The Madison Fire Island Pines

Our stay at the Madison was out of this world! Michael is absolutely fabulous! He was ever-present to address all of our wants, desires and needs yet he wasn't standing over us, which we appreciated. It can be a little uncomfortable when the property manager is always there, but we did not feel that Michael was managing us or our experience, yet when we needed him, there he suddenly was and that was amazing! Special note should also be paid to how accommodating Zach was during our stay. And even though we didn't have many interactions with Angela and Mark, we could see what work they were doing behind the scenes to make our stay a wonderful one! Our room was extremely clean! Immaculate even! I was pleasantly surprised with not only the size of the bedroom but also the bathroom. The breakfast each morning was such a nice touch! And the pool! It was clean, crystal-blue, and well-heated, which was great considering it rained most of our stay. Our service dog Samantha was also made to feel so at home and welcome and even made a friend in Michael's dog, Cody. Everything was beyond our expectations. We will be back very, very soon and we have friends that stopped by to see us and now want to join us! Can't wait till our next trip to the Madison! The space is lovely. Zack/Mike (and Cody 🐶) were great hosts! Location could not be better. Vibes were great. Unfortunately had to work all lot but the WiFi was great!

Booked for a short midweek stay. Location 1 minute from the harbor. This is Fire Island Pines, the very specific “house share” concept may be newer to some, but my experience on this sandbar goes back 2 decades and The Madison has it right. All spaces are shared like a B&B except for your room. Since I was traveling solo I took a small room by the pool. Bed was comfortable, sheets and linens clean and fresh, the bathroom was also clean and towels fresh. Small fridge, TV - everything you need. The full size pool was clean and reasonably warm. You don’t come to The Pines to sit in your room. You come to sit at a pool, on the beach, get a cocktail then dinner. Newbies to Fire Island may not be accustomed to this dynamic and assume this is a beach hotel. It’s not, it’s a really great Pines B&B share with friendly people and clean rooms 1 min from the shopping/eating establishments and 1 minute from the beach. Come relaxed and open to a different way of life. That’s what The Pines is famous for. I found what I got absolutely worth the money - especially with the free morning coffee and continental breakfast included which is typically not a perk here. Will stay again. Thanks boys!

The Madison has the best reputation of all the guest houses in the Pines - it's been around for years and is kind of the gold standard out there. I've gone there several times and love it. Wonderful outdoor spaces, great cool, comfortable and attractive indoor space and tons of places to lounge. They have a terrific professional staff, while most of the other places in the Pines don't even have staff - you make an Airbnb reservation and fend for yourself with a bunch of strangers. This place is gorgeous, modern and well run. The people who manage it are super friendly. Highly recommend it.

The Pines is fun and a little crazy on a weekend, but you want a little sanity where you stay (or at least I do). This boutique guest house is beautiful, peaceful, and upscale. The vibe is super friendly, the pool deck is very large and chill, and the rooms are bright, with modern bathrooms. You can tell walking in that it's professionally run - it's clean, well maintained and has nice touches - at night the whole place is lit nicely and takes on a romantic feel. It's a wonderful place to stay on the island.

Fire island is absolutely beautiful and this house is well kept with spacious rooms, quiet environment (during the week), and good amenities (pool, towels, chairs and umbrella for the beach). What ruins it is the staff. The manager on site (Mike C) is really not welcoming. He is rude to customers, condescending when they ask questions, barely saying hi and overall very abrasive in his answers. It’s such a pity for a hotel that charges >$300 a night. And for a place who could get a 5 star review, his attitude makes it a 1 star. Shame.

I stayed here for my birthday weekend and was given great service. I love everything about the Madison and Cody the house dog was so adorable. I love the roof top to do some tanning & it felt private. The only negative I have to say about my time at the Madison is the ants. SO MANY ANTS. After talking to a few other guys on the island they told me its the same everywhere on the island. You can’t keep food in your room without expecting ants to come. I just wish they made you aware of that because I encountered 50+ ants during my stay. Every time I entered my bathroom there was 20+ in the sink. No clue why they were so attracted to the sink.

When we arrived at The Madison Fire Island Pines, Brian welcomed us, showed us our room and leaflet with information about the house and the island. We won’t hear his voice anymore during the week.|The house was in a deplorable state : peeling paint, mold. On the rooftop, broken armchairs, full ashtrays, damaged balustrade (dangerous).|Outdoors : the pool is not maintained, the garden seems to be abandoned, hot tub out of order.|Room : the room hasn’t been cleaned during the week. You have to pay extra fee if you want you your room to be cleaned or to it yourself (incredible when you pay 500$ per night).|Breakfast : eggs only during the weekend. No granola from the second day and no yogurt from the third day.|Mike who is supposed to serve breakfast doesn’t wish you good morning, is almost agressive when he serves you especially when you ask for extra coffee.|Staff is really unfriendly. This opinion is shared by other guests with whom we talked several times.|This house still has guests thanks to is place and its former reputation.|One single tip : never get there.

We had such an awesome weekend here. The guesthouse is so nice, neat and organized. Thank you to all the staff for your hospitality. You guys made us feel so welcome. If the management could put Netflix in all of the guest rooms that would be AWESOME!

Anyone who's stayed in Fire Island knows that lodging is always a bit... tricky. If you don't have a spot in a house, there are few options as far as hotels/B&Bs. I stayed here on a whim because they have very affordable prices on weekdays, but ended up really falling in love with it. The rooms are nice and the house is beautiful. The breakfast includes smaller items like croissants, yogurt, fruit, and granola bars. They also have iced coffee and orange juice. The iced coffee was really good!! Honestly, the thing that made Madison stick out the most was the staff. Both David and Angela were very accommodating during my stay. Not only did they handle the basics like checking in with ease, but they also went out of their way to make sure I was having a good time while there. The only constructive points I have would be to put some sort of label on the front door (it's not marked except for the address) and have a separate recycling bin in the rooms (for bottles/cans).

I had a very nice time hospitality was inviting the very clean the air condition it was wonderful nice and cold.We also enjoy the breakfast to order Great service it was wonderful. I was just a little disappointed because the Jacuzzi was not open that would've been a nice touch for meeting people and mingling.but I'm looking forward to my next visit To enjoy the Jacuzzi see you next year Madison

The hotel is relatively nice and the location is amazing, the serious problem are with the hotel staff who don't have a clue about customer service and even less how to properly run a hotel. The stay included breakfast but it was never offered to us. Overall the building suffers of a very poor maintenance..

So I've been to fire island many times and stayed at different places.. I have to say my husband and I loved the Madison guest house, beautiful landscaped gardens, great pool area with jacuzzi beautiful set up all around and the friendliest staff , rooms are super modern and close to everything steps to the beach! Highly recommend the Madison ‍ .. thanks James and Kate for being so hospitable and making our stay so memorable

The Madison is a MUST stay option if you're interested spending time in the Pines without committing to a share. The house operates like a proper B&B - clean towels, toiletries, functional kitchen/BBQ, breakfast in the morning, fast WiFi, heated pool and an extremely courteous staff. It's centrally located to the harbor and the beach. The house also attracts a respectful group of patrons, which further adds to the comfort of staying at The Madison.

If there was zero stars that's what this place deserves. I don't generally write reviews but felt compelled by an ongoing unresolved issue I've had with management since last summer. I've stayed many times over the years and it's always something with this place. The latest and longest issue started last summer when I had an emergency back home and left in a rush leaving behind several shirts in the closet. Seemed simple enough just call and they could send it to me. Of course I was willing to pay whatever the charge would be to ship it. The short of it is we spoke to the manager and several other people who answered the phone and got nothing more than lip service, they couldn't ship it for whatever reason and then they couldn't find it, then they did find it and they said they would meet someone at the Sayville side to pick it up. They would call us to organize where and when. That never happened, we called back countless more times and and each time was a different run around story from another clueless employee. Finally the lines went dead as the place closed for the season. We called a week ago as I will be coming to the island, again (not staying here, thank you) and another clueless employee answered but promised a call back. That was a week ago and we heard nothing. Today we spoke to the manager who remembered very clearly the situation and said an employee had "discarded" my clothes and "sorry there was nothing he could do". Btw the clothes were valued at $600-700. There are few places to stay in The Pines so not many choices. The location is great and for the most part it's clean. The negatives outweigh any positives in my opinion. Loud guests and the "free for all" that management allows to go on all night long is bizarre. I've been to a frat house but don't care to pay $500+ a night to sleep in one. I get a lot of people come to party on fire island and I'm no exception to that but 3 and 4 am screaming and partying is just obnoxious and disrespectful to other guests. All on top of the unprofessional and seems like transient staff no wonder it's run like a frat house but hey I'm sure someone is looking good in my beautiful Italian linen shirts.

An absolutely perfect spot for a few days escape to Fire Island Pines. For anyone who knows Fire Island Pines, accommodation primarily revolves around full season rentals and house shares, with hotels either very scarce and normally very sketchy. Well The Madison gives you the best of being in a "house", yet with all the upscale trappings of a boutique hotel. The property is really beautiful, hidden away with manicured grounds, cabana style pool area, private hot tub, welcoming communal areas for coffee and breakfast. The rooms are really nice. Stayed in the Dexter A room upstairs, with lovely outlook to the garden, nice large bathroom and completely comfortable bed. Pretty much everything you could want is available to you ... breakfast, all day espresso, WiFi, swimming pool, hot tub, beach towels / chairs / umbrellas / sunscreen / bug spray to take to the beach, friendliness, within a stones throw from the ferry and night life ... what more could a gay boi ask for. Yes it is clearly a gay spot, but I am confident it would be very straight-friendly :-) Will definitely return.

Wow! This place is beautiful! We had such a relaxing stay here and are totally already planning on coming back here next year. It's a very private spot, beautiful, very clean and well maintained. There are butterflies everywhere in the garden. The staff was also extremely gracious and accommodating. We'll be back!

Things you might expect when you pay $626.00/night to stay in a guest house, but you won't get at the Madison: (1) Friendly and professional staff- Mike, our host was sullen and clearly overworked: he worked like a dog to maintain the place but every request we made seemed like an imposition- like glasses for our drinks (we were provided with cheap paper cups that were soggy in 15 minutes, and eventually used our plastic cups saved from the pizza place.) Guests are not provided with ice and are told to walk to the store in town and purchase their own. (2) a working hot tub- there was a large 10 foot square hot tub that could have accommodated at the very least two guests at a time that was covered up and unavailable. Cheaper and easier for the management, at the expense of paying guests. (3) You'd expect a well-maintained poolside deck and nice planters: the Madison had loose deck boards and planters with mostly dead plants, dead bamboo plants that intruded on one side of the pool and overgrown bamboo plants that arched over the pool on the other side (4) Cleanliness was spotty- a table nearest our room was filthy until I wiped up the bird droppings and cleaned the dirty ashtray on our second day there. (5) The roof deck was shabby and derelict, with rotting deck and badly in need of paint. (6) The "continental breakfast" was another imposition on Mike and offered no danish or muffins or croissants but had cheap granola bars and I will say, excellent coffee. The COVID situation was used as an excuse to close access to the kitchen area and large dining room-even though there was plenty of room to socially distance and mask wearing was strictly obeyed. We stayed at the Madison a couple of times several years ago and had a great time and were treated like welcome guests. The place was immaculate and beautifully decorated. This time it seemed like we were in a cheap Motel Six. The good points (besides the coffee): the room was clean and nicely furnished and the pool was well-maintained. The location is terrific.

I stayed for the weekend. A great friendly relaxed place and good food. Luke is the perfect host. They could shoot a movie in this place.

Great place to getaway from the NYC madness. We just spent Labor Day here and had a fabulous room overlooking the beautiful pool area! Rooms and common area are modern and inviting. Kate and James made our stay. Definitely will come back again.

Our stay here was BEYOND GREAT! My partner and I had a wonderful stay. Very clean, very hospitable, and the people that stayed in the Madison were all wonderful upscale people. Breakfast in the morning was another plus. Great style and great vibe. I will return in a few weeks. And Luke managed the house very well. Great guy.

We thoroughly enjoyed our experience at the Madision. It's more like staying at a friend's beach house for a couple of nights than staying in an anonymous hotel room. The kitchen is open to all guests, you can bbq on the grill, and you can hop in the jacuzzi or pool at any time. The facilities are nice and open, but also private. It's a perfect place for couples or even a group of friends. The location is perfect. The one negative remark I have is that the rooms are not very soundproof... you can hear other guests speak/walk around/etc in the hotel.

I have never so quickly moved into vacation mode. The Madison seduces you within minutes of arrival with its romance, beauty, elegance, style and calm. On a practical level this guesthouse is equal to any Manhattan boutique hotel in comfort, cleanliness, style, service and charm. It's amazing how quickly you can go from Manhattan to this bit of peace and serenity on Fire Island. The location is perfect, literally a minute from food, drink and a scene (if you're so inclined) or a minute in the other direction to one of the most beautiful, quiet and spacious beaches in the world. The hosts are professional but quickly become friends.

It's about time. In The Madison, the Pines finally has a really nice place to stay for the short term. It's elegant, modern, clean, convenient, and efficiently run. The pool and jacuzzi are fantastic. The staff is friendly and helpful, but unobtrusive. I am only too happy to recommend The Madison, especially if this is your first time to Fire Island. You will have a lovely time.

When I booked a three day stay at The Madison I had some expectations, but was also prepared for the possibility that it may not live up to the pictures online. In every way possible, The Madison exceeded my expectations and made for a truly spectacular vacation. My girlfriend and I were celebrating our anniversary ... we wanted a place where we felt pampered and laid back, but also wanted it to be full of fun opportunities. When we arrived, our room was being prepared (we came early) so we had a quick lunch by the pool. The surroundings were so serene and we immediately felt the stress of daily life begin to melt away. Luke welcomed us to the property and made sure we had everything we needed. Our room was air conditioned, very clean, decorated nicely, and Luke even moved a refrigerator into our room to keep our beer and snacks nice and cold. We were invited to enjoy the shared kitchen which is fully stocked with anything and everything you could ever need, even down to the spice rack. In the mornings, the breakfast spread was not lacking. I have been to hotels where "continental breakfast" means a few stale bagels and one banana. The staff made sure there were plenty of choices between bagels and different toasts accompanied by any spread or jam you would need. Juices, fresh coffee and fruit made for a well rounded breakfast that you could enjoy on the upper balcony, or even the rooftop that has a large comfy lounge area. It was the perfect way to start our day. The next few days were some of the most relaxing we have ever had... The Madison is literally steps from the beach which made for an easy opportunity to enjoy a sunset walk, or just walk out and listen to the ocean. The one night that there was a little rain, we hopped in the hot tub with a drink by our side and listened to the thunderstorm rolling in. Even a rainy day was enjoyable! The awesome part of the Madison is that although there were other people staying there, we always felt like we were secluded and were able to have a romantic stay without interruption or discomfort. There are so many little nooks and crannies of this place. The pool area is supplied with plenty lounge chairs, the MOST AMAZING pool float that's huge, with a canopy so you (and your partner) can read a book or take a nap in extreme comfort/laziness. Around the corner is a private bench area to hang out, the upper deck has chairs and tables and also a couch. And of course, the rooftop was awesome to take a cat nap or lay out and catch some rays. I couldn't have even imagined in my mind how amazing the Madison turned out to be. The perfect cross between a hotel and bed & breakfast, the staff was welcoming and accommodating, and the location is breathtaking. I recommend this to anyone looking for a place to de-stress, lose track of time, fall in love all over again, and have a vacation you won't forget.
