Beautiful Victorian home! Everything you need they have - fridge, microwave, iron, toiletries, internet, and ice machine on first floor. Loved the AC/Heat kicked on fast and temp set quickly to our comfort. Plenty of space. Check-in and parking is located at The Prytania Park Hotel which was only 0.2 miles away. Seems inconvenient but it really wasn't bad at all! Parking lot is very well lit with security on duty by foot. Breakfast is also served there. Front desk staff was great and told us of the parades and happenings going on. Housekeeping was on point and quick with cleaning the rooms. Felt safe in the area with Bourbon Street/Jackson Square being only 10 minutes away. Definitely will be back to stay!

This was the worst hotel, and customer service experience, I've ever dealt with. When I got to my room, there were dead bugs by the window and fecal matter on the toilet seat. The room itself had a bad odor. I also discovered a huge (alive) cockroach. I attempted to call the front desk multiple times, no answer. I decided to end my stay and spoke to front desk about all these issues. The front desk person called Dori the owner and had me speak with her. Dori is the rudest, most unprofessional business owner ever. She never once apologized but instead blamed me for "not trying hard enough" to find staff to take care of this. There's no staff in the Queen Anne. They also did not answer the phone after multiple attempts. She also told me that this is Louisiana and to "get over the fact cockroaches get inside." I told her I will not be staying another night and therefore should not be charged for the entire reservation. She yelled at me saying that per their policy they do not issue refunds (I only wanted a refund for the additional night that I did not plan to stay there for due to these circumstances). After a screaming match (a first for me), she said she's done talking to me and hung up. I DO NOT RECOMMEND this business. Ruined my trip.

The room was small, but inviting with antique vibes. Loved our stay here. The beds could have been bigger. The toilets were clean. The location is very convenient. The Check in and the Car parking were across the street at the Prytania Park Hotel. The Saint Charles Street Car stops to French quarter is at a walking distance.

I really wanted to like this hotel due to its charm. However, we checked in and entered our room, which hadn’t been cleaned (bed unmade, trash full). They switched us to another room on the 3rd floor, which felt like we were being shoved to the attic, as this was a less nice room with low ceilings. This room was not very clean, though had been officially “cleaned”. My husband opened the fridge to moldy food that wasn’t ours. All we got was an apology for that. We asked if we could get a discount on our room since it wasn’t as nice as the one we booked, but we were told it was the same price (even though it’s listed as cheaper on their website). When checking out, they did put a slight discount on our bill, so I didn’t push any farther. However, we were very displeased with our stay. Pictured is a dead bug in the bathroom, water damaged ceiling, and unclean sink.

Gorgeous place, conveniently located not too far from the street car line. We loved staying in a quieter neighborhood while still being so close to everything the city had to offer. The hotel itself was also quiet. Other than at the continental breakfast served every morning just around the corner, we only saw other guests once in our four-day stay.

The room and location were good. However we had a TERRIBLE experience with this hotel. We had booked the room in advance and prepaid on hotels.com. When we arrived the hotel told us they had cancelled our reservation due to my first name not being on the account. They insisted we rebook at a higher rate only through them (not the third party) despite the fact that hotels.com offered to pay the difference to the hotel for the more expensive room. Had we not been in dire need of the room we would have gladly left and not given them our business. In the end Hotels.com saved the day by refunding our money and paying the difference but this was only to make up for the Queen Anne’s charlatan behavior. I have never written a review before but I feel people must know not to patronize a place like this.

Don’t book here unless you don’t care about the experience. Though we sat in the lobby for 45 minutes waiting, our room wasn’t ready until after the 4pm guarantee time and when we got in, we found the whole place to be outdated, dirty, peeling paint...worn out. Mold was around the tub, the bedding was old and stained. The check-in lobby is around the corner and they seem to manage 3 or so properties and the breakfast wasn’t where they told us it would be and when we found it across the street, it was very basic and bland. The next day the sign on the Queen Ann door stated it would be across the street at the same place and open at 7am. We arrived on time and the place was dark and locked. We waited and finally left for a local restaurant instead. When I asked for a small credit for breakfast, the reservation manager became argumentative and said it’s complimentary and even though the sign was wrong, we didn’t seek out a solution by walking down the street to the lobby to find out what was going on....Really! Best part about this place is it’s one block to a trolley stop.

Hotel has a lot of character but shows its age. The mattress is new and comfortable and the sheets are impeccably clean. It's a little rough around the edges with some of the details, but this converted colonial is definitely worth a stay if you're looking for an experience outside the big chain hotels.

I wish I had looked at Yelp reviews before booking here. I didn't end up staying as I had to cancel my trip. I attempted to call multiple times with no answer then sent an email which was promptly answered telling me I was outside the 14 day window so my booking was non-refundable. The terms and conditions online are very confusing and misleading so I was seeking clarification. When I finally spoke with someone, I requested a call the next morning from the manager. Instead, I received the rudest email I've ever gotten from Dori Schulman, the manager and apparent owner. She was incredibly defensive and condescending, insinuating I was a liar about trying to call and saying the terms and conditions were "as clear as possible" and the special terms were due to a convention. How exactly am I supposed to know that?! I guess I should have guessed by the seemingly great rate. She takes absolutely no constructive criticism and tried to say I didn't read the terms and conditions and just clicked the box "as most customers do." It's clear that when a problem arises, she tries to place the blame solely on the customer. Just go to TripAdvisor to see her responses to every negative review. I wasn't necessarily expecting an exception to get a refund but thought I'd at least try. I felt I approached it calmly explaining my confusion only to be met with rudeness and a condescending attitude multiple times. I don't see how this place stays in business with this poor excuse for customer service and many reports of uncleanliness. There are some people that should never be business owners and she is one of them. DO NOT STAY HERE!

We have stayed at this property multiple times BUT that was over 7 years ago. Don't be deceived by the historical reviews. This once proud destination is nowhere near what it once was. The rooms are somewhat dirty and dusty. The overall facility has not been well maintained. The bed linens are terrible. Pillows horrible and rubbery and mattress well beyond its useful life. Unfortunately checked out 3 days early and headed to the Hotel Monteleone.

When I was looking for a place to stay the night before my cruise, I came across this little gem and decided that I wanted to stay here. I have to say that I didn't regret it at all. From the first time my eyes fell apon the mansion turned hotel I knew that my stay would be great! First and most important was that it was close to the port so that I wouldn't get lost (not that I did, anyway) and that it wouldn't break the bank, I was in! The room itself was quaint with a queen sized bed (which was SUPER comfortable!) and a small bathroom with a shower. It was quiet the night i spent there and I valued that. (The hotel that the rest of my group stayed at wasn't as quiet I would learn the next day). The only thing that is weird, well not so weird is that you check into the hotel down the street at a sister hotel, but I didn't have a problem with this. Plenty of parking either down the street at the Prytania or across from the Queen at at the other sister hotel. I know next time I will come back here to stay!

When I booked my rooms at both the Prytania Oaks and the Queen Anne for 3 nights-- 2 nights in the Prytania for my cousin and myself and then an additional night for just myself, I was told the transition would not be a problem. Yet, here I sit it in my dang car in the parking lot well in to the late afternoon with Lee the desk clerk telling me, "I'm sorry someone told you that, it was probably Roger an' he don' know wha' he doin." Hmmmm.... well here I sit. And of course they have a penalty for cancelations. Oh my. I might also include that our room at the Prytania Hotel had a big wet brown stain in front of the front door when we arrived and our entire downstairs carpet was damp. Kind of icky. Heidi is not inaccurate in here estimate of the staff's overall disposition. Guess that "one and done, we'll probably never see you again policy" is in place. Sheesh, I hate poor customer care. I would not recommend any one of their hotels. If I had it to do over again I would have reserved an Airbnb or paid a few extra dollars for a higher quality of customer care. Who knew? I hope this review helps someone else make a better decision.

Okay, this is a really cute bed and breakfast type spot, but the cleaning situation seriously needs to be addressed. The room that I was in was lovely: a four poster bed with nice bedding, a good size T.V., beautiful drapes adorned with flowers and flowery wallpaper to match. I LOVED the huge bathroom with the pedestal sink and large walk in shower. The room was cozy without feeling too small. My issues are with the cleaning, or lack thereof. There were two mugs for coffee, one had a VERY OBVIOUS lipstick print on it. I learned a long time ago that they don't wash dishes all the time at these smaller places, but how did you miss that? You rinse the cup and don't wipe the rim? Did you even rinse the cup?? I was pretty grossed out thinking about it. And then, kind of easy to see, someone's gross (lipstick stained) cigarette had rolled right under the microwave. The cleaning person didn't see that, but I saw it as soon as I walked in. Also, this is a non smoking room, so I guess someone was incognito smoking in the room. Hmmm okay. I'm giving three stars simply because the building itself is lovely with a winding staircase inside and a lovely porch and garden outside. As nice as the decor is, I would have trouble returning or recommending this spot since they can't manage to clean it properly.

Good value for the money, especially since we didn't spend much time in our room. Definitely not the place for a luxury accommodation, but it's an authentic old home in the quiet garden district. Easy access to most areas of town via Uber (and streetcar, if you're not in a hurry) and a nice break from the craziness of the French Quarter. Definitely needs a little updating, and could probably have been cleaner (it's old!) but check in/out were easy, staff were friendly, location is convenient, and price was great! Be sure to read check-in information, as check-in for all 3 hotels in the group is in 1 location (safe, short walk to the home from there). 24 hour check in was very helpful for us, since we arrived late. Luggage storage for check out day (though not locked or anything) was convenient. Short cab/uber from airport ($35 or so).

I stay in the Garden District when I visit New Orleans because there are plenty of fun areas within wandering distance if you have a good pair of walking shoes, and you only have to deal with the drunken masses if you choose to enter that section of town.* For an Easter weekend getaway, the Queen Anne was the cheapest, non-chain hotel I could find so I booked it for two nights. There is no concierge at The Queen Anne - it is basically a part of the Prytania Park Hotel, so you check in there, then walk a block down the street. There is parking for the Queen Anne across the street at the Prytania Oaks, which is also where you can get breakfast. We didn't spend a ton of time at the hotel, but our experience was decent when we were there. We stayed on the 2nd floor facing the street, and while we could hear some noise from the cars passing, it didn't bother us much. As long as they continue to pop up as the most reasonable cost in the Garden District, I'll continue to stay there. *My experiences in New Orleans are usually not during Mardi Gras.

The Queen Anne Hotel was a complete waste of money. Not only could I not get the room I booked (I was placed in a much lesser room outside of the main house) but the staff was extremely rude about it. I never received a refund or partial refund for the downgrade in room. On top of that, the room I was placed in had a damp feeling in the air and on all the furniture. Lastly, the breakfast was extremely small including cold waffles, English muffins, yogurt, and packages of oatmeal. Overall, I would not recommend this hotel. The only good thing is the location to restaurants in the Garden District (there are a decent amount of bars and restaurants all within .4 miles!)

A warning to any of you visiting NOLA: Never EVER stay at the Prytania Park Hotel, Prytania Oaks Hotel or the Queen Anne Hotel. I had the most disgusting customer service experience with one of those hotels today and they are all owned by the same family. They overcharged me by $40 for parking at Mardi Gras. I didn't notice until I was doing my taxes today and going over a huge stack of invoices. I called them thinking it would be a simple matter to clear up as I had stayed with them three times before and I always got good service. I have also recommended this hotel to countless friends. Instead, I got yelled at by the owner! I was told that it specified that I was going to get overcharged for days we didn't even utilize parking in the "contract" - which I was never given and didn't sign. She then looked up my last name in her computer system and told me my business wasn't important enough for a $40 refund because her records indicated that I hadn't stayed there in the past three years. She called me a liar for saying I had stayed there because my name didn't show up when the previous reservation was in my boyfriend's name. At Mardi Gras, we stayed in the Prytania Oaks and I offered to describe the interior of the rooms in the Prytania Park Hotel in which I had stayed previously. She then just continued yelling, told me to stay somewhere else when I was in New Orleans next, used an obscenity and hung up! Do yourselves all a favor and read the 1 and 2 star reviews on this site - they speak the truth! All of those giving more than 2 stars just were lucky enough to never have a minor customer service dispute with the owner. I had stayed here three times before without incident but the first time I have a problem, this woman goes ballistic! Look at all her responses to all of the posts giving a bad review to her hotel - they absolve her of most of the blame and instead place the blame on the guests. I don't know any other hotel that does this under any circumstance. I have worked in customer service for years and never treated anyone with such disdain. Do yourselves a favor and pay an extra $20 a night and stay somewhere that will take care of you. Lamothe House, Frenchmen Street Hotel, and Degas House are all wonderful hotels with great service!

I wanted to stay closer to the Garden District for my first trip to New Orleans, I wanted a place with character and I didn't want to spend a ton of money. The Queen Anne fit the bill. You check in at the Prytania Park Hotel which is about a block away. The hotel is at the border of the Lower Garden District, a block south of St. Charles Ave. The surrounding neighborhood is a bit sketchy but I felt safe and it's very close to restaurants, bars, pharmacies, the streetcar, and maybe 20 minutes from the French Quarter. The staff was very pleasant and let me store my luggage when I arrived several hours before check-in. My room was on the 3rd floor of a pretty, renovated mansion with a lovely porch and garden; if you don't like stairs, be sure to request a room on the first floor. The room was clean and comfortable. I didn't have a car but there was plenty of parking available. Out of 4 nights, the only noise complaint was when there appeared to be a house party a block away. The continental breakfast was satisfactory. Overall, the hotel was simple and clean and a good deal.

As my husband and I were sleeping the sprinkler system drained a heavy stream of water for about a minute onto our bed at 4:55am. As it woke me up and having no idea what was going on I jumped to the chair where I was getting sprinkled from the stream hitting the fan blade flinging sprinkles of water all over the room that was clearly visible on the mirror. A nice security officer brought us two blankets to sleep between that of course later also got wet, and stated all the other rooms were booked so we had to stay there. I didn't hardly get any sleep from 4:55am till room service came in and changed all the bedding at 10:20. The mattric cover its self was just a little damp so I told the lady it's fine, we can just stay there for the next night. After going back to bed to get a nap from hardly sleeping all night we didn't have time to go to the aquarium and later found out it was closed on Monday so we didn't get to go at all:( after receiving no calls from the manager I called the office, they later called our cell and said Dori the manager will call in an hour, never did. When we checked out I asked to speak to Dori and she came out to say they were still investing the situation and that the room while room wasn't wet and the computer showed the sprinkler system did not come on. I told her it did not spray the room, it drained a heavy stream onto us while sleeping I jumped out of bed and seen it. She said our stories didn't line up and that it was still being investigated. Then she said "WELL WHAT DID YOU WANT US TO DO, WE WERE BOOKED WE DIDNT HAVE ANYWERE TO MOVE YOU". a phone call would have been nice‍. She said she was out of town. I told her, you can't get our cell numbers and call, it takes 60sec? The people at the desk knew how to call our cells. She looked at me stupid and I said well?! We paid for a bed that we couldn't sleep in! She told us take it up with Expedia that's who we went through to buy our room. I'll just sit back and wait for her rude response and lies now, I can clearly see she's good at that! SO DORI SCHULMAN, ANYTHING YOU WOULD LIKE TO ADD??

My mom and I stayed in this hotel for a girls weekend trip to New Orleans and were overall very pleased with this hotel. It's really cute and definitely the kind of style you'd expect when staying in New Orleans. I would recommend staying in a smaller hotel of this type to get the full NOLA experience. Our room was a good size and very clean. The bed was very comfortable and the sheets and blankets were actually soft! I'm so used to overbleached rough feeling linens from major hotels that this was a pleasant change. The location is great too! It's only a few blocks from the French Quarter and would be walkable in the daytime, but I'd take a cab or streetcar for nighttime. A cab was only $6-$7 and the streetcar is $1.25/person. The reason I give it a 4 instead of 5 stars is because we had to check in one place, park in another, stay in another and get breakfast in yet another! 4 different places for 1 hotel is a little odd, but luckily the weather was fine and they locations are all very close so we were ok walking around a bit.

Noisy! Do not stay here if you actually want to rest. Avoid getting stuck with a room on the lower floor. There are NO carpets on the wood floors upstairs. And with this being NOLA, people are bound to be tromping about in the middle of the night like a pack of elephants. Or are getting up early to catch a flight home. Also, the city has a garbage truck that comes to pick up trash from approximately 4 or 5 nearby dumpsters around 4:30 AM. Very noisy and this goes on for about 10 minutes. As if this weren't enough, the water pipes "sing" 24/7 in a way that is so loud you can hear it from the bed with the bathroom door closed. Last, the rooms that face Prytania enjoy the constant sound of automobile traffic.

WARNING: THE QUEEN ANNE IS A DUMP AND THE CUSTOMER SERVICE IS HORRENDOUS!!! STAY AWAY. I was recently in NOLA for my big birthday celebration. On July 16, 2014, my girlfriend and I checked into the Queen Anne, thinking based upon the internet pictures that we would be staying at a nice B&B in the Garden District. Driving up, we soon realized we'd probably been had. The hotel looks old and dilapidated in person when viewed from the outside. And it's in a really sketchy part of town. Yes, Delmonico is nearby and yes the trolley is near by. But unless you want to go to Delmonico's for each meal of your trip, a hotel in the French Quarter or Warehouse District (each within walking distance of tons of great restaurants and bars) might be a better bet. Staying at the Queen Anne is like going on an internet date only to discover that they look a LOT older and different in person. And like an ugly internet date, the Queen Anne just ends up wasting your time in this regard. So, we drive up to the hotel, get out, and find the gate to the premises is locked. The directions on the gate say we have to go 2 blocks away to a SEPARATE site to check in. So we drive to this off-site check-in facility, where it so happens breakfast is also served. This facility is an absolute SHACK which is as far removed from the romantic version of NOLA you had in mind when you booked this place in the first place. I doubt there is a place you'd rather NOT have breakfast more in the Summer heat than this tool shed. Anyways, my gf and I had specifically requested a non-smoking room as we both have smoke allergies. Well, after driving back to the hotel from the tool shed, we haul our luggage up to the Queen Anne and enter this hotel with so much supposed "character." We were given Room 153 (the Redrum room). Upon walking into the room, we were accosted with a reek so offensive I can only liken it to an ashtray. We felt like we were walking into an actual ashtray. It smelled horrible and was difficult to breathe in. PLUS there were stains on the bedspread (what could that have been??) and the bathroom was GROSS. I've read some of these other reviews here about updated bathrooms in the Queen Anne, and let me tell you, those reviews must have been written by the Queen Anne manager, Dori. Our bathroom was disgusting. Plus, there was no view save that for a dilapidated garage. Welcome to NOLA!!!! This room was a dud. Redrum... Having lost all confidence in the Queen Anne and feeling somewhat duped, we decided to leave. We walked the two blocks back to the check-in/tool shed to inform the Queen Anne that we were going to leave, and would kindly like to leave free of charge. We were there all of two minutes in Room 153 after all. Dori, the manager, dismissed our complaints and tried to put us into a different room. I said look, thanks, but no thanks, we just want to go. Then she got hostile. She said I wasn't being reasonable because I wouldn't give her a chance to show me another room. I said wait a second, we asked for a non-smoking room and you put us in a furnace. Plus you had your chance to show us a good room; you chose to put us in a dud. I said please don't charge us and start our trip off badly, it was my birthday trip. I told her you obviously have vacancies, so it's not like we took someone's room. She informed me of the cancellation policy and said we would be charged for one night. I said please don't do that, you didn't give us what you promised. She said tough luck, then she ran my card (it processed) and then sarcastically said HAPPY BIRTHDAY!!! with a smirk on her face. I have never witnessed a hotel manager act more unprofessionally. So disappointing, and a terrible start to a big trip. Thanks a lot, Dori. Folks, there are lots of other great places to stay in NOLA, don't waste your time here. It's a dump and Dori is a terrible manager and provides atrocious customer service (read some of the other 1 and 2 star reviews). Plus, Dori, unlike any other manager I've ever encountered, routinely replies to any negative review from travel sites and shifts the blame to the customer (always in a very snide and dismissive manner) and absolves herself and the hotel of any responsibility. That's just bad business. Rather than refund my $137, she chose to laugh at me and the poor judgment I exhibited in trusting my trip to her hotel. I hope the $137 was worth it considering anyone that reads this review should (if they have any sense) run for the hills from the Queen Anne. We love, love NOLA, and ended up finding a better place to stay (Hotel Olivier) that was actually cheaper than the Queen Anne. We also discovered some other great hotels for our next trip to NOLA - Hotel Monteleone, Royal Sonesta, the Omni...this list goes on an on!! I could see the Queen Anne on a NOLA haunted house tour someday when it shut s down. But don't trust it for your vacation stay.

Beautiful hotel and great location! The rooms were spacious and well decorated. I never heard one other hotel guest like I do in most hotels. Plenty of free parking in their other property's lot or on the street. Room had everything you could ask for including a hair dryer, fridge, microwave and coffee maker. Truly a great hotel and perfect for a romantic getaway or if you don't want to stay in the loud French Quarter.

What a surprise! Our room was incredible. High ceilings, fireplace, wood floors. The service desk is down the street at The Prytania. Very clean and very quiet. Well worth it!
