We got lucky as we stayed on a weekend with no construction. They are renovating the buildings so you actually Checkin at their sister hotel (which is beautiful and pricey). Definitely outdated but the bed was comfortable. We had a fireplace and excellent views of Snoopy Rock. Honestly, we didn’t spend a lot of time in the room. It was nice to come back after a chilly evening, turn the fireplace on and have some tea. You can park your car and do everything you want in Uptown Sedona without driving at all. You really cannot beat the location. Maybe wait until the renovation is done and then enjoy.

The hotel is wonderful. Location is right in center of town. Don is great at the front desk and gets you checked right in. Rooms are clean a cozy. The view is the best I’ve ever seen from a balcony. Enjoy!

Nick at the front desk was amazing. Service is great and location is easy to find and right in the middle of everything you can walk to for tourist shops, food and drinks. Awesome few of the red rocks and every room had a balcony so that was very convenient to take in the views. Air conditioner was strong too.

GPS led us to a gate at a construction project. We went around the block, assuming there had been an error, and confirmed that the entry blocked for construction was indeed the address for the Orchards Inn. We asked a construction worker where the Orchards Inn was located, he pointed at the construction project behind the fence. We asked if it was open, he said "I don't think so." We called the Orchards Inn...no answer. We waited a while, called again, and were directed to a "sister property." Orchards Inn has no parking, no reception area, and is a very active (and quite loud) construction project. It seems that the owners are enjoying a "bait and switch" by sending guests from a construction project to a much higher priced property. It was an incredibly frustrating experience. Despite booking more than 3 weeks in advance, were not given any indication that there was any construction at the hotel at all; and the level of construction was such that even the construction workers assumed the hotel was closed. We were well accommodated by staff at the sister property, but remain offended that the owners were offering reservations at the Orchard Inn without disclosing the current condition of the property in advance.

If you want to be in town but also get incredible views of Sedona, this is perfect for you! It was convenient, clean, and cozy. We loved even just spending the night by the fireplace watching the sunset out the sliding doors. The only downside was parking was limited, but that may just be due to the current renovations that are underway.

This hotel is under construction which we only found out after we checked in. We paid a UK travel company months ago for our stay here.|It has been taken over by the L'Auberge hotel where you have to check in as there is no lobby at Orchards, which is a drive away.|There was significant construction noise between 7am and 5pm.|We have returned home to find that two days after we checked out they have charged my credit card for the cost of the room which was already paid for by my travel company. |Absolutely no interest in the customer's experience and we have been charged twice for a dreadful, stressful experience.

The only great thing about this place is the view other than that the rooms are so outdated and ugly the property looks so old and they were doing construction on the property so it was really load and annoying. I wished they would have told us ahead of time. Their customer service people are extremely nice but they don’t get things done as we were missing stuff in the room and it took them 4 calls and 2 days to get to it.

We chose Orchards Inn for the location, in the heart of Uptown, the views will not disappoint. Pictures are from the balcony of room 420. Rooms clean, property quiet and relaxing. Yes, the property is older and a bit worn, but don’t let that be the reason you miss the amazing views.

I recommend this place. This was probably one of the more reasonably priced places in Sedona. The staff were all nice. The room was accommodating. I thought the reservation included a couch with a pull out mattress. It didn't. Orchards Inn made the room work by bringing in a rolling bed so no one had to sleep on the floor. There were people staying in rooms above and on each side. However, I don't recall hearing much noise at all from neighboring rooms. I was a little bummed initially about getting the bottom floor, as I was worried the view might not be as good as an upper floor. I couldn't have been more wrong. The view was spectacular and the bottom floor patio felt a little more spacious than an upper floor deck. The neighboring restaurant, Agave 89, can deliver to rooms and room charge. While I didn't use this feature, I did try that place and liked it well enough (separate review). There were a couple things about this place that I didn't care much for. The alarm clock in our room went off, for no reason, at 6 AM. The front desk wanted to charge us money to use the pool. I'm not sure if it was $80 per person or $80 for the whole family. Either way, this is absurd. The last thing that mildly annoyed me was how the staff were washing the walkways as we were leaving. My car got sprayed by dirty water and it was annoying to walk through the water on the way to the car. I just think it would make more sense to try to clean the exterior areas between check out and check in times when there are less people and cars to maneuver around. One thing that is good to know, that I didn't figure out until check in, was that every room at this hotel has a scenic view facing to the east. The 2nd and 3rd floor rooms have entrances on the west side and private balconies on the east side of the building. The bottom floor room entrances are down the stairs and you enter in through your patio on the east side of the building. All things considered, I do recommend this place. I am already planning on coming back to this place again.

tl,dr: Overall kind of a miserable experience here. Likes: + Despite the ongoing construction, inside the hotel room it's pretty quiet and peaceful. Granted, my room was on 1F, which is situated in the back behind their main floor. + Limited nearby parking. I barely grabbed the last spot. Almost had to carry my luggage back and forth from afar. + Despite their non-operational breakfast offer, at least their ice and water machine are still working. Slightly unfortunately, they only have one and it's outdoors. Still good for the AZ heat though. + The shampoo and body wash they use smells exquisite and serene. + Beautiful view of the AZ red rock mountains. + Polite staff. Non-likes: - Despite me arriving late past 9pm, the staff were willing to leave my paperwork with their sister hotel in the back, L'Auberge de Sedona. I was grateful for that. However, this is the first hotel I've ever visited that didn't allow check-ins as late as 3am. Why didn't their main lobby just stay open into the night? It was inconvenient for me to have to have a few calls made and some renavigating done to finally pick up my paperwork, find parking again, and finally step into my room and unwind after a long roadtrip. My overall check-in exp would've been more streamlined had Orchards Inn's main lobby just stayed operational past midnight like almost all hotels do. - My room's restroom was quite cramped. Doors knocking into each other. - Their TV didn't really have anything nice like Netflix or YouTube. Just regular basic cable TV. - They had promised me a voucher for a covered breakfast. Next morning, their restaurant is down! Outta luck. I asked if their sister hotel is offering anything; they said Nope. Bummer! So much for joint operation. No coordination for contingency plans to maintain customer satisfaction. Honestly, should've refunded me ~$100 for the inconvenience and accidental misinformation. I have overpaid for my stay at Orchards Inn of Sedona, AZ.

Would not recommend staying here until construction is finished. Can't blame them for wanting to upgrade but definitely devalues experience. To start, while under construction they are checking in Orchards guest at their sister resort down the road. The guy at the front desk gave us such vague directions on where to park. After 15 hours of traveling we get to Sedona in the dark and try to find our parking for 30 minutes before we finally drove back to the sister hotel and had to have an employee drive in front of us and take us directly there. The parking lot has a bus parking sign and in no way would you know that the few sporadic orchards parking spots are located here with little signs in tiny writing. Very frustrating. The room itself was fine. A little outdated but has a cute fireplace. Bathroom small. Housekeeper great. She kept the room clean and stocked. Your stay does include a free alarm clock aka construction trucks beeping at 6 a.m. It does have a great view outside of the balcony. It's in a great location to walk directly to the shops and restaurants in Sedona. Not a bad place to stay but know this is what the place looks like while under construction and that Orchards does not have their own check in lobby making things confusing.

The good: location (main street) and view. The bad: Grumpy guy at front desk told us our key cards would get us one free entree at 89 cantina next door for dinner and same at breakfast. We went for dinner and when we were paying, were told it's only for breakfast. Ended up paying full price for a mediocre meal and didn't go back for breakfast. The brochure says "heated pool and hot tub" and access to the spa down by the creek. Wrong on both counts--there is NO pool or hot tub, and there was no mention of the $80 fee for using the pool at the spa. Rip off and false advertising! After three inquiries, another receptionist finally admitted that there is a charge to use it. It's a walk to get to it, but none of the staff explained how to get there--("just right down there") and we had to guess as we walked.

Don't waste your money!!! We paid $600 a night thinking we were staying at a high end hotel. It was a shabby motel 6!! Construction going on, no lobby, shower faucet handle falling off, carpet in room shredded, blinds missing, concrete on steps and walk way crumbling. If you go out to the balcony don't shut the door or you will be locked out there!! No way to escape. Horrible!! Customer service was horrific! Stay away from this place! Zero stars!!

This was a bummer of a hotel stay. We may have gotten the only room without a view. Because we were on the first floor, all the way at the end closest to the Pink Jeep tour parking lot, our patio's view was obscured by shrubbery. Everything about the place felt dingy and worn. The sheer curtains on our sliding door had weird, dark splattered stains. Carpet was old. As others have noted, the toilets are oddly low to the ground. Parking was hard to come by during the hours the Mexican restaurant in the shared lot was open because so many spots do double duty. The water filling station didn't work correctly. The location is convenient for exploring Main Street, so it has that going for it, but you can find better options for this price point.

Let me start off with the fact that I have stayed here before. I actually loved it, the view, the location and the staff had always been super friendly. The place is by far not new, front doors have gaps to outside, it could really use some updating but if you want a million dollar view then this is the place. This trip was very different and was a spur of the moment reservation. Let's start with NO pool, when I stayed here in 2020 THEY HAD A POOL! So to our surprise they do not have one any longer, it's cemented in. The front desk said we haven't had a pool in like 3 years it started falling down the hill. Well, when I stay somewhere that has a pool and I remember it having a pool and make a reservation again thinking they have a pool and then they don't, I kind of felt like I was losing my mind! We tried to cancel our reservation but the front desk said they would comp us pool passes to use the fancy schmancy l'auberge pool 173 steps down the hill from Orchards Inn. The passes are usually $80 per person. She told us when we check out that they would reverse the pool charges and to take her word for it, she was always there, "practically lives there". Sure enough, at checkout the next day, this gal was nowhere to be found. We had a VERY angry man at the front desk who insisted that the pool was a standard charge, which ended up being $400 for 5 of us. We told him that this gal gave HER WORD that she would reverse the charges upon checkout. He then proceeded to try calling someone multiple times on some device on his desk but got frustrated when it wasn't working and started unplugging and throwing stuff on his desk. Extremely unprofessional!!!! He did end up reversing the charges but that was wild! Now let's get into the state of the room. I believe I was put in a wheelchair accessible room, which I did not ask for but then again the front door was not wheelchair accessible, so not sure. The toilet was so small and low to the ground (think of the movie Elf when Will Ferrel is sitting on the toilet). So after a day of hiking and coming back having to squat down again and needing to use the railing to pull yourself up off the toilet was not good. Our friends toilet next door was the same only the toilet was not straight and you slid off because the seat wasn't on properly. The sinks are very low you have to hunch over and I'm 5'6"! I felt like a giant in a tiny house! One of the beds was leaning down into the headboard making it very uncomfortable to sleep. Also, be careful anywhere near the railing on your balcony that thing is ready to cause a major accident and don't even think about walking on the balcony without shoes. The pebbles that are glued to the ground are coming up and you will hurt your feet, like walking on Legos! After this trip, I think this will be the last time I will stay here.

Hotel right in the middle of downtown Sedona. We had stayed here before but a few years ago. Sad to say it's gone down hill. Not even a swimming pool any longer. The furniture is worn and don't even want to talk carpet. All have patio or balcony! Some rooms small and some big. Three levels with 2nd street level. The lower level is not bad with just a few steps. I read some may have a redo but would have to ask. So still giving 4 stars because of location!! Parking is now a fee on main street. So nice to just walk across parking lot and be there. Plenty of other places to drive to see and eat. Prices in downtown are very high. Seems everything is around $20.00 even a hamburger. Over abundance of Mexican food in area. Pizza is around too. Shopping is fun with mountains all around. So still stay here, just don't expect too much. Beds are comfortable. Prices are good.

Pleasantly surprised at how great this place was! We got a booking through Travelzoo that had a promo. Our room came with a free bottle of wine and a coupon for free drinks at the restaurant steps away. You would think they're paying me to stay here! The hotel location is perfectly nestled near the Main Streets. Lots of great shops, restaurants, and rentals nearby. The front desk staff was amazing and super friendly. We stop by in the morning to re-up on water bottles and the free breakfast. I passed on the fruits but the blueberry muffins were delicious! Now, what sold me - the breathtaking view! I will be back just to sit on the balcony and sunbathe. My goodness was it remarkable.

I don't understand the negative reviews. The location is great. Staff was friendly and efficient. Yes, it is an older space, with a few age spots. There is no pool, and the website does not claim that. Room was clean. Bed Comfy, Sheets and towels were all clean. The toilet was not unusually low. Some people just look for excuses to crap on a small business. We'll be back.

Location, location, location! We were ready for a little getaway and decided that Sedona should be pretty emptied out of all of the holiday travelers on a Sunday night after Thanksgiving, and Orchards was offering a 25% discount on their website for Arizona residents. So, we reserved a junior suite king room that had absolutely gorgeous mountain views from the patio, A beehive fireplace and also included a little kitchen area with refrigerator, microwave and coffee maker. The service at the front desk was excellent and we were able to check in just a few minutes early before the 4 PM check-in time, which was great. There is a Coffee maker and a refrigerator with water bottles at the front desk and they also had croissants there in the morning for the guests. The parking For the Hotel gusts was very well marked so there shouldn't be any tourist parking in those spots unless they are staying at the hotel of course. They do have a sister restaurant called 89 agave which is right across the parking lot and they give you a coupon for a free appetizer, which we enjoyed the crispy shrimp dish. ($16 value) The bed was super comfortable, The fireplace had the pilot light lit and it was a flip of a switch to have a full blown fire, which was really nice on this chilly Sedona evening. As you can see from my photos, the view of the red rocks from this room 420, was stunning. Everything seem to function properly, the TV worked, there was hot water almost instantly and there were plenty of towels. A tip would be to request an extra blanket from the front desk as the mornings and evenings are quite chilly this time of year but that blanket does the trick if you wrap up in it and you can sit out on the patio and enjoy the views. If you enjoy walking around the tourist areas, you are smack dab in the middle of Sedona with plenty of shops and restaurants steps from your door. The only con is that the property is dated a bit, the furniture is a bit banged up and it definitely needs a refresh, but you can tell the staff are working very hard for everything to be functional, comfortable and clean. All in all, a wonderful stay in a great spot to clear your mind in the beautiful Sedona red rock scenery. A great stay and we will be back

Our stay was shortened due to a cancelled flight so we didn't check in until midnight. When checking in after hours, you have to call the number they post on the door, which goes to their sister hotel next door. The person I spoke with said they'll have security come up. We waited about 10 minutes, which I thought was a bit long, especially at midnight. But, the guy was nice and friendly so we didn't say anything. He quickly checked us in and walked us to our room, which was downstairs and all the way at the end. I'm glad he did that because it might have been hard to find and the light outside our unit was out. The room itself was nice. Two clean beds. Refrigerator. Clean bathroom. Shower had good pressure. Toilet seat is unusually low. Next morning we woke up and enjoyed the beautiful red rock views outside our window.

The rooms have not been renovated. The toilet is old, and therefore the seat , is so close to the water in the toilet bowl that a guy's package hangs into the toilet water. The bathroom door does not close because it scrapes the bottom of the floor. The rooms need to be updated!

My husband and I traveled to Sedona on a family road trip to Texas. Upon arrival, we had the pleasure of speaking with Jackie. AAA never sent our reservation, so sadly, we had to rebook, and I'm still working on the nonsense that is AAA. Moving on, Jackie was prompt and efficient. She was personable and helped us with our booking, parking, and our pet. Parking was tricky because we had our SUV and a small U HAUL. We we decided to extend our stay another night, two gentlemen helped us, and they were just as good as Jackie. The beds were comfy, and the view was beautiful. My husband would have opted to get a different room without foliage because it did obstruct the view to some degree. We happened to walk down the ridge and a gentleman, Anthony had a telescope out on the porch for anyone who eanted to take a gander. I guess he comes every weekend to do this for hotel guests. Nice guy. If we visit Sedona again, my husband and I both would rather stay in West Sedona.

My hubby and I were visiting Scottsdale and had never been to Sedona, so we made the trek to this gorgeous area! We wanted to spend the afternoon and evening there, and did not want to drive back to Scottsdale that day, so we tried to find a place to stay. We were lucky enough to be able to snag a room here. This hotel is located directly in the heart of uptown Sedona. If you are wishing to stay in the heart of uptown, this is the place to go! This hotel is close to lots of shops, bars, restaurants. The folks at the check in were very nice and friendly, and gave us a map of the area. We had requested a room with a king sized bed, and were given room 431. It was more of a suite than a room. The bedroom was separate from the living room. There were amazing views of the red rocks from our balcony (we were on the 2nd floor). We had a lovely kiva fireplace in the living room. There was a mini fridge, coffee pot with coffee, and microwave in the unit. Lots of great channels on the tv. There was also a tv in the separate bedroom. The rooms were clean and spacious. We got a deal of 25 percent off and felt the rate for the room with the view was more than fair. We would absolutely return to this hotel and hope to someday!!!!

Toilet was sideways so the seat slips when you sit on it. Dirty floors, dirty sink, bed was tilted towards the headboard so bad that we had to sleep opposite way so our feet were by the headboard. Room had a very "motel 6" vibe when entering. We got lucky to get ground level with parking right in front of our room so that was a plus. Front desk woman while checking in was very friendly. We live in Phoenix so we drove up for an impromptu overnight staycation. After arriving, we noticed they didn't have a pool. We told the front desk lady that was the reason why we came up to Sedona-to get out of the heat and swim (our friend with us stayed there before and there was a pool when she stayed previously ) We mentioned we'd like to opt out and go to another hotel that has a pool. She quickly offered to give us passes to the pool down the hill that is their sister property. She told us to "take her word, that she would remove the $80 per person pool fee when we checked out the next day" She also told us she lives on property and would be there when we checked out. Well, she was not there, but we were "greeted" with a grumpy older man with an accent that decided to throw a fit when we mentioned the fee would be removed. He started slamming things and made us feel so uncomfortable. I've never felt so uneasy when leaving a property. We then witnessed him come outside and started belittling a housekeeper in the parking lot. Pros: View is beautiful, and the convenience of walking to restaurants, etc is steps away. No need to drive around town. Cons: No pool, rude front desk man, dirty room, sideways toilet, crooked bed, sharp pebbles on the deck, very old property that needs some remodeling.

Not worth the money at all ! Came here for a short visit with my family , rooms are very outdated. there was a roach in the bathroom . Not to mention the toilets here are basically ground level looks like a toddler toliet . Front desk were not very pleasant . " free breakfast " included a choice of granola bars or a bagged muffin . Online it mentioned there was a pool /jacuzzi it was all covered up , this was one of the main reasons why we booked this place . Only good thing about this "inn" was the view and the location it's right in the uptown of Sedona .

My husband and I picked this hotel for several reasons. It was located up town, and it looks beautiful. Well, it's very dated inside. The paint was coming off the wall, the bathroom needed repairs, furniture was old, and inside the cabinets was wood broken off. I must say for the price we paid, we didn't think it measured up. When we checked out, we asked for a copy of our bill twice. We requested it by email. Finally, on the 3rd request, we received our bill. To our surprise, we found out that this hotel charges you to use the microwave, refrigerator, and anything else. We had a roon tax, which we understand that hotels will charge for that, but then they charge an amenity fee and an amenity fee room tax and a tourism tax. Wow, how much can they rip you off? My husband called the hotel, and the person said we charge for everything. Finally, they took $100.00 off our bill. That's not great since our bill was $1366.75 for 3 days. We are very disappointed with this hotel. I wouldn't recommend it to any of our friends or family. The hotel should make customers aware of their charges. We would never go back there.

This was supposed to be a celebration of 43 years of marriage. Other than the view, with an oddly public balcony, we had zero service, from the minute I stepped into the tiny lobby. I had to ask for help, though two guys were in there talking and working. Ok. Then I was given the key and they gave quick half description of where our room was. I was told when reserving, we would have a ground floor room. Well, we had to return to lobby to ask where our room was and we're told it's on the other side of the parking lot in front of the public bathrooms. No elevators. Old, crumbling stairs. No hospitality. Nice view, when you're there. And we were upstairs so had to haul it all up to the room. One of the lowest rated rooms we've had. Zero help zero hospitality. We will never be back.

The front desk host was very nice and she placed us in a suite with awesome views. I would definitely stay here again. If you are a dog owner this hotel is pet friendly!

My travel partner and I picked this hotel last weekend last minute after our Havasupai trip went crazy. I was initially skeptical but quickly became a fan. The lobby was small but packed with water bottle stations, coffee (including lattes and mochas) snacks and chips and salsa from 89 agave. The view when you walk in is amazing and hits home that you are in Sedona. Other amenities include a daily red rocks pass for parking and some cookies (which were great for hiking snacks). The staff was friendly and full of recommendations on trails and restaurants. The rooms were good and spacious enough for two backpackers to unload and dry out their 30lbs of gear. The window situation is a little weird on the first floor with non private balconies on the first floor, but we were lucky enough to be on the end. Only complaint is no bathtub just showers. The only things I would think to think about is parking seems to be at a premium being right smack in the heart of town. While we didn't have issues we did happen to get "last parking" a few times. Definitely would/will return and recommend to friends!

We loved our stay here. This place could not be more centrally located. We received two free cocktails at 89 Agave which is right next door. The view is unparalleled and so peaceful. The hotel is quiet and we never heard any neighbors. There is a large-ish fridge, a microwave and 3 sinks which make it easy to share. I very much recommend this hotel!

Booked a room for 2 nights. They told me one price on the phone and then they charge me $300.00 a night. It is not worth $300.00 a night . Online it even shows different price as well. The hotel is in the middle of the town and it seem safe. Our room was clean.

Pass this hotel over in off season stay here only if you are desperate. I don't know where they got the online photos but it can't be the same Hotel. Upgrades needed badly!

This is a motel not a resort. The location is great , right in the heart of uptown. The views are amazing, however the inn is outdated and is in desperate need of renovation. There is no pool or hot tub. No amenities except free parking. The rooms are dated with the toilet and sink in the bathroom so low, if you are over 4' tall you can't comfortably use either. We paid over $300.00 a night, overpriced for the condition of this property. Skip this one and find a property that isn't so run down.

We only stayed here one night on our way back home. Our room was reasonably priced, I think we spent maybe $240 for the night. Our room had two king beds. The room was nicely appointed. It had two sinks, a refrigerator, microwave and a coffee maker. The bathroom had just a shower and no tub. What was a bit odd was the toilet was super low, not sure what that was about lol. The finishes were nice although probably getting close to the end of their lifespan. Our room was in the lower level, with an amazing view. The nice thing about our room is that it was at the end, so nobody walked past our room to get to theirs. That is one disadvantage of the outdoor seating areas, is that the outdoor sitting area is the same as the hallways to get to the rooms, like a motel. In any case, the location and the views make up for any shortcomings. We saw resident wildlife parades like raccoons and a family of kittens that they feed and were super cute. Staff is very helpful and nice. One thing to consider is there are no elevators, so you have to lug your luggage up and down the stairs.

Planned a trip to Sedona last minute to go hiking. We wanted to stay in a central close to the tourist shops as well as the hiking trails. The shops were located just outside the hotel literally. Hiking trails are a bit further (anywhere from a 5 min-30 min drive for the trails we picked.). Hotel offers coffee, tea and bottled water in the lobby. We knew our room had a fridge so we made sure to bring our our gallons of water and snacks for the week. There was also a keurig and a microwave. The room itself was huge and was good enough for our 5 day trip. It wasn't as fancy as in the Yelp pro pics which seem a bit dated. Not sure if all the rooms were like this but ours needed somethings repaired (like the main door frame was cracked and the bathroom exhaust fan cover was hanging out of place). Pool was also under construction during our stay unfortunately. The website mentioned we'd have access to the neighboring hotel's pool (at L'Auberge) but upon arrival, the front desk person told us that they had to do away with the specialty amenity because they had trouble with social distancing. The best part about this hotel were the views of the red rock mountain range. We sat out on our patio a couple of nights to enjoy sunset from the room.

This hotel was beautiful. It's in the beginning of the downtown touristy area. The room was large with a balcony and fireplace. I am picky when it comes to hotels and their cleanliness but this hotel surpassed that. It was definitely worth the money. My only con is we went to their restaurant 89 Agave and let's just say McDonald's would of tasted better. But again THE VIEW.

I do not recommend staying at this place. It is old, and worn out and not worth the price. The pool doesn't have a pool or hot tub anymore although it is shown in pictures. The parking lot is tiny and you ate not guaranteed a spot for staying in the hotel. The suites are big but old, carpets are damaged, fireplace didn't work until we complained and the toilet was not working properly. No breakfast on site. Just an old motel with a nice location in the center of the town. The views are nice but I think you ll find great views from any other in Sedona

If you don't mind listening to every conversations in the next room through the extremely thin walls, listening to the footsteps of the very loud ceiling, the very very low sinks and the toilet made for apparently anyone under 3 feet tall, an unfriendly welcoming staff at front desk and oh flat pillows, then yes book this $300 a nite (off season) motel, not resort as advertised .

Don't be fooled by the resort picture, it's an very outdated room, and there's NO amenities, no hot tub no pool. You are required to pay for coffee without choice, for a couple hundred dollar room, wow it's definitely a rip off. I strongly recommend don't book for this fake 'resort'

As I write this, I have been waiting 40 minutes for a plumber/repairman to arrive to turn off the water in the bathtub. I went to take a shower and the valve handle came loose and kept spinning, not allowing the water to be shut off. There goes our dinner plans.......This was after last night's repair of the fireplace that wouldn't light....and we haven't even been here 24 hours! I am so disappointed in this establishment. We stayed here 6 years ago and had a wonderful experience, but it is clear that maintenance has not been a priority and the hotel is in need of a facelift as it is looking tired inside and out. These were expensive accommodations too. Will not be returning. I gave it 2 stars instead of 1 for the amazing view from the room.

Located in uptown Sedona with amazing views of the red rocks. No amenities to speak of, rooms are old. A complimentary buffet breakfast is offered at 89 Agave located on the property, avoid it at all costs. Food is inedible, yogurt not kept on ice, waitress carrying water pitcher and sneezing everywhere without covering her mouth or washing her hands. We left. Stay down the hill at the Amara resort and spa, gorgeous and the same price.

The TLDR is this place that is overpriced. It's a motel with slightly nicer than average rooms and a great view. If I had paid half the price for this room, I woulden't have had a complaint (well I would have but not enough to write a review). Let's start with the good: The Location is fantastic. A block from pink jeeps, right in the heart of the tourist area. A few minutes to several restaurants and cafes. The view is stellar. We had a second-level suite (which is really a larger room with a pull-out couch) and a first-level room. The room's view was great and the suite's view was stunning. This is what you are paying for. If you are fine with that go ahead and book this hotel The rooms were pretty nice. They were clean and spacious, and all had balconies with views. They could use a little updating, maybe a paint job. And I did find a cobweb in a nook in the bathroom. The not so good: None of these are deal-breakers. They only perturbed me because we spend 1000+ a night. They appeared to be suffering a staff shortage (presumably from covid) so perhaps this was a one-off issue, but again for a hotel with luxury prices and very few amenities you would think they could pay people enough to keep staffing up. The exterior of the hotel looks like a motel so just be aware of that. When we arrived around 3:00 the lobby was locked and a sign told us we needed to drive a few minutes to their sister's property, the much nicer la'berge, (there is also a stairway between the properties but we didn't know that) to check-in. A minor inconvenience but again strange for the price (and they could have sent an email or something). What was really annoying was the keys they handed us didn't work, and when we called the la'berge they told us they can't make keys after 4:00 (why?) so whenever we wanted to get back into our room the first night we had to call down and have them send up maintenance from the la'berge which took about 15 minutes). Housekeeping only comes if you request it. Not a big deal, but they didn't tell us so we missed the first day of it. Clearly, someone had decided to prioritize the more expensive la'berge over the still very expensive Orchard Inn. None of this was the staff's fault. They were as helpful as they could be. Someone in management messed up. The final oddity was the "amenity fee". They tacked on a $20 a night/a room amenity fee which paid for the wifi, parking, water bottles, and "breakfast" (yogurt, fruit, coffee and tea, prep-packaged muffins and pastries. Skip the latter I bit into a danish the was fully dough). Considering most motels I have stayed in include all of those things (except water) for free, despite the relatively low price, having already paid 1,000 a night It felt like I was being nickeled and dimed To sum up, there is nothing especially wrong with this hotel except the price. Unless you are willing to pay for the view and nothing else, book a motel. You will get the same experience for half the price.

The room we had #400, was very old and showed it's wear and tear. THIS IS AN UPGRADED MOTEL. Our front door and the surrounding rooms as well, you can see so much space around the doors that bugs could get in, they were not installed right. The pictures shown on the website are very misleading! I would say this hotel DEFINITELY NEEDS UPDATES ASAP!! When we first arrived in the room the bathroom smelled like someone got sick in it and they didn't clean it up enough to get rid of the smell. We did report this to front desk in person. The maid did come and mopped the floor and cleaned the sink more right after notifying them. There is no hotel room safe for small valuables so that was a bit of an inconvenience. The bathroom mirror has dry rot around the edges and the shower would not get hot enough because the handle would not turn all the way to the left (hot) and stay. Everything was pretty outdated and just not what we were expecting. After a long day of hiking, the shower you had to hold it down the handle for it to keep the hot water temperature. We did notice that there was a screw missing in the dial...that may have been the problem but it looked rusted out. The view on the balcony was beautiful but the deck was at a slant and the concrete balcony foundation had a lot of structure cracks in it, looked scary to stand on but we did anyway. I would highly recommend the structure of the #400 balcony to get looked at, it was definitely on a slight slant downward when we were standing out there. The location and view was prime. I say overall for the price I expected it to be much nicer based on the online website pictures, cost and their descriptions.

My wife and I stayed at Orchards Inn for our anniversary. While it wasn't a new hotel, the view made up for any other minor flaws. The room was spacious and well maintained with all of the conveniences such as refrigerator, coffee pot and microwave. The bed was comfortable, but we never quite got used to getting in and out with the pontoons on the side. When were first entered our room, we were greeted with an anniversary wish and a bottle of Champagne. I thought that simple gesture really set the tone for our entire weekend. Our stay was trouble free and enjoyable. In addition, it is right smack dab in the middle of shops and restaurants, so we only had to pull the car out a few times to explore. The cherry on top for us was when we checked out was that a gentleman with an Australian accent followed me out, shook my hand and told me that they really appreciated our stay. The location is great if you want to be in uptown Sedona. This is right in the heart of it. Unfortunately the area is under construction until the spring of 2020. The rooms have fabulous views of the Sedona red mountains. Everyone's room and balcony faces fabulous view. What a way to wake up! The front office staff was very helpful and friendly. They gave us advice on a fabulous restaurant to eat at for dinner. Breakfast was free but only adequate but not anything spectacular; typical hotel breakfast but located at a nearby restaurant. The beds are comfortable.But if you have bad knees this is not the hotel for you, as the toilets are extremely low . Felt like I was in a preschool classroom.

The hotel has a great location and friendly staff. The stairs to the rooms are crumbling, the rooms although large (we had a suite)and well laid out are shabby. The doors don't close well, you can hear word for word in the adjoining rooms, the carpets frayed. The faucet in the shower wasn't well connected to the wall and I feared it would fall off just by turning the water on. For a price of over $600 per night I think an update to the property is in order.

Surprisingly great hotel walking distance from everything in uptown Sedona. I was pleasantly surprised about how close Orchards Inn was to the center of activity in Sedona, the INCREDIBLE patio views of the canyon, and the overall look and feel. While the hotel isn't the nicest in Sedona, it's definitely among the top with great staff and well maintained accommodations. A great spot for anyway traveling to Sedona, especially if you're planning traditional tourist activities.
