Three Waters Resort and Marina, Islamorada, a Tribute Portfolio Resort

Absolutely perfect wedding day! Our experience at this venue was nothing short of amazing, and we cannot thank the team enough for their hard work and dedication. From start to finish, everything went smoothly, and the attention to detail really made our day unforgettable. We are so grateful for the support and care provided by the staff, which truly allowed us to enjoy every moment. I highly recommend this venue to anyone looking to create their dream wedding. Thank you once again for making our special day so memorable! Five stars all the way!

This hotel was amazing!! I made use of some of the free activities, specifically the “Fish Like a Local” class taught by Patrick. He was a knowledgable fisherman who shares some great tips. The Tiki Bar was right outside our room and it was a highlight for us, from a dinner our first night, to having drinks with friends who were getting married at the resort. I made use of the free kayaks and my new fishing tips and got to kayak to the mangrove trees and catch more fish! My mom and I enjoyed going to Starbucks next door. The amenities and level of service were TOP NOTCH. I want to come again!

This was a wonderful resort that we found in October 2024. At that time, it was nearing the end of a renovation and not yet open for guests. This year, it was up and running and provided a wonderful experience. Our room was clean, quiet, and had an amazing view. Services were wonderful. We especially enjoyed the watersports area and over our 4 night trip we tried kayaking and went paddleboarding twice. Many thanks to the watersports staff Emmanuel, Gaby, Mack, and Bryan for providing such a wonderful experience. They were patient and supportive...a great help on that rather wavy paddleboard day.

This is my first ever review, and it is ABSOLUTELY worth it for Captain Jen and First Mate Bruce! We had such an awesome time on the water taxi with them, we decided to do the sunset ride with them tonight. It was a great ride, wonderful energy, and so much fun! Would come back to this resort just to see them again!

Beautiful grounds very well maintained. Lot’s of waterfront options for sitting, sunning, swimming. We stayed in The Cove area, adults only, very quiet and fantastic calm waterfront. Our room was next to elevator, which is quite noisy, but wasn’t heavily used during out state. Our room was ocean view, not ocean front, but view was great. Room is a bit small, but balcony with unbelievably comfortable chairs gave us plenty of options. Bed was also really comfy. Service in all the bars and restaurants was very efficient and friendly. We had a great paddle board excursion (no charge for the use) along the shore to the north about 1.5 miles. Lot’s of marine life to see. We were here at a slow time of year, and lucked out with the weather. Highly recommend this resort at this time of year.

I recently stayed at Three Waters Resort and had a wonderful experience overall! The property has a relaxing, upscale vibe with a few on-site restaurants that offer solid dining options — from casual bites to more refined meals. While the food was enjoyable, the true highlight of this resort is definitely the rooms. The accommodations were spacious, beautifully designed, and extremely comfortable. My room had modern décor, a stunning view, and all the thoughtful touches you’d expect from a high-end resort. It really felt like a private retreat — quiet, clean, and incredibly relaxing. Another pleasant surprise was the price. I found that booking through a third-party site offered a noticeably better rate than going directly through the resort. Keep in mind there’s an additional $60 for booking with Airbnb!! All in all, Three Waters Resort delivered an excellent stay — great service, nice dining options, and rooms that completely steal the show. I’d happily come back again!

Our first visit to the Florida Keys was great. We choose Islamorada and to stay at Three Waters Resort and the overall experience was fantastic. The drive from Miami airport was 1.5 hours and very easy. The resort met our pretty high expectations. We stayed in a Cove 1 bedroom suite. The room is clean and spacious with a spectacular view of the ocean. It had a nice size balcony you could enjoy the view from, comfortable bed and pillows. The cove is very quiet and at least during our stay it was pretty empty. You could pick your spot to enjoy the beach or pool and had quick and easy access to the paddle boards or kayaks. The restaurants all were very good, but the best was the Kindler. I had the grouper, and my wife had the gnocchi, and both were great. Butter cake for dessert was fantastic. There are a bunch of great spots you can enjoy during the day, and at night there are tiki's lit everywhere and firepits to chill by. Really great vibe. The staff was great, and the grounds were kept exceptionally clean and very well-manicured. I fully expect to return to this place!

We loved this place. You could chose the family side or the adults only side. We were there to celebrate our anniversary so we chose The Cove for adults. The views are awesome, everything is immaculate. Great sunrise view each morning. The staff was very friendly and attentive. The bars, the restaurants and the activities were great. The kayaking, the golf, the pools, the outdoor games, the tiki bars - were all incredible. I enjoyed all the fire pits at night and the hammocks and chairs by the beach (might have fallen asleep in one of the hammocks). You really never needed to leave the complex. Our room was a little small, but was very clean and the bed was amazing. They gave you actual full sized pillows, not the little square ones some hotels now provide you. Large comfy chairs on the balconies, so we enjoyed each morning sunrise and then late night drink to ourselves.

Three Waters Resort is one of my favorite places to stay in the Florida Keys. It really feels like a hidden gem--most people I talk to have never even heard of it. The property is doppppppe!!! and caters to every age group, offering a variety of water activities for kids and adults alike. They also have rental boats on-site and a marina where you can dock your own, which is super convenient if you're coming by water. The dining options are great too--Islamorada Pizza Company is a must-try. Bonus: they'll even let you bring your own cheese if you're lactose intolerant! While the rooms aren't the largest, the views more than make up for it. Whether you're there to relax or get out on the water, it's definitely worth the rate.

This is an older property that has been redone. LOVED my stay there. Went paddle-boarding, had drinks at the swim up bar, breakfast overlooking the water. Dinner at the outside bar could have had more options, but breakfast was excellent. Will definitely be back.

From the minute we entered lobby, we felt like we were in paradise. Every single employee was super helpful, friendly, and went above and beyond. As Marriot members, we were treated like royalty. They have everything here and it is kid and adult friendly. The location is actually where the original Tiki Bar and Holiday Isle were...so it was pretty cool to learn that. Brett runs the recreation and is The Man! He and his staff are the best and I was so sad to leave. We will definitely be back!!!! This is a beautiful location in the Keys!

We rented a wet Slip over Memorial Day weekend. It was amazing. The staff was phenomenal the amenities and on-site, restaurants or grades. We will definitely be back. The renovation they did is amazing. The property looks beautiful.

The property is nice and there's plenty to do close-by. Our suite was spacious and well appointed. My expectations were quite high given the rate but I wouldn't say I was disappointed. The service was hit or miss from venue to venue on property which somewhat gave me the impression there were recent changes in their administrative team. There are definitely some kinks that aren't quite worked out yet. I'd be open to returning but it didn't wow me. We booked a fishing charter at the onsite marina and it was fine but didn't convince us that Islamorada was the fishing capital of the world.

I was charged 2300 for a suite that only had enough bed space for three people. The fourth person was suppose to sleep on the rock hard couch. This business deleted my google review and I had to repost. There's no reason to pay 2300 for two nights and not be completely comfortable. Attached is the couch pull out which sleeps one person and the room had one king bed. I was left to sleep on the hard couch and wasn't even left bedding for the couch.

2 stars. And it really should be 5 stars Bit its not . Why? ZERO PRESENCE OF MANAGEMENT. Z E R O !! No one is coaching these employees who are craving direction and guidance on how to serve guests in the true Marriott tradition. If I were the senior management team at Marriott, I would overhaul the entire local management team of this resort . - Front desk manager clueless and big training new and clueless front desk clerks. - Housekeeping to general staff walking grounds not greeting guests professionally or making eye contact with them at all. - Main pool bartenders not attentive to guests standing at bar for 20 Minutes to order a drink or asking poolside in water guests if they can take their order (NOTE: Cove building pool bartenders are EXTREMELY attentive and much better) - Mercado restaurant food staff are unacceptably slow and were even OVER-staffed when we had lunch yet slow. Breakfast the next day was 20 minutes until we got coffee . This is an AMAZING PROPERTY AS FAR AS REAL ESTATE VIEW AND ACCOMODATIONS. But is managed like a Taco Bell. Step up your game Mariott !

Horrible - horrible customer service terrible rooms and shitty property. No do not recommend - Marriott should be ashamed even being affiliated with this dump

We reserved a terrible weather day for a day pass. Spent about 45 minutes on the beach in the rain. Asked the front desk if we could come back tomorrow if the weather clears up and we're told there is nothing they can do about it. Never reserve in advance. Massive waste of money!

Linda M, was amazing! We stayed at La Siesta but shuttled to Three waters to enjoy other resorts and amenities. Linda M, bartender at the swim up pool was so welcoming and sweet! Food was amazing! Thank you for making our visit perfect!
