One reason why this place is rated 4.4 instead of 5.0 ! If you look carefully, all the bad reviews are old. Now, this hotel changed a lot ( I don’t know what changed , but I 100% disagree with all the negative reviews about this hotel ) Here is my honest review stayed there 3 days ; traveled +60 countries so far, so listen to my Review as it is ; Staff - One of the best I’ve ever encountered. They are 2 brother and sister that gives you the treatment like their child or even grandchild. They are +65/+70 years old, which make you feel like you are at home and treated like their son. I love them so much ! They are super sweet, kind and actually do help you whenever you need anything . They have the answer ! The hotel and Rooms - I love the concept of the hotel. Rooms are very spacious, clean and has all the amenities you want. Kitchen in the garden fully equipped for everyone to use freely. Water availability and all the other stuff. I like that you need to take off your shoes before entering to the hotel premises. While in the hotel I felt free walking bare foot in a very clean floor and made me felt comfortable and clean. Location - the best location in Chiang Mai. Easy to access with anything and everything! Including tour guides and everything else .. A 5/5 Stay. Highly recommended

The owner is incredibly nice and so are the staff and the room was quiet, comfortable, and in a great location - easy walk to nice cafes (we especially liked Nice Cafe), Sunday night market, spas, massage (they recommended blind massage on the same road, 180 baht per hour and very good). Area felt safe for walking alone at night. Full service laundry for 60 baht. Owner very kindly included airport pickup and drop-off, all easy and on time.

I have stayed here multiple times, both solo and with groups. The owners and housekeeper are all very kind and helpful, as well as professional. The location is ideal. The hotel itself, while not fancy, is clean and comfortable and really feels like Chiang Mai. I have stayed in dozens of accommodations across Chiang Mai of all different types, and this one I highly recommend.

We stayed for one week last month and it was fantastic! Coincidentally we arrived the same day the flower festival was starting and we didn't know about it but it was amazing and so beautiful. If you think to go in February you should definitely check out the dates so you don't miss it. The owner were amazing and super helpful, they gave us tips, help us print our boarding passes and book some daytrips. Laundry service was excellent and super fast. The rooms were great, very spacious and comfortable. Great location inside the the walls, bars, restaurants, massage parole, 771, pharmacies, markets and shops were all walking distance. We had such and amazing stay, couldn't recommend it enough!

Amazing people who helped us in a time of need, drove us for free to the hospital and took care of all our requests. We stayed in the family suite, which was huge for the price we paid. Our room was cleaned almost every day. The location is perfect with many restaurants, cafes and temples just below the hotel. Would definitely recommend

We stayed in the family suite on the top floor, the room was big and clean but the pillows were slightly uncomfortable. The location is great and the owners were amazing, going out of their way to arrange things for us and even dropped us off at the airport at 5am for an early flight. Great value.

The owner and his older sister are very kind. Although me, my older brother and sister-in-low and cousins stayed just one night, he let us leave our baggage the day after tomorrow. So we can travel light and wander in Chiang Mai. Besides, when we finished our trip in chiang Mai,then picked up our baggage to go back to Bangkok. The owner even drove us to the bus station. They are really nice. It's so shame that we could't book for two night. The room is big enough for five of us and very clean. The hotel also provides fruit like bananas, oranges and service like laundry. if we have chance to visit Chiang Mai again, we'll definitelly stay in the hotel for sure.

Very good value for money. The rooms are big, very nicely located in a chill part of old town with lots of small bars and shops. But the real added value were the hosts. They are incredibly nice and are literally 24/7 at your service. Free water and fruit and laundry service for 60 baht in total! Hands down one of the best places I've ever stayed at.
