I don’t understand the bad reviews! My room was extra clean, and the fresh water replenish daily. The AC worked perfect and totally silent. The owners always had a big smile and bow for us. Free coffee and tea in the lobby! Great location to walk to everything, and secure key card entry to property at night. For a budget hotel, this was a great experience. Thank you!

The room was fine, cheap and clean enough. However the air conditioning unit was so loud we barely slept. And then at 8am someone started strimming the grass right outside our window. I've never been in a louder room in my life. Really frustrating. The staff are lovely and the location is great. But the noise really let me down.

I lived here off and on from May to February and it was amazing. The owner and his son are kind and helpful who are very accommodating. The housekeepers are fantastic and thorough. The lounge/reception area is gorgeous. There’s two white dogs as well that are neat. The area in Old City is one of the best if not the best in my opinion. Well kept secret. All the shops in the area are worth a visit too.

My husband and I stayed, for a month, and were perfectly happy here!! We have been coming to this city since 1980, and found this gem this year. I almost hesitate to give this review..as now, our secret will be known!|| Mr. Duey, (the son,) is quite friendly, always taking the time to chat if you choose, and greets us each day with a great smile. His father, is simply, more quiet, not unfriendly in any way. They have too, a most pleasant Schnauzer, "Whip cream", for those of you, ( like us), that appreciate a little dog interaction.|| We have stayed in many guest houses, hotels and residences in 30 years travelling here, and found this quiet, centrally located residence, to be EXCEPTIONALLY well maintained. The rooms are spacious, with plenty of hooks, hangers and racks for your clothes. The flat screen TV, the bottled water, provided daily, and the cleaning service, (weekly, if staying long term), all exceed other establishments we have visited.|| The showers are clean, run unlimited hot water, and shampoo, soap, and q-tips are provided, as needed. The air conditioner works perfectly, and we found the beds (we chose the double room), especially comfortable..they use clean, white sheets and their towels, are soft to the touch.|| The dual lighting allows for reading in bed, or at the desk, and if you are phobic about bugs, like I am...stay here, as in the entire month, I have not seen one! The room has a fridge as well as a large sitting chair, desk mentioned, and armoire with drawers.There is extra room for a lengthy stay, with ample living space, without tripping over your luggage.|| There is a large, beautifully maintained courtyard, with numerous tables and chairs..along with a kitchen, to whip up a meal, should you desire. If you are not a cook, just relax there, with sustained hi-speed WiFi signal, and you are surrounded by maintained trees, flowers and tropical fish.More importantly, the constant street noise, and buzz of tuk-tuks, seems miles away..best restful sleep in town, ever(!!)|| Internet cafe, long distance phones, laundry and convenience store within one residential road, a backstreet, still offering the "charm", that is reminiscent of "old, Chiang Mai", with a central and quiet locale. One night or one month for luckier souls..is well spent, in this decorative and authentic Thai style residence. || Parking is available, security assured with electronic key card gate, for after hours entrance...Feel like a Thai local, at this impeccably neat, ( bug free,)spacious residence, without the feeling of living in "dormitory" dungeons!! A gem worth finding (!), enjoy solitude, or social interaction as you wish...and we shall see you this time, next year!!

I actually don’t understand the rating this hotel is getting. That is my first time writing a bad review in Thailand. Owner barely saying hello even if you salute him with a big smile in his own language. Ants in bed. Loud AC. Like, tractor loud. Staff going into the room even if you put the « do not disturb sign ». Not well arranged shower. If you shower, you cannot use the toilets for 3h because the water goes all over. Very poor water pression, takes twice as much time to shower. Bed hard as rock. Booked for 5 nights, stayed only 2. Owner didn’t even bother ask why: just said « put the keys on the table ».

The good: convenient location The bad: owners dog began barking each morning at 6 AM. Walls are paper thin and allow casual conversation to be heard clearly. We had ants in our room the entire stay. There are much better options than this location for the same $. My least favorite place during my 10 days in Chiang Mai.

Not sure what others are complaining about or how this place is as cheap as it is. Daily we were given fresh towels, they tidied our room, made our bed, left water, toilet paper and soap. The room was huge with it's own balcony where we could hang our laundry to dry. The owners were friendly, helpful and didn't try to pressure us to go on tours or activities. The location was perfect, close to a market, amazing cafes (Graph cafe & Graph Table!) & plenty of food options from street to restaurant. A great place to stay. Thanks!
