"Built as a private home in 1861, this "wonderful inn" is in the city’s historic district and close to the Battery and the City Market. Rooms, which open onto a courtyard, have flat-screen TVs, hardwood floors, and Asian rugs following a two-year renovation completed in 2011. "It has the perfect mix of being in a great location and having a very quiet patio area. We won’t stay anywhere else when we visit Charleston." Staff can arrange tours of antebellum homes, horse-drawn carriage rides, and harbor tours. Though there is no restaurant on-site, a continental breakfast of bagels, fruit, yogurt, granola, and more is delivered to guests each morning, and there’s a complimentary wine and cheese reception each evening. I was very disappointed in the room, courtyard everything. The noise from a restaurant next door was outrageous. The walls are super thin, you could hear people. We were on the first floor and our entrance was dirty. I was really disappointed.

No Frills hotel! But close to everything. The room we stayed in needed some love, some things were rusted and the bed was ok. The price was steep for a dungeon room but the location was perfect! We found this place by chance as all the other places we wanted to stay at were all booked. We would definitely stay again if we are in a pinch for a room.

Nice location. Poor General Management. We complained every day to no avail. We also wrote the GM at the location and Corporate HQ. Apparently they do not care about how clients experienced their visits. Very sad.

What a wonderful boutique hotel in the heart of Charleston! We Loved our stay. Fresh, modern, smartly appointed rooms rightly blended with immersive Southern charm; those plantation shutters and hardwood floors, woo! Love that bathroom!! It's just a beautiful property overall and a really cool place to stay. Superlative hospitality with easy check in, check out, of course. There's a nice coffee station up in the mornings. And a really nice courtyard beckoning some of your down time, especially in the evenings by the fire. Literally, this place is sandwiched between some of the area's best bars and restaurants. King Street shopping starts around the corner and everything else's pretty much just a short walk away. Ideally situated.

Location is good, parking across the street at $20.00 per ay, $2.00 per hour. Note: if you leave the clock restarts on the parking, however since Charleston is a walking town this should not be a problem. Since this boutique hotel is a economy??? stay take that in consideration when booking here. Pros...as I said walking distance to a lot of great restaurants. Nice courtyard with wine and cheese from 5-6, coffee, tea and iced water available almost around the clock. Cons...if you prefer to turn in early, our 3 night stay consisted of extremely loud music until 11:00 PM when the noise ordinance kicks in. No housekeeping during our stay, they will exchange towels upon request. Most of the management was very courteous, one individual on the weekend was very abrupt and not very friendly. Note: Since our last visit, Charleston has become extremely expensive place to vacation .

This place was cute, but their management is horrible. I stayed for 2 nights in a courtyard room. It was cute enough for my 2 day sabbatical. Everything seemed & smelled clean, fresh sheets, just mopped floors. On the 2nd night a cockroach was crawling around a closed/sealed bag I had with fudge to bring home to my kids. I maimed it, but it crawled back into the wall behind the bed. Later that night I encountered 2 more huge roaches in front of the bathroom door. One was actually ON the shoe I used to kill the other! Brazen little buggers. I didn't call the front desk right away because I was told upon check in that there wouldn't be anyone there Sunday night. Apparently my not calling the empty front desk at 1:30am is justification for only a $75 refund, which took a full week to pursue after my return home because the manager wasn't there the 2 times we called, and no one answered the email from my travel agent. Mind you...I paid $460 for 2 nights before taxes and fees. The manager would not budge according to the travel agent who was negotiating my refund request. I was also told upon check out that these bugs were normal. Ummm, not for the price I'm paying! That's not a good excuse. I just think for over $200/night I shouldn't have to worry about cockroaches, unless I'm glamping or something. I'm not mad-- I'm just disappointed.

This is a budget accommodation in the historic section of Charleston well located for walking tours around the city as well as plenty of good places to eat. Our room was comfortable, and it was pleasant to sit in the courtyard on a mild evening listening to the next-door restaurant, 82 Queen, with its jazz soundtrack provided for diners. Parking was available across the street for $20 in a public garage that was almost, but not quite full. That said, we were surprised to find that the window in our room was covered by a clear inside coating that made it impossible to open -- that wall of the house runs alongside a next door building only a couple of feet away. This is not surprising for an old building in that part of the city (my wife an I live in a row house in an old part of DC), but the sad result was that we could not get ventilation in the room and had to run the ceiling fan. Now we might well have have taken the room anyway, given its attractive price, but had the listing on the web site made clear that some rooms lacked real windows, we might have chosen a slightly more expensive room that DID have a window. For the lack of candor about windows, I have cut the star rating.

Wow, rough go. Very, very crude accommodations. Roughly akin to a Motel 6 but a lot dirtier and far less up to date. Room furnishings, bathtub, toilet all decades old. Virtually no light in the room. No window except one facing a building facade 3 feet away. Two dingy lamps with dark shades and weak lightbulbs. No other lighting in room. One of these two not functioning. The room is a dark box with no desk of any kind; getting any work done extremely challenging. Literally nowhere to sit and no electrical outlet anywhere that makes sense anyway. Shower head fell completely off when first tried to use shower. Toilet barely flushes. I would say that no capital has been spent on this property in decades. If you like spartan rooms and can get one here for, say, $150, maybe this is for you. We were charged $400/night (it was a busy week), which I can now see as utterly shocking.

We were very disappointed with this inn on many levels. The only positive was the location which was within walking distance to everything we wanted to do. Our room smelled moldy and musty and the upholstery on the chairs was very dirty. There is no maid service. We stayed two nights and for the price we paid, I would never go back.

We stayed here for our wedding night. Check-in went smoothly. They explained that no one would be at the reception desk from 11pm-7am, however there would be a number to call for any issues during the night. Shortly after 11pm, my wife and I decided to grab a glass of water from the courtyard. Upon returning to our room, the door was locked. We called the number on-call and explained the situation. She responded by saying she "was too inebriated to drive" and suggested we try to check into a different hotel for the night and we would be reimbursed in the morning. With no shoes, wallet, etc. we were very frustrated especially considering her attitude during the phone call. Finally we were able to find a maintenance person who was heading out and he was able to let us in. Overall we were very disappointed with the level of service we received, especially considering it was our wedding night. If there is an on-call contact, they should be willing and able to assist guests throughout the night.

The lady at the front desk was so mean. She was ranting off a script. I asked her a question and she ignored it and continued to rant her script. Not personable at all. Uninvited guest in the bathroom while peeing. They wldnt change my room. And had no bug spray. It freaked me out and I couldn't go to sleep!!!

An incredibly charming hotel with clean accommodations. Although the room wasn't that spacious, it was beautifully decorated and it felt as if I was sleeping at home. They have complimentary tea and coffee every morning by the entrance - as a coffee lover this was my favorite feature! I was a bit worried when going to this hotel because of some of the bad reviews here, but honestly I'm glad I went through with it! This hotel is situated in the middle of city, next to two of the top restaurants in town and the employees were very sweet. This hotel exceeded both me and my SO's expectations and we'll stay here next time we're in town. Side note - I came here during COVID and the hotel has regulations to wear masks while walking around the premises & they have hand sanitizer in the entrance.

I have no words for this disaster. I booked this place last minute because our air bnb had a leak and they cancelled on us. If you look at their google reviews, they're great. 4 stars I believe. So while we had limited options, and I always op for the small business, this was a mistake. The location is across from a parking garage, which is where you'll have to park. Keep in mind, it's $20 per day to park. Not included in your stay. When we checked in, it was easy and I was excited because the layout of the location is gorgeous. We were on the second floor and when we opened the door to walk in I could immediately feel moisture. I didn't think much of it because it's the south and I'm used to that feeling. Anyways, I step into the bathroom and I count at least 5 black hairs. Again, I'm not going to go crazy over that because I'm exhausted but I am grossed out. I check the sheets and there are so many hairs in the bed. I highly doubt they even washed the sheets. I had the front desk bring new bedding completely. When I pulled all the sheets off there was no mattress cover. DISGUSTING. My husband and I took a trip down to CVS because I needed Lysol and bleach. I could not sleep without at least spraying down the bed. I sprayed the bed down and slept. When I woke up in the morning I was so sick and congested, I went to the bathroom and I guess I missed it the night before but there was so much mold in the shower. I'm extremely allergic to mold so my reaction was spot on. I go to get my suitcase and a huge palmetto bug ran across the floor. I'm a southern girl, I live in the south but for $300 per night I don't want to deal with any of this unless I'm camping. The only nice thing about this was it was easy to get my money back for the second night and the office offered us a different room. I would HEAVILY consider staying somewhere else and paying extra for cleanliness because this may look like the only option if you're desperate but DON'T do it.

I bought a Groupon deal for a four day stay at this hotel. It was a great choice because the hotel is in a convenient location in Downtown Charleston. It is next to King Street for shopping, the Waterfront Park is a short walk, there are so many restaurants close by, and the beaches are a short drive away. The hotel room is small, which didn't bother me because I didn't expect to do anything except shower and sleep there. Everything was comfortable except for the air conditioning, which was a little loud. It became white noise after a while. Also, the toilet sounded like a dying puppy when flushed. If you're into watching tv at your hotel room, get ready to sit on the edge of your bed because the screen is small. The hotel offers a complimentary breakfast every morning. Guests mark choices on a sheet of paper and leave it outside the door the night before. Breakfast is delivered according to the time you mark on the sheet and the staff calls before delivering. Breakfast is simple. I always got a ham and cheese sandwich with orange juice and fruit. My boyfriend got a bagel, fruit, and coffee. The hotel also offers a wine and cheese happy hour from 5-6 every evening in the courtyard. It was my favorite thing about my hotel stay. Seriously cannot go wrong with free wine and cheese! The staff is friendly. I didn't interact with them other than checking in and out, getting breakfast, and in passing. There is parking available in the garage across from the hotel. It gets full during weekday mornings because a court is nearby. There is an hourly rate. $20 for overnight parking. $30 for a lost ticket. $40 for any more than that. No parking validation by the hotel. We didn't dare venture to look for parking anywhere else. If you're into Pokémon Go, there is a Pokéstop right outside the hotel. Also, Charleston is ripe with Pokéstops, gyms, and lure modules that are activated by businesses, tourists, and locals. I will likely stay at this hotel the next time I'm in Charleston.

This place is divine!! Location is perfect! We parked in the city garage across the street and haven't seen our car since we arrived days ago. We walk everywhere from the Inn. Great restaurants (call for reservations) are all along Queen Street, but of course venturing out a bit further brings many more into play. Staff is incredibly friendly and helpful. Daily breakfast can be eaten in the quaint courtyard or brought to your room. Lazy us have enjoyed room service breakfast (included) every day. Not to be antisocial, we do make our way to the courtyard for the 4-6 pm wine, cheese, and olives by the fire. Amazing!! Easy walking to shopping, City Market, the Battery ~ whatever your Charleston tourist heart desire. Rooms are delightful. If you have children ~ consider: All rooms have only one bed.

I've come to Charleston for years, but this was my first stay at the Elliott House Inn... and I'll be coming back! A wonderful Charleston-style room, cool/cozy courtyard, gratis breakfast (brought direct to my door with a smile!), wine/cheese served in the evenings, gas fireplace, and walking distance to EVERYTHING. A big thanks to Larry for your kind words and conversation. I tell ya, customer service makes a huge impact on my decision on where to spend my time and money. Thanks Elliott House for a great stay.

At first I was excited to stay there, frontdesk man was great, but at the prices they charge i would expect better rooms. The bathroom shower was good but needs an update in the room, old and dirty Would pass on this one.

We stayed here on 3/23 for one night in a deluxe room. The room was uncluttered and modern with a comfortable bed. The hardwood floor does not have a rug so its a bit cold on chilly mornings. The AC unit was old and very noisy. The Inn has decided to discontinue offering breakfast during the pandemic, but does put out water during the day and coffee/tea and water in AM. No decaf coffee unfortunately. Personally, for the amount of effort it takes to put out coffee/tea/water, I think they could have offered a simple grab and go breakfast of muffins, fruit, etc., as other hotels, etc are doing. Needless to say there's no wine and cheese hour due to covid. Nice courtyard, and fireplace area as well as being centrally located with easy walking to attractions (if you don't twist an ankle on the uneven old cobble and brick walkways).

I wasn't expecting much when I initially booked this place. As a college student, usually places within my budget aren't the most fabulous. I found this for 140 a night (total, incl. taxes/fees) on Secret Escapes, and seeing the location, I thought I'd take the chance. This place exceeded my expectations totally! The location is prime, and the parking was really convenient. Yes, it's an extra $20, but it's a decent parking garage right across from the hotel, and for 24 hrs in Charleston, $20 isn't too bad. The room was really cute and old fashioned. Not the height of luxury, but totally appropriate for what you pay. Everything was clean, amenities were nice. What was the icing on the cake though was the reception and breakfast. I loved how they offer cheese, wine, olives, lemonade, crackers, and homemade cookies in the common area. It was a nice little detail that made me feel really good about staying there. The breakfast was a great addition, too. You can get coffee, fruit, eggs, biscuits, etc. (there's a menu you choose from) either delivered to your room or the courtyard. The only thing that can maybe be improved on is that there's not always someone at the reception desk, so you might have to wait five minutes for someone to come and check you in/out. Also, the glass shelf below the bathroom mirror was loose in our room, so our things sometimes slid off it into the sink, but that's a quick fix probably. All in all, this place is great, and I can't wait to stay here again!

I have seen some of the reviews that ding EHI for things beyond their control. I will say that my work has had me in Charleston overnight several times and I have had the same noises at probably 7 or 8 different properties. Oh well. What I do know is the rooms are quaint and comfortable. Bikes are available to roll around town. The evening wine and cheese in the courtyard is a perfect little launching pad for your adventures. And the outdoor gas fireplace is a great spot to sit back and take it all in before leaving your breakfast order on your doorknob...that you can request to be delivered to the courtyard or your room. A parking garage sits across the street and is the same or less than other hotels charge. And EHI sits between 82 Queen and Husk/Husk Bar. Give it a try. The location is perfect.

Roaches in the bathroom. Shower worked about 50% and never got very hot. For $300/night, I doubt I'd stay here again. The location is very convenient and the facilities themselves are gorgeous. They just missed the mark on the details and didn't provide an experience commensurate with the price. Not to mention, we stayed during Covid so we missed a number of the traditional accommodations (breakfast, housekeeping, etc.).

We stayed here for 5 nights. It was a great time. Staff kept cold water and lemonade out and always tended to any need we had. Main complaint is they took the "wine and cheese" out completely from the Inn. This was something we greatly looked forward to. Overall a great place to stay in Charleston and it's right in the middle of everything.

As like many of the other reviews of this hotel, I'll start with the good parts of it first. This hotel is cute and well appointed. The complimentary wine and cheese in the evening was a great touch. The rooms are comfortable, clean and inviting. The location is perfect for downtown walking. Everything is just a lovely stroll away. The staff, short of the late night desk attendant, was friendly and expedient at their job. The reason for the 1star review is that the stay continued to get more and more disappointing as it continued. Read on. The down side was noise noise noise! There was a Rock show/ wedding reception going on at the museum directly behind the inn that backed up to our room. Upon calling the front desk, they said there was nothing they could do about it til 11 pm! They were aware of these events but there's nothing they could do nor did they see fit to mention this in any description but still charge full price. Then in the morning, we were woken up by a worker using a leaf blower at 7:15 am to dry the handrails next door at the restaurant. The first floor gets to hear everything the second floor is doing as well as conversations happening and toilets flushing in the next room over. In conclusion, the price for this inn is for location only. The only time to stay here is if you are deaf, or if Charleston is empty. If anyone else is in town, and/or this is the last room available in town, bring heavy duty earplugs and a resilient sense of humor.

The Elliott House Inn is a wonderful place to stay in Charleston on Queen Street. It has an awesome location between Husk and 82 Queen so you are footsteps away from very good food and it is also very convenient walking distance from just about everything else on the Charleston Peninsula. I like the way this Inn feels and how everything is situated as it feels just the right size and is not too big or too small. The courtyard area is a very good communal area to hang out and has a fireplace and plenty of tables and chairs for everyone to fit comfortably. The staff here is very attentive and makes sure that everyone has what they need to have the best visit possible. I like being able to come to The Elliott House Inn and look forward to being able to return soon.

My fiancé and I had booked this hotel online through hotels.com and unfortunately when we arrived, Hotels.com never sent the hotel our booking even though we received confirmation. The gentleman at the desk was apologetic and hooked us up with a room that was better than the one we booked and at a better price than what we were going to pay with hotels.com! We were just happy to get a room and not be homeless on a holiday weekend on our first night in Charleston - but his service exceeded our expectations! He even recommended us some restaurants within walking distance since we were so hungry and it was a torrent outside. He did let us know that guests sometimes order food up to their room from the practically attached 82 Queen restaurant (a bit out of our price range but looked fab). Our room was clean, gorgeous, and so so comfortable. This was exactly what I wanted our of our hotel in Charleston. It is quaint, historic feeling, and perfect for the cost in such a prime location. Though we didn't get in early enough to enjoy the wine reception in the courtyard, we did enjoy a complimentary breakfast delivered to our room (option of room or courtyard). We had biscuits and gravy, fruit, a breakfast sandwich, tea, coffee and orange juice. A perfect starter to our day! Overall, I would LOVE to stay here again. It is also just seconds from three amazing restaurants - one of which was literally love at first bite - Poogan's Porch! Check out my review for that one too!

Adorable Inn, great location, great price! My husband and I got married last May in Charleston and decided to come back to celebrate our anniversary. We chose the Elliott House because we had stayed there previously and really enjoyed it and even booked a block of rooms for our wedding guests. The staff here is always so friendly and every room we have stayed in is unique in it's own way. The courtyard is great to just sit and enjoy the beautiful weather, or to enjoy their evening wine and cheese spread (which is from 5-6 and complimentary!) or your (free) breakfast! We chose to have our breakfast delivered to our room, but that's because it was supposed to rain that morning. The location of this inn is perfect! You're a few steps from King Street, the Market is a block away, and it's a straight shot to East Bay. Best of all, there is a parking garage across the street, which is extremely convenient (we've had to lug our luggage several blocks before, so this is big!). It is $20 to park overnight, but that's pretty comparable to any parking garage in Charleston. Overall, this inn is so quaint and perfectly Charleston! Ditch the chain hotels and get the full Charleston experience by staying at this adorable place. The rooms are clean, the staff is friendly, and there is free wine and cheese and breakfast, all of which are delicious! We will definitely be coming back!

DO NOT stay at the The Elliott House Inn. We found 4 used Douche bottles and a dirty used toothpick in our room. This is a major health issue. We are in unprecedented times regarding health and are supposed to make sure everything is cleaned, cleaned again and then again. After we moved rooms, the new room was dirty as well. Built up dirt was on the table, a straight pin was laying on the floor and it was obvious deep cleaning techniques aren't being used. The Elliott House Inn must feel this isn't that big of an issue. I asked to speak with a manager, and none were on site. I gave my number for a call back, and have heard absolutely nothing. No to The Elliott House Inn!

I am usually easily satisfied, but I was not comfortable at the Elliott House Inn. My wife and I stayed two nights and it rained during half the time. The Inn is in a great location. Parking was convenient in that it was across the street. Minimum of $20 a day if you leave the car there without taking it out. If you do remove it, the clock for parking starts again. The Inn has a lovely courtyard with a fireplace. They stated the tables there were limited to two people, obviously due to Covid. We could not enjoy it because of the temperature and the rain. My gripe with this facility is that it falls well short of an "intimate boutique" inn. The room was small and uncomfortable. There were no comfortable arm chairs in the room, just a small round cafe type table with metal frame chairs like you find at an ice cream parlor. They were jammed in there between the TV cabinet and the heater/air conditioner that was in the wall. It was impossible to keep the floor clean because the courtyard bushes dropped berries all over the courtyard and they were tracked into the room regardless of how careful we were. it would have helped if the staff would have blown or swept off the courtyard surface. There is no maid service, but they would bring an extra blanket and clean towels upon request. The small trash cans were overflowing after two nights. Lastly, we were unhappy that there were no coffee machines in the room. They offered coffee, hot water, tea in the courtyard area at seven AM. We are early risers, so that was not to our liking. There were a few snacks and fruit in the courtyard one morning (Saturday), but none the day before. I am not sure if I just missed it on Friday. But there is no breakfast at the Inn. I just expected more for $250 a night. After the fact, I wished I would have stayed in a different lodging facility in town, or stayed outside of the city and been more comfortable at a better rate, especially since I had to pay for public parking anyway. The rating I would give this inn is two and a half stars. In my opinion, three stars is too high, and two stars is too low.

This was really a nice bed and breakfast in downtown Charleston. Very good location. Across the street from the Mill House. Personally, I'm not a Bed and Breakfast girl, but this one was really nice. Such a great location. Close to all the cool downtown places..... Also Privacy!!! Our room was a little small but very cozy and clean. I wish I had brought my bathing suit to sit in the jacuzzi. The room had a small TV but we weren't watching TV anyway. We got to pick when they'd serve breakfast and it was Yummo. Id recommend the place for a night or two. Rooms were small but nice and clean. Friendly staff! Also even though it's old,.... It's very pretty'. And so close to some of the most amazing restaurants in Charleston!!!

It was a great location downtown, a (pay to park) parking garage right across the street. The room was great, modern and clean. The staff were very friendly. The only downfall was the noise- we were woken up by dumpster or construction noise both mornings between 6 and 7am- this of course is not the Inn's fault- just an fyi If you're a light sleeper. We would definitely stay there again!

Positives - Great location. Lots within walking distance. Wine and cheese in the courtyard by fireplace is a lovely way to start the evening. And breakfast being delivered to our room is a bonus Negatives - being woken up at 3am to the sound of a generator and what appeared to be a pressure washer which gave off a squealing noise and lasted for over an hour. This sound was just outside our window. Hearing the garbage pickup at 5am which sounded like it was just outside our window.

Charming Hotel in the thick of things. It is easy to walk to almost everywhere you would want to go in Charleston. The hotel is right next door to the hottest restaurant in the city (Husk), which may add some noise at times, but we really didn't have any issues. The real advantage is you can get your name on their waiting list and then chill at the hotel. There are two other great restaurants right next door as well! You get breakfast delivered to your room and they offer wine on the patio around 5. Rooms were a good mix of modern and classic. They have updated bathrooms and flat screen TVs. We were walked all around downtown Charleston from the hotel with relative ease. If you don't want to walk its easy to catch a cab or bike cab dropping someone off at Husk.

Expedia has it listed as a 4 star hotel. It feels more like a 2 or 3. The hotel is dirty and old. The rugs in my room have not been cleaned in a while. There were lots of bugs in the room too. Small roach looking bugs on the wall and flys. It is in a good location. The breakfast that was pre paid for was very weak. I would recommend not staying here. Small rooms right next to a loud restaurant. My window looked into the wall of the restaurant.

Location is good, convenient to walk to much of the French Quarter and downtown area. The outdoor patio with nightly wine and cheese reception and mimosa breakfast on Saturday morning were all really nice. The room however was small, with a loud air conditioner and a bed that wasn't very comfortable. The free breakfast food isn't good either, mostly cheap store bought stuff. The chambermaid is a lovely woman and we tipped her upon our leave. The rest of the staff, I can't say were bad but also weren't very welcoming or friendly. Also overpriced, we paid a lot of money to stay here and I expected a bit more than what we got. Not a bad place to stay, I wouldn't say to stay away. Especially if you're a wine drinker :) But Id recommend to look around too.

A quaint inn tucked away on Queen street. It's a fabulous location next to two very highly reviews restaurants - Poogan's Porch and Husk and central TO EVERYWHERE! Downtown Charleston is not big, and being at this hotel made it equidistant for me to get anywhere within a 2 mile radius - walking too :) I purchased this as a deal on HotelTonight (http://txt.hltn.com/8jkb/aKOZCgnAmC) - an app that lets you purchase deals at super low prices at the last minute. Deal was $100 cheaper than other hotels in the area. Room was perfect size for one person but would work fine for 2. My room was very clean, bed was really comfy, and decorated tastefully for southern comfort. They kept decor to a simple, minimalism which I appreciated, replete with draw string shades and mini plantation shutters above the door to let light in. My room was on the 1st floor next to Husk, and I couldn't hear a sound! So quiet. Besides, I spent most of my day exploring Charleston, so I super exhausted. Loved the wide bathtub - super clean. Cool amenities: Free breakfast that they serve to you in the courtyard or in your room. You get to pick from 6 options what you want. Wine and Cheese Hour - from 5-6pm. They have several types of wines and you sit out in the courtyard. What's particularly lovely is that the live music from the restaurant streams from next door - so you get live music under a leafy verdana. It's kind of magical. :) Free bike rentals - they're the classic cruisers ...nice touch for those who don't want to spend extra getting bikes. No parking though - it's $20 at the lot across the street. No biggie, cuz I walked everywhere and took a lyft ride when I really needed it. MUCH cheaper than having a rental.

Ok, I've read all the reviews... so here goes. This was our Anniversary weekend. The pics on their website looked great. Needless to say, we were disappointed. I could find a better larger room at a Bates Motel. 2 roaches joined us for the first night. The room was small, not decorated and the tv was from the year 1. One of our windows faced an ally, so most of the evening we can hear people taking outside. Oh.. and pricey also The staff seemed nice (not much contact) and the wine and cheese and the breakfast was fine. Guaranteed, we will not be back. Did not like the idea that they did not have their own parking Back to Hilton, where it's class and we get points. The good news...we love Charleston!

We came to Charleston during peek season (tourist and wedding) so all of the hotels were a bit pricy. I reserved a queen room for my boyfriends birthday, where we spent a Saturday and Sunday night. The hotel - I selected Elliott House because it wasn't quite a B&B but had that feeling. Some of the B&B's seem just a little bit too antiquated for me so I thought this would be a nice compromise, and I liked the cute courtyard. They do wine and cheese reception in the afternoon and complimentary breakfast which can be delivered to your room or to the courtyard. The wine and cheese reception and the complimentary breakfast were both nice touches but could have been better. The cheese are cubes of cheese you would get at the grocery store, and the wine tasted watered down. The breakfast options were only things like bagel, cereal, yogurt (no eggs and bacon here). They do have room service that they can deliver from 82 Queen, which we did not get to try. They recommend parking in the garage across the street but offer no validation or discount, which is a shame because it's $20 a day. The room - I spoke to one of the people at the front desk and they told me a little bit about the rooms. We selected the cheapest option which they said was on the street so it could be a little loud in the morning with delivery trucks. This was not a problem Sunday morning but it was very loud Monday morning when garbage got picked up. The room itself was very small, which was fine. The bed was comfortable and the bathroom was clean and nice. There were scuff marks on the wall, but other than that the room was very nice and the turndown service was great. The location - this location was PERFECT. It's really in the action of Charleston with easy access to anywhere you want to go. Charleston isn't very large to begin with, but having this hotel in between King and Meeting street and on the south end of the peninsula worked out great. The staff - VERY nice. I was able to get a AAA discount for our hotel which dramatically reduced the price. I love that they will bring the breakfast straight to your room. We didn't really have any issues but I'm sure if we did they would have been very accommodating.

Really beautiful place in the heart of Historic Charleston! The staff were all friendly, the room was clean, and it's in the perfect location for exploring the Downtown area. The ONLY downside was that we could not get the shower in our room to work, which was a bummer-- apparently there was a special trick we could not figure out? Otherwise, our stay was perfect. Breakfast is included and brought to your room-- great coffee, by the way!! We look forward to our next visit and stay in Elliott House Inn!

Ok so there are a couple of issues: 1. They advertise a hot tub, however it is 20 degrees hotter than scolding. When you ask them to turn it down they say they will get maintenance but nothing actually happens. I think they keep it that hot because they don't want anyone to get in. You can put your feet in for about 10 seconds until you realize your feet are about to implode. And no, you cannot adjust to it. 2. There is no free parking. Parking costs $30/day. 3. Their breakfast is pitiful. They shouldn't even advertise breakfast because what they offer isn't really breakfast. 4. Bicycles. They offer bicycles but what they don't tell you is that they haven't ever been serviced. They are falling apart. You will cut yourself on the metal parts sticking out. Your chain falls off when your 2 miles away. There is a crappy breaking system and the seats don't work. We almost killed ourselves on the bikes. All the tires were flat and the office manager insisted they were fine. So I spent 20 minutes filling up all 4 tires. And when we told the manager about seriously considering to get new bikes, she got angry and told us to get out of her office. 5. The lady who is the office manager is clearly the problem with this place. She is rude , selfish, disrespectful , arrogant, and cocky. She really needs to be fired because her attitude is horrible.

Adorable boutique hotel right in the middle of downtown, walking distance to King Street. The rooms are so cute and well decorated and I really felt so comfortable in my room. They offer breakfast in bed or in their courtyard every morning. And it's delicious! They also have a free wine happy hour in the courtyard in the evenings. I will be back!

Don't be fooled by the cute, charming photos - it's not exactly what you get. We were excited for a charming b&b stay in a great part of town, but we got was a dirty, lackluster room. 1) first night we saw 3 cockroaches in the room, we told the front desk and they brushed it off and said they would spray ( which never happened). 2) 2nd night, 5 more cockroach's in the bathroom - MASSIVE Cockroach's. Ugh 3) On the surface the room is quaint, but when you start to look around, the corners are dirty, there's hair on the floor, the walls are dingy and dirty and u don't want to move anything for fear of what might run out! 4) can we talk about the "breakfast" part of the room? Hard boiled eggs, box of chexmix, generic yogurt and random sugar pastries is not want you expect for a b&b that touts itself as high end. The staff was very friendly and eager to assist, except when it came to amenities - got any extra big spray that was promised? Nope. How about that toothpaste? Nope. Bandaid from your first aid kit? Fresh bottle of water to buy? Nope. Hmmmm. So what can you offer? Because those bikes were also nowhere to be found and that "5-7 wine and cheese hour" was finished within 15 minutes and never replenished. Maybe they have some more kinks to work out or they just don't get hospitality, but they need to step up their game and their level of cleanliness in a major way. In the meantime, spend the xtra $$ to go to one of the nicer hotels where you'll be sure to avoid cockroaches

This was such a great find. Very quaint place - boutique hotel. Bed was comfortable, clean and nicely decorated. Loved having a little balcony. We were there during summer and weather was very hot. Had trouble getting the room to get as cool as we would have liked. But we do prefer about 68 degrees. Free breakfast was nice and was delivered to room each morning at the time we requested. Keep in mind this is not a homemade breakfast - choices included bagel and a fruit cup (dole), banana bread and yogurt, etc. The chocolate muffin was really good. They had cheeses and water, lemonade and other drinks out in the evening for all guests. Strawberry water and tea available in the courtyard in the mornings. Perfect location in walking distance to most everything. Would definitely stay here again and highly recommend.

Had extremely high hopes for my stay based on reviews and location. Hotel is pleasant with nice wine and cheese happy hour and limited free breakfast. Rooms are nice looking but terrible for an actual good night of sleep and just relaxing. Mattresses are the worst I've EVER slept on in my life - couldn't get a decent night sleep and endured excruciating back pain due to either old or cheap mattresses. Aside from that, the 2 chairs in room aren't ones you can relax in as their basically dining room chairs. Lastly, we had a couple of giant cockroaches scurrying around our room.

Stayed here while on a trip to Charleston and couldn't have been more pleased. Elliott House is perfect if you need the basics while traveling: Clean room, comfy bed, clean bathroom, central location and excellent service. The location is one of the greatest things about Elliott House. Located right in the middle of town and close to all restaurants, tourist attractions, bars and shopping. If you're looking for convenience, this is an excellent choice. The rooms are a bit small, but aside from that, it provides a very cozy and relaxed place to stay. They also host a wine and cheese happy hour for all guests every day which is very laid back and relaxing. The front desk staff is also extremely polite and very quick to make great recommendations if you haven't been to Charleston before. As someone who was long skeptical of b&b's, Elliot House really changed my whole mindset by providing a perfect experience. As a solo traveler on this trip, I couldn't have asked for anything else. Highly recommended.

Drove into Charleston with no idea where I'd be sleeping. Found this charming and quaint Inn on the map on the way. Absolutely affordable compared to all the other hotels downtown, walking distance throughout the historic district, and a parking garage conveniently located directly across the street. The courtyard is stunning and private. Our room is amazing!!! The beds and linens and pillows may be going home with me haha! The staff went above and beyond to be helpful and friendly, and I have stayed at the Ritz before and never been treated so well. I highly recommend this Inn to everyone and will forever consider myself blessed to have found such a gem on a whim!

I'll start with the positives. Check-in was quick, the location is great, and the hotel is esthetically pleasing. The wine & cheese reception each night is a nice touch, but of course the product quality isn't great. Still, a nice service. I've noticed on some reviews either here or elsewhere that people have complained that the food wasn't covered, but the hotel does now cover it so that's good. The bed was decently comfortable, and the shower was generally hot (some lapses) and had good pressure. I liked that they delivered breakfast to your room each morning; it is just basic continental but is a good snack before getting a real breakfast. Unfortunately, despite these positives, I will never stay here again or recommend that anyone else does. It was nearly impossible to get any sleep due to all the noise. We were on the 1st floor and one room back from the street. We could hear everyone above us walking around, the loud garbage trucks came multiple times per night, and there was often times a bell noise (like something you would hear when entering/leaving a store to notify the staff). Also, while there isn't great parking in the area in general, the staff could have done a better job providing recommendations. He just told us across the street ($20 for 24 hrs) is the best we would get in the area (If you go up the street a block there's another garage for $18 for 24 hrs so that simply isn't true; it just seemed he didn't care to help). Fortunately, we had gotten a deal on the room through Priceline, but even 30% off wasn't worth it. There are many other hotels in the area; I will definitely stay elsewhere in the future.

I stayed here with my mom and we loved it!! Adorable, clean rooms, charming courtyard, delicious breakfast. And free wine! Neal is super friendly and helpful and full of great recommendations - what a great guy. The location is just about perfect, too - easy walk to most places with an affordable parking garage right across the street. What an excellent find. If I come back to Charleston I will definitely stay here again!

We really wanted to love this place, but there was one major deal breaker for us - noise. I will start with the highlights, the Elliot House Inn is located perfectly for exploring Charleston. We stayed three nights. We managed to get out of the city one day, but for the remainder of our stay, we explored town on foot. Breakfast was simple, yet, nicely done. There were a handful of choices and having this delivered to our room each morning was a treat. The complimentary wine and cheese was a nice bonus as well. We were lucky enough to encounter an amazing staffer when we checked in. Didn't catch his name, but he is a local, and a Charleston history buff to boot. He gave us great tips for exploring the city and even made a dinner reservation for us! This guy was excellent, but the remainder of our interactions with staff were mediocre - i.e. nice enough, but not particularly keen on going out of their way be of help. The primary reason we gave 3 stars instead of 4 was the noise. Our room was adjacent to the street and it wasn't the regular traffic noise that got us, it was the garbage trucks, delivery trucks, and other large obnoxious vehicles that operated in the neighbourhood during early morning hours. We woke to clanging, banging, revving, and beeping at 545am. These noises came and went for the next few hours. This happened on two of the three mornings during our stay. On a final note, our room was clean, but had a pretty prominent musty smell. The windows didn't open so fresh air circulation was out of the question. If you're considering a stay at the Elliot House, ask for a room located away from the street!
