Villa Creek Apartments

Property is now under new management. They just took over in December at BOC. They are making changes to the property in 2026. Great location, nice floorplans and staff is great.

While I did not choose to live here, the leasing agent Roxanna was very sweet and helpful. I can only hope that where I do land that staff is as kind as Roxanna.

I moved in November 2024 and they put me in a unit they knew was infested with roaches and didn't tell me which is a law violation. Roaches crawling all over me and my children and they had the audacity to tell me I still had to pay rent. We were subjected to roaches crawling all over the ceiling, beds, all over us while we are sleeping and dropping into our food and drinks while we are eating. I had to throw away our wooden beds because the roaches made colonies inside our bed frames and now we have to sleep on the floor. The ceiling leaks and mold grew on the hall closet doors and maintenance just painted over the mold. I told the manager Jordan and he said they wouldn't do that and I had to provide pictures of the negligence .They don't repair things promptly and don't have professional maintenance men. They raise rent prices and force you to pay for valet trash and pest control that they never send out unless you call the city which is what I had to do. They moved me to a new unit that im currently in that is infested with roaches and they lied and told me this unit had no issues when in fact it does. When it rains water leaks from above the bedroom windows and all over our belongings as well as I have no weather strip on my door so bugs and I had a rat enter my home as well and they still haven't repaired it. I have to live in an unsafe and uninhabitable unit again and they don't care about taking any responsibility for their negligence. The property owners never answer and I've called the Code Compliance of Farmers Branch multiple times. They allow anyone to move in and there was a shooting right in front of my front door and they still allowed the people to live here . I'm trying to move from this place . DO NOT MOVE HERE ITS UNSAFE AND UNINHABITABLE

If I could give 0 stars I would, this new personal is 👎🏻 we were good when Jenny was the manager. They made us pay for the Cable & internet and now we don’t have the service I keep calling the office and they keep lying saying that the service was reactivated yesterday and I called the spectrum corporation and they told me that the office personal is not paying for the services anymore I DO NOT RECOMMEND THIS APARTMENT AT ALL!

These apartments are Horrible, Roach infested, water leaks and even more Horrible no A/C or Heating in some units! Other units have mold ,foundation problems, roof leaks . The property always looks like Trash mailboxes are torn apart, no locks on mailboxes, mailboxes falling out! I could go on but if you read my review TRUST me this place is a BIG 👎

Is it reasonable that there is no hot water for a month!!!!! You deserve a rating less than zero

I actually don’t know when this office is open, nobody is at office when I go there.

This was by far the worst experience of my life! The apts are easy to get into but there is not central air! They will come up window units in and just let that be! They do not fix anything, the ladies in the office constantly lie and say they are sending someone and no one ever comes! I contacted code enforcement and was told there have been multiple complaints but they switch management and they have to start the investigation over! So they are never caught, the roaches are horrible!!!! No matter what you do the roaches are everywhere under the carpet in the fridge, cabinets everywhere! You pay for pest control and never see anyone! These apartments are HORRIBLE! Yes farmers branch police are back BUT SPEED PAST VILLA CREEK APARTMENTS! Please don’t waste your money here you are better off in a hotel than these apartments
