I absolutely loved living here. It has an amazing amenity space, clean/stylish apartments, and is in a great location close to the beach and all the stores/restaurants you need. The staff is very nice and welcoming too!

My favorite building in the Rockaways! The apartments are new, spacious, and the ocean views are beautiful. A simple walk down the block to the beach and surf. The building gym is amazing as is the pool, game room, and movie theatre. And there's a coffee shop, burrito shop, health food store, and fine dining french restaurant right at the base of the building. Stop & Shop is just a block away. Can't say enough good things about this place.

I have lived here since the grand opening and absolutely LOVE The Tides! I cannot see myself living anywhere else. It truly feels like the Santa Monica/Venice Beach of NY with a beach view balcony, a block from the boardwalk and concessions, and right upstairs from my favorite coffee shops. Unsure how anyone could have a negative experience or a bad day living here. Management is always super friendly and helpful, the porters become your friends, and concierge becomes family. Whenever company comes to visit they praise the building and say it feels more like a luxurious hotel than an apartment building and I agree. Maggie is amazing and a pleasure to talk with and I’ve only had positive encounters with all of building management. I love that we have a pet friendly building and most dog Mom’s and Dad’s know our pets names before their parents! I’ve never been happier living anywhere else and love that I’m steps from the beach and can get dinner right across the street and head over to the immaculate amenities space after to continue the fun. Again, only live here if you’re ready to love where you live every single day because it feels like a dream.

My wife and I just started our 4th year at the Tides and we love it,it's literally like living on a cruise ship,from the heated outdoor pools to the gym,movie theater the amenities are amazing its the best beach living experience, there are amazing restaurants in the building, liquor store,coffee shops ,we've already used the party room twice which is connected to the outdoor gas grilling stations,the security is tops 24/7 front desk doorman,as well as 24 hour private security patrol cars in addition to private secure parking ,amazing!! stunning!! ocean views its literally beach front living , my wife and I are always biking on the boardwalk which is the new concrete ideal for biking not wood ,the management is extremely friendly and dedicated ,the staff knows everyone as well when my wife and I go on royal carribean we are always saying it's just like living at the Tides! We have a spacious 3 bedroom 2 bathroom apt and are always having family over especially during the summer months once you live at the beach you couldn't imagine living anywhere else .

We love living at the Tides. Move in process was a breeze thanks to Al. It’s a joy living right on the boardwalk and beach. The A train is right across the street and the elevator is almost done! Getting to work at JFK is so fast and safe. It’s so nice having great restaurants, bars and cafes without walking distance. The walkability here is fantastic! A YMCA, grocery store and coffee shop too. The vibe amongst residents is so friendly. Highly recommend living at this great apartment building.

I came there back in January. I ask do they take Housing voucher program. They said yes. But it an guidelines for two Bedroom with Section 8. If they take the program they supposed to go by the guideline they didn't want to go by the guideline they kept the 2 Bedrooms 3,600 up. How you going to offer apartment and say I they take the program but then try to lower the rent to 3,332 in a disability apartment. Plus I see the same apartments listed with Rent. Com apt 3U two bedrooms with balcony for 3,200.;I could have pay that different. But they did not want to negotiate with me because if I see the apartment listing for that price you supposed to give it to me and then they going to claim that apartment was no longer available so why do you have it listed in certain ads. They show me 5 apartments took me on tours. Knowing they where not going to Rent to this Blk Woman. It Real out there it felt like with my ancestors had through. They don't work with programs they make it hard for you to get in & turns around I said we sorry you couldn't live with us @ the Tide. Only certain people live there I Try.

If it were possible, I would rate this building with zero stars. The management and superintendent are clearly not on good terms, and unfortunately, the tenants are the ones suffering the consequences. I must express my disappointment in Maggie from the management office, as she has proven to be extremely untrustworthy. Prior to signing my lease, I was quoted a completely different price for parking in the garage compared to what I was charged after signing the paperwork. Initially, I dismissed it, thinking that I may have misheard during my apartment tour. However, as time went on, I began to notice the ongoing conflict between the management and superintendent. Unfortunately, if you report any issues with appliances, it takes a minimum of 7 to 10 days for them to be resolved. Additionally, the presence of a dog park in this building may not be appealing to non-dog owners, as there is dog waste and urine on the stairs, parking lot, and carpets on each floor. I kindly request that you refrain from parking your bikes in this area. The new person in charge has proven to be an absolute disaster as well. Unless Maggie is removed from the management, tenants will continue to come and go. What frustrates me the most is that I was paying exorbitant prices, expecting a luxury experience. However, this building falls far short of that standard. Access to the pool is near impossible, as it is constantly booked by individuals who receive preferential treatment from Maggie. I must emphasize that this building is not worth the price and cannot be considered a luxury establishment. In fact, if you work from home, I highly recommend getting your own internet service, as the free internet provided here is of such poor quality that it is simply not suitable.
