Set the sceneOccupying an entire corner block on the ring road that circles the west of the city center, Florence’s Student Hotel burst onto the scene in 2018. The backstoryThe Netherlands-based TSH group ‘where boutique hotel meets student dormitory’ was founded by Scottish CEO Charlie McGregor and now has 15 hotels in Europe including Bologna, Amsterdam, Barcelona, Madrid and Paris; a new 500-room TSH is due to open in Florence in 2024. The idea was to create a series of co-living, co-working hybrids where students could be encouraged to mix with short-term guests in a lively, stimulating setting with exceptional facilities. The roomsThis place is huge although it doesn’t feel that way thanks to the clever design; 390 rooms are divided between fairly basic long-term student accommodation and hotel rooms which are available to book on a daily basis. Recalling higher-end student digs, rooms are functional, bright, and clean with fitted furniture, cork message boards, and bright textiles. Room service is very reasonable and there are kettles, Nespresso machines, and fridges. Food and drink The rooftop bar is a prime spot for drinks and snacks; choose from a menu of 14 signature cocktails and Italian tapas-style snacks and sharing plates (tartare, platters of local cheeses, charcuterie, and the like). The ground floor bistro-style restaurant offers breakfast plus an all-day menu that covers all the bases; pasta dishes, panini, club sandwiches, and a choice of healthy bowls. The neighborhood/area To the northwest of the city center, this is an area of imposing 19th century palazzi (mostly converted into business premises), swirling traffic, and few residents, but it’s only two tram stops from Santa Maria Novella train station from where there is easy access to everything you will want to see and do. Looks smart, plenty of other guests on laptops in common areas. Free laundry big plus. Breakfast is a flop, too many guests for too few staff to replenish cutlery and the food. Struggled to get a drink at the pool in afternoon, staff were not around to serve. Roof top DJ event was entertaining but drinks were 8euro for 250ml beer. If booking via 3rd party comparison site the required hotel app doesn't work, which controls laundry and other things, staff will need to sort this for you once you get there. Bed was rock solid. Many guests had complex queries or issues with their room card not working or with self check in, long queues to check in and long check in process.

I read some of the negative reviews on here and almost cancelled. I am so glad I didn’t.|This is a find and was just excellent. I will be coming back.|Prior to arrival I messaged with queries and responses were rapid, friendly and helpful.|On arrival check in was smooth and we were able to store our bags and use the facilities as we arrived quite early.|At all times staff were friendly, helpful, positive and professional. This despite us visiting during a heatwave!|Room was excellent, clean, all amenities, little fridge and water in the room and great shampoo and soap etc. Soft white towels in the bathroom and hairdryer.|Bed was clean and comfy and when I requested extra pillows they arrived immediately. ||Pool was fantastic and the view was outstanding. |I was worried from reading reviews that I might have to book to access the pool or there were issues accessing pool but this was not the case.|The pool was clean and bar staff helpful.|There were moments when some of the younger guests were less thoughtful, such as sitting with feet in the pool and flicking ash on the floor, but these were limited and not the issue that some have made out with reviews on here.|I am 100% certain that this is my place to stay in Florence.

Update – 13 May 2025 After posting my review, the community manager responded to my comment and sent a handwritten card along with some lovely chocolates to my room – a thoughtful gesture that I appreciated. I also noticed that boiled eggs have now been added to the breakfast buffet. While it’s a positive outcome, I still find it unfortunate that when I asked the staff multiple times for a boiled egg, I was met with an unfriendly response and told I would need to pay extra. It shouldn’t take a public complaint to prompt such a basic improvement. That said, I’m glad my feedback was taken seriously and contributed to enhancing the guest experience. I’m updating my rating to four stars – though ideally, good service should be proactive, not reactive. ————————————————————— I honestly don’t understand how this hotel holds a 4-star rating when it comes to service. Yes, the facilities are visually appealing – playful, modern design throughout. The gym is absolutely the highlight: spacious, with state-of-the-art equipment and a stunning view over Florence. Truly impressive. But everything else falls short. The room was disappointing. The open-space concept may look trendy, but it lacks basic functionality – no proper wardrobe, no real storage. Fine for a short stay, but highly inconvenient if you’re staying longer than a couple of nights. The biggest letdown, however, was the breakfast. For nearly €20, you get a very limited selection. I asked for boiled eggs and was rudely told by one of the male staff that not only are they not available, but if they make them for me, they’ll charge extra. That’s unacceptable at this price point. When I arrived at 10:10 (breakfast runs until 11:00), the scrambled eggs were already gone – and they never refilled them. No freshly made omelets, no avocado, no salmon – just the bare minimum. Depending on what you value, the gym might make it worth it. But overall, I wouldn’t return. For me, this is a 2-star experience, saved only by the fitness facilities.

This has been an awful stay. We stayed specifically for the washer/dryer and clean room but have been so upset by the situation here. What they do not advertise is that this is a glorified hostel with student housing. I would not recommend this if you are traveling and needing accommodations for a few days. upon arrival, we were taxed the tourism tax despite it previously being part of the final price. If you want water, not free. You must drink out of the bathroom tap. Do not stay here if you are even looking for a low tier hotel. Wish we would not have wasted our time and money here. Had 2 days in Florence and spent 6 hours dealing with the washer/dryer and poor desk service.

My wife and I stayed here for three nights. The hotel is 10min away from the railway station by walk. There is a tram station right outside the hotel. The rooms are very well maintained. There is a ton of amenities to enjoy. Highly recommend staying here.

This hotel was my absolute favorite throughout my two week trip to Italy. It was very modern & fun from the lobby to the hotel room, with a loft-style room, large bathroom, and 12 p.m. checkout. Florence is very walkable, and the orientation to the train station was not a bad walk.. but definitely a walk nonetheless. Would 100% recommend this hotel to my friends.

All the hotel facilities are very modern and beautifully designed, with great attention to detail. The stunning views from the terraces are definitely a highlight. Our room was very clean and spacious, although the bed was a bit too hard for our taste. The staff were extremely friendly, attentive, and helpful throughout our stay.||||The location is also excellent – just a 12-minute walk from the train station and less than 10 minutes from the Duomo. A great choice for both comfort and convenience in the city center!
