If you are a tourist visiting.... just get the waffles. High prices for a subpar breakfast. $10.50 for a very small plain breakfast burrito was highly disappointing. Also, maybe skip ordering something with shrimp. The service was the best part of the experience. My coffee cup never went empty, and our server was nice. I don't usually give low star ratings, but for a place on the strip, it was a lot underwhelming.

This place is absolutely AMAZING! The staff is so kind and very efficient. Upon entering this place I had no expectations, but somehow they were surpassed. The atmosphere was so cozy. Reminded me of eating at your grandmas house! The hostess was on top of everything. She was very helpful and so lovely. Wasn’t a horrible wait and definitely worth it. The food was so delicious and such a great price. I honestly don’t think I have ever eaten something so fast. Yeah I was hungry, but it was just SO GOOD!!!! I got the Adult Deal (no eggs) with 2 chocolate chip pancakes and bacon. I would come back to Hot Springs just for this place, definitely would recommend it to anyone.

A really great restaurant for breakfast. The staff were super friendly and attentive. We arrived at 11:30ish, had a little wait (maybe 10 mins) before being sat. The place is small, but cozy. Very cabincore vibes. The food was fantastic. I went with the corned-beef hash, easy eggs, and toast, as well as a half of waffle. Great salty flavor for the hash! It really hit the spot. Equally good, the waffle a mellow malty flavoring that was fluffy and not dense. The fact that you could order a half of waffle to being with was a great thing for me.

The food was great. Very good coffee. I had a country fried steak, tender inside, crisped to perfection outside. Biscuits are so fluffy and good. Hubby had an excellent buckwheat blueberry waffle and my daughter had steak and potatoes and the steak was tender and delicious! Would definitely go there again.

Overall: This place was nice and affordable, but it wasn't special to me. I can see people extremely loving this place, but out of all the stops we went to during our visit, this just was our least favorite. Again, I think you should try for yourselves, because I can see people loving this place. But I do not believe we'll return again. Food: Good portions, and decent taste. Just wasn't anything worth writing home about. My girlfriend didn't like her French toast so that also was the bummer for her based on the other place down the street whose French toast she absolutely adored. My food was decent and I ate the full thing. Staff: Absolutely the sweetest thing in the world. This review hopefully does not reflect on them negatively at all. They were super sweet, super nice, had great suggestions and was knowledgeable of the menu. You can tell they love what they do. Military discount: Yes. I think roughly 10%.

Best waffle I’ve ever eaten!!! That’s a big statement for me because I am a waffle snob!! lol My breakfast was amazing! The eggs and bacon were made perfectly! You can tell that they are high quality items by the taste! My husband had corn beef hash and he said it was delicious. He was hooked on the rye bread!! He would give his breakfast a 5 stars as well!!! Our waitress Alicia was a very sweet waitress who was engaging and a really nice person to talk to! Thank you Alicia for your amazing service!! My husband and I would highly recommend this place even if there is a wait!!! You won’t regret it!!!

Pros: Huge portions of food! Prices are reasonable. Very small restaurant, so be prepared to wait, but they give you a buzzer that you can around with you in the other shops until your table is ready. It reaches a surprisingly long distance from the restaurant, too! Good old-fashioned southern cooking. I would recommend the Wagon Train Breakfast plate for anyone who wants to share! Con: Drinks are very expensive here. 2 coffees $7.50. Milk $3.50. OJ $4.99 Over half of our $50.00 bill was just drinks.

The food and the service were great. They were busy, but our waitress did an amazing job tending to our party timely. I ordered the half waffle, steak, and eggs platter, and it was extremely filling. The coffee was also great. I'll certainly be back when in town.

It's a holiday weekend so a wait was expected. I like that their reservation buzzers allow you to look through neighboring stores/shops while being in range. The vibe is very casual and cozy. Wait staff was friendly and attentive but the cook time seemed slow. The cinnamon roll supreme sandwich was AMAZING, especially the cream cheese icing.

The people at Colonial Pancake and Waffle were my rescue this morning! I had a schedule I needed to adhere to in order to get in for an early soak at one of the bathhouse. I let them know I was in a hurry, and the hostess immediately got me set up with a menu and water and offered me coffee. I asked the waitress if she thought pancakes would be fast or if the kitchen, because I saw some at another table, and they looked so good. She assured me and got the blueberry pancakes. When she brought the plate, she brought the check too - to save me time! The pancakes were yummy, fluffy, but also a little crispy at the edges. They're huge too - way bigger than you would expect for a $10 meal! I should mention the ambience. It's got a quaint southern country feel. It is a place you kind of want to stay a while. I'm notorious for going back to the same place for breakfast when I'm traveling, so I'll probably be back again tomorrow to try something else in the menu and maybe sit for a little longer to enjoy a cup of coffee.

A great breakfast spot. A huge menu with lots of variety, and a line waiting out the door early in the morning. Because of the name I went for the pancakes and was not disappointed. My kid got a cinnamon roll fried up like French toast. Sausage patties were fresh-formed and tasty. We both left full and happy. The service staff was efficient and friendly. Venue is small, cozy and rustic like a breakfast spot should be.

First, the place is so cute and homey. Also, the staff were so incredibly sweet and attentive, and the food itself was mostly good. Mostly, because the waffles and pancakes were very good, except for the hash brown which was not to my husband liking (crispy, well cooked). The only other negative is that the bathroom is behind the kitchen, it's awkward and not sure how sanitary, but honestly they were so nice I didn't mind much.

Came for breakfast on a Saturday morning around 8:15am. Only had to wait about 15 minutes for a table for two. Inside is small and quaint; mom and pop type cafe. Initially, our server wasn't blatantly rude, but certainly wasn't friendly. Everyone seemed almost robotic, which is fine and will get the job done. I had a veggie omelette. Omelette was not terrible, but I was sharing with my son and wasn't offered another plate, even though she knew we were sharing. However, I also didn't ask for one; we just put the plate mid table. Also, the lady with the cart bussing tables took our plate when we were done and proceeded to bang and scrap the dishes aggressively while still standing at our table. I felt like I offended her, although I said nothing ‍ I did get one coffee refill and the coffee was mid, but solid. The service and attitude of the staff is the real concern here. I would be hesitant to return as I felt like I was upsetting them with my presence.

Expect a long wait to be seated and to be served. Ordered the Corned Beef Hash Combo. More hash than Corned Beef. Served in a skillet. I've had way better tasting. Pecan waffle was just the way I like it. Thick, crisp and airy. Would try again without the pecans. The Cajun Omelet was flavorful and hit the spot. Served with a side of biscuits and cream gravy in a metal gravy boat. Hungry Man was straight forward. Sausage was pretty good. Bacon just okay. Server was just okay. I'm sure she was over the big crowds.

5 stars !!! A simple family owned business. We had patty melt and fries. Service was great and attentive! Looking for delicious, simple , meal next to all the fancy ?? This is it ! Ambiance is " colonial " ... Cracker Barrel feel . Menu is EXTENSIVE BREAKFAST!!! Omgosh they have breakfast! Burgers ++, salad too etc Something for everyone .

We had ordered and eaten when I saw that they had cinnamon rolls. They were just coming out of the oven as we were leaving. Waitress suggested we take one to go...it did not disappoint. Breakfast was great and service was awesome...Thank you

We had to ask for a clean rag to wipe down the table once we sat down. It had not been cleaned from previous people and was noticeably sticky. Server handed us a Clorox wipe and stood there as we had to wipe down our table. Not the greatest start to a meal. Server seemed like she didn't really care. Made us feel rushed to order, asking what we wanted to eat after literally just handing us menus. Food come quick but was mediocre. Pancakes were very basic. Overall it is all overpriced. It's better to wait at the pancake house for better food and price.

The best breakfast place in all of Hot Springs prices aren't too bad. Either way it was long the wait was worth it whenever I'm back in Hot Springs in sarea. I will be eating at colonial pancake and waffle House. I had the cheddar cheese encrusted omelette plate, OMG OMG IT WAS SPLENDID!! We had 15 people and everybody loves the food. One said that the ham was the best ham steak that ever had the bacon was good. Somebody got a double cheeseburger they loved it to pancakes and waffles to a banana waffle with fresh bananas and caramel drizzle all over it and whip cream. Oh my god that was so good. I don't think any of us had anything that we didn't like.

This is a cute *tiny* boutique style restaurant that took me back in time. Our breakfast was great with affordable prices. The French toast is delicious and so is the bacon. It was thick cut and cooked perfectly. We were here for Thanksgiving weekend and the wait took at bit--they told us 30 minutes but we waited more like 50 so I was a little annoyed but the food, service, and ambiance made up for it.

One of our goto breakfast places when in Hot Spring. They have all the usual that keeps us coming back and a few new items. Parm Crusted Omelette was new and delicious. Service was excellent we will be back

Delicious breakfast! I had the steak hash and only intended to eat half, but I had to go ahead and eat the entire thing as I sampled all the hot sauces. My husband had a breakfast plate and went on and on about the sausage and the fluffy eggs. Definitely a great breakfast!

This place was great. There was a 30 minute wait and I would do it again. I loved everything, the biscuits and gravy were great, the service was great and I really enjoyed the homemade hot sauces on my eggs and hash browns. Looking for a great breakfast in Hot Springs this spot should be on top of your list.

Food was good. But nothing really special. Overpriced really. Service was not great. The lady never asked if we needed refills or checked on us till the end. I've been to better places. They really need to lower the prices. 70 for 4 people. A bit ridiculous for just breakfast.

Nice and clean place for southern style breakfast and lunch. Friendly service and good food. Nothing fancy but sure was tasty! Wife and I shared a mushroom and Swiss omelette with ham and a side of really tasty shrimp and grits! Great selection of hot sauces to complement your favorite egg preparation.

Everything was good. The big slab of ham is the size of a platter. It's huge! Bacon was great and or perfectly crispy. I'm not a fan of the pancakes though. I just don't prefer the taste of their pancake mix but they were very large fluffy. They are plate sized. Awesome service.

Prepare to wait - 30-40min wait for a table (on a Saturday around noon) followed by slow but friendly service. The interior is as expected from a place with colonial in the name with plenty of sticky wood paneling and American style quilts and cabin-in-the-woods decor. The food was mediocre/good, but nothing to call home about. The pricing was super fair for the quality. We ordered a couple of adult waffle deals, stuffed french toast, and a big texas cinnamon roll. The waffle was golden, crispy on the outside, and soft on the inside. Eggs and sausage were fine. I didn't try the french toast, but the filling was sandwiched between the toast vs. stuffed. The cinnamon roll was a bit dense and lacked anything compelling to taste more than one bite. Overall, it was an ehh experience.

Tourist spot boasting magazine awards from a decade ago. No bathrooms because the owner decided he liked not having patrons go back and forth to them, so he kept them closed after Covid. You have to go three doors down to a candy shop. The food was fine, but nothing special. The bacon was excellent. Pancake was just a pancake. The drinks were outrageously expensive. $3.50 for Folgers coffee and $3.75 for a 12 oz. glass of iced tea. If you don't mind waiting for overpriced food in a tiny cafe, this is the place for you.

Stopped here for breakfast on a Sunday morning. Was a little busy so we had a 30 minute wait or so. They gave us little buzzers which was nice so we could walk around while we waited. The food was wonderful! Especially the buttermilk pancakes. Waitress was doing a wonderful job considering there was only one waitress working at the time. She got us everything we needed with no problems. The inside makes you feel like you are sitting down for a home cooked meal at grandmas house.

Great ambience...love an old, maintained diner! But don't go in thinking you will also 'use the facilities' ... when you ask, they direct you three doors down to their candy store (we just waited). The diner came highly recommended, so to take the high road, will call it a less than stellar day for them. Tourist town, crowded diner to be expected. However, we waited about an hour...our waitress-in-training came by and told us our food would be out soon and some time later we asked the status of our breakfast and she again said it should be out soon. In the meantime we observe an empty table across from us get seated with two patrons, eat, and pay while we wait and a table of eight behind us get seated, order and then about begin to get served before we get ours!! Also, I did not get what I ordered, although it was similar to what I ordered, biscuits were cold and hard, and hubby's sausage was chewy tough. So, again, probably not a stellar day for this place that came highly recommended. Don't know that I would try again ...‍

My husband enjoyed his breakfast as well-- the "pioneer"!! Check this place out for breakfast!! The owners are helpful as well! Would def return!!

With only a handful of breakfast options in history Hot Springs, this place easily gets my vote! Other places had waits of more than an hour and, even though Colonial estimated 30 min, we didn't wait nearly that long. Service with a smile FROM EVERYONE THERE. Like... did they forget they were working and not just making friends?! Seems like it. Huge menu and everything was pretty tasty. They were more than willing to accommodate my needy requests too (like egg whites for my omelette... which is not on the menu).

Found this place on our last day in town for breakfast, the wait wasn't too long. The place was different, but cute and cozy, the food was ok. The staff was very friendly! With all the high praise reviews I thought the food would be much better - it was fine for what it was. Coffee was good ! It seemed family owned and operated which I love and enjoy supporting. For that it's 4 stars.

Meh sums it up. Nothing was great and nobody seemed happy to be there. The wait staff was happiest when dropping off the check. The food was fine, nothing spectacular. The prices are a bit inflated compared to the much better spot across and down the street.

Awful. Go to Denny's or IHOP. You'll most likely get better food quality and spend half as much. (The service might even be better, too.) I spent $62 for two adults and two children for breakfast. Only one "dollar sign"? YIKES. First strike: My wife and I used to work in restaurants, so we like to keep our table tidy. We put a few of the straw wrappers and other small trash items on top of a menu for the server to pick up. When she returned to the table, she picked up the menu, and then proceeded to shake off all the trash back onto the table. Who does that?!?! Second strike: I'm not opposed to paying money for a decent cup of coffee, but $3.50 for a small mug is a bit much. Especially when I never got a refill. And then I find out it's Folgers! C'mon, man! Third strike: The food was . . . bad. Yuck. Neither my wife nor I finished our meal (and we were hungry). I got the mushroom Swiss omelet, and it didn't taste at all like there was Swiss cheese in there. If it was, it was probably some highly-processed imitation. My wife had the egg, spinach and whatever . . . she ate about half and then pushed it away. We were able to walk in at 8:30am and get a table immediately. After we left, I found out why. Just down the street was The Pancake Shop with DOZENS of people outside waiting for a table in the summer heat. Apparently, there are many others that would also rather not eat here.

We came here on a Saturday morning, and there was a 20-25 min wait. That was fine with us so we went out front with our pager, which we were told picks up for about 2 blocks so you can shop while you wait (if places are open). The service was good, food came out hot, fresh, and fast. My only complaint was the prices on the waffles were pretty pricey for one waffle. It was good though.

So we waited a very long time to even get inside. I ordered a cheeseburger, mashed potatoes and fried okra. I know that's a wierd combo but was having a moment. The burger was average as was the okra. The mashed potatoes were instant and not much flavor to even make them better. Our waitress was not very attentive as two out of three at rhw table waited 30 minutes for a refill. I will not be returning here.

The wait was reasonable considering it was Sunday morning around 9a. Had the spinach and cheese omelette with wheat berry toast. Food was good. Coffee was nice and strong. Also had the banana, walnut and caramel waffle which was amazing. Here is my only complain. They were trying to take precautions during COVID by having limited seating and and requiring masks, however the owner (assumption but he was an older guy sitting behind the cash register) was not wearing a mask and helped a few people that were paying before someone else came to work the register. A couple of the waitresses were wearing masks that were mesh with shimmering stones that were more for fashion than actual masks. We could literally see their mouths through it.

Outstanding breakfast along the main downtown Hot Springs promenade. Options for toast, creative waffles, and hot coffee. Pros: there wasn't a long line jamming up without masks to get in (there's a pandemic on, people, come on and wear a mask so the country can get back to normal, isn't that what real patriots do?) and service was fast, the food hot and well-prepared. My husband was pretty excited about their hand-cut/ground sausage patties, but he found them to be a bit chunky for his liking. That said, I suspect many would enjoy it quite a lot. Cons: if you tend to be vegetarian, the options might be a bit limited, but their ARE egg options, and the Mediterranean Omelet was spot-on (spinach, kalamatas, tomatoes, feta).
