The backstoryThe Netherlands-based TSH group ‘where boutique hotel meets student dormitory’ was founded by Scottish CEO Charlie McGregor and now has 15 hotels in Europe including Bologna, Amsterdam, Barcelona, Madrid and Paris; a new 500-room TSH is due to open in Florence in 2024. The idea was to create a series of co-living, co-working hybrids where students could be encouraged to mix with short-term guests in a lively, stimulating setting with exceptional facilities. The roomsThis place is huge although it doesn’t feel that way thanks to the clever design; 390 rooms are divided between fairly basic long-term student accommodation and hotel rooms which are available to book on a daily basis. Recalling higher-end student digs, rooms are functional, bright, and clean with fitted furniture, cork message boards, and bright textiles. Room service is very reasonable and there are kettles, Nespresso machines, and fridges. Food and drink The rooftop bar is a prime spot for drinks and snacks; choose from a menu of 14 signature cocktails and Italian tapas-style snacks and sharing plates (tartare, platters of local cheeses, charcuterie, and the like). The ground floor bistro-style restaurant offers breakfast plus an all-day menu that covers all the bases; pasta dishes, panini, club sandwiches, and a choice of healthy bowls. The neighborhood/area To the northwest of the city center, this is an area of imposing 19th century palazzi (mostly converted into business premises), swirling traffic, and few residents, but it’s only two tram stops from Santa Maria Novella train station from where there is easy access to everything you will want to see and do. 📍 Location The location is excellent, perfectly connected and very convenient for exploring the city. 🤝 Service Service and staff attention were excellent. The team was friendly, professional, and always willing to help. 🎨 Hotel Design & Atmosphere The hotel features a modern and attractive design, with well-thought-out spaces and a great “photo moment” that sets a positive tone to start your trip. 🛏️ Rooms Unfortunately, the rooms were the biggest disappointment. While they could have been good, they are clearly neglected and poorly maintained. Power sockets were loose and coming out of the wall, forcing you to choose between charging your phone or turning on the bedside lamp. The lamp was essential, as the room lighting is extremely dim, even at maximum brightness, making it very hard to see at night. There were several other broken or poorly maintained elements, such as damaged electrical sockets, light bulbs that had not been replaced, a broken shower tray, and a shower handle in poor condition. Overall, there is a clear lack of attention to detail, giving the impression that the focus is on maximizing profit rather than maintaining room quality. It feels as though, when converting the property from a student residence into a hotel, many necessary renovations were overlooked. Additionally, although the bed itself was comfortable, the fitted sheets were too small, causing them to come off during the night and leaving you sleeping directly on the mattress. 💰 Value for Money It is a real shame, because for the price paid, the quality does not meet expectations nor what is promised. With better maintenance and attention to detail, this hotel could offer a much better experience.

The entire experience at The Social Hub was fantastic. The rooftop bar is absolutely amazing with incredible views, and the service was excellent from start to finish. Our daytime bartender, Massimo, was incredibly helpful and made the experience comfortable and fun. The evening staff Pablo, Mateo, and Emad was just as great and did not disappoint. And the espresso martini was amazing. We truly loved our time here and would absolutely come back.

Amazing experience. Comfortable, modern hotel with super clean and big rooms. The bed was big and comfortable, the shower was spacious and had good pressure of water. The hotel facilities were very nice and modern. They have self check-in what makes it very easy and fast. The staff were very helpful and friendly. Definitely recommend.

This is definitely my new favorite hotel. They have very nice, friendly and helpful staff, beautiful rooms, awesome coworking spaces and apparently free laundry. The food and drinks were great, and who could say that when they work out they can have the view of the duomo or the whole city of Firenze, for that matter? And with that, you need to make sure that you go up to see the rooftop pull and bar. It's close to everything. And a lot of the tourist spots are walking distance away. So I basically walked to everything when I was there. Hint: Just put Ponte Vecchio, on Google Maps and on the way there you will hit most of the main tourist attractions. Have fun! 😊

We loved staying at this hotel while in Florence, the location is perfect. Only a 15-min walk to the Cathedral. There is a tram stop right in front of the hotel, which made it really easy for us to get to/from the airport, very convenient. The rooftop view is one of the best, although drink prices are a little high. The room size was decent, more than enough for two people with carry ons (we didn't bring large luggage).||A FEW DOWNSIDES (but not enough to bring my rating down):|- It was a little loud staying at the first floor because we could hear the music, people talking at the reception, and the neighbors from the room next door weren't too quiet either.|- The breakfast was a bit disappointing, especially for the price. If you walk to VaLù Bakery & Cakes across the street, you'll eat better for the same price or maybe even less.|- The hotel has a cool vibe and all, but I really don't think it lives up to a 4-star standard.

The rooms are a little on the dim side, but very stylish. Could use some additional storage in the bathroom, but very nice bathroom setup. Great complimentary product for bathroom use, the atmosphere is pretty cool too and its just a unique experience above all those stars. The pool is amazing at the roof top with great view of the city. 😍 the gym also gives you this view and just adds that extra star factor. There's a few other things too that really pushes this to a solid 4.5star, give it a try.

Very nice hotel. A special design. Rooms a bit small bit well organised. Bed perfect...comfortable. Shower is a pleasure. But room a bit cold...and not possible adjust the temperature. Nice coffee machine.

We travel often together. This hotel was in the area where we wanted to stay and we love rooftop views. This hotel had a beautiful rooftop view and main level courtyard. The rooftop was accessible by a very, very small elevator. It took us a long while to find it! The normal elevator was small but the norm for Europe. The vibe of the room was that of a college dorm, pretty sparse. The beds were clean and very firm which is the norm in Europe. The AC and heat didn’t seem to change much when the thermostat was moved. We had both warm and cool days. Our group of 7 was scattered out and used different elevators. It’s not a traditional hotel, but it served its purpose. We didn’t use cleaning services while we were there. There were a lot of common spaces.
