We stayed at the historic Under the Eaves Inn for 4 nights while visiting Zion and Bryce Canyon. We stayed in the Sandstone Suite and it was absolutely perfect! The Inn is amazing! It's beautiful, inside and out. The suite was so cozy and had everything we needed. The king sized bed was very comfortable and the kitchen, dining room, bathroom, and sitting rooms were all decorated with unique pieces of furniture, artwork, and figurines. There wasn't a tv, but plenty of books and games to choose from which helped make our stay even that more intimate. Joe & Mark were great hosts. They were able to answer our questions, helped us learn the shuttle route, and which hiking trails we should take based on what we wanted to do while visiting Zion. I definitely recommend taking advantage of the breakfast vouchers. Oscar's Café is located just a few steps from the Inn and has a great menu (omelets, french toast, bacon & eggs, etc.). We had a wonderful, delicious hot meal every morning to start our day. Thanks Joe & Mark, we couldn't have asked for a better way to celebrate my husband's birthday!! We'll definitely be back!!

My wife and I stayed in Cottage 5 and we loved it! Yes it is small, but we both thought is very cozy and very well organized. The way everything in the room was arranged was optimal. The garden space has a great vibe too. I nice place to relax and feel very secluded. The Inn is super close the the the Springdale shuttle that takes you to Zion National Park. The Oscars breakfast has also a great value and excellent eats.

This B&B was fantastic! It is reflective of being a hikers area, rooms are basic yet very comfortable. Their outdoor area is great. Lots of space for multiple visitors and great views of the mountains. We were able to pull our portable propane grill and enjoy a BBQ while watching the sun set. The breakfast is offered at a place called Oscars which had phenomenal food and service. Would absolutely stay again.

Under The Eaves was a great little place to stay. The room we had was basic yet comfortable. Breakfast was a voucher at a great place called Oscars. The outdoor space at the B&B was perfect. Different seating options and views. We pulled out our travel grill twice and enjoyed outdoor dinners with spectacular views.

I stayed in one of the Garden Cottage rooms with a queen bed. It was very cozy and was clean and inviting. Bed was comfortable and I felt safe as a solo traveler. Area was quiet even though this is located right off the main road outside Zion NP. Parking is extremely tight and I believe there may be a critter residing under the cottage I stayed in because I could hear him scratching during the night. Otherwise, I would stay here again.

Really enjoyed staying here. Great options for a solo traveler or couple. The property has a lovely garden with views of the park- great place to unwind and watch the sunset after a long day of hiking. The garden has ample seating, a water fountain, beautifully maintained plants, and even a grill! Breakfast at Oscar's is steps away from your room- food was delicious!!!! Property is steps away from the shuttle line. Would definitely stay here again.

My sister-in-law and I were traveling to Zion to go hiking Under the Eaves which was a recommendation for us in Springdale, Utah. The location was excellent to get onto the shuttles and go to any of the hikes in Zion on the scenic route. The grocery store was very convenient and had a hot & cold food/salad bar. |Mark & Joe were very accommodating to us in our stay. They were both present and very friendly and helpful with suggestions on what to do, etc…|We stayed in Suite 8 which was the big house, sleeps 3 for sure, but could bring a blowup mattress for extra. There was a full kitchen, dining room and living room, two bed rooms, one bathroom and another sitting room in the basement. Second part of our stay we moved to Suite 7 located on the back part of the common garden area where we had a king bed and full bathroom. Loved watching the birds in the extra large bird bath. In addition to suite 7 we had access to the hiking room where there was a community full refrigerator for us to store food, drinks, etc. plus microwave. |Let’s not forget breakfast which we paid only $5 voucher per person to head over to Oscar’s Cafe and order any breakfast entree and a choice of drink. For 2 of us to eat breakfast each morning the total cost was around $35 and we only had to pay the tip. The portion sizes were amazing and so yummy!

Under the Eaves is perfect for so many reasons: charm (lots of charm!), clean/cozy, location, price, the breakfast voucher. We (2 people) stayed in room #1. First off, if you're a fan of old houses, this place is awesome! They provided a summary of the home's history in the info booklet. For being almost 100 years old, the home is in excellent condition and very well loved and cared for. Yes, the hardwood floors creak, but that's part of the experience! The decor is cute as well. Love the Grand Canyon poster in the room! Secondly, as far as location goes, it's excellent. It's directly next to a Zion shuttle stop, lots of food and drink places, and is right down the road from Zion if you're driving your own car into the park. Keep in mind that, being a bed and breakfast, room 1 is pretty small (I'd say 2 people max), there is no thermostat per room (there is a ceiling fan), and there is no TV. I do wish there was a vent in the bathroom for showering. Thirdly, the breakfast voucher for Oscar's is an EXCELLENT deal. The food is great and for the price of the breakfast add on, it's unbeatable. Finally, backyard area is awesome as well, with seating areas, a swinging bench, a bird bath and lots of plants. We wish we could have spent more time out there! The owners are very pleasant to talk to and accommodated our late arrival kindly. Overall, if you're a solo or couple looking for somewhere to stay for a trip to Zion, this is the place. We'll be coming back! Also, to the owners: we love the custom soap and coffee mugs :) Keep it up, this place is a gem.

The oldest bed & breakfast near Zion National Park! How old? Since 1931! We all know that when anything lasts this long it must be very special and that's exactly what this charming place is! We've stayed here a few times and each time has been wonderful. There are only a handful of rooms to begin with and I love smaller properties with less people around. I also love historic places with tons of charm and a dash of quirkiness. Located less than a mile from the park! Also centrally located in town meaning you can literally walk to restaurants, shops, grocery store, and a great coffee shop in the morning. If you'd like a very hearty breakfast you may purchase a $5 voucher from Oscar's Cafe which is a really great deal. I can only hope that this place will be around until the end of time.

What a perfect little room! We had hiked all day in Zion and decided last minute to stay in town for one more day. I called around and couldn't seem to find one that was decently priced. My boyfriend and I saw Under The Eaves while eating dinner across the street. I called late, they picked up, and had this little room available. It was PERFECT for us because all we needed was a place to sleep and a bathroom. There is a shared kitchenette for this room but we didn't need to use it. Mark was very pleasant and I would love to stay here again on our next visit. I will definitely recommend them!

First time in this neck of the woods (pun intended) and boy was this the perfect spot to stay! Perfect location (1 mile from Zion), convenient store, restaurants across the street and gas station to the right. Our room was tiny but very cute and super clean! The bed was comfy and the sheets/bedding were so soft, warm and cozy. We had just come from the Cosmopolitan in Vegas where sheets/bedding were silky soft, and we didn't feel this was any less comfy in comparison. So good job Mark and Joe, you guys know comfort and represent that well! :) Though they weren't there when we got there, they left very clear check-in instructions allowing us to access our room and we were able to get settled in early. Which was great bc that gave us plenty of time to hit the trails at Zion. We ran into them before we left for the park and they were very friendly and helpful. Would highly recommend staying here! Oh and the common area is so quaint with a hammock, tables/chairs, even rocking chairs! Again, great job guys, making the most of small spaces! That takes a lot of skills!

The best place to stay in Springdale! Just down the street from the entrance to Zion, walking distance to the store and restaurants. There is a great little coffee shop just a few minutes walk away. Joe and Mark are amazing. They have the best recommendations about the area and are so welcoming! I could have spent the entire weekend sitting in the backyard, it is perfect!! Can't wait to return.

I finally decided it was time to explore the Southwest. Under The Eaves was my first stop. I was greeted warmly by Joe and Mark to their cozy, charming bed & breakfast. And was pleasantly surprised to see their visiting deer with massive, gorgeous horns lounging in the well-kept backyard. No need to be alarmed folks, he sat peacefully on their lawn during his visit. Apparently, he's been a long-term resident of Springdale. As a solo female traveler, I instantly felt at ease and safe. They gave great tips on hikes, eateries & scenic drives. Yes, I made it all the way to the top of Angels Landing and loved every thrilling moment! (Thank you Joe, for the heads up regarding heights). And the scenic drive to Kolab Reservoir was magical (Thanks Mark!) I also appreciated that breakfast was an option, as I rarely eat breakfast. And the view of the red soaring rocks right in front of their place is breathtaking. You can just sit back and watch as the shadows draped the landscape during sunset. Note to future visitors - you can book directly with Joe & Mark, rather than going through AirBnB or other booking agencies. It'll be cost effective to you and support small business owners. That's what I did. I did forget to ask them ... were the original residents 7 feet tall? All the furniture in my room (inside the house) were so high! I almost needed a step ladder to get on the bed (mind you, I am 5'2"). It was amusing. Will need to inquire on my next visit ... As other fellow travelers mentioned, yes, the room was small. But who needs a large room when the great outdoors awaits right outside the door? With much gratitude, A. Lee

My husband and I stayed at Under the Eaves and were absolutely delighted by the accommodations which were impeccably clean, comfortable, fun and very relaxing. The hosts/owners Mark and Joe were excellent and extremely helpful and courteous. Throughout our stay they provided excellent information and recommendations (where to eat, walking and biking paths, things to do, how to navigate the park, etc.). We felt extremely welcomed upon our arrival and the entire stay was wonderful from beginning to end. We can't wait to go back.

All that glitters is NOT gold! We are giving Under the Eaves a 1 star rating. We were booked into Room 3, which is a converted/renovated attic studio space. It is open floor plan and huge, with vaulted ceilings and exposed beams. There is a King size bed in the primary bedroom area., as well as 2 single beds, one with pullout, for a total of 3 additional sleeping areas in the small room at the opposite end of the suite. This space would work well for a couple with kids. The type of space is seen in Architectural Digest. We were on a special occasion vacation, so we opted for the largest and priciest room the inn offered. So that's the good news about this B&B. Now comes the bad news: We were staying for a full week, and so we had several large pieces of luggage. Our host, Mark, watched as we struggled to carry our very heavy suitcases up the steep flight of stairs (we are young seniors). No assistance offered! Ok, no big deal I guess, if that was all that was wrong. This huge living space had only 1 small closet. Upon opening the door we were met with the entire closet taken up by somebody's musty winter clothes! Also several pairs of winter shoes/boots that were filthy. We asked what we should do? Mark's response to us was something like " no one has ever had that request before...". His solution was that WE should just move the clothes, where to we weren't sure. So we just piled the stuff on the other side of this small closet. Next we realized that our room did not have a TV, which is not such as big deal except there was no radio, either. Mark told us that the wi-fi was excellent and we can just watch TV shows on our iPad (oops...don't own one) or our smartphones. A daily newspaper is not offered either, so news of the world was not easily accessible. Without the above creature comforts I asked Mark if the inn had any books or magazines to read, because I had forgotten to bring a book. In fact, Mindy had run into another guest staying at the inn and he mentioned that he had plenty of books included in his room. But Mark told us a forceful "NO...those books are not to be read or even taken out of that guest's room". Umm... ok I suppose! The tiny bathroom, which had been carved out of the space, didn't have a shower. Just a bathtub. Such a grand living area deserves a larger more comfortable bathroom. The inn appeared to have central A/C but there was no thermostat in our room. Mark said we should just open and close the vents ourselves to regulate the temperature. And for a couple of our evenings the A/C was turned completely off, even though the outside temp was about 76 degrees. After a couple of days we wondered why our room had not been cleaned, towels replaced, generally freshened up. Over the phone Mark told us that they do not currently clean the rooms, due to Covid, but we can get fresh towels whenever we wish. A check of earlier guest reviews of this place told us that the Covid line was a lie. In fact they haven't cleaned the rooms for years before Covid! With no indoor common area for guests the inn does not have a computer/printer for guests' use. I would have had a much easier time confirming our return flight on a computer instead of my phone. It would have been nice to be able to print our itinerary and boarding passes. In general it felt like we were bothering the host with our requests, so we just stopped interacting with him. Mark and his partner left the inn for a few days during our stay, for a vacation of their own. In their place they have a lovely lady named Trish to fill in for them. She could not have been more helpful, kind, and courteous to us. Every day she had wonderful ideas/suggestions for the day's activities. MEMO TO THE INNKEEPERS: Hang on to Trish because she is truly a valuable asset for your business. In closing, after the first few hours I started checking availability at the numerous inns and hotels in Springdale. Unfortunately there were no vacancies. The Eaves Inn made our Zion experience fantastic. Mark and Joe were wonderful hosts, very friendly, knowledgeable about the park and very accommodating to our last minute plans. Our room was quaint, comfortable, clean and so nice to come home to each evening after the trail. The backyard is a beautiful garden with a hammock! We really liked Oscars' breakfast-Huevos Rancheros was our favorite. The location is very hard to beat, as it is right across the street from the park shuttle, a grocery store, and several restaurants. We really look forward to staying there again on our next visit to Zion! :))

It's the place the non-camper in your life that loves the outdoors should stay. It's only a few stops from Zion National Park, across the street from a grocery store the b&b provides a soothing, calm and welcoming atmosphere after a long day of exploring. The space was clean, air conditioned and great shower pressure. You also couldn't ask for more lovely hosts they provided a overview of the history of the space, great information about places to eat and great hiking trails.

I'm very conflicted about writing this review. I feel like I'm going to open a can of worms. Sharing my awesome time at Under the Eaves Inn means this bed & breakfast will no longer be a hidden gem. Yet, I had such a delightful experience it almost feels wrong to be so selfish and stay hush about this place. Sharing is caring! First, Joe and Mark are incredibly friendly, sweet, and helpful. Even before my stay, I called several times inquiring about my reservation and they were so patient and helpful. My boyfriend and I were going to arrive very late for check-in and Mark provided detailed directions for us as to what to expect and what we should do. When we arrived, we found a binder on our bed with info and tips about Zion National Park, transportation, dining options, our breakfast vouchers, along with other various info for our stay. Mark and Joe were super accommodating about our late arrival. They also offered insider advice about hikes in Zion. Second, Under the Eaves is a quaint and homey B&B. We stayed in Main Room #1 and enjoyed it very much. The room is a tad small with the full-size bed taking up much of the space. However, it was fine for us since we weren't looking for anything extravagant. The room was snug and cozy. The decor is rustic with cabin-esque vibes. Our bathroom was new, clean, and spacious. The bed was comfy and we had way more pillows than we needed. Third, Under the Eaves is centrally located in the heart of downtown Springdale. Across the street are Sol Foods Supermarket and the Springdale shuttle stop. Fourth, a complimentary breakfast at Oscar's Cafe is included with your reservation. The cafe is just a few feet down from the inn. The food at Oscar's is delicious! Last but not least, for the price you're paying, Under the Eaves is a steal. Even during peak season with higher prices, it's an amazing deal. We felt just at home. Parking, Wi-Fi, breakfast, towels, and a beautiful garden with a hammock and swing are some of the great amenities you'll receive. I won't even consider finding another place for lodging when I return to Zion. Under the Eaves Inn is my spot (unless they have no vacancy, which would be a very sad day for Judy). This is a lovely B&B with remarkable hosts. Truly a hidden gem in Springdale. I cannot recommend this inn enough. If you're visiting Zion, this is your home away from home!

Went with a girlfriend for a quick overnight getaway. We LOVED our stay at Under the Eaves! We were immediately welcomed and felt completely comfortable from the moment we pulled in. The owners are a wealth of knowledge and pointed us in all the right directions. The shared courtyard was super cute and quirky for our quick picnic lunch before heading out on an adventure. Our room (Hikers Room) was super cozy and clean, and our breakfast at Oscars next door was super tasty! The location and price was perfect. I was a little sad we only stayed one night, but I'll definitely book there again!

I am so happy we were able to stay here. There are so many perks! 1) Location is perfect. SUper close to the entrance to the park and walking distance to great restaurants. 2) Room was very cute. We stayed outside the main house and had our own private entrace. THe room was decorated sweetly. It was so comfortable and warm. 3) The people who run the place are awesome. They gave us so many great recommendations on hikes and where to eat. 4) Breakfast at Oscars was included. This gives you a drink (coffee, tea, etc) and any meal off the breakfast menu. Oscars was delicious! 5) We hung around the family room. Sitting in the rocking chairs and sipping on some tea after a long day of hiking was the cherry on top. If I ever go to Zion again I will definitely be staying here.

We came here last week to celebrate my boyfriend's 30th birthday and had a wonderful experience! We were helped by Le Dawn, and she was an incredibly kind and gracious hostess. As first timers in Zion, we had a lot of questions about what to do and where to go, but Le Dawn gave us all the answers we needed and made sure we were all set before heading off on our Narrows adventure. The atmosphere here is warm and cozy. The main house is cute and eclectic, and the rooms are just as unique. Also, the location is perfect! A mile from the national park entrance, across the street from a grocery store, and a one-minute walk from shops and restaurants. We will be staying here the next time we're in town! :)

It's perfectly located to restaurants, a grocery store, and close to the shuttle to the park. Wish the room was a bit bigger and had a TV, but otherwise was great!

@Under The Eaves B&B in Springdale Utah Truely disappointed with this place. Called to make a reservation and asked about my wife's service dog staying with us. No need to go into why she needs one. It is a daschaund that is hypoallergenic breed and we kennel it at night and is well behaved, however the gentleman that I spoke with refused to hear any of it. We went through the trouble getting Zeus registered as a therapy pet so we could take him everywhere and this is the first place that has refused. Very disappointing!!!! The place looks really beautiful and would have been a great time on our anniversary but now looking someplace else.

What an amazing experience! Extremely reasonable price given the location - I mean we were within walking distance the park, and all amenities nearby. The Zion shuttle is a 30 second walk from the inn. Not only this, but the inn has a charming and welcoming environment that I simply could not get over! The backyard is beautiful to lounge after a long day hiking. Our bed was SO COMFY!!! We had everything we needed right in our little room. However, the room set up was unique in that the toilet was in the shower. And the sink right next to the bed. This didn't bother us too much, but if you are looking for a hotel room this is a bit different. Our hosts were very helpful, kind and informative. FYI - there is no access to the kitchen :(( Anyway... we loved Under the Eaves!!

I love this place. Even though there's no hot tub, the private, somewhat frumpy little cottages in back are just the thing when you're tired of being a tourist. The owners made me feel right at home after a long day of hiking and canyoneering, and I found a perfect little spot to hang up my wet canyon rope and gear for the night. Other hotels would have scolded me and probably given me the stink-eye for being so grubby at check-in. I have never slept as well abroad as in this quiet, lovely little B&B. Note that they no longer serve breakfast, which was a awesome life-experience in its own right (Steve's magic, secret-recipe french toast pie is now a legend). You get vouchers now to go to the cafe next door (which is very good too). So you don't get to know the other lodgers as well and the whole travel-hostel-thing is kind of no longer there.

Stayed here for the second time last weekend. Though the ownership may have changed, the Inn retains its warmth and charm. Very peaceful, quiet, yet convenient to local businesses and of course Zion National Park. The cottage rooms have no TV or phones, which I for one find to be a pleasant change. The wifi in the back room tends to be a bit weak, but who wants to be online when you have lovely gardens just outside your window? The best part is that breakfast at Oscar's Cafe is included with your stay!

It is absolutely charming, warm and lovely! Nestled wthin the peaks of Zion, close to all. It is truly warm and welcoming, I loved it! I stayed in room 4, the room of angels. All rooms are unique and special. The food at Oscars is delish! The owners are especially beautiful people and thoughtful. It's really a wonderful, wonderful, experience!

We stayed @ Under the Eaves over our honeymoon this past weekend, and weren't sure what to expect, since neither of us had been to this small town outside the entrance of Zion National Park. Was it going to be too rural? Would their be access to the web? Were the amenities described convenient? All of our questions were answered in the best possible way... everything... EVERYTHING was perfect! Our hosts were friendly and accommodating. They had several suggestions for restaurants, and other attractions going on locally that weekend. They had a good knowledge of what the hikes were like for various skill levels. Even their dog was friendly, and clearly safe for kids. The community space was pleasant and had all the things we needed for morning coffee ritual. The room was beautiful and very private... we had the only room that was isolated, which was decorated with a south western rustic feel, including the king size sleigh bed. For a small room, the bathroom was surprisingly spacious. The stone/brick shower they had apparently recently added was a nice touch. Although we felt like we had plenty of privacy, we were RIGHT across the street from a grocery store, which was very convenient.... as were all the restaurants and art galleries. everything we needed was a short walk away. I will say the wifi was a bit slow, but being out in the middle of nature and still having wifi available? ...I'm not gonna complain. I was just glad to have it. Highest marks from my new bride and I. Thanks again! We will definitely be back... maybe on our anniversary ;-)

They have the best accommodations near Zion National Park! Mark & Joe are gracious hosts who are extremely accommodating and make you feel welcome. They are happy to provide guests with recommendations on restaurants, hikes, off-road activities, or an afternoon visiting shops and sites in town. Anything you could ask for when you want to get away. Our most recent visit brought us back when we were in town to run the Zion Half Marathon, marking our third visit to the Inn. The rooms are cozy, comfortable, and nicely decorated with everything you need for a relaxing visit. We have stayed in the cabin as well as room #5 and love both rooms. The Inn is an incredible value, located centrally in Springdale and is walking distance to local restaurants and shops or to the bus stop to visit Zion National Park. Amenities include breakfast at one of the best restaurants in town, Oscars, a guest fridge, coffee, tea, wifi and common areas in the well-manicured yard and house to take in the breathtaking views. Stumbled upon this inn as we were walking by and luckily they had a vacancy for the nights that we needed. Beautiful property and very charming old house that has much history and is full of art and artifacts to admire. We stayed in the upper suite which is a huge set of rooms with kitchenette, large dinning table, large master area and very quaint loft area. Bathroom is a bit small for our long term liking, but served fine for a couple nights. Mark and Joe were great and very informative and helpful with both the park trail recommendations and downtown Springdale eateries. House has a very charming back yard for relaxing with a drink or two. No pool, Jacuzzi, TV if you're looking for those, but for unplugging and relaxing we highly recommend - and pricing is very reasonable.

Gotta love this quaint B&B (and art studio!), especially after spending days in Vegas, Steve and Deb's place is just what travelers need. Charming house, art to feast your eyes on, cute dogs and friendly owners, I will definitely be back to try the charming suite :) Plus, they're walking distance to good dining in Springdale and the shuttles into Zion National Park. Compared to other local B&Bs, the prices are great, and Steve the owner is a Minister if you're looking to get married in Zion.

This bed and breakfast is conveniently located in the center of town - walking distance to the grocery store (across the street) and next the shuttle stop and a gas station. My boyfriend says the rates are better than the other lodging in the area - definitely a plus. While the rooms are small, they are adequate for those spending a majority of the day out in Zion and just need a place to shower and rest up. There's a community living room in the main house with complimentary coffee/tea. Also included in the room rates is complimentary breakfast at Oscar's (the best restaurant in town!) and it's walking distance too.

Marke and Joe were very helpful and flexible when a car problem resulted in our arriving many hours behind schedule, and helped us plan out how best to enjoy our day in the park. I was sorry our itinerary meant we could only spend a single night here.

Highly recommend this Charming Bed & Breakfast while staying in Springdale. The convenience of location was essential to our five days of hiking in Zion National Park. Located within close walking distance to shuttle into the park and across the street from an amazing market that has everything you need (great sandwiches to pack for lunch on the trails). You are within walking distance of many shops and restaurants. Here is why we enjoyed our stay at Under the Eaves: 1. The proprietors Mark and Joe are warm and welcoming and great resources for hiking in Zion and Bryce. 2. The breakfasts are at a restaurant Oscars located just steps away from your room. The meals were great with lots of choices and very generous proportions. 3. Charm resonates everywhere you go within the property. The beautiful garden with many sitting areas to relax in after a day of hiking. A favorite was the large shaded hammock. 4. The use of a large refrigerator/freezer for all the guest use was perfect for wine/beer/cold drinks. Coffee and tea were always available in the main house and a comfortable living room available to relax in the evening if you desired. 5. I appreciated the décor of the rooms with beautiful paintings and touches throughout that added to the charm. The bed was comfortable and good air conditioning. There are a variety of choices of size of room available. 6. The price was reasonable for all that it offered.

Very nice place, great location. We didn't meet the owner, Joe and Mark, they were apparently gone for the weekend. They had a nice, helpful lady taking care of the place that weekend. A little different for a B&B, breakfast is not served there, you are given a voucher to eat breakfast at Oscar's Cafe which was very good. My only complaint would be that the room (room #2) is very small. It was cute and nicely decorated but hard for two people to navigate around each other in. Would make a great room for someone by themself.

We had the opportunity to spend one night in one of the back cabins @ Under the Eaves Inn. The inn's hosts, Mark and Joe. helped us with options for the rest of our semi-improvised road trip. - cute decor. They had the best holiday decorations we saw in the area. - Our stay included breakfast @ Oscar's just a 2 min walk from the inn. We were told they do a "bang up job on breakfast." Two thumbs up - we even had enough to take to go. Visiting Zion /Springdale, consider staying here if you are open to a b&B option.

This place saved our last Night in Utah!!!! The owner was very helpful and even helped us to enjoy a hike or 2 that was not widely known here! He was so sweet and you can tell he cared for his customers! The room was clean and the bathroom was ready for use! If you are looking for a comfortable homy experience this is the place to stay!! Springdale is a wonderful town and this place is one of the many reasons why.

If you are looking for a place to stay while you visit Zion National Park, you can stop your search right here! My girlfriend and I stayed at Under the Eaves last week during our first trip to Zion. Joe and Mark were incredible hosts and gave us several suggestions which improved our trip dramatically. Their expert advice regarding Zion trails, local restaurants, and scenic drives around the park helped us have a once in a lifetime experience. They also gave us some great tips about Vegas and other area attractions which proved to be extremely helpful. I would recommend Under the Eaves to anyone visiting the Springdale area. Convenient location, affordable prices, excellent accommodations, beautiful scenery, and the BEST hosts in Springdale! It doesn't get much better than this!

Even though it was only for one night, I am so thrilled we were able to stay with Mark and Joe at Under the Eaves. We were in Springdale for a total of three nights- 1 night here and 2 at another hotel (UTE only had availability for one night unfortunately!). Mark and Joe were amazing, humble and kind hosts who gave us tons of insider tips about the area. We stayed in a queen room in the back red cabin- super cute, quaint and clean! We were so sad to have to leave UTE to go to our other hotel, but would absolutely 200% recommend to anyone looking for a cute and cozy place to stay in Zion. P.S.- Breakfast at the tasty Oscar's Cafe is included in your stay! Who doesn't love free, homemade breakfast before hitting the trails?

Me and my dad stayed at this B&B for a few days and LOVED it! Mark and Joe are so nice and helpful, answering all of our questions before we asked them and giving us tips and info on things we didn't even know to ask about! The walking sticks on the front porch are a nice touch as well. We used them almost every day! The vouchers are for breakfast at Oscar's Cafe and it was deliiiicious!!! Lots of good things on the menu and great service too. The room was very clean and comfortable, with everything we needed and then some (shampoo, soaps, awesome heater, dresser, extra blankets, fridge outside our door, private bath/shower, tissues, guide/map to Springdale, ect.). I will definitely, 100% stay at this B&B again. They thought of everything and truly take the time to make sure that your stay is relaxing and enjoyable.

My partner and I had a one night stay at Under the Eaves. The Inn is beautiful, comfortable, and filled with many wonderful objects. The innkeepers are respectful, friendly, and accommodative. This place has earned its five star rating. It is SO incredibly nice. The rooms are just gorgeous, and I love the library and the dining area, with the games and books to use. There are little thoughtful touches everywhere, such as the walking sticks for guests to use while going around Zion. The owners of this place are just great-and when they are out, they made sure that the person staffing their inn was as knowledgeable as they are. The rooms are SO cute and the decor is amazing. Location is so convenient. I will return!! :) DEFINITELY recommend.

This place is simply fantastic. We were a little late in trip planning so couldn't go camping. We ended up making last minute bookings for 2 nights at the Under the Eaves Inn and we couldn't be happier! I don't mean to gush so much in my review, but our trip to Zion is one of my fondest memories. --Room-- What a gorgeous room! S and I stayed in Room 7, the Garden Cabin. King size bed with comfy linen. Old furniture that gave it a cozy feel. Stone walls in the shower and spacious bathroom. It was everything I could have wanted and more! We had a cute little patio area right outside the cabin with seats overlooking the garden. Peaceful, private and comfortable. --Facilities-- There are several communal rooms in the main building that you have access to. Lovely decor and books to read. There is a coffee machine and a little kitchen which you can borrow cups and things from. Good wifi (even in our cabin across the garden) and cell phone reception. There was a fridge that we could store leftovers and drinks in. The backyard was glorious! Cute little swing and a water fountain. --Folks-- Mark and Joe were very nice and helpful. Right from helping me figure out where the place was when I was booking over the phone to restaurant and trail suggestions. We ended up going on the Observation point hike and were so glad that they recommended/leant us walking sticks! Their dog Bella is also adorable and friendly. --Surroundings-- Location and proximity to Zion national park is perfect. The Zion shuttle bus is right across the street! There are some lovely restaurants nearby, including a grocery store across the road. It is the perfect home base for a trip to Zion.

The Hiker's room was exactly what we needed after a hot day and nine miles of hiking- hot showers, and clean, comfy beds! Shuttle to the park is literally across the street and breakfast as Oscars was delicious!!

I loved it here!! So cute, Joe was so nice and very helpful in welcoming us to our first time in Zion National park. The whole place was charming, and reasonably priced. Breakfast is served at Oscar's (practically next door) and you just get a coupon to order what you like, a great deal. The the character, the service and the rooms made for a wonderful overall experience, we will definitely go back.

This review is long over due, but my wife and I had the best time here for our 4 year anniversary. Mark and Joe are very hospitable bad they keep their property very clean and well kept. They were also very kind and helpful. I can't speak for the other rooms, but the stand alone cottage on the back of the property is wonderful. We will definitely be back!

We thoroughly enjoyed our stay at Under The Eaves. It's location was prime for getting on the shuttle into the park (about a five minute shuttle ride), as well as being right next to Sol Market (helpful for packing food for hikes). Mark and Joe were good hosts: friendly and helpful, but not intrusive. They gave us good advice for seeing the park and a good restaurant recommendation. My husband and I had the Garden Cottage room #4. It was small, but sufficient and charming. The gardens behind the house are also beautiful and we enjoyed spending down time in the hammock behind the house. Breakfast at Oscars--while nothing show-stopping--was filling and worked very conveniently with our schedule. We definitely recommend Under the Eaves!

I almost hate to give another glowing review because I feel like the word will get out! Mark and Joe are fantastic hosts as others have mentioned and gave us some great advice for exploring Zion on our limited 48 hour stay along with great tips on where to eat. We stayed in Cabin #7 in the back and while its a touch more than the rest of the rooms, its absolutely worth it. The King bed is super comfy, and the shower is HUGE! The room was perfectly cool during the day and nice and warm at night. The breakfast deal at Oscars just down the block is an amazing value as well! Our only slight hiccup came one night when trying to use the internet in the backyard, it worked perfectly our first night, but the second night it didn't seem to work. Not sure there is anything that could have been done about that by the owners, but if you are coming expecting to stream netflix every night, you might want to bring a good book with you as well just in case (Oh also bring your own wine, the liqour store closes early in town!)
