Love this Hotel, and pub. If you’re sick of staying in regular hotels while you travel, try the Franklin Hotel. The rooms are fun, super clean, bathrooms are beautiful. The service there is always next level. Easy walk to China Town, Peel St and Rundle Mall. I’m there often for work, its my first go to, only 6 rooms available through, so book ahead.

I booked my 60th birthday celebration at the Franklin with 45 guests. They were amazing. Everyone commented on the fabulous food and the staff were so lovely. I stayed upstairs in one of their rooms. So beautiful and clean. Would highly recommend for food and accommodation. Big thanks to Hugh and Luke and all the staff. Amazing 🤩

Stayed here recently for 4 nights, would highly recommend! Provided fresh milk for use of the espresso machine, complimentary mini fridge and goody bag with snacks on arrival, bottles of water even replenished each day as part of changing towels/bedding. Also enjoyed a meal at the pub downstairs which was fabulous. Location was great, walking distance to most things in the CBD. Shared balcony was lovely to enjoy Brekky & coffee. Staff were super friendly and accommodating.

We've been here 2x in the last 8 months, and I love the vibe. It's a beautiful place, the service was great, and the staff seemed friendly and happy. The food was delicious, but I thought the menu was a bit limited, but again, what I ordered was delicious 😋

Beautiful old pub, friendly staff and has everything a good old pub needs apart from the beer selection on tap. Disappointing to see no VB, Carlton, West End, Coopers or any staple non craft selection on tap. I know this was fashionable a few years ago but that phase is over and is the reason why I won’t be rushing back. The two stars are for the Melbourne Bitter long necks in the fridge but I think it’s time this old pub gets back to its roots.

We went for dinner over the weekend and were very impressed with the quality of the meals as well as the setting. It’s nice to see an old pub with a ‘twist’ on it. The variety of beverages was great as well!

Channeling so much of the Ace Hotel in New York that I woke each morning excited about my Stumptown americano soon to follow, this 7-room, above-pub boutique hotel is a welcome addition to the varied 50 Shades Of Beige Adelaide Hotel scene. The things it does oh so right: -Super comfortable bedding, plush carpeting, huge TVs, local art, custom furniture, quirky style oozing out the seams. -Huge, swank bathrooms - mine was fitted out with two sinks, dual shower heads, quality bath products and a tub that a Sasquatch would approve of. -Free wifi that was fast enough to stream a live NFL game and live Americas Cup coverage. At the same time. -A mini bar that is 100% free to raid. Beer or cider after a long day? Help yourself. -Free-to-use cycles (and helmets) for popping about Adelaide. -Perfect location close to everything you'll want/need. -Local husband-wife owners who are passionate and excited about this project and will personally see to it that your stay is comfortable. Things you'll need to prepare for: -It's above a pub, so the weekend nights were loud. It could be a super nice touch if the hotel popped a note by the bed managing guest expectations (something of the "you're staying above a pub, duh" sort) with a set of small foam earbuds. -I have a thing for robes. I've been looking for my go-to Adelaide hotel for the last two years. Finally, the search is over.

Pros: - Trendy fittings and furniture. Each room is different. - Lovely bathrooms, some with giant tubs! - Free mini bar! Think beers, soft drinks and some snacks. - Free coffee machine (if you like those vile pods) and lovely organic local milk. - Well thought out facilities in each room including ironing board, kettle and fridge. - Great location with the market and plenty of dining options nearby. Cons: - Above a pub, it's quite noisy until late. They do provide earplugs though. - The soundproofing isn't great. As well as the noise from downstairs, you'll hear the garbage trucks in the morning and the general riff-raff on the street on weekends. Beware if you're a light sleeper. - Rooms on the Franklin Street side have lots of windows. Great for natural light during the day, but quite bright at night even when the blinds are closed. Curtains would be nice! - The hardest pillows known to man.

One trip in and I'm a full-blown fan of Radelaide. There's a lot to like in this firecracker of a city but I was totally swooned by our accommodation at The Franklin Hotel. Here's why... 1) It's in a prime location - literally two minutes walk from the fabulous Central Markets and Chinatown and an easy 10min walk from the malls, if that's your thing. 2) The minibar is free. Yes, that's right FREE. The fridge is full of Coopers, Hills Cider and bottled water but what really gets me is the brown paper bag full of childhood favourites like smarties, shapes and freddos. All of which is replenished daily, I might add. 3) The have free, unlimited Internet for guests AND super cool monochromatic pushbikes. 4) They artwork is rad - the kind of want in my house - and they have these unreal I-just-stepped-into-alice-in-wonderland, 6ft tall lamps. 5) The bathrooms are gorgeous - floor to ceiling black and white tiles, silver fixtures and huge stand alone bathtubs. Warning: Not all the rooms have bathtubs so request one that does. 6) There is a tres cute verandah upstairs, that is reserved for guests - the ideal spot to enjoy aforementioned minibar. Take note: The rooms are situated above a very popular, and therefore noisy, bar, which can make it tricky to get to sleep during the party end of the week. Luckily for me, once I'm asleep, I'm asleep but i'll admit a bit of forewarning or complimentary earplugs wouldn't go amiss.

The Franklin Boutique Hotel is beautiful. Really, it is. I wanted to fall in love with it. To begin with I did. The rooms are well appointed and lovely, it's locally owned and operated and it's packed with charm. There's even a free mini bar! Unfortunately, this is not a place to get any rest. The beds and pillows are hard and awful. The shower switches between scolding hot and freezing cold with no middle ground. And then there's the noise. Oh, man is it noisy. When the pub is pumping, you don't get to sleep. So if you're the kind of person who doesn't get home until the wee hours, you'll think this place is awesome. If you're tired and grumpy and like to go to bed at 10pm, you will be miserable. Even on Sunday night when we arrived with the relief that the pub had closed, there's tons of street noise and you'll hear anything and everything happening outside. They do supply ear plugs, but I didn't find it helped. If anything, the vibrations from the music were just amplified when the ambient noise is cut out by the plugs. For a weeknight stay or maybe if you're just less tired and cranky - I would definitely recommend it as a unique and fun place to stay. If sleep is high on your priorities list, I would advise going with one of the more boring options in town.

When I have retired from the hotel life I wish to have something very similar to this. The renovation upstairs of all the guests rooms is something that most hotels with millions of dollars constantly wrong. The Franklin have hit the nail on the head. beautiful fixtures and amazing fittings. The bathrooms are spacious and the rooms are lovely and wide (or long in some of them). The staff at the bar for check in were friendly and the owners I met on check out were also very lovely. There were a couple of things that I were not to my tastes however, This is still a pub, and being a pub there is loud music on the weekends, they are licensed until 2am so be prepared to listen until then, Alternatively if you cant beat them, join them. Enjoy your free minibar booze and head on down and dance the night away. I, however am too old and was too tired to partake in the activities. The bed and pillows needs some work, there was one soft out of four insanely hard pillows adding to my already injured neck. We also had a problem with the vacant room next to us, the alarm clock was going off at mid night and all of the surrounding rooms could not sleep, this however was fixed in a jiffy by the lovely scott who was on site after we called within 20 mins, thank you scott!! The location is great and reasonably central to public transport. It was quite enjoyable stay!!

To be clear, folks, this is above a bar, so... You know. Don't stay here if you aren't going to be okay with that. That aside, I think it's charming. It's very well thought out from the decor to the snacks. Not posh or lavish, but full of attention to detail without a big price tag. The bed was soft and silky. The showers was really unique (yes, it runs hot and cold....but you aren't staying here for business right? Take a longer shower, you will get the hang). The terrace was beautiful to sit out on. The pub food wasn't fantastic, but the bartenders were friendly and chatty and made up for it IMO.

Loved the Franklin Boutique Hotel! It is beautiful, it is quirky, it is comfortable! From the black walls with yellow doors, the free minibar, the bowl of free apples on the way out to the sprawling communal balcony, I was in love. Great location, so close to the markets, my friend and I had a lovely dinner at the bar downstairs, slipped out to Gouger St to pick up some cupcakes for desert, walked through the bar to get back upstairs and ran into a group of our mates at the bar! Sure, this isn't the quietest place to stay, but it's vibrant. The shower was a bit temperamental, and they really need somewhere in the rooms where you can do your makeup (only mirror was above a sink with no shelf), but would I stay there again? Definitely!

We stayed at The Franklin Hotel for two nights during the week, so the pub below was not an issue. It is an absolutely adorable boutique hotel. The rooms were done up nicely with very modern furniture in this beautiful old building; it makes for an amazing contrast. The bathroom was very generous in space with good toiletries provided. The shower was large and hot. The bed was comfortable. The pillows were too hard for me, but my husband thought they were perfect. On arrival, you check in at the pub and the service was fantastic. Mini bar is complimentary. Markets are located close by. Restaurants are plentiful are close by. Overall, if you are looking for a quaint boutique hotel, choose this one. If you are looking for a big chain hotel, then look elsewhere...but you would be missing out!

So good! Nice rooms with heaps of space. Clean and spacious bathrooms with giant bathtubs. Nice and comfortable bed. You also get a fridge stocked with a couple of beers and ciders, a goody bag of chocolates and chips etc...and everything you need to keep you happy and comfortable - even earplugs (which can come in handy as you are above a pub). Loved staying here!
