Perfect location to explore Wells and the surrounding areas.|Peter was on hand with lots of local advice including bus travel.|Lots of quaint shops and places to eat. We had pizza at Flour and a curry at Bang. In both places, the staff were congenial and the food was excellent.|Our rooms at The Old Custom House suited our needs. Spacious bathroom which was clean and functional.|We usually opt for a king size bed but the double in our room was fine. I’m fussy about towels and sheets due to sensitive skin, but had no problems here.|Tea, coffee and other hot drinks were available in the room.|This is not like staying at a Premier Inn or one of the fancy apartments we have stayed in Italy. What it is though, is quaint, comfortable, idyllic and just good for the soul.|Breakfast was superior, scrumptious and made to order. My husband particularly liked the homemade damson jam.|The view from all of the windows was beautiful and tranquil.|Shutters adorn the windows. We kept them open day and night to capture the gorgeous views and the tide coming in.|We would stay again, without hesitation.

A fantastic B and B in an amazing location with stunning views. We stayed in the 4 poster room which was full of character and added to this the breakfast is simply perfect, we had the full English and it was plenty of food cooked from fresh. Only a few minutes from the centre of Wells you can’t fail to he impressed. Hosts Peter and Maddie make you feel very welcome and are able to answer any questions you have.

We have just stayed here for the last couple of nights and I have nothing but praise for Peter and Maddie's B & B. A number of things have been mentioned in reviews already but not for some time so worth updating I think.||We were in the four poster room which offered an excellent view of the harbour. The room itself is ensuite and furnished well with some of the best bedding I have experienced even in top quality hotels.||Breakfast choice was not only excellent but the Full English one of the best if not the best I have had as a guest.||The house is very old but full of character and original features. It is very clean and comfortable. It is not a modern plastic and glass chain hotel and to expect that sort of interior is both unrealistic and missing the point. This property ooozes character and originality.||We will return at some point without a doubt.

We had the most wonderful stay in Rose Cottage during May half term with our two boys. A great location and the perfect spot to watch the boats and the sunset from the quay side. Whilst Rose Cottage is separate to the Old Custom House B&B, the owners could not have been more helpful and accommodating during our stay, sharing their valuable knowledge so we made the most of the weather & tide times!

A delightful house with delightful hosts. Views over the harbour from our room. Great walks from the door. Best full English breakfast we’ve had, with quality ingredients. Nice bathroom products and plastic free policy. Peter took the time to answer all our questions about the area and lent us a good map. Excellent experience. Highly recommend.

Stopped here for a few nights in June. Can’t fault anything about this charming little Guest House. Ideally situated close to the quaint high street but just out of the way enough to have some peace and quiet if required. Breakfast was ample for a days walking and the hosts were full of knowledge about the area so made the stay even more relaxing. The North Norfolk coast has good bus coverage so if desired, you can leave your car in Wells and bus to most of the North Coast towns and villages. Throughly enjoyed my stay here. Thank you Peter & Maddie for a fAb few days. I will return!

Bed & Breakfast 3 rooms. Ground floor twin with kitchenette. First floor 4-poster bed. Plus another room. Very comfortable. Views straight on to the estuary. Good breakfast. Parking off road. Very reasonable rates.
