This is a wonderful place to stay in St. John's, both on or off-season. I have been a guest here several times in the last three years, and have become a total fan. The service is excellent, friendly and kindly, the rooms are all beautiful and well-appointed, and the beds are very comfortable. The view from the dining room is spectacular and the food is delicious. A unique and special old Victorian mansion with all the "mod cons". Easy walking distance to downtown. For me, it has the added attraction of being very near Bannerman Park, Government House and the Colonial building, and to be able to visit one of my favourite spots in the city, The Rooms. As I was there most recently in the off-season (when meals are not served) I was delighted to be able use the guest kitchen attached to the dining-room, where guests can make their own breakfasts while enjoying the view, with a large fridge for storing food, a double sink, a microwave, and a full supply of dishes and cutlery. Next door to the Inn is popular café (CM, or Coffee Matters) which serves delicious breakfasts or lunches at reasonable prices. Highly recommended any time of year!

Great location, easy walking distance to everything fun downtown, but nice and quiet. Room was extremely clean - I noticed there event wasn't any dust on the ceiling fan! After the storm, our original room we'd booked had a leak. Natasha was really, really great in helping us find a different room we were happy with. She was pleasant and helpful and fast to respond, and we loved our stay very much. The breakfast room looks so great and cosy, and we had a lot of fun imagining having breakfast up there with the great view of the harbour. We'll likely be back!

My wife Elizabeth and I are in St. John's for a week (August 18-24 2025) and have been staying at the Roses Heritage Inn for three nights so far, scheduled for three more. Our room "Ship's Cove" on the lowest level, has all the modern amenities. The decor is in keeping with the historic style of the building. Everything is clean and in good working order. The daily breakfasts are outstanding. Our car is parked across the street in a church parking lot for which we made a small donation. We are very comfortable and most satisfied.

We stayed here three nights. We got an enormous room with a large sitting area, and an ensuite bathroom. The building dates to the late 1800s and is quite quirky. We were comfortable here, and it is a good base from which to explore a wonderful city. It was about a 25 minute walk to George Street, less to Water Street. It has easy parking at the church lot across the street, which is a real plus in St. John's it appears. Breakfast is provided on the third floor by Norm, who cooks to order, and entertains for free.

The Roses Heritage Inn is such a delightful place to stay! I spent two nights here and really enjoyed it. The bed and pillows were very comfortable. The room has AC for hot days, but it would be even better if there was a room darkening shade that could allow the window unit to run while blocking light for sleeping. My room had a charming view of St. Thomas Church across the road but was also right above a bus stop so there was noise later in the evening from the buses. I loved chatting with Norm the cook and fellow guests over the wonderful and hearty breakfast. The back deck also has a beautiful view. It's definitely a place worth staying at with lots of charm and history!

What a charming stay. Breakfasts were a real highlight. Don't miss them if they are offered. Rooms were comfortable and uniquely charming. Be ready for a bit of a carry if you are on the 2nd or 3rd floor. We loved it!

We loved our stay! Cozy room and very quiet, even at night despite being near a busy intersection. The location was perfect and we could walk downtown in minutes. Breakfast was always amazing and we looked forward to our chats with Norman, the breakfast chef. And parking was never an issue. If we couldn’t park right out front on Military Rd, we could easily find a spot on a side street.
