Had a great 3 night stay here. Location is perfect in the old town. It’s tucked away on a quiet street but steps from a busy road which leads to shopping and restaurants. Hotel itself is very nice and clean. The balcony rooms are especially nice for relaxing in the cool air at night. Rooms are as advertised and quite roomy. Note: free breakfast is only if you pay in cash.

The place is conveniently located in Old Town area, in a proximity of Tha Phae Gate. The building has tons of character that’s why we have kept coming back to this hotel since 2016. The rooms with a pool view and balcony are the best to book. Unfortunately this time our stay was pretty disappointing. Despite the fact that we booked the room way in advance and particularly asked to accommodate us in a quiet room since we stay for 7 nights they gave us a room right across the construction site. They did upgrade our room category but the noise was extremely loud since they literally were tearing the whole building down from 8am to 4pm. So we asked the reception to change the room for us since we stay for the entire week but they never found a solution. In general the condition of the place is pretty sad. The facilities and rooms look very dated. The bathroom sink had a leak that they fixed quickly however a smell of sewerage was pretty strong all the time. AC was quite old and noisy too. The bed was comfortable though. Upon check-out they also charged us for Singha beer that someone posted on our room. It was kind of a last straw to get disappointed with the staff attitude. As our taxi was already waiting to leave to the airport we decided to drop it. I don’t think we’ll book this place next time we are coming back to Chiang Mai.

It’s a comfortable little place with a nice pool. Slightly overpriced in my opinion for what it is but it’s clean and the rooms are spacious. House keeping come every morning and tidy, make bed and replace water, which is nice. Hotel could use slightly more upkeep but apart from that would recommend!

The staff was very nice,I’m travel alone to visit my family here. The room very good but in the night the water for showers is not hot after I tell the staff they come and fix it’s very fast. Recommend this place!! I will come back to stay here for sure.

Room were decent although need some work. There were a lot of small bugs - they were very small but I would find 1 or 2 on most things that were left out. The balcony seat had several bugs on it at all times. The location was fairly central and the restaurant area was ok. The breakfast was basic cereal and bread. There weren’t many people in the common areas while we were there. Staff were ok.

We enjoyed our stay here. Rooms were great, good size, nice and clean, well maintained and good air conditioning. We had rooms that overlooked the pool. I would definitely advise to upgrade to the rooms that view the pool. You get a great veranda and it's fab to sit out on. A location of the hotel was excellent - really in the centre of everything. We would recommend this place to anyone.||Staff are a little quirky. We found across Thailand that everyone was soooo helpful. Here they were polite but not up to the level you get across Thailand. Just a mention.|Also, as many people have said, you can get breakfast included if you pay cash. From what I saw of the breakfast I did not miss out on anything. We paid on card and got charged an extra 3% :-)|But - we liked this place and would go back quickly.

Such a great hotel especially given the price. Room was spacious with a nice balcony overlooking the street outside the hotel. Very big bed which was very comfy. Staff were friendly. Location was perfect for exploring Chiang mai with lots of shops, restaurants and bars nearby. Small pool but nice for a quick dip. Would highly recommend
