First of all, the positive reviews are only here because The Scarlet gives out incentives to people who leave 5-star reviews, so read these accordingly. I sincerely do not recommend The Scarlet. I am a TTU graduate student, and regrettably I lived here for two years. All I can say is that it's overpriced, discombobulated, and astonishingly unprofessional. The cherry on top that led to me writing this review was when they tried to kick tenants out of their units 3 weeks early to remodel the floors. Their lack of planning for future tenants should not constitute an emergency for their current tenants. They claimed we could move back in and only needed to be gone for a short period of time, but they wanted us to vacate (and effectively move out of) our units, with no regard for housing accommodations and placement of personal belongings or pets. It was only after persistent pestering did they finally stop and say they will wait until the lease is over to BEGIN RENOVATING for new tenants.
Much more importantly, lack of safety was my biggest complaint while living at the Scarlet. The constant stream of third-party vendors entering units (with little to no warning) was irresponsible and unsafe, especially for young women. I’m vigilant and on the older side, but it's concerning how easily someone younger could be taken advantage of due to the careless way they handle access to our apartments. In the two years I lived there, vendors were frequently let into my unit without notice or any follow-up communication. Scarlet claims they “always give notice,” but in reality, they rarely do. If they do, it’s often an email sent after the fact.
Once, I had a friend staying over. I left briefly to grab breakfast, and while I was gone, Scarlet let a vendor into my apartment, while my friend was in the shower. Also, as a dog owner, this reckless and frankly bizarre behavior gave me constant anxiety. If you have a dog or cat, I would especially recommend living elsewhere. If you’re looking for pre furnished student living, I had friends that loved living at the Grove; it has a bus straight to campus, and the 3 bed/3 bath units start at $399/person.
The Scarlet is riddled with “landlord specials” and the 'included utilities' had a very low cap. Save your money and sanity and go somewhere that respects their tenants.
I will say while management is genuinely atrocious, their actual maintenance team was very personable & kind and had absolutely no control over the unprofessional situations they were forced in. Shout out to Adam and Joe! They were lovely and the best part of living at the Scarlet.
