I had a terrible experience here. The apartment was just falling apart and no matter how many times I reported an issue they never actually cared to hire a professional to come and fix it. The toilet flooded my bathroom floor and leaked into my bedroom, ruining some of my shoes. The floors were never clean no matter how much I swept and mopped. My bathroom sink was always leaking. Awful experience. I recommend this place to no one. Management is never great no matter how many times they replace them.

Taylor Franklin was very helpful and considered all of my options. She gave me the best quotes for what I was looking for and even gave me some other options to consider as well. The apartments were nice and accessible to everything and anything. It’s near all of the main shopping areas and minutes from the interstate and Nashville. Taylor was great at showing the apartments and explaining the amenities and fees. It was a wonderful experience! Thank you!

I recently toured an apartment complex and had an exceptional experience, largely thanks to Taylor, the leasing agent. I rented an apartment here about 40 days ago and moved here on December 6. After I moved here, I could not look at the deficiencies in the house much because I was a little busy after moving here. After moving in, I saw that the previous tenant had left and the office staff and other technical team staff did not see or did not want to see the deficiencies of the house!!! What needs to be done before the tenant enters this apartment: The washing machine does not work at all, the kitchen cabinets are in a very bad unusable condition, the water flows under the water counter in the kitchen when you turn on the water, the floors are extremely dirty, the garbage bucket is very, very dirty, full of dirt, in fact, these actions are also a great disrespect and rudeness towards people, some electrical sockets do not work at home, when you open the balcony door, the blinds fall pat pat pat, the windows of the rooms are very difficult to open and close, the lower part of the counter in the bathrooms is sparingly closed. There are holes at the bottom so that insects can get out, so the problems in this apartment never end with counting, but we reported them to the rental office, they are not interested, but they do not know that I am the rightful party here and I will definitely get the service I deserve and I will win, they will be the losers, but if you don't want to deal with such nonsense, I recommend you to look for a rental apartment in better places!

I usually only bother to leave reviews when I love a business and want to give them 5 stars, but I had to come on here to warn people who may be moving to Franklin. This is the worst place I have ever lived. They do not respond to emails. They do not answer the phone. They do not repair things when maintenance requests are made. They also treated my sister extremely poorly. It’s the most disorganized and unprofessional management I have ever experienced. Thankfully I moved out about 6 months ago and will never have to deal with them again.

Recently moved back to TN from out of state and my experience has been wonderful! Taylor has helped me every step of the way. Since I was not in the area for a showing, she was so sweet and provided a showing via zoom. I was able to see a few apartment layouts and the grounds of the complex. Completely fell in love with the place and the price! These apartments are very affordable for the Franklin area and are in the epicenter of everything! I already feel so at home. BIG shoutout to Taylor for being so helpful during this entire process! She has been so quick/responsive to all of my questions and concerns. You don’t get that type of service anywhere else! She is the best!!!

I went on a tour at Viera Cool Springs. The staff were so friendly and helpful. I loved the screened in porches and the storage rooms off the patios.

Highly recommend. The people here are very helpful and understanding. The apartments are also nice and simple.

Easy move in process. Apartment was in great condition and Taylor in the front office was awesome to work with!

CURRENTLY NO AIR CONDITIONING GOING ON 12 DAYS IN 98 DEGREE HEAT. Unit has had no air-conditioning for 12 days now with no resolution in sight. Temperatures have been averaging 96 degrees... with no A/C. How is this legal? Tenant has been staying with friends and family because the apartment is currently uninhabitable. 1of the many instances I have heard where the apartment complex is apathetical to serious issues which put the safety and wellbeing of tenants at risk.

Everything about my initial move-in was unorganized. And I was hoping that was just part of the move-in chaos and I wouldn't have any issues moving forward... WRONG. If you put in a service request and request a phone call PRIOR to someone entering your apartment, you won't get one. The maintenance team here absolutely sucks. I had put in a request about black mold above my stove, and instead of testing it, maybe sanding down the cabinet or replacing it, they just painted over the cracking and black mold. Things are so cheaply done. They didn't clean before I moved in, one of my drawers is a completely separate one from the rest of the drawers / cabinets in my bathroom. They have put all my requests as "resolved" even when the issue is not fixed. Take your money elsewhere. Had I known all of this, I would've paid more to go somewhere else. NOT WORTH IT. This is quite possibly the most unprofessional apartment complex I have ever dealt with. I went in personally to get a quote for an apartment and when I went to apply with the quote l ran into issues. I spent over 2-3 weeks trying to contact the leasing office (emailing and leaving voicemails) and even went as far and going into the office without a response. When I realized I was not going to get any help from them I decided to just apply online. While I was denied and yes I was upset, I'm more upset about the way they handle future residents and applicants. I was given an absurd reason as to why I was denied and they are very dodgy. If you care about your money, your time and professionalism don't bother with this poorly ran place

Brown recluse infestation in the apartments. Paying for pest controls but they haven't come out to spray since I've moved in. Management is horrible! They take forever to respond to a service call. The top of my microwave falls down every time you open it. Still haven't gotten that fixed since I moved in. You pay for trash but they don't always come get the trash within the time frame they informed me of. But they'll take pictures of your trash outside of your apartment & send it to you via email. You're legit only paying for the area!
