Three Waters Resort and Marina, Islamorada, a Tribute Portfolio Resort

Beautiful renovated hotel. Cove, adults only side, cottage was great, quiet and clean. The 604 & 605 cottages face the water. The only thing I could remark on is the water temp was cool in shower, never got really hot. Properties were really nice, wish the water taxi were running. We drove to other Properties but they were so quiet I think that is why the water taxi wasn't going. Tiki hit at Amara was closed but the hotel was really nice just void of guests as well as there Siesta Property very quiet. I would go back again. The staff was lovely, helpful and friendly!

As a professional captain, I took my charter in for fuel and spent time with Bruce while we took on a long refueling process, Bruce made the long wait pleasant.Thanks Bruce for helping pass the time with good company. Followed by lunch at the tiki bar with Francesca, she too was FABULOUS! Her and her team performed a simultaneous plate drop for three people, well played! Thank you for showing my high clients and high end experience! Kudos to the entire team. Will return without doubt!

Really a 3.5 - I rounded up in order to avoid a distressed response from the resort. You are paying for location. And it’s a great, eastern facing location on the water. The grounds and marina are well maintained. It’s a resort concept wheee they want you to participate in their activities and presumably an all-inclusive stay. If you are just there for a room (like me) then the value of your stay will be will be low because room prices are high. Front desk staff were Ok. Resort staff are friendly. Lots of options for drinking and dining that we did not try. Annoying things: 1. As a lifetime platinum elite I kept receiving upgrade emails and texts only to have the hotel immediately reject each of my upgrade request. I called the front desk and was told the “rooms aren’t available” even though I could book the room at full price online. So I’m not feeling like a valued, lifetime Marriott rewards member. 2. Double queen room was tiny and well worn. I was under the impression the report was recently upgraded… not our room! The interior looked 10+ years old. 3. Refrigerator was frozen over inside and barely cooled. 4. There was only one dim light in the bed area. 5. WiFi in building 4 was intermittent and spotty, at best. 6. TV lost signal often. Power cycling the satellite box behind the TV did the trick. 7. No closets, one 4-drawer dresser, and a hard “bench seat” - that’s it. All of those amenities for $500 / night (after taxes and fees).

We wanted to visit the keys but wanted a slower vibe than Key West. We selected the Three Waters Resort in Islamorada for its location and chill vibe. Our expectations were exceeded with this wonderful Marriott property. The location was great - not to far from Miami but close enough to get to some other great islands such as Key Largo and Marathon. The property had so many great amenities that are included in the stay- pontoon rides, kayaking, paddle boarding, games, rum tasting, etc. There are a variety of restaurants and even an ice cream shop! Staff were very friendly and welcoming. They were always eager to help with anything that made the stay more enjoyable. Jen and Bruce offered great rides on the pontoon to the other properties that you can access and shared some information about the area. Overall, great stay. Would highly recommend and return!

I want to express my immense gratitude for the service I’ve received at kokomo Pool at Treewater Resort in Islamorada. Every time I visit, my stay becomes incredibly pleasant. I especially want to highlight Karen, who is always professional, attentive, and incredibly helpful. She ensures that my family and I are comfortable at all times, and that makes a huge difference. I’m truly grateful for her service and for the entire hotel team. I also love the hotel itself, the restaurants are fantastic, but the service at Kokomo Pool is truly exceptional.”

We spent the holiday week at Three Waters Resort with friends and family. The property is beautiful and well maintained. The rooms were cleaned well but are a bit musty. Every staff member we encountered was friendly and accommodating. We really enjoyed the beach and kayaked or paddled boarded every day, seeing manatees, dolphins and stingrays. Since it’s December and the weather can be chilly, we do believe the pools should be heated, but the fire pits across the resort were a beautiful and functional amenity. Our teenagers enjoyed the resort as well. We are thankful we didn’t pay for the expensive NYE party that was advertised for the Mercado restaurant but rather enjoyed it from the Tiki bar which was front and center to the band and DJ. Linda, the manager of the Tiki Bar and her entire staff provided amazing service and helped make this trip fun! Another great perk to this resort is the free shuttle provided to get to other destinations with little wait time. We enjoyed Lazy Days and Papa Joes for dinner, both highly recommend these places. Overall, I would definitely visit this resort again as it’s a beautiful location with great staff!

Beautiful chill resort. Cannot beat the location and amenities. Everyone was so kind and professional. Especially enjoyed our bayside cruise on the Rum Runner with Captain Dave and Bruce, who pointed out dolphins and manatees and provided lots of fun interesting commentary. What a great way to start the new year!

We stayed here from January 11-15. We planned for the vacation for some time before. I am a Gold Elite Marriott Member so wanted to stay at a Marriott property. I upgraded the room to an Ocean Front Suite, with a balcony. When we arrived, they put us in a small room, with one small window, under stairs, facing the freeway. When I called the front desk, I had a very rude man continually say that was the room I booked. After a few calls, he told me that I needed to talk to the manager face to face. This whole incident took over an hour to resolve which was an hour we lost on our charter. We finally received the correct room after having to show them the room reservation on my app. When being taken to my room, we learned from a staff member that this happens frequently. Our stay was good in the interim but we are now dealing with billing issues which they promised to resolve at check out and that they would follow up once final. We are five days later, over an hour of back and forth on calls - of which their manager never returned, and no resolution.

We had the penthouse suite - they have 2 and we had one one night and the other the next night ( hotel issue). Lovely, well spaced with a coffee machine, full size refrigerator and love outside deck. The first night it was pouring so hard we couldn't even see outside. The 2nd night we got a pizza and sat outside in the balmy weather and listed to the live singer. He was great! We also saw Santa stop on his fire engine . The stuff was very nice and pleasant. We really enjoyed our 3 day vacation and felt very refreshed when driving back to Plantation. We would definitely come back again!!!

Do not expect the scheduled activities to entertain your kids. The thing I will remember the most from my stay is how awful the resort entertainment was. I can detail this here. T-shirt Tie-dye -- This was relatively successful, except that it took place in a different place than the website said it did, so we lost some time trying to find it. "Obstacle Course" -- This consisted of just jumping past some cones in a paper sack and rolling a ball into six bowling pins. In addition to the setup being lackluster, the activity was not announced (other than people looking on the website for it), so very few kids showed up to play. Limbo -- This is when I got pretty confident the place was jumping the shark. We showed up for the limbo and no one was there. We walked around trying to find someone from the entertainment staff and asked if the limbo was happening, which was responded to with a "shoot...that's me." She went to set up the limbo and said "we have a speaker but it's not working." We were the only people to show up for this because it was not announced and there was no way to attract attention to it. Foam Party -- This one worked because although we were the only family to show up for it initially , it was cool and everyone could see the foam from afar, so other families joined in. "Resort Olympics" -- Again, this was pretty lame. It was set up well after the scheduled start time and consisted of just doing hopscotch through hula hoops, going under a limbo stick, and a repeat of a bowling a ball into small pins activity. No one joined my daughter to do this, likely because 1) unannounced and 2) lame Bingo -- This one broke the camel's back after all the other nonsense. It was listed on the website as being at the Kokomo, which is the main pool where all the kids are. We couldn't find it. We asked the people working and they said it was actually over at "The Cove", which is the adults-only area at the far end of the resort. My daughter still wanted to play, so we walked all the way over there. When we got there we found bingo equipment but no one playing bingo (probably again, because no one announced it and it was listed as being at the wrong place). Other items: food and drink was generally OK. Only complaints were 1) once ordering pina colada with rum floaters and not getting the floaters and 2) kids menu prices being basically the same as adult menu prices. Pretty good drink selection otherwise and I enjoyed the Mexican restaurant. Tiki bar was pretty solid. Room was OK but pretty small for something being advertised as a 2-room suite, and there was no way to lock the doors between the rooms because anyone could get into anywhere through the bathroom. The arcade is tiny and doesn't have ticket / prize based games.

Great resort with some awesome restaurants. Nice beach and the best views anywhere. We love the tiki bar . I recommend this resort

Three Waters Resort is one of my favorite places to stay in the Florida Keys. It really feels like a hidden gem--most people I talk to have never even heard of it. The property is doppppppe!!! and caters to every age group, offering a variety of water activities for kids and adults alike. They also have rental boats on-site and a marina where you can dock your own, which is super convenient if you're coming by water. The dining options are great too--Islamorada Pizza Company is a must-try. Bonus: they'll even let you bring your own cheese if you're lactose intolerant! While the rooms aren't the largest, the views more than make up for it. Whether you're there to relax or get out on the water, it's definitely worth the rate.

This is an older property that has been redone. LOVED my stay there. Went paddle-boarding, had drinks at the swim up bar, breakfast overlooking the water. Dinner at the outside bar could have had more options, but breakfast was excellent. Will definitely be back.

Rude and unappreciative management and employees.please retrain customer service expectations starting from the highest employee to the maintenance team please.

The property is nice and there's plenty to do close-by. Our suite was spacious and well appointed. My expectations were quite high given the rate but I wouldn't say I was disappointed. The service was hit or miss from venue to venue on property which somewhat gave me the impression there were recent changes in their administrative team. There are definitely some kinks that aren't quite worked out yet. I'd be open to returning but it didn't wow me. We booked a fishing charter at the onsite marina and it was fine but didn't convince us that Islamorada was the fishing capital of the world.

I was charged 2300 for a suite that only had enough bed space for three people. The fourth person was suppose to sleep on the rock hard couch. This business deleted my google review and I had to repost. There's no reason to pay 2300 for two nights and not be completely comfortable. Attached is the couch pull out which sleeps one person and the room had one king bed. I was left to sleep on the hard couch and wasn't even left bedding for the couch.

We rented a wet Slip over Memorial Day weekend. It was amazing. The staff was phenomenal the amenities and on-site, restaurants or grades. We will definitely be back. The renovation they did is amazing. The property looks beautiful.

From the minute we entered lobby, we felt like we were in paradise. Every single employee was super helpful, friendly, and went above and beyond. As Marriot members, we were treated like royalty. They have everything here and it is kid and adult friendly. The location is actually where the original Tiki Bar and Holiday Isle were...so it was pretty cool to learn that. Brett runs the recreation and is The Man! He and his staff are the best and I was so sad to leave. We will definitely be back!!!! This is a beautiful location in the Keys!

2 stars. And it really should be 5 stars Bit its not . Why? ZERO PRESENCE OF MANAGEMENT. Z E R O !! No one is coaching these employees who are craving direction and guidance on how to serve guests in the true Marriott tradition. If I were the senior management team at Marriott, I would overhaul the entire local management team of this resort . - Front desk manager clueless and big training new and clueless front desk clerks. - Housekeeping to general staff walking grounds not greeting guests professionally or making eye contact with them at all. - Main pool bartenders not attentive to guests standing at bar for 20 Minutes to order a drink or asking poolside in water guests if they can take their order (NOTE: Cove building pool bartenders are EXTREMELY attentive and much better) - Mercado restaurant food staff are unacceptably slow and were even OVER-staffed when we had lunch yet slow. Breakfast the next day was 20 minutes until we got coffee . This is an AMAZING PROPERTY AS FAR AS REAL ESTATE VIEW AND ACCOMODATIONS. But is managed like a Taco Bell. Step up your game Mariott !

Horrible - horrible customer service terrible rooms and shitty property. No do not recommend - Marriott should be ashamed even being affiliated with this dump

We reserved a terrible weather day for a day pass. Spent about 45 minutes on the beach in the rain. Asked the front desk if we could come back tomorrow if the weather clears up and we're told there is nothing they can do about it. Never reserve in advance. Massive waste of money!

Linda M, was amazing! We stayed at La Siesta but shuttled to Three waters to enjoy other resorts and amenities. Linda M, bartender at the swim up pool was so welcoming and sweet! Food was amazing! Thank you for making our visit perfect!
