The Latham is the second Pearl property I've lived in, and it continues to impress. The staff here is amazing—especially the front desk team, who are always friendly and helpful. Every maintenance request I've submitted has been answered within an hour or two, and the maintenance staff is not only fast but incredibly knowledgeable. Living here has been a great experience!

I lived at the Latham for 4 years and I absolutely loved it! It is a great location in Center City and right near Rittenhouse Park! It is very safe and near everything! Management and maintenance are amazing and very responsive! Caitlyn at the front desk is very attentive and kind! This is a great apartment complex and management company!

Mediocre. Yes, location is good, but then plenty of other hotels in a block radius. Nothing really exceptional about the place. For the price there have to be better places nearby, plan on checking one of them out next time I'm in town. Being "clean" is not getting a place 5 stars in my book. Sink and shower would not drain. Staff seemed to be bickering to each other a lot. Guessing weak management. The doormen were friendly, rest of staff not so much really. Food itself wasn't bad. Would not stay here again.

Awful property management. I lived here for two years - the front desk and maintenance staff were always super kind and friendly to me. However, the upper management is terrible. They’re rude and condescending. My AC broke for 3 months in the Summer and it was impossible for them to get their team together to figure out the issue. Some of my packages and mail still get sent there and instead of forwarding it, it often gets lost and they do not help in retrieving it. UPDATE: Please see rude response - they asked for my forwarding address when I moved out and yet it's not being used at all. "We cannot continue to hold your deliveries" - it was literally one package. I find it surprising if I'm the only past resident to have accidentally have a package sent to my old address. Hold yourselves accountable, Pearl Properties. Instead of checking your package logs and asking your staff for information, you continue to do NOTHING. Every single interaction I have with this company continues to be a negative one - worse than the last experience. Do not live with this management company.

It would be a 3-star experience until more than one month ago, the HVAC starts to make some high pitched noise that annoys me very much. They said they don't hear it despite the noise is obvious. They refuse to do any repairing. In fact, they never actually inspected and refused to inspect the HVAC. They claimed that the HVAC is operating normally after taking just a glance look at the metal case of the HVAC. I found an outside contractor to help, but the contractor said they worked with Pearl Properties before and it was not a constructive experience. So, they decline to work with Pearl Properties again and so are unable to help me. I won't blame that contractor because from my own experience, I can understand how difficult it is to work with Pearl Properties. Apart from that, the doorman was very friendly and helpful. The furnishing is new. The apartment and the public area are clean. I have never seen pests or mice. The location is great. However, even when the HVAC was operating normally before, it was actually quite loud compared to other apartments. Also, the toilet clogs quite easily. In addition, the fire sprinkler can make some weird noise because it is just dangling there instead of being firmly attached, but I was able to fix it myself (the maintenance team again failed to do so). Whats more, just after I moved in, the toilet made some 90dB noise occasionally but it took them a week to fix it. Generally speaking, everything on the surface is great. However, the internal of this apartment is pretty old and is not very well maintained (it was an aged hotel before). UPDATE: Recently sometimes some burning smell comes out of my HVAC. I am not sure if it was actually caused by the HVAC, because it may be just my neighbor doing something weird. I called the maintenance and they again claimed that my HVAC is functionally normally before they investigate my HVAC. Although I am not sure if the smell was actually caused by the HVAC, it is hard for me to imagine that they have the ability to verify that the HVAC is functioning normally before doing any investigation.
