Tuscany Villas Rotorua is now closed. There is a new Motel here called STAY280. The motel has undergone a full refurbished and has had air conditioning installed in each room. STAY280 will be opening February 2025

Couldn’t fault the cleanliness which is wonderful but we wouldn’t stay here again. The lists of “Don’ts” and “Must Do’s” was long, had such a terse ring to it...took away any feeling of being a happy and welcoming place (even though we got a complimentary biscuit each on arrival). Plenty of towels, complimentary toiletries etc, lovely big bathroom....but oh my that rules sheet! We were surprised that the fine for a lost key was $100 and the reception staff seemed surprised we would ask for a receipt to acknowledge our return of the key....I mean keys can get lost on their side of the counter too and if you are the last person to have stayed in a room and a key can’t be found and you know you handed it in.... well we didn’t think our request for receipt of key was unsurprising. I guess the experience for us just seemed to lack any genuine warmth or feeling of welcome.

My partner, toddler and I stayed in a deluxe one bedroom suite for two nights. At check in, the staff member was a pleasure to deal with and a credit to the company. Nothing was a problem, from extra towels to bedding arrangements etc. ||||The room we had selected was supposed to have a bed in the lounge but there was only a pull out couch, not an issue but it did mean we had to make the bed ourselves. ||||The spa in the bathroom was huge and very nice to relax in. Easy to fill as well. ||||We were in an upstairs room, in the middle of the complex and there was no noise from the road etc. Thankfully other guests were mindful that others were occupying rooms adjacent to them so there was no issues with noise at all. ||||The connecting property, Emerald Spa Motel, has a heated communal pool and self-service laundry (for a fee). The communal grounds at both properties are very well maintained and you could purposefully use them. ||||I had the opportunity to meet a couple of the cleaning staff when they came for the daily service whilst my family were napping. They were happy to swap towels and quickly change the rubbish bin. Again, both of these staff members were very friendly and professional. ||||The only thing that annoyed me was the shower pressure. The water dribbled out and there was more pressure in the bathroom sink than the shower. I was sure to let the staff know at check out and they advised they'd look into it. ||||Not that it affected us as the weather was mild but the lack of air con or central heating was surprising. I know it's not specifically advertised to have air con but most people expect this nowadays, especially from a "Heritage Collection" property. They supply a plug in fan and a heater but I don't think that would be enough in the middle of summer/winter. The overhead fan in the bedroom made a loud and unusual whirring noise and you wouldn't be able to sleep with that on as it was too noisy. ||||Slow wifi and if you were here for business you wouldn't be able to rely on it to get work done as it dropped out continuously too. ||||I don't want to dwell on these negative points as we had a pleasant stay overall. Just something for other travellers to be aware of. ||||P.S: Yes there was a sulphur smell - this is Rotorua after all. And yes the sulphur affects the chrome in the bathrooms etc but it does this everywhere in Rotorua. I found it frustrating that people complain of this in their reviews when the accommodation provider has no control over the matter.

Wonderful welcome on Saturday evening, very informative and helpful receptionist and I thought I would be writing a 5* review! Good points were a comfortable bed! The room needs renovating as the carpet is worn, the bathroom is tired and the fridge was noisy and kept me awake all night. Made a booking for 2 rooms; our friends had a separate bedroom and a large seating area. We had one chair and no extra room. When I asked about this I was told that they had had a plumbing issue so probably had to move us. When I pointed out that it was their problem not mine and asked for a refund for the difference between the two rooms I was greeted with a very hostile response and a repeat of the plumbing problem. I was extremely upset and very unimpressed. I wouldn't go there again and certainly wouldn't recommend it.

Really enjoyed my stay here. I had messed up my booking and they were amazingly accomodating even late at night. Really kind and helpful. Room was large and clean. Comfy bed and great wee kitchenette as well as a lovely spa :) Would certainly stay again.

Great location on the strip down to Lake Rotorua and close to everything. Staff were fantastic when we checked in and very helpful. ||Room was big enough for two with a spa bath in the main bedroom along with a kitchenette which was fine if you wanted to microwave or boil a kettle but nothing else. ||No AC but a centre mounted circulating fan to help you out but as it wasn’t too hot when we were there it wasn’t really needed. ||TV was a disaster and couldn’t get a signal

I spend half my time traveling and have been to well over 60 countries. I’ve stayed in a wide range of accommodations, from hostels to 5 star hotels. Hands down, Tuscany Villas Motor Inn is bottom 5% in terms of customer experience/satisfaction by any measure across the range of accommodation types:||||My nephew was visiting from the US. Along with my son, the 3 of us went on a road trip from Auckland to Rotorua. I had booked the 7pm tour of Tamaki Maori Village(awesome) which ended at 10pm. We arrived at Tuscany Villas at around 10:30pm looking forward to a good night’s sleep after a long day. I called the number displayed on the front door which instructed guests arriving after hours to call reception. After a tense conversation, the receptionist reluctantly agreed to let us check into a room that I had already paid for. She said that someone would be there in about 10 minutes. After waiting in the car for about 15 minutes, I called her again. It turns out she was on premise the whole time! I was already irate that she made us wait in the car(it was cold) for 15 minutes when she was there all along. The receptionist finally showed up and appeared to be under the influence of a substance, whether alcohol and/or otherwise. Not quite the modicum of professionalism, this person slurred her words, couldn’t seem to grasp why I was upset, appeared physically off balanced and mentally confused. Despite her compromised state, she still managed to be rude and abrasive. ||||The cleaning staff was rude. They pressured us to leave our room so they could clean even though we were booked in for that evening. Further, on the morning of checkout my nephew was unwell so I requested a late checkout for 1 additional hour to which the manager/owner replied with a curt “no”.||||I am a seasoned traveler who has visited much of the world. I’ve never been treated this way by a supposed 4-star rated establishment(bookings.com) Shame on the manager/owner of this establishment. I strongly recommend visitors to avoid Tuscan Villas at all cost. They will profoundly regret it!||||I hope the manager/owner makes systemic changes to Tuscan Villas’ operation.

The rooms were spacious, clean and comfortable, with spa bath. Ventilator fans and iron in rooms, but hardly any hangers to hang up clothes. The apartments and grounds are well kept and the staff friendly and helpful so this gives it a 4 star rating. The villas are a little way out of town, but all the motels are situated in the same road.
