Vica

Do not rent from this building. It is very noisy. Built cheaply and the management is absolutely horrible. They also will keep your entire security deposit and charge you thousands for standard wear and tear. I have never had such a bad experience. The management company Highpoint are terrible - do not rent in any of their buildings. Vica specifically is very over priced on top of everything else. Beware!!

Honestly, I’ve never felt so welcomed and taken care of by a leasing staff! There are so many amenities and neighbourhood options within walking distance. Everyone is so nice, one thing I really like about Vica is, the ability to live here, work here, and play here. The staff are always so accommodating!

I lived at Vica for 2.5 years, and only moved out to pursue another part of the country. Ben, an exceptional manager of this place, went above and beyond on many occasions to ensure living here was enjoyable and a safe experience. Big thank you to Ben for keeping this place a great place to live. I highly recommend VICA for its quality, and location is fantastic too.

Beautiful building! One of my favorite parts of Silver Lake. Always fun things to do in the area. Vica is always super clean and safe with on site security guards which is a game changer for when I have family over.

This is the worst building I have ever lived in. The apartments are ludicrously overpriced, the area and building in particular are unsafe for a single woman or anyone for that matter, management horrible and finishings cheap. Speak to any resident in this building before making a mistake! Since moving to the Vica the building has had numerous break ins. Including into Lululemon, into the garage where many cars were attacked, break ins into the resident floors, packages stolen...etc. all of this while security was on. Over the holidays one tenant was assaulted in the lounge area. After that happened, a large portion of the residents banded together to make demands of the owners who have done nothing. no fobs in the elevators, still super easy to jump into the pool area (see for yourself) And apparently they have fake surveillance cams?! I should have known when i heard the previous tenant had left after a few short months that something was up. Since that time many tenants have left and the bulding is still very empty. I am anxiously waiting for my lease to end. Management is clearly in dire straights. The property has gone through three 'onsite property managers' in under a year. the operating manager, cushman & wakefield was fired. the security guard stopped showing up for a while because the owners wouldnt pay the company and the same thing happened to the cleaner (i heard from the guard and the cleaner directly about this). They seem to have fooled a new company now but who knows how long that will last for... i recently heard they had cancelled security during the day time but i havent seen security at all for a while.... Silverlake is great but the immeadiate location of the vica is not. The sheer amount of noise, pollution and dust you get from being right on sunset is horrific. I have air purifiers and change the AC filters every 2 weeks and they still come out with a fine black dust that I can't believe i breathe every day. it doesnt help that the windows are garbage and don't properly close. There's a free clinic and silverlake stairs next door where a decent group of homeless and other sketchies gather to shoot up and hang out after hours. This is great for walking around at night where the block is completely deserted. Clearly LA is not in a good spot right now when it comes to safety. Unfortunately the combination of management who doesnt care and being in the flashiest building in the area makes the vica a prime target for attackers. Don't be tempted by the fact that it's the only new building in the area. Stay away at all costs! This is a burner account.

Unfortunately, you will not enjoy Silverlake from this place. I realized I had made a mistake moving here my first few days and was moving out after a full 6 weeks of torture, paying a hefty fee. The problem comes from the fact that the building lies right next to the busy Sunset Boulevard and due to poor construction you can hear everything. And I mean everything from the street! To make things worse there is a traffic light just in front of the building which means lots of carburetor action once the light turns green. I had a terrace but have not used it once. The "gym" is a joke - a small windowless room that is filled with fumes from the garage (the only entrance).

I'm a Realtor. Management has avoided my calls and emails for months. They've switched management so many times it's like a rabbit hole. I simply want to get paid my commission for bringing them a tenant. I'd never recommend anyone move here again, especially with the way the owners handle their business. Very disappointing.

Love this apt. complex. Everything is extremely nice and well kept. Great food within walking distance which is nice + on-site security.

Love this spot- sad to leave. Ben was the best- Literally the most attentive, kind, professional property manager. Always available always down to help and find solutions - there was a point where we had some issues with out unit that took sometime to get fixed because of a specific part- and Ben checked on everyday until it was resolved as well as compensated us for the inconvenience. While we will miss Vica- we will 1000% miss Ben More!

Moving my mother from New Hampshire to LA. The application process and tour was great. The staff have been super genuine and caring and made my mother feel at home during tour. Excited for sunny days at the pool!

I love living here. the apartments are polished, attractive and well set up. prior to moving in I was torn between which unit I wanted to lease and the staff didn't hesitate to give me multiple tours until I chose one. They are very respectful and quick to respond. I also can't express how great the community is. highly recommend.

Follow up after 5 months in the building. The new management company that took over when I moved in has been great. On-site manager Ben has been so helpful. Want to give him a shout out for helping me make this an overall nice experience. Yes, Silver lake and the surrounding areas homeless population have increased. But Vica has 24 hour security, underground parking, and cameras all over. Thanks again Ben!!
