Charming place within walking distance of Portsmouth town square. Place was clean. The common area was always stocked with good coffee, tea, and snacks. The room we stayed in had an awesome shower. Stone floor with powerful hot shower (great after having a day out in the cold). Slept very well with the exception of one night. There was a lot of wind and our room (room 3) is right next to the sign hanging outside. It kept flapping around making noise. I am a very light sleeper and it woke me up a few times. That was the only "negative" experience. Otherwise it was a great stay. If we ever visit the portsmouth area again we will come back.

Very nice hotel. Definitely best suited for adults kids would ruin it as the walls are thin being an old historical home. Gets expensive on the weekends but no more so than the rest of Portsmouth. It is very clean and home like. They have coffee in the foyer and some snacks. Parking is good and it is in an excellent location in relation to the happenings of town. They have a sister hotel in Kittery, ME. The woman who run is are a class act. I would highly recommend it for solo travelers or couples looking for a nice safe place to spend the night. Book on-line or over the phone, there is no concierge.

This historic house was so nice to stay in. It's been very well redone, maintained, and modernized. The bed and pillows were really comfy and the selection of beverages was very nice. It's also in a great location and offered convenient parking during our visit. Just be careful on the narrow, steep stairs.

From the ease of check in to the well appointed rooms and cute lobby with coffee and snacks, we had a superbly comfortable stay and would highly recommend the Sailmaker! The convenience of walkability to every sight, especially the Strawberry Banke which is right next door, without being in too bustling a location was priceless since I’m a light sleeper. So nice and quiet at night! Everything was spotless and the bed wasn’t too soft—we wish we could stay longer.

We had a great time at the Sailmaker's house. We stayed in Room 8, the King Suite. It was plenty large with a very spacious living area in front of the bedroom, ample windows, and a deck overlooking the gardens of the John Langdon house. We received plenty of text message communications from the inn up to our arrival, explaining parking, timing, and how to get in. The manager was there when we arrived and she was very friendly. ||There's a nice sitting area at the entry, as well as a shared living area if you'd like to hang out with other guests. There is a refrigerator in that space as well if your room doesn't have one. We had our own fridge, so we didn't use the shared one. There is a good selection of k-cup coffees along with sugar, stevia, sucralose, milk, cream, almond milk (both sweetened and unsweetened), and oat milk. There are snacks as well, including oatmeal cups, belvita bars, granola bars, popcorn, and fruit snacks. They even have a cold water dispenser and ice. ||We stayed for two days and it was great. Our room was clean, the staff was friendly, and it's the perfect location just minutes from Portsmouth down town. Linens were comfortable, bathroom was spacious, and everything went well. I'd certainly stay there again!

Merle greeted us at the door of the beautiful Sailmaker’s House and saw us to our suite. It was everything that was described. So spacious, and still had a cozy and comfortable atmosphere. There was bottled water, coffee, tea, hot cocoa in the room. We enjoyed our annual mother and daughter get away so much and we thank you for making it memorable.

The Sailmaker's house was an adorable, quaint inn. The room was gorgeous, clean and comfortable. From the bed to the bath towels everything felt luxurious. The location was perfect, quiet but also very walkable to all areas of Portsmouth. 10/10 would stay here again in a heartbeat.

We chose this hotel because it was one of the few in Portsmouth that actually has its own parking. (We are averse to using valet). And, we were able to book a room that was the equivalent of 2 bedrooms.||Room #8 is large and lovely. There is a "living room" with a comfy couch and a large TV. There is a separate bedroom with a little deck attached. It overlooks the gardens outside and the room was quiet. Except for being a historical property, and so you hear everyone and anyone who is walking around...||The bed was comfy. The sleeper sofa made noise every time you moved a muscle, which was a little a little rough at first.||The staff we encountered was lovely. But, you don't have much interaction with staff, as you use your cell phone to unlock doors, etc.||The location was perfect for our visit, as we had plans to walk around and explore a particular section of town and this was in that section. Once our car was parked in the lot on site we didn't need to move it again until we checked out.

Super charming historic house, modernized with fun decor, and lovely places to sit inside and out. Our king size bed in room 10 was super comfy, and the spacious bathroom clean and roomy. The staff was lovely and perfectly situated for all things downtown Portsmouth.

My husband and I LOVED this inn. We only stayed at this inn for 1 night, but it was our favorite of our 7 night trip. The furnishings and linens were beautiful, parking was included (huge win), excellent shampoo/ conditioner/lotion, on top of 100 other desirables. The room was immaculately clean which is extremely important in our current time. Check in was completely contactless and super easy. Our bed was incredibly comfortable. The sheets were so smooth and cozy. We both were able to get and incredible night's sleep. Room #1 was a bit noisy (in the AM) since it was next to the front entry door, but it really wasn't too much of a bother since we did wake up at 6 AM.

I have stayed at many guesthouses, inns, and B&Bs, and The Sailmaker's House is in the top rank. It is simple, it is authentic, it is old but nicely renovated and fully functional. I must mention the shower (in Room 3) in particular, which is notable for comfort and functionality -- the showerhead, simple though it is, works perfectly; the hot/cold mechanism is self-evident; there's plenty of water pressure; the shower curtain doesn't get in the way; the drain is clear; and there's great traction on the stone floor. And it's in one of the few bathrooms I've ever stayed in that has plenty of towels, plenty of places to hang them (wet or dry), good lighting, a spacious sink with a built-in ledge to put things, and an exhaust fan that works. A wonderfully functional bathroom, which too often isn't the case. Not to ignore the room itself, which is equally functional, nicely and simply designed, with crisp and clean bed linens. All in all, a big success. And the staff, who are here during much of the day as they clean and stock and supervise, are as accommodating as could be. I plan to make reservations for next year as soon as I arrive back home.

This is a great place to stay. It is supremely well located in downtown Portsmouth. In fact, if you are visiting Portsmouth, it is possible to do that without a car because Sailmaker's is in town. This is not a B&B, but the local places for breakfast are a short walk away. There is a coffee/tea bar, with snacks and fruit. It is quiet and has excellent beds well appointed rooms. Loved the keyless check in. Highly recommended.

Beautiful inn with great attention to detail! Probably the best shower ever. Perfect water pressure and a nice deep tub. Close enough to walk to everything but really quiet. Super comfortable bed, nice linens and pillows. Sparkling clean and the check in is super easy and convenient. Would stay here any time I visit Portsmouth. Loved the rooms and the old historic house has lots of character.

Pros: Centralized location in Downtown Portsmouth, included parking, super comfortable beds, pleasant high quality toiletries, charming historic ambiance, ultra silent air conditioning, helpful and communicative customer service by inn manager, easy code entries to building and room, great local recommendations, and complementary snacks, filtered water, coffee, tea, and bags of ice in the communal area. Cons: More expensive than Holiday Inn (though you get a lot more too), public beaches are 15 minutes away, there isn't a traditional front desk/lobby service, no mini fridge in room. Overall: Worth every penny, definitely want to come back, would absolutely recommend to others!

B-E-A-Utiful. Room #10 for my birthday and it did not dissapoint. Atmsophere: Beautiful old house with rich history and a well done decor. Easy access as well as its simply the last 4 digits of your phone number to get in. No keys. Parking was easy too! Location is perfect for venturing around town. Room: girlfriend booked the room and put birthday on the reservation. They gave a bottle of champagne. More than thoughtful and an appreciated touch. It was huge with a fireplace and had a bath, even had bath bombs. Loved the small snack bar 24 7 full of little grab and go snacks and water coffee. Nice to know and rely on if needed. Overall highly recommend for a stay in Portsmouth.

4 Amazing days and nights at the Sailmaker's House in Portsmouth. We were welcomed kindly by the owner who happened to be there when we arrived. Communication with staff was prompt and on thorough. We added a day and they were quick to confirm. The location is ideal - close to downtown but one street off the main street. We would stay here again next time around.

What a great little find. I wanted to stay somewhere near a restaurant that I had a meeting at. This fit the bill and sounded much nicer than one of the big hotel chains. It sure was! As the other reviewer mentioned, they give you a code to get in on your own which makes it very 'self-serve' which I appreciated. Parking was super close and easy. The rooms are very nicely done and we greatly appreciated the blackout/insulated curtains to keep out the light from the street. In the coldest part of winter, we were very warm and cozy inside. Having the coffee machine right near my room was very nice in the morning when I dashed out to grab a cup in my pj's. Communication from the staff was excellent and prompt. Thank you. We will be back.

We had a great time at this Inn. The room and bathroom were light and clean with comfortable furnishings. My wife and I were celebrating some life events, and the owner remembered these with some delicious cookies as an arrival gift, from a wonderful local bakery, La Maison Navarre. Don't be put off by the lack of a check in counter. The communications from the owner, and keyless check inn make for an easy arrival and departure. The Inn has a comfortable sunroom - common room when you can eat your own take in croissants or pastries (the Inn does not provide breakfast, but there are many local bakeries and eateries). The Inn provides snacks, coffees, and various drinks (available throughout the day and evening). They also provide picture perfect fresh fruits. The location is convenient to everything in downtown Portsmouth. We highly recommend the Sailmaker's House!

Overall a very comfortable stay! They had an assortment of pastries from a local bakery as well as fruits, snacks, coffees and teas available in the afternoon and in the morning. This was a special getaway for my husband and I and the inn manager went out of his way to make it extra special. We will highly recommend this place to anyone visiting Portsmouth.

LOVED our experience here! Just a quick 1 night getaway, but it was the perfect stay. Very contactless which was great during these times. Room was incredibly cozy and wonderfully decorated. It's the perfect cross between historical and modern updates. Loved that they provided us with everything we needed in the common area (coffee, tea, snacks, and even a bottle opener which came in handy!)

I was very satisfied with my accommodations at The Sailmaker's House this past weekend while visiting Portsmouth for the night with my four legged friend. They give you a code to get into the house with and the rooms are very clearly labeled. Water, snacks and coffee are located out a bar outside in the lobby. Parking is right outside the door which made it easy to carry my luggage in and out. They knew I was coming with my dog and even left me with some poo bags and treats for her, which she was happy to have. It was a very quick walk to Prescott Park. I'd definitely stay here again while visiting Portsmouth!

This is a great place! We did an overnight stay for my boyfriend's birthday and were very happy with the accommodations. The house itself is nice and keeps with its historic side, while the rooms have some modern amenities. The lobby has coffee, tea and water available 24/7. This is definitely a hidden gem and we will definitely be returning.

This is a lovely, small boutique hotel. As the name implies, this is a historic house. Therefore each of the rooms is unique and the house layout is quirky. This was our third stay at the Sailmaker's House. Both times we stayed in the original part of the house. Our rooms were reached via a narrow set of steep stairs. And our bedroom was down a humorously skinny hallway, like skinny enough that 2 people couldn't pass each other in it. But our rooms have been decent sized and pleasantly decorated. During our second visit, we didn't meet any staff. It's a self-service facility so you might not see anyone else if you visit out of season. That said, when I called with a question, a staff member answered right away. The hotel has a great tea and coffee station that was clean, well organized and offered a nice array of beverages and snacks--chips, fruit and yogurt. This as become our favorite place to stay in Portsmouth. Love it!

What a cute little inn. We were only in Portsmouth for a night and wanted to stay right downtown so this was the perfect location. Close to the shops and restaurants but on a quiet side street. The owners did an amazing job keeping the charm of the 1800's building but making it modern and super comfortable. The bed was one of the most comfortable hotel beds I've slept in. Loved it. Will be back.
