The Good: - Location: Great central location to walk almost anywhere. It’s near nice restaurants and bars, making it very convenient. - Rooms: The room was clean, and had all the amenities needed for a comfortable stay (including AC, which saved us from a really hot Roman August). They’re on the smaller side (even with the upgrade to the superior room), but overall, comfortable. - Cleaning and breakfast staff: Very kind and helpful. The Bad: - The noise: I think they have tried to soundproof as well as they can, but during some nights, the noise is a lot (e.g. when drummers play on the piazza until late at night). If you are a light sleeper or like to go to bed early, this is not the place. - The wifi: Spotty at best. We had issues with the connection throughout our stay, and weren’t able to even get internet on our laptops. - The check-in: This is the main reason I wouldn’t recommend this hotel. Reception is open between 8am and 4pm, so we had to self check-in when we arrived at 5pm. It wasn’t an issue, but we were told to complete the check in the next morning when front desk was open. I went down at 8.10am and waited until 8.30am for someone, but no one was there. We couldn’t wait any longer because we had tickets to the Colosseum, and planned on coming back around 3pm (which was already very inconvenient). During the morning, I received multiple messages from the front desk saying they were waiting for us downstairs for check-in, and were told that for some reason, 3pm was too late and check in should be done earlier. At no point we were offered an explanation for (i) why finishing the check in at 3pm was “too late”, (ii) why no one was there at least until 8.35am, and (iii) offered any accommodations for clearly interrupting and inconveniencing us because of the late opening of the front desk. I’ll attribute the shortness in tone of the messages to a language barrier, but overall, I’d expect a front desk person to try to make things easier for guests, and not more complicated, especially when the fault is on the hotel side. We finished the check-in at 2pm, when we came back, and everything was fine.. Overall, I’d recommend the neighborhood, but maybe pass on this hotel.

This is a great place to sleep near the center of Rome We stayed 3 nights here, and it was really great The staff are very kind and helpful The breakfast is very nice. There are fruits bread yogurt eggs cheese, ham and vegetables Coffee machine is medium compared to brew houses in the area but it is not too bad For the location in on the river between the old town and the transverse

Incredibly unkind staff, horrible place to stay, and very poor customer service. Save your money and stay somewhere else. It’s quite sad to see their response below, but it truly attests to the type of people Tree Charme is run by. Our son ended up in hospital and we had to cut our trip short to fly back to Canada to be with him. Kindly asking for only 1 nights refund due to our unfortunate emergency, this is the kind of response we received, un-empathetic and laughed at us. Not the kind of person I would even consider renting from again.

Be Not Deceived This bed and breakfast was NOT easy to locate AT ALL! When we walked in, the "reception area" was NOTHING like the picture. It was tight and small to move around with luggage AND 2 full grown adults. When the door was opened to the room, it smelled musty and stale, like the vintage curtain and chairs had not been cleaned in a while. The room was NOTHING like the pictures. I suspect the pictures were AI generated to pull customers in. The bathroom drains were very slow, so the water pooled while we showered. We ended up leaving after night 1 to stay elsewhere for our last night in Rome. When we were leaving we saw 2 employees and neither asked if we were okay or needed anything. They didnt know or cared to ask if we were actually supposed to be checking out that night. Nothing was said, not even to ask if we enjoyed our stay. This space has potential, but the pictures were/are VERY deceptive and made us feel like we had been scammed. When we walked out, I felt like I was sneaking out never to return. Tree Charme did NOT charme us at all! Book at your own risk.

We had a wonderful stay! The staff was super friendly and efficient. Our room was clean and had a great view of the square. We loved hearing the live music at night. Hotel provides ear plugs and I’m a pretty light sleeper. I slept fine! AC worked great we were there during the heat wave. The location was fantastic!! There is a taxi stand right in front which made it super easy to get to our early morning tours across town.

Great small hotel, in the best possible location to visit Rome!|From Tree Charme, everything in within 15-20 min walking distance, Vatican City, The Coliseum, Saint-Angelo Castle, the city centre,.. everything!|This hotel is situated in a beautiful area just beside the river, surrounded by small charming streets full of restaurants, cafes and shops... with all you can imagine to eat and buy . Best location ever!|And the hotel staff is great, very nice, friendly and helpful, always with a smile. Thank you guys for everything!|Breakfast was good. We are both vegan and they had soy milk and lots of gluten-free biscotti and biscuits. Good variety for non vegan as well. |Breakfast is always outside, in a lovely patio, but it was quite cold sometimes. No indoor breakfast room.|Best place to stay in Rome!

This is not really a hotel. It is a guest house with minimal services. The rooms are clean and modern but the floor in mine was buckled and one could easily trip. The bathroom was very nice. The A/C was very good. There is a reception from 8-3 and really no lobby. The location is excellent. For the price I expected a bit more. Photo’s lead one to believe there is much more to the ‘hotel’. Staff was nice.
