If you want to experience the friendliest and most helpful and generous host of a B&B then come here. Aileen was amazing right from the start with a great sense of humour and we immediately felt right at home. Our room was really large with a king size comfortable bed and a large ensuite bathroom. Breakfast was delicious and plentiful. It's about a ten to fifteen minute walk to Princes Street but all the streets round about are interesting to walk around. We are looking to find dates when we can come back again.

This was my 2nd time staying here and it was just as fantastic as the first. Aileen is a wonderful hosts and welcomes every guest as if they are family. The rooms are wonderful furnished and have a full bathroom (including toiletries) as well as a tray full of coffee/hot chocolate/tea upon arrival. The home cooked Scottish breakfast is delicious and includes a wide variety of fresh food to choose from. The location is less than 5 minutes from the train station and 10-15 minutes walking distance to the city center and Edinburgh Castle. This is by far 100% better than staying in a boring hotel as you get the wonderful Scottish hospitality Aileen has to offer.

It’s been a long time since December of 2021 but I still can’t shake the fear I felt of the night staff member watching me sleep until I yelled at him. I hid in the toilet until enough time seemed to have passed for the person on duty changed. The morning staff had told me nobody could’ve done it as only the night staff had the master key and ignored my concern… for any young women who enjoy solo traveling I would not recommend. Maybe somewhere larger with more staff + accountability

This is why I always research on TripAdvisor before a trip. We find jewels like the Victorian Town House. Conveniently located, price reasonable, breakfast was fantastic, rooms large, unique and clean. Aileen is a wonderful host who has done a remarkable job with her B&B in Edinburgh. We could have easily stayed longer.||||We were in the white room. LARGE and comfortable. Everything that you need for a perfect stay. I don't think that I can brag enough about the breakfast. The food was fresh and delicious. Aileen taught us how to ring a cab since we were leaving for the airport so early in the day. You can walk to Rose Street for dinner and the cabs are reasonable to get to where you want to go. ||||We just loved our stay!

We spent 3 nights with Aileen a fabulous host, bubbling with personality. We felt at home within minutes of arriving. Our incoming flight had been delayed so we were very late arriving and Aileen was there to greet us, chat, and welcome us to the city. To echo some many of the other posts: a great place to stay, convenient location to the train, quiet residential area, with a wonderful host!

After a long day of travelling, it was lovely to be welcomed into this B&B by Aileen, checking with us to see if the room was warm enough and providing information about the eateries within walking distance. The room itself was furnished in the Victorian style, very spacious with 2 Queen size beds, a little sitting area within a gable window and a rather small but adequate bathroom. We really appreciated the little decanter of whisky complete with crystal glasses and a box of Roses chocolates left for us on the sideboard!||||We had a large variety of breakfast choices. I must single out the large bowl of luscious summer berries for each table, the hot breakfasts and the homemade muffins which could be bagged up and taken on your travels.||||Finally, the location in a crescent of historic houses with private park opposite was very special - and within walking distance of the centre of town.

Excellent BnB, huge room, love the decor of the room, the curtains were nice and dark so helped us get a good sleep before a busy day out, shower was lovely and hot and nice soft towels. Aileen's (the host) breakfast was superb, scottish fry up awesome! Plus fresh fruit, yoghurt, toast, cereal.. she looked after us so well and we had some really nice chats about all sorts. Bus and trams nearby, but we walked everywhere, it's very peaceful area to start in before the busy centre. Overall I would give full marks, also have given Aileen a hug if it hadn't been for Covid, she set us up for the day ahead throughout and made the stay all the better.

Located in a residential area a few blocks from the Haymarket train station (convenient for a traveler for airport since the 100 Airlink bus stops a short four blocks away as does the tram). Rooms are spacious and large bath. Breakfasts are special, cooked to order - a great start to the morning. Rooms are on ground level (stairs down from the street to the three rooms) and are quiet. Easy walk to Princes Street. Nice restaurants a five minute walk. Owner is wonderful and very helpful.
