which is fine except you can have a window open because of The noise. Units being worked on and I was told it was just one day and it was all week. Please fix this unit and replace some of the things in the pictures and for goodness sake clean the carpet! I stayed in Lawaii at the Lawaii Beach Resort for a week and had not one issue. Shame on this resort and it's management.

It's a PARADISE on earth. From Concierge to Housekeeping everyone is outstanding. It's our first time in here but we already planned Our next visit. If someone told me that there are places like the cliffs in Princeville you go to bed not locking your door I would have never believed them. It's so clean And manicured daily.

They are not honorable. Pn 6/8/23 we decided to stay at the Cliffs. the people were great ... they showed us room 1301, and we liked it. As I am sure you can relate, we came to Kauai for the views. We saw a nice of view of the mountains, and gave them a deposit for room 1301. When we checked in the manager would not honor the room. He stuck us in room 1304 which has no view and is also not the end of group and stated it's the same room with the same view. I came from Fka. I traveled 17 hours to get here. if I could give The Cliffs a negative 5 stars, I would. on another note: The rooms are old, and dark. Find an honorable hotel / condo or house manager. Avoid. I should have read the reviews before booking! There is no AC and you have to leave screen doors open to make it some what tolerable which feels very unsafe! Bathrooms are very outdated! I do not recommend for the price!

This place is great- offering great services for those of us traveling in the Covid - the bubble for 3 days- quarantine .. the best part is that the Aloha! I lived here 12 years .. I love this island and my family here. These people made that happen for me

Be aware of the extra charge fees even if your an owner They don't tell you until afterwards how much you be paying in fees . 10 dollars per pay for resort fees , 10 dollars a day for parking ( per car ) 13 dollars a day for Hawaii taxes . Pool is cooler then the ocean . Go swimming at the ocean instead . Beds are hard as rocks . The site is beautiful and in a good location but other then that I would not stay again .

We have been coming for 20 years as timeshare owners. This is a very well run resort. Units are frequently updated and there are plenty of amenities. The resort is self-managed by its owners.

Recently stayed here for 5 days with family: plusses and deltas as I want to be fair and informative. The Plusses 1. Reasonably priced 2. Lots of amenities: washer/dryer, games, water and beach gear, flat screen TV 3. Fully stocked kitchen: pots, pans, appliances etc. 4. Nice swimming pools and spa 5. Activities (Although did not participate) 6. Conveniently located 7. Clean upon arrival Delta's 1. No A/C - Weather was hot, did I mention it was hot, and humid 2. Not quiet - Construction going on day and night - Really? Yes 8am-8:00pm or so (Workers very loud) 3. Room over looked garbage dumpster and construction site 4. Not kid friendly rooms (We were told this) I would stay here again just in a different unit, with A/C. If construction is going on the guests need to know ahead of time, it's courtesy. Lovely location I mean come on it's Kauai!!!! The staff are friendly and helpful. Lots and lots to do on site and within walking distance there are nice areas to walk or jog as it's right near a golf course. Mahalo

Love the Cliffs. I've been coming here for 8 years now and the experience is always 100% aloha! Everyone on staff could not be more helpful and I appreciate the mid week housekeeping service. The food trucks that visit throughout the week are a great bonus. Nice upgrades to the grilling areas and the recreation. Well done!

We traded our timeshare from another facility to stay there. The layout of the unit was nice, but it was a bit dated. It was a little tough a couple times, not having air conditioning. If you can't get an ocean or cliff view, it is not really worth it. Our bedroom Lanai was 5 feet from our car. Beach access is a bit of a challenge. It's over a mile walk or if you drive, you have access to about 10 parking spaces. the hot tub had some kind of chemical malfunction to where it was burning our eyes.

Rooms are huge, we had a end unit and it was larger, our kitchen had a partial ocean view. Clean and nice! Time share policy is unusual they ask you to wash your dishes upon departure and daily towel service is unavailable, they tell you to use washer in room and purchase detergent at front counter. Pool and facilities are ok, nothing exciting or different. The plus is the ocean view and state bird the nene goose roaming around property freely. Location is far from most Kauai attractions and traffic to get to theories side is island is congested. If you want isolation and quiet time this is the place to go, thus have a 10pm quiet time.

Just spent a week here at the Cliffs in Princeville. The view from the property is beautiful especially when near the cliffs. Our room overlooked the cliff so we had a nice view of the ocean. Seems like lots of rooms don't come with an ocean view which would make this a less than desirable place to stay. The units are older and the furniture needs to be upgraded. Felt like I was at my grandparents house. No A/C in the units was a disappointment and left us feeling humid pretty much non stop. Ceiling fans and floor fans made sleeping bearable but moving around, cooking, ect....be prepared to be uncomfortable. It's December so take that for what it's worth. Also, we had our 3 teens with us and this property is definitely not geared towards kids. Pool is okay but "no toys allowed" so beware. My boys got kicked out because they were tossing a football around in the pool. Tennis court, basketball court, putting green and Free bikes were fun but no organized activities geared towards kids. Local grocery store is expensive so hit up Costco and Walmart after you fly in. If you need a quiet get a way and don't need the fancy this might be the spot.

Experience Kauai within nature and more. The landscape is beautiful and very spacious, amazing view which I couldn't ask for more. There are activities scheduled everyday with or without extra fees. Food or shopping are closed by at the Princeville village. Many comments have mentioned issue about air conditioning...yes yes, there is No aircon. But I find that it is ok, there are ceiling and electric fans provided for extra comfort. The breeze is nice when I leave the sliding doors open. Humidity, on the other hand is just the extra bonus that come with this vacation lol. Well, we are in kauai, the farm/nature environment!! The resort is eco friendly in a way with solar panels, and that may explain the reason with the aircon issue. The staffs are generally friend except the newly trainee...long story for this review, and that is the reason for 4 instead of 5 stars. But Robin, the supervisor at the reception desk is awesome. By the way, I was in building 6...full ocean view

We have enjoyed visiting this property for over 30 years. The unit interiors are updated every so many years, and they are very spacious and well-equipped. Level of maintenance is high, service good. Probably the premiere non-hotel location in all of Princeville. Bottom line, at about 7:30 you want to be on the cliff, wine in hand, enjoying the marvelous sunsets. We have stayed at other timeshare facilities in Princeville, but we really feel this is the best. Staff are very helpful and make us always feel very welcome. Units are not air conditioned, but units all have fans and a little air movement normally is sufficient to make them comfortable, even in summer (we were just there in mid-July). We were also there in May and whales could be seen off shore still. Normally they are not around May to the Fall. It is very family-friendly, units comfortable accommodate four or more and the recreational amenities are well-maintained and plentiful. At the same time, as "empty nesters" at this point of our lives, the property is very peaceful, scenic and romantic that we love it just as much as when we had kids here. Most of the property is in timeshares, but there are also individually owned rental units which are not associated with the timeshares. Timeshare quality will be pretty uniform, but check on the individual landlord owners' ratings before booking. Most appear to be pretty great. No restaurant on site, but Princeville shopping center is a short drive away, and a modest walk to Hideaways Pizza or St. Regis. FYI, the road from Princeville down to Hanalei has now been repaired, and the road past Hanalei to Haena is again open... make your parking reservations for Haena well before you arrive.

The rooms are really nice. The layout allows the outside to come in by opening both sliding doors on opposite sides of the dwelling. The Biggest thing that hit me was the ugly siding on the structures. It's grey and completely not Hawaiian theme at all. I don't know whose fault that is but it's frankly depressing. It like staying in a suburb in middle America. This is Hawaii people. The location is mostly for the golf course proximity. There is a very nice lawn area overlooking the ocean but it's not a great spot for sunset views and this part of the island gets more rain so expect it. The pool area is nice but my eyes burned from a very short swim. The chemical levels were way off. The staff was nice but not like Hawaii friendly. Princeville in general seemed very low energy. This is ok for a hideaway in some ways but not really my taste. Not much for events or community. They have tennis courts and a few things related, as well as yoga classes.

This is a very well maintained older condo complex on the north Shore. BEWARE: the units DO NOT HAVE AC!!! The draw is the location, tropical gardens, swimming pool, jacuzzis, tennis, shuffle board, putting range, bluff views and daily activities with some being free. Staff are exceptionally accommodating and really seem to enjoy making your stay memorable. If you are expecting a 5 star experience this is NOT your place. The vibe is chill, relaxed and the individual units are nicely maintained but not perfect with some needing refreshing on lighting, bathrooms and definitely MORE COMFORTABLE SEATING. My back is hard pressed to find a comfy couch or chair in or out of the condo but I make due and recuperate in the jacuzzi.

We absolutely love it here and will definitely be booking again! The staff are very kind and helpful! The grounds are very clean and the units have everything you could possibly need. There is no air conditioning but with the breeze and four fans in the 1 bedroom unit we were just fine. The wifi was great. The play ground was perfect for our 3 year old. Only thing I would say is they would like you to supervise your child maybe a bench or a table and chairs could be put in.

Very good Vacation rental resort on the north side of the island. The room we had was a fully furnished condo style room with full kitchen. Our style since we like to cook in a lot. The pool was great with nice water features that drown out the noise from the kids. The pool was heated and 80-85 degrees. A bit too warm for my tastes but pleasant enough. I like the towel exchange for the pool. The sunset out on the cliff is a a must see experience.

I am fresh off my stay in the newly renovated building 3. I have to say the Cliffs knocked it out of the park once again. The unit I was in (3102) was magnificent. The attention to detail in the bathrooms and kitchen were standouts. There is nothing more important that having a great shower after an active day on the North Shore. The bathroom makeovers provided a functional and aesthetically pleasing place to wash off the sand and sweat of the day. The kitchen is galley style and provides enough space for two people to share meal prep duties. All the essential items are there and the dishwasher is whisper silent as not to disturb your trip to paradise. The new living room furniture is firm where needed, comfy and inviting. The best part is that the sleeper is actually comfortable and great for allowing your stay to be shared by a party of 4. The new decorator items bring Hawaii into your unit and are some of the best I've encountered on any island location I have stayed. The Cliffs is in the process of adding solar power to the property and the already attentive staff is going overboard to keep guests up to date and minimize any inconvenience. My hat is off to the everyone who works at the Cliffs and they really do treat you like Ohana. The pool is recently updated and offers a break from the beach if you desire one. Don't overlook on site bike rentals as it gives you the best opportunity to explore Princeville and find your own perfect photo/selfie spot. In short, you could stay at other North Shore locations but all you would do is pay too much money and be disappointed in the end. To stay at the Cliffs is to love the Cliffs. Aloha! Room Tip: Any room in Buildings 1, 2 or 3 are newly remodeled. Building 4, 5 , 6, 7, 8 and 9 have the best water views.

Rented a ground floor 1 bedroom condo for a week. (Note: if you brought a lot of heavy weight crap with you and have a 3rd floor room, there are NO elevators). Was very happy with the room & amenities. Had a jungle view, not ocean. Was quiet & private. Ate meals on the patio, was visited by birds, ubiquitous Kauai chickens & 2 hungry semi-feral cats. Bought some Friskies cat food and the cats became friendly after the 2nd nite. Big bedroom. Nice furniture. Comfortable bed, though Bambie did remark that it was a little too firm for her back. I liked it fine. Full kitchen has all the tools you need. There are two full bathrooms 50" flat screen standard definition TV, AM/FM stereo receiver with I-pod connection, DVD player. Wi-Fi speed is pretty fast for Kauai, probably 4Meg download speed All staff cheerful & helpful. No time-share hard sell. I traded my week from RCI, staff never mentioned a time-share promo. Nice home away from home.

We had a wonderful stay here. The crowd was older and we didn't see many families. But it was peaceful and quiet. The condo was more than enough for our stay. Full kitchen, two patio's, two bathrooms. King size bed and fold out sleeper sofa. It was accommodated four people very easily. We had no problems with anything. What else is there to say, it was a smooth visit. There is no a/c units. We slept every night with windows open and it was cool enough from the ocean breeze.

No, this place isn't the newest, most modern place, but given the price and location, it's very reasonably priced. Our condo was great - the furniture wasn't particularly new or modern but it was in very good shape. The large lanai was perfect for breakfasts and dinners at home - lots of space with a big table to actually eat a full meal out there. The condo technically sleeps four, though I think four people would have been a tight squeeze (though the two bathrooms help considerably). The in-unit washer/dryer is also key. The facilities on the property are pretty decent - there's a swimming pool, a couple of hot tubs, a couple of tennis courts and a basketball court. The front desk/concierge has all sorts of sporting equipment for use by hotel guests. The Cliffs is just a short drive from Hanalei - 10-15 minutes - and is perfect for getting to all of the sites on the north shore.

We had a great stay at The Cliffs! The condos are very nicely furnished and quite spacious. There are plenty of activities going on on site, and there are multiple things to do in Princeville and the nearby towns of Hanalei and Kapa'a. While this accommodation doesn't have beach access, the are several beaches just a short drive away. Anini and Hanalei beaches are beautiful, sandy, and very long. A nearby Foodland offers a place to get groceries that can be prepared in the onsite kitchens or BBQs. The staff at The Cliffs are very friendly and willing to help out with anything regarding your stay in Kauai. Make the most of your stay by venturing off site to enjoy this beautiful island!

The Cliffs property and unit 4205, were better than we imagined. The unit was well decorated, had everything we needed and felt like a home. The unit has a beautiful view of the ocean and sunset to the west, during the summer. It was also well stocked with almost everything you'd need. The pools and hot tub area was great. I really appreciated the 18yr+ pool and hot tub. It was nice to avoid the splashing and be able to relax with a book. We also loved the adirondack chairs at the edge of the Cliff property, overlooking the ocean. What an amazing view, in the winter you can see whales. Go out there at night with a blanket and you'll see millions of stars. It was incredible! The staff was very friendly and helpful. Very willing to offer recommendations and plan excursions. Their desk it is open till 10pm which is helpful if you need something late or you lock yourself out, like us. We loved the north shore, so Princeville was a great location. There's a nice running path in the neighborhood and a grocery store nearby. I'd say the downside to this property is some units don't have a/c, so everyone keeps their windows open. We were never hot. It was quiet about 75% of the time. But when a child is crying...for literally hours, boy can you hear it. Overall, we had a wonderful experience. We highly recommend it and we'll be back. But we'll come in the dry season because it did rain and was overcast a lot during our stay in the spring.

One thing that I would recommend, for the condo we are in here at the cliffs is, lighting inside our condo and bathroom updates. I mean, it's just ok not what we had in our last stay here and darker than ever. To get dressed we have to thank god for the sunlight in the morning. At night we full dull lighting lol kinda sucked. The kitchen and dining area were nice, pleasant and our view was to die for. The people here were mostly all kind and so nice. Not everyone though. We came across a excellent small joint called bubba burgers our daughter couldn't stop having one per day lol. The people were nice in the location closest to the cliffs but the other location not close but needed niceness put into their their morning coffee. Lol I never experienced this before but yes.! I was surprised....but I did not let that bother me. That's all for now ... Well we are still here and plan to leave out in a few days and I will give an update on our stay once again....see you guys later.!

3.5 stars. Not luxurious nor low end, just in the middle of the road. This resort is located on the north east end of the island and is really in Princeville and not Hanalei, a few miles north. We checked into a top level, third floor condo that had a master bedroom, two baths and a loft with two queen size beds. Each room had its own LCD TV with the living room having the slightly bigger one. Good thing is they have a DVD player if you wanted to swing by Foodland to get a $1 movie. A fair sized kitchen and a small stacked washer and dryer makes everything more convenient. As you probably already know, there is no air conditioning and you must rely on the ceiling fans and outside breeze through your sliding door and windows to get air flow and cooling. They do provide ample amount of beach/pool towels and two small beach chairs so that is a plus. There you can have a concierge help set you up on activities and they have some free things to do there but it would be of benefit to you to book your own and save some money with direct bookings. Check out the coupon books and ads and find out! They make referral fees so instead of you getting the discount, they get the $$. My gripes: Small antlike bugs and mosquitos come out from no where in the bathroom, kitchen among other places even though we did not introduce any food to the space (only in the fridge) with the window and sliding door screens are in place. Thank goodness they weren't any of those "ants" on the bed so we refrained from eating in the unit. They do have a computer area, free wi-fi, pool, hot tub areas and tennis courts but do not have a fitness center nor a lighted tennis court if you wanted to play in the evening. It is a major deal hauling up your heavy bags up three flights of stairs too but that is to be expected I suppose. I would rate this at least 4 stars if a fitness center is included and if there weren't any of those pesky critters roaming around in my unit.

We stayed here for the second week of our honeymoon last month and were really happy with our stay. It is nice to stay in a place where you have a full kitchen, as we were able to cook some fresh fish that we caught. We loved it here, it was quiet and serine which was exactly what we wanted for our honeymoon. We also loved that it was located in the north where we usually spend a lot of our time. I would highly recommend this spot for anyone looking for a more apartment feel visit on Kauai.

As a disclaimer, this was my first time in Kauai and I was fortunate enough to be staying at my uncle's timeshare at the Cliffs. The reason I am giving 4 starts instead of 5, is because nothing stood out as going above and beyond. That being said, I had a great time and would recommend staying here if you have any hesitation. The first morning we went to the orientation in which they explained the various activities on the island. After their hour long session, they have a representative come around and answer any questions you have about pricing and help you organize your itinerary. It was very helpful that they were able to call around and make reservations for you. During the session, they for some reason would talk about the price last and say it really fast. I was taking notes and writing down prices and information about excursions. However, some of the pricing was different than what they actually said during the presentation. I will explain below the excursions we ended up doing. 1. Scuba Diving - one of the activities I was most looking forward to as we were located close to tunnels beach. Still it will take about 45-60 minutes to get to the dive site. I originally attempted to book with the Cliffs, however there was not enough people signed up and they told me that my dive may be canceled if there wasn't at least another diver. Another thing to note, is that their company best accepts cash, meaning there will be an extra percentage added to the price if you decide to pay credit. I ended up booking with another company with a guaranteed dive no matter how many people signed up and also was credit card friendly - I had a great time and ended up booking another dive with this other company. 2. Smiths Family Luau - The Cliffs advertises the luau at the Marriott Hotel, in which I heard it was similar to hotel food and not as fancy as you would hope. I've seen great reviewed about the smiths family luau and would not regret it, this is the luau you want to go to. Never have I had better pork in my life nor learned so much about Hawaiian culture. 3. Snorkeling boat trip - This was pre-arranged through the Cliffs before we arrived. Expect a 1/2 day endeavor and pre-medicate as there were multiple people who got sea sickness on the boat. I am used to being on boats, however the waves can be rough in this side of the island. Everything is convenient, the boat is clean, food is good, and sights are to be seen. However, at the snorkel spot there were a moderate amount of fishes and of course we only see a turtle when we get back onto the boat. The crew was very accommodating to the party. I would recommend this if you enjoy seeing fishes and don't mind getting wet on a boat ride. 4. Surfing lessons - ended up booking with a different company that was not offered at the Cliffs, based on referral. Something that you should do in Hawaii with great waves. I had a great time and would definitely try surfing the next time I get a chance. 5. Queens Bath - about a 20 minute walk to the entrance of the trail and then about 30 minutes of hiking on the trail. Bring sneakers as this is not an easy hike. Also be careful as there is a sign saying people have died as the waves can get rough, but it is fun and I think the roughness depends on the time of year. 6. Helicopter - This was last minute and we booked it through the Cliffs. They can seat 4 people in the back and 2 people in the front in which it costs additionally. It is about $200/person which was consistent with the other prices we found. The other big thing is that this company left at the Princeville private airport, which is less than 10 minutes away. I would recommend the helicopter ride, even though it is expensive there is so much more of the island to see that you would not possibly be able to see by foot. 7. Local grocery store - It is not too far aware and they have great food options. Some foods that are imported are expensive as expected, but they have some local fare worth trying out. 8. Facilities - overall the facilities at the Cliffs were good and we didn't have a problem. One night we grilled, in which the grill worked well and was clean, just make sure you bring a flashlight. The Cliffs are also located in a great area to see the sunset, which we attempted to do every chance we got. They host classes at the rec room, I wish some others were free or they reduced the cost for some. For example, I don't know where else I would speak Hawaiian but the language class was $20. I wouldn't mind paying so much if I would speak the language more than a week. They also host nightly activities as well as provide a list of local farmers markets which is very helpful. Staff was very friend and accommodating to guests.

Temperature: 80 degrees, humidity: 87%, A/C set to...wait a minute, there is no A/C. F*ck this place. I will say it one more time for the people in the back of the room: THERE IS NO AIR CONDITIONING. I did not realize that and would never have stayed here. If I wanted to moisturize my skin and fluff up my hair in this humidity while I slept, I could have pitched a tent for a fraction of the price. Who doesn't love watching a 65 inch TV in 90% humidity?!

First, I should say that we are Welk owners, who recently bought shares in this hotel, we were excited to be able to come to Kauai. We stayed in the two bedroom with one baby, two kids and four adults. When we came, we requested a crib, which they do not offer. The lady in the front gave us a number for local company that rents them. When we checked in, she failed to let us know of amenities, including activities, maintenance, picking up a bag (with coupons) etc. We got to the room, and called the number we were given for the crib. It was a number for a restaurant. With a search on google, we found the correct number and they were closed. On the second day, we noticed people getting together, and attended the activities meeting. We booked three tours. The first tour, we wanted to book 4 adults and 2 kids. When we received our tickets, we failed to read it through, and were charged for 8 people, which we didn't realize until we got there. (It would have Been impossible for 8 people to attend). I told the concierge right away, she said she would leave a note for someone else to take care of. Long story short, it got taken care of the day of checkout. We also asked to book suba diving for two. I had to continuously ask someone about the booking. By the time they left notes for each other, etc., there was only room for one. We didn't go. I booked a car tour through the east side. First, I had asked multiple times about car seats, and they left notes for each other to find out. When I came up and asked to cancel because there was no car seat available, I was given Attitude by the concierge. ***i later complained to another lady working there, and they said the lady was rude because she's pregnant*** not really an excuse for being so rude, but okay. We were waiting in the lobby to be picked up, and I finally ask the concierge and it turns out we were booked for a tour on the west side. I had to book it to the other side of the island to meet them on the tour, with a car seat I went to Alamo to rent.. We checked in on Friday, I came in on Monday to ask when our room would be serviced, I was told Monday. We came back and it still wasn't serviced. I complained and then it was cleaned on Tuesday. When we arrived to the "serviced room" they provided us with new towels (leaving the used ones) and a plastic baggy of shampoos. In addition to the relatively poor service, the rooms are relatively nice. A little run down, but not terrible. The water pressure was TERRIBLE- not sure if that's an island thing though. The bath tub had a strong odor of sewage coming from the drain, so we gave the baby showers during our stay. Our room was facing the trees, which may be disappointing to some (considering there are some with an ocean view), but the birds chirping in the morning was worth it. There is a pool, which was okay as well. The hotel is close to hanalei bay and a "baby beach" but that's it really... Overall the hotel is not jaw dropping; and it could have been a nice stay; however the concierge service was so upsetting that we will not be visiting again. If you learn anything from this review * *make sure you read everything given to you, and document it! *make sure you ask as you wouldn't be told otherwise

We were honestly shocked at how beautiful this resort is! Upon entry off the highway you'll see a massive fountain with a statue in it, image Cesar's palace in Vegas but WAY BETTER! The golf course surrounds the grounds and there's a quick walk to queens bath! Our condo is a great size and has everything we need! We walked down to the Chairs this morning at 5am and watched the sunrise :)
