Loved this place, but remember it's a budget hotel. Giant rooms, cool bathrooms worth a sorta seems like outdoor shower, great AC. Easy easy walk to Old Town, but you're getting so much more for your money than you would on the other side of that moat. If you're noise sensitive, ask for something in the back, as there are occasionally vendors with speakers driving through the neighborhood. Relax in the swings in the courtyard, rent a cheap bike, or just walk around. If you want a nice bed (with a very firm mattress) and a super clean room, this is it.

We found Tree Residence in person after the first place we stayed at was not to our standards.Tree Residence was just perfect for us with a clean and beautifully decorated room. |The shower was just pure magical with lovely stones decorated all over the floor making the whole room more cozy and intimate. |All room essentials were available like dinning table, fridge, flatscreen TV, wardrobe and bed side table. |The Hotel has a washing machine were you can do your own washing and put to dry in a designated drying area.|Tea and coffee is provided free of charge all day and night. There are also plates and cutlery for everyone's use. |A beautiful little garden which consists of lovely trees, a pond and swing chairs. A lovely place to relax and rest or meet other residents. |Not far from shops, medical clinic and street market. Perfect location for a quiet stay but very friendly with kids too. The staff are lovely and a photo board with all previous residents is displayed in the reception. Such a lovely idea. We had our photo taken and felt sad to leave. If we ever go back to Chiang mai then this is the place for us to stay. I give very high recommendations for Tree Residence.

Double bed room was nice, just enough for solo traveller like me. However, bathroom quite smelly, I have to turn-on the air condensation all the time, if not, it smell gross when you enter. Bathroom is clean and have hot shower, which is nice. Mosquitoes are problem, don't forget to bring your insect repellent and put it on when in the room or before you sleep. Staff friendly although with limited English. They can arrange for any tour you wish to go (I took 1-day tour to ChiangRai), or taxi to airport on your departure day (expensive, Baht200/on arrival my taxi from airport was Baht160). My room was Baht500 per night, and I like it. ||||7-Eleven is the nearest but if you walk out a little bit, you can see other supermarkets and also few ATMs next to the shop entrance, but there is no Money Changer at that area. Wet market just next to it, and a lot of red van use that area as their point of pick-up/drop-off passengers. If you are a Muslim, NO halal restaurant here and you have to go to Changklan area to find those restaurants. Night market on every Saturday, still no halal food available. I'm a muslim so during 5 days there, my diet only fruits, bread, junk food & seafood :)

The rooms are basic and isn't in a rowdy hostel which was great. It's literally a one minute walk to the night walking market and about a 20 minute walk to the Night Bazaar. There's heaps of food places and stores nearby if you need supplies. The staff are super friendly - they helped me call a few places to confirm my bookings and book a taxi for me. The wifi is also really good and isn't spotty at all. Would definitely stay again.

What a beautiful place! I love the garden right in the center of the establishment. It's very peaceful. I rented a private room and was amazed at the high class look of it. Very nice and comfortable bed, queen or king size. Nice shower filled with polished pebbles and stone, next to a clean bathroom. The A/C was very powerful and there was even a fridge! 10/10 would rent again

my decision to book a room in this guesthouse was mainly based on the positive tripadvisor reviews and that I got a special deal on booking.com. However the 4 nights there were more than enough. The normal rate for the deluxe room is 790 baht, which is a complete joke. For this money you can almost stay at a real hotel in Chiang Mai. The room itself is spotless, the big second shower is a nice feature. A small issue is th cleanliness, but if youare in Thailand thats just part of the deal. Themain issues are the walls between the rooms. They are not made of concrete, just drywalls/plasterboard. So yes, you hear every word your neighbour is saying. The paperthin door perfectly matches the paperthin walls... Next thing is the dog of the owner. Starts yelling everyday at about 4, really loud around 6 in the morning. The construction site across the street is another noise source...||And the last thing was the check in process. We arrived at around ten pm and told the guy at the desk that we had a reservation. The only things he said was "passport, here is the room key, hot coffee here in the morning " and " thats 1890 baht". Zero service and zero politness....

This is a low budget stay at south of old city Chiang Mai. 3 minutes walk from Chiang Mai Gate, that means it's a good location for those enjoy dinning at Chiangmai gate food night Market. I gave it two star if the price is not so cheap. It's the cheapest double room ever paid in Chiangmai. Less that US$10. Room is big but my room C5 has no refrigerator, negative thing. Water is not hot enough and I don't thing I need very hot shower in Thailand, so it's not a con. Air conditioner is excellent. TV only have one English channel FX life okay and sound is not clear sometimes. No breakfast but tea and coffee are self services 24 hours 7 days. Nobody clean the room unless the guest request and I did not. It's because I am clean and tidy, the keeper comment to me when I checked out after 5 days stay is 'same as check in'. He did not find any dirty, rubbish, broken furniture or out of order situation. The little garden is quiet, full of greens and mosquitoes and ants. I use bug repellents every time I out in to the garden. The Oasis Spa is opposite to Tree Residence and I tried this luxury Thai massage and hot herbal massage. Speaking frankly, it's not bad except for expensive! I would recommend same quality but much low price Ziam Massage in old city. Chiangmai gate Market also open at 5:30 am every morning, local people purchase food and groceries every day. In early mornings, many monks appear to bless local people who gives food to monks and pray to Buddha. It's a nice early morning scene while having breakfast in local market and share a daily life of North Thai people.

Great value for a big room with decent amenities, comfortable bed, big fridge and AC. Location is a bit off from the main tourism area most days, but there is a market on your doorstep on Saturdays. More attentive staff would have gotten an excellent rating from me. Waited ten minutes in the office to extend our stay while receptionist was on the phone with no acknowledgement I was there. I talked to her for ten seconds before phone rang again and she motioned for me to sit down and spent another 5 minutes on the phone.
