The apartment itself was great to stay at and everyone was friendly. Gotham is not a new building and not a luxury building so it has it's own issues when you move in. The management was not great when we were leaving. We took excellent care of our unit and have never had a deposit withheld anywhere else from renting, they kept our deposit for normal wear and tear on the floors. As landlords ourselves, we know this is not a valid reason to keep a tenant’s money. This shows a lack of fairness and transparency — just beware before renting here.

Lived here for 2 years. In general I’m ok with my experiences. The elevators are very quick. Common areas are clean. Majority of the doormans and maintenance crews were nice. Maintenance requests often got resolved quickly. Bear in mind that it’s not a new building. We lived on the 4th floor and had cockroaches and mice issues. The mice issue was resolved after the exterminators came (but we had to nudge and follow up a few times after filing for maintenance requests) but after a few months they came back. When we moved out they charged $300+ repair fees for our floors which I think should be normal wear and tear but I was very busy at the time so I didn’t bother to argue and just paid for it.

As a 12-year resident of The Gotham, I can confidently say this is a great place to live. The downtown Jersey City location is ideal—close to the PATH, restaurants, shopping, and my favorite gym, Base. The apartments are spacious and filled with natural light, whether you’re on the east or west side. The staff is a big reason I’ve stayed. Maintenance, especially Jalil and Rigo, is quick and reliable. The concierge team—Martin, Ranier, and Derrick—keeps the building welcoming and secure. The property is always improving, from upgraded units to shared spaces like the patio with fire pits and a playground. I’m proud to call The Gotham home.

I Love this place! The gym is always super clean and the new amenity deck is awesome! I have a very nice balcony with a great view of the city and the Statue of Liberty. The staff is always super friendly and if you ever have an issue in your apartment they take care of it right away. The building is in a great location with plenty of restaurants and many things to do. I am happy to call this place my home!

I lived here for over a decade, Applied Management was frankly terrible and hard to interact with for building and lease term issues. They are highly complacent because they can get away with it. The saving grace is the building staff as long as you treat them as equal humans and with respect. The building staff was amazing and accommodating. Beware of all of the fees that are tied to your lease! Applied and Ironstate (umbrella company) are relentless snakes that will not bend. The location couldn't be more convenient to NYC (via PATH Train)

I have been living at the Gotham for almost 5 years now. I had such a great experience staying here. I love this building, its location, the vast terrace on 3rd floor, the ambience and overall the staff that works here. I have never had any problem with management troubling me for any issues. They have always been helpful and kind. However the building lacks modern amenities that are offered these days. But still if you want to live close the waterfront without losing the perks of eating joints, food trucks, banks, grocery stores, path train stations and few big businesses/corporations then consider Gotham

I have lived here for 3 years and i have only positive things to say about The Gotham. Very friendly and 24x7 available concierge is the best part. The apartments have spacious rooms with large windows showing unrestricted views of the Downtown JC area and Hudson river. Maintenance guy would come the next day you put up a ticket.

Moved in to the Gotham apartments recently. So far so good. The management office was very professional and friendly in my experience with them so far. The leasing process was very straight forward and no hassle.

Updated review as of 7/17/16- The building lobby was newly renovated (see pictures). The lighting installations are great, however personally I thought the darker lobby, especially the tiles, worked better with the building. White floors will be a total Pain to maintain for the poor cleaning team. Anyway, the doormen are super friendly, especially Dante- he is absolutely fantastic and does a good job of trying to remember everyone's name! If you get a larger package delivered, you get an email from the desk and receive another email once you've signed for the package. The overall people who work in the building are SUPER friendly and they seem to clean the elevators quite often because they have a nice scent (minus the few times there is strong food odor-potentially Indian) but they upkeep it extremely well. The building itself has a gym and a roof which is great for sunbathing in the summer. Management that deals with leasing/paperwork: haven't had much experience since moving in, but I think that section is the one that needs The most improving since the last time I dealt with them was a total headache! 4/5 stars. Great (and slighter cheaper than its peers) high rise apt in jersey city that is literally minutes from the waterfront/Manhattan (one stop on the Path away-total of 5 minutes + ferry service over the water).

I am recently moved to The Gotham in Jersey City. I am very pleased. Beautiful counter top, open kitchen, big widows in living room and bedroom, nice and clean. I had a very short time frame deciding to move into The Gotham. The leasing office was there every step for me especially Mr. Rob Gordillo, and the moving coordinator, Margaret Johnson. I can not say enough about their invaluable service. They even helped me after closing hours. So anyone looking in Jersey City give The Gotham a look. You won't be disappointed.

I have lived here for over three years in the past before saying goodbye. I recommend living here. Vicinity to public transit - excellent! Commuter's paradise! This was a selling point for me as I work in Financial District. Vicinity to food places - excellent! Although Grove St is nearby and has the Village vibe from Manhattan. Views: Brilliant panoramic views all around. Fitness center in the building is very convenient when it is cold outside. Affordability - most affordable in the vicinity. The only more affordable ones are towards Paulus Hook area. I love the vicinity to waterfront and the walks in the area. Opportunities for improvement for management - a. Remove the weight limit for packages for delivery. I had to order a piece of furniture and it was inconvenient to know that they don't take delivery over a certain weight. b. Reduce time-frame to upgrade the apartments. I was in an older apt earlier and requested for an upgrade on that in lieu of higher rent. The management said it takes 15 days to turn it around and I couldn't step away from apt for 15 days. A week would've been possible to step away but not 15 days.

The apartment is nice and big. But the service is very poor. A month after I moved in, one of my window was too tight to close. But the repair request for my window was there for 10days with no response. Luckily it was not in the winter. My toilet kept flushing loudly for 5 minutes before it stopped and it finally broke and wouldn't stop. The so called emergency call only went to the front desk. And as long as it was not leaking to the floor I had to wait for the maintenance team to respond. No one can tell me how long I have to wait. The maintenance is not working after 6pm. I guess emergency can only happen in working hours. The front desk is only limited to taking labelled package delivery. They can argue or even fight with you if you made a mistake about your request. Comparing to where I was in LIC, this is no difference from only having a super in the building and the super can work at night.

Great location, nice staff, acceptable amenities, good price, but some seriously annoying problems. The building is ideally located between the Exchange Place and Grove Street PATH stops. The staff is generally friendly and professional. However, the new management that came in in 2014 is terrible - they are unresponsive and ignorant of problems. The heating system and the lack of proper insulation in the building is simply outrageous. Unless you want to get a heart attack every winter month, factor in several hundred dollars heating bills. The amenities are OK, but don't expect anything special. A below average gym with no windows and insufficient ventilation, the most outdated W/D's, but at least they are in the units, old, bulky kitchen appliances, etc. The tenants are typically young professionals or young families, which gives the whole building a nice vibe. There are also lot of dogs, but the building is still clean and nice. There are a lot of new and much nicer buildings in the neighborhood. Although the Gotham is cheaper, it is a typical case of "you get what you pay for".
