I will definitely stay again at Three Waters! The property is beautiful. I can only comment on breakfast service because I was there for one of their special events but the service was great and food delicious. My room was also beautiful with a great view. I did get a chance to go to the sandbar for a swim and then to the pool for some cocktails. Oh! And I fished. You can charter a boat and they'll set you up for some fun time on the water. I hope you enjoy your stay as much as I did!

I have been coming to this property for over 40 years, and I can honestly say it has never been better! The setting is magnificent, and the staff is warm, friendly and welcoming. Fishing with a charter from the Marina is a wonderful experience. The guides are knowledgeable and helpful. You can see the entire staff at the resort has a true love and respect for the Keys and strive to protect the integrity of this beautiful place.

We carefully researched our options and ultimately chose Three Water Resort, booking a Junior Suite with an ocean view. Upon arrival, we were impressed with the overall cleanliness and upkeep of the property. The grounds are pristine, beautifully maintained, and full of charm. There are plenty of complimentary activities and amenities, including kayaks, paddle boards, and bicycles, which added a lot of value to our stay.||The food at the on-site restaurants was another highlight — high-quality ingredients, well-prepared dishes, and great presentation. However, the service was consistently slow, which took away from an otherwise enjoyable dining experience.||We later discovered the same evening that we had dinner on the property. They were hosting several social media influences, catering to them, and not the other guest.||Our biggest disappointment, and the reason for a lower rating, is the room itself. We paid a premium for a Junior Suite with an “ocean view,” but in reality, there was no view at all. The balcony was completely obstructed by overgrown palm trees, making it impossible to see the water. In our opinion, this room should not be advertised as having an ocean view. It felt misleading and took away from the value we expected for the price paid.||While there were certainly some positives, the resort ultimately missed the mark for us. We hope they address this issue for future guests who are expecting what they’ve paid for.

Wonderful location. Wonderful staff. Great amenities. Room in the Cove. Resort website depicts a sofa in photos of room type but the smaller king does not have a sofa. Photos should be accurate. These king rooms do not have any kind of a dresser or desk. These would make the room be 5 star. The Cove is described as "adult centric". What does that mean? I thought it meant no children but there were children diving and belly flopping every day. Just explain in advertising what adult centric actually means. Loved the resort especially the friendly staff.

My kids and I stayed here for the weekend and loved it. We are locals and it’s nice to have such a beautiful place right on our key. The resort is downright beautiful. Definitely gives the full keys vibe and experience. My kids and I used this time to relax and unwind. They have everything you could want on site. Pizza place, arcade, Starbucks, multiple pools (I like the one with the ocean view), ice cream for the kids, live music, restaurants, water sports. We took a guided tour with the amazing ladies at Rum Runner. It was so nice to be out on the water. The kids were super sad when I told them it was time to go home. I was a little bit too because the beds were so comfortable and I just loved laying there with my son. No rush. No one to answer to. Just a weekend off with the kids.

My husband and I recently stayed 4 nights in The Cove section of the Three Waters Resort and absolutely loved it! Because we booked only a few days prior, the only available oceanfront room with a balcony was a regular king bed hotel room. However, we weren't disappointed! The view was AMAZING! When we were in the room, we were usually reading and relaxing on the balcony. ||We ate breakfast every morning at Mercado Morada, so we tried almost everything on the breakfast menu. Our favorites were the Carnitas Benedict and the Pina Colada French Toast. Delicious! The Mercado staff is fantastic - Ms. Alisha (hostess) and Ms. Khadine took care of us each morning. The managers - Ms. Gomez and the gentleman who helps oversee the Mercado - were visible throughout our stay, checking on guests, helping keep everyone safe when an unexpected storm forced all breakfast diners under the Little Limon! ||The property is beautiful and provided enough space and privacy so that it didn't feel crowded at all. We enjoyed sitting in the swings, riding bikes, feeding the tarpons, and fishing from the fishing dock. And the Lucky Twist has the most delicious milkshake I've ever had! Honey, toasted coconut, vanilla ice cream - called the Honey Bear or Bee or something similar. Soooo gooooood! ||Special thanks to Mr. Cefus at the gate for answering all my questions prior to our stay and to Andre at the front desk for selecting a great room for us! We can't wait to return to Islamorada and stay at Three Waters again!

Really loved our stay at Three Waters. The room was peaceful, super comfortable, and everything felt really well thought out without trying too hard. Waking up to the ocean right outside the window was the best part. It was beautiful, relaxing, and just felt easy to be there.

We stayed two nights at Three Waters Resort and Marina and had a lovely, relaxing time. The two pools were a big hit with our kids, keeping them entertained for hours. We didn’t love swimming in the ocean due to the seaweed, but it was still beautiful and peaceful to look out over the water. The resort has been recently overhauled, and the rooms are tastefully redecorated, which made for a very comfortable stay. The staff are friendly, though mostly international, and we missed having local hosts who truly know the area and its stories. It’s understandable with the property under new management, but it’s something we value when we travel. A few small misses: there were no kids’ bikes available, the welcome drink wasn’t as exciting as it sounded, and the food options on-site were fairly average, so we ended up eating out after a few tries. If you’re staying here, do yourself a favour and head to Pappa Joe’s for a sunset dinner outdoors—it was a highlight for us, and the kids had so much fun there too. Overall, Three Waters is a beautiful, newly refreshed resort in a great spot to enjoy Islamorada, especially if you’re looking for a relaxing poolside stay while exploring the area.

Three Waters Resort is one of my favorite places to stay in the Florida Keys. It really feels like a hidden gem--most people I talk to have never even heard of it. The property is doppppppe!!! and caters to every age group, offering a variety of water activities for kids and adults alike. They also have rental boats on-site and a marina where you can dock your own, which is super convenient if you're coming by water. The dining options are great too--Islamorada Pizza Company is a must-try. Bonus: they'll even let you bring your own cheese if you're lactose intolerant! While the rooms aren't the largest, the views more than make up for it. Whether you're there to relax or get out on the water, it's definitely worth the rate.

I had an awful experience with their beach services attendant from here, he is known as Jose Andino. I know him from our high school we both attended 20 years ago in Miami known as Coral Reef High School. We were good acquaintances. Then when I saw Jose 20 years later, no hello no hug no kiss. I said what's wrong with this picture. What a huge hypocrite this guy is! I don't recommend this place not only because of Mr Andino, but also because this place has a reputation for employees acting PHYSICALLY aggressive towards children.

This is an older property that has been redone. LOVED my stay there. Went paddle-boarding, had drinks at the swim up bar, breakfast overlooking the water. Dinner at the outside bar could have had more options, but breakfast was excellent. Will definitely be back.

We rented a wet Slip over Memorial Day weekend. It was amazing. The staff was phenomenal the amenities and on-site, restaurants or grades. We will definitely be back. The renovation they did is amazing. The property looks beautiful.

The property is nice and there's plenty to do close-by. Our suite was spacious and well appointed. My expectations were quite high given the rate but I wouldn't say I was disappointed. The service was hit or miss from venue to venue on property which somewhat gave me the impression there were recent changes in their administrative team. There are definitely some kinks that aren't quite worked out yet. I'd be open to returning but it didn't wow me. We booked a fishing charter at the onsite marina and it was fine but didn't convince us that Islamorada was the fishing capital of the world.

I was charged 2300 for a suite that only had enough bed space for three people. The fourth person was suppose to sleep on the rock hard couch. This business deleted my google review and I had to repost. There's no reason to pay 2300 for two nights and not be completely comfortable. Attached is the couch pull out which sleeps one person and the room had one king bed. I was left to sleep on the hard couch and wasn't even left bedding for the couch.

2 stars. And it really should be 5 stars Bit its not . Why? ZERO PRESENCE OF MANAGEMENT. Z E R O !! No one is coaching these employees who are craving direction and guidance on how to serve guests in the true Marriott tradition. If I were the senior management team at Marriott, I would overhaul the entire local management team of this resort . - Front desk manager clueless and big training new and clueless front desk clerks. - Housekeeping to general staff walking grounds not greeting guests professionally or making eye contact with them at all. - Main pool bartenders not attentive to guests standing at bar for 20 Minutes to order a drink or asking poolside in water guests if they can take their order (NOTE: Cove building pool bartenders are EXTREMELY attentive and much better) - Mercado restaurant food staff are unacceptably slow and were even OVER-staffed when we had lunch yet slow. Breakfast the next day was 20 minutes until we got coffee . This is an AMAZING PROPERTY AS FAR AS REAL ESTATE VIEW AND ACCOMODATIONS. But is managed like a Taco Bell. Step up your game Mariott !

We reserved a terrible weather day for a day pass. Spent about 45 minutes on the beach in the rain. Asked the front desk if we could come back tomorrow if the weather clears up and we're told there is nothing they can do about it. Never reserve in advance. Massive waste of money!
