We just returned from a trip here today. 1. To start we were told it would cost $255 for our party to get to the hotel from the airport because they would have to arrange for 2 vans and 1 cab for our 11 person group. They ended up being able to fit all of use into a single van. I understand that it may be a per person price and that would be the price regardless but don't lie about it being so much because it would be 3 vehicles. 2. The person who we worked with to book our hotel told us we would be receiving $500 in resort credits to be spent anywhere at the resort. This was a complete lie. When i asked for our voucher for the credit the person helping me gave me 4 $65 spa vouchers good for 90 minute massages and a $100 voucher for a romantic dinner. Now, I'm not the best person on the planet at math but that is $360. The 90 minute massages cost at least 2 or 3 times that amount so being lied to put a stop to any chance of getting massages. 3. They make you sign in order to add additional tips when it is stated that tips are included already. If you don't tip it is very clear that you will receive garbage service and likely be ignored. 4. I forgot my Kindle in the bedside drawer and informed them before our flight took off and was told that it was not found. This either implies that they don't do a very thorough in their cleaning. I realize it's our mistake but it didn't disappear anywhere else aside from one of their pockets. This resort gets 1 star for the simple fact that they blatantly lie and when called on it they treat you quite poorly. Shout out to Miguel and Said of the entertainment staff, those guys are chill.

When you book this place be sure to arrive with proof as you will get here and they will argue that you did not. After long arguments and showing proof you will get a room and although you booked for 4 people you will only get 3 pillows because according to them there is a shortage. They will clean your room take the towels and bring back only 2 towels again a shortage unacceptable. All inclusive does not feel like all inclusive here as you will be made to sign receipts with amounts and harrased for tips even to just get water. Water is hard to get as you might have to walk to the farthest restaurant to get it as no bars are open close to you. Room service 24 hours is fake as they don’t pick up. For the cherry on top if you go eat or request service do not speak Spanish as you will be treated different compared to the only English speaking guests you will be made to feel like you are bothering them by simply asking for what you paid for. When you finally had enough and speak to the manager a heavy set man can’t remember his name he will not only not address the issue but argue with you that you are not facing racism. Other guest will over hear the conversation and will step up and say in fact this is truly felt here. You will walk away defeated he will follow you to the elevator to intimidate you and make it the worst all inclusive most hostile unsafe experience you will ever have. Needless to say will not be returning the one star is not deserved.

Do not go to a membership tour at this place. We went…we’re promised 2 tix to rhythm of the night and a bottle of tequila. We ate and did the tour. The fit was fine but was a convention-like hall. The rooms they took us to were fabulous but the membership was very high. We didn’t buy. However, when we went to get the free excursion it was not what was promised. They told us we’d have to take a taxi downtown to catch the tour. They Allah told us we’d have to pay $2 + $20 pp + $10 for alcohol. Our time was not worth the “complimentary excision” and we just asked for our money back, took the tequila and left. Don’t get sucked in to this one

I stayed here with my girlfriend for a quick 3-night getaway. Overall, it was a pretty good experience. The resort itself is beautiful, and the rooms are large, clean, and come with all the amenities you could need. Ours was stocked with a fridge that got refilled daily, which was a nice touch. While the rooms might be a bit outdated in style, I still really liked them. The food at the resort is just okay. Some of the on-site restaurants are definitely better than others, but nothing really stood out as amazing. The pool area is nice but gets really busy, so you’ll want to grab a spot early in the day if you plan to hang out there. One minor thing—we weren’t told where our room was after check-in. They gave us our keys and said “building 3” along with a map, but it was still a little hard to find since the buildings aren’t clearly numbered (at least not that I saw). Not a big deal, but a bit confusing after a long travel day. In the end, it’s a solid place to stay with good rooms and a nice setting, but with a few small things that keep it from being great.

One question. Would I come back here? Big NO NO. If you are not a member there is no point waisting your time here. All the seats by the pool are taken. And if you do get a spot after lunch someone will take your spot. Not as friendly as they say. Staff will lie to you with all inclusive but you can't order here or eat here. Really want to tell you don't even buy there shares here. They jest want your american dollars so they will have money to support there new buildings where you would have to be a member. And it's really expensive here. Customer service Sucks. We don't feal welcome here.

This place is fantastic. Beautiful grounds, on the beach with wonderful restaurants and the most amazing staff. They are what make this place special. They take good care of their patrons and take great care of the resort as well. We loved our time here making wonderful memories and enjoying excellent food and drinks the entire time. This was our first time visiting Puerto Vallarta, and it started off great. At the airport, we met this super cool guy named Rico who signed us up for a sales presentation at a resort. As part of the deal, we also got a massage on the beach and a fun food tour—both of which were amazing. On the day of the presentation, Rico met us and escorted us to the sign-up area, then sent us off in a taxi to the resort. The place was absolutely breathtaking—one of my favorites so far. Before the presentation, we even had breakfast with our sales rep, which made for a nice start to the day. Unfortunately, things took a turn after I told them I needed time to think about whether or not I was going to purchase the plan. The friendly vibe quickly changed, and some of the staff became a bit rude. What was supposed to be a 75-minute presentation ended up taking over five hours. When I tried to express my concerns, the complaints seemed to go nowhere. Aside from that experience, everything else about our trip was great.

Family friendly. Beautiful location, rooms were very nice and had a kitchenette with everything you need to cook. Highly recommend the Japanese restaurant, the sushi is so fresh. The drinks are strong and tasty. The beach is right in from, excursions are available to buy too. The staff were so nice!

The hotel is perfectly situated with spacious rooms and balconies. Definitely get a 1 or 2 bedroom suite based on your group size. Anything smaller and you'll be wishing you had gotten a bigger room. The service is excellent. The same employees I saw 3 years ago on my 1st trip are still here and still smiling. The spa on-site is top notch. The couples massages are a must! We would definitely come back with the family. Now the not so great part... The checkout area process is the only thing where Villa Del Palmar Flamingos fails. They just cattle car you out of your room by the 11am checkout time and then expect you to wait in their lobby for hours, to get transport to the airport. There are no late checkouts allowed. They offer no air conditioned waiting areas, no all inclusive food or beverages until you depart. All-inclusive ends at 11am checkout. A simple snack bar with waters in one of their air conditioned vacant office areas would be better than sitting in the hot, loud lobby for 3 hours. Hopefully Villa Del Palmar Flamingos management reads these reviews and Will encompass departure comfort of guests in the future.

What's great: the food! We had an all inclusive meal plan and we absolutely loved everywhere we ate. Food and drinks are sooo good. Service. Everyone I talked to is so friendly! Very attentive. I had no issues at all with the staff. I was very happy with the service. The beach. I love that the property is beachfront, we enjoyed a nice walk on the beach every morning. What's not great: the timeshare presentation. We were offered a massage, bottle of tequila, and a "free" photoshoot in exchange for a "1.5 hour presentation." They do NOT respect your time and went well over the 1.5 hours. When I brought this up, they brushed me off and continued to push their timeshare on me. I had to say no at least 4 times. I was feeling very disrespected that I had to say no so many times. Just be upfront and tell me how many hours you're going to waste of my time. Besides that, I enjoyed my time here. I would never buy their timeshare package, though. I met several people during my time here that said do NOT buy their package and that they regret their purchase. Overall, a good place to stay for a vacation but do not attend their presentation.

*3.5 stars rounded to 4. This place has the best location!! I came here for a day and lounged by the pool. This place is extremely safe and there is a very long driveway to the resort with a huge security gate so it felt super safe. The location is amazing if you need to grab groceries in case you want to stay home for the night and not eat out. Some suites come with their own kitchen. It's a 45 minute walk to the city along the beachfront. Lying at the pool the age range was mostly seniors from Canada flocking here to avoid their snowy winters based on a conversation I had from a member. There was bingo and water aerobics going on when I was lying there and not very many kids which I liked. I can't stand screaming children running around and peeing in the pool while on vacay because I don't have any LOL! Gratuity is included but like any resort they gravitate towards extra tippers. I found the resort to be a bit outdated and older so they definitely need to update the decor and bring in some Smart technology. It seems to be in a time warp but maybe that is just the way it is in Puerto Vallarta. I had the breakfast buffet which was mediocre and scarce compared to what I am used to. Overall after only a day trip I had a pleasant time once I experienced the incredible spa that is there. What a great massage and experience that was. I loved the huge large shower with the lever that makes you feel you're under a waterfall! There was a spa lady running around with you handing towels and scrub which seemed a bit too controlling for my taste.

I have been coming to this resort for 6 years and my wife and I love it! I have read many negative reviews and would like to help the next guest on how to have a great vacation here by following these 6 guidelines. 1. Do not, under any circumstances, sign up or even talk to any person who is trying to get you to go to their timeshare presentation for this resort. This could ruin your vacation. 2. Before going, call your Dr. to prescribe you Azithromycin antibiotics. It took me many years and trips before I discovered that there is a 1 in 3 chance on any visit to Mexico that I will have gastrointestinal issues no matter what cautions I take. Take 1 pill as soon as you feel it coming on and then another the next day if it is still present. This will help you enjoy your vacation fully and not be trapped in your hotel's bathroom. 3. Do not get the all inclusive package the resort offers. You can still eat at the resort restaurants without it, however part of the fun of being at this resort is that within 30 min walking or 5 to 10 minute taxi drive there is a quaint Mexican town of Bucerias where they have marvelous restaurants at reasonable prices. 4. If you want to drink at the pool or beach there is a 2 for 1 happy hour at noon and around 5pm or you can bring your own drinks down from your room but not in glass. 5. Tip! I know this can sound redundant, especially if your in an all inclusive package at the resort, and yes, the hotel does tell you at check in that 15% is added to the bill for restaurant and bar staff. However adding an extra couple of dollars to the 15% gives you the best service, especially around the pool and beach, and can be the difference between having a 5 star or 1 star service experience. And for the benefit, it really doesn't cost that much. 6. Request your room account statement every couple of days from the front desk. I do agree that the front desk can be deceiving. I am not sure why they need to be but I have come across this on my last trip. During your stay request the room balance statement every couple of days so that if you have questions on charges that you don't understand they can be addressed before you rack up a significant spa or bar bill that you expect to be paid by a special promotion. If you follow these guidelines this hotel offers a great beach, pool, activities, entertainment, and sunset views all within a walking distance to a charming Mexican town that will keep you coming back.

My family and I go to this resort every year. It is amazing. The sights are stunning. The staff is fantastic, helpful, and very friendly. We've been coming to this area for 9 years, and choose this resort every time. I have never had a bad experience here. The rooms are very nice. The food is amazing. And the breakfast buffet. No words can describe its greatness. Twenty out of five stars.

today is the 14th year coming back to VPF every time my kids wanting to come back next year but today is different, I think if something is working why change it, no more aguachile or ceviche in the pool the sushi bar menu change the lights in there super bright it lost it's enhanced one coffee bag per stay in your room. the hotel is not cheap I can't believe they want to save Penni's by doing this changes will see if we come back or start looking for another place to stay . the staff is always great special thanks to Enrique from El Patrón and Janette from Tomatillos that made us feel like home before o forget thanks to Jose from front desk for all he's help

So I rarely give 1 star reviews, but this has to be highlighted. This resort seems adequate based on the rooms and amenities that shown on tour, but nothing spectacular, and the food was subpar. However, the sales staff was pushy, and even rude. Attended a sales presentation for "vacation ownership" (a.k.a the new name for time share), for excursion perks. Normally, I would stay far away from these deals because it can be like dealing with an aggressive car salesman, and waste precious vacation time, but it was a good reason to venture out to other areas of Puerto Vallarta, like the Bucerias Bay area. So, as many of you may know, if you agree to these type of deals, you're obligated to attend a presentation for a specific amount time; typically 60-90 mins. But once that's up, you're suppose to collect your excursions coupons or tickets, etc. and be along your way to your agreed upon perk. Well, the agreed upon time was 75 mins, with the option for a full refund of any prepaid excursion, but only after the presentation. So Long story, short: to qualify for this deal, you have to present a ID and valid credit card (however, do NOT hand over your card or ID). But this process wastes time outside of the official presentation time, because you're also answering a bunch of demographic questions (btw, you can decline to answer certain questions). However, after the first sales person took his sweet time using up every second of the full 75 mins (I had the timer set on the phone), their "quality control" manager, who was just overtly pushy and hostile, wanted to waste more time. The manger even mentioned, "well, you can't get something for nothing-so you have to sit through presentation!!". I immediately reminded her that its already been 75 mins, and the deal on paper specifically states "no cost or obligation". She demanded 5 mins, so I reset the timer again. But after 3 mins, she abruptly gets up from the table and ultimately states, "well you can just sit here for the remainder of the 2 mins", and walks off.. Well, she certainly had her timeshare-selling panties in a bunch!! So now there was a third person, who wasted more time performing an exit interview. I did emphasize the rude attitude of the manger in the interview (and how that further pushed away any potential purchasing)-so hopefully she can learn a little humility and self control. Then there was a fourth person, who was the official ticket reward provider. At that point, especially since there was an upcoming spa appointment back at Hotel Mousai, I requested a refund on all excursions except for one (parasailing), because it would only be 15 mins. Thankfully, the refund was promptly given with a smile and empathy about the experience with the rude manager, and free transportation back to Hotel Mousai, which was an hour away, was still honored! Based on other reviews regarding their vacation ownerships, looks like huge bullet was dodged, and got a little perk out of it. But honestly, the hassle was not truly worth it. Overall, I do not recommend this resort.

this place is a disaster, no good options, slow and rude staff, buffet is only breakfast and my family got salmonella from this trip. We had all inclusive, but after I checked out and before leaving the hotel I went to bar and asked for water and they didn't give me and asked me to pay for it. Be aware and avoid at all costs.

Food options are ok really not that great and not a lot of variety. Unfortunately nothing else was close by, there's really nothing you can walk to other than an Oxxo (like 7eleven) Pool was almost always out of towels and it wasn't even peak season during our stay. Paid extra for ocean view that was completely blocked by palm trees. Rugs on the floor were very dirty! I choose to stay here based on level of stars and I felt that rating was really inaccurate. Nice sized room. Beach is very nice, that's the real plus, but so is the remainder of the beach on all of Nuevo Vallarta.

The check in is a nightmare , at least a 2 hour wait . The pool cleaning doesn't get cleaned till about 9 am , you would think cleaning it before 8 am would be best but nope the week we stayed it got cleaned after 9 am we were asked to leave part of the pool for about 5 min while they poured some chemical in around 10:30 am . The girl at the ice cream /crepes counter ( she also works in the store next to the resort and in one of the restaurant) has zero personality not even a smile . I do think she needs help that crepe line can take over a hour just to get a scoop of ice cream . Oscar ( the pool waiter ) is not friendly at all even though he got tipped before & after . He would grunt when we asked for anything . I also personally would cut the wrist band string shorter ( just watch the buffet line and you will see why ) the dragging across the fruit , in the yogurt etc . The room was nice we really enjoyed the room very spacious and cleaned ! Enrique was the best waiter one could have . Loved Pedro at the bar very friendly and knows how to interact with people great personalities both of them ! The was perfect for the first week in June !

This is such an amazing hotel! Staff is always friendly, kind, professional, and helpful. They gave us very good recommendations on what to do and where to go, free activities and paid ones! Theirs vacation agents (Not sure if that's their name) gave us a really good deal on tours. The reason I say this is because we researched a few Tours before flying out with 4 other companies and by far, here was the cheapest. We enjoyed our tour times: -Snorkeling at the caves -Hiking to the waterfalls -1 hour massage plus 45 minutes of steam room, sauna room, jacuzzi, cold treatment pool, and teas and coffee (All included.) -Traveling through the city -Visiting El Malecón -Tequila tasting The hotel has tons of amenities and a good variety of restaurants to choose from. They were all good. We loved it here! We had a really awesome experience!

Poor service. Poor quality food, rude staff- pushing time shares. All inclusive package is a joke- spa charges automatic service fee. More of a body rub than a massage. If you vegetarian, you are doomed. No kid friendly foods or menu. Pool have sharp objects.- cut my daughter's feet and my feet. Still recovering from it. Only positive is the daily activities - good way to meet people.

We've been to this resort twice in the last four years. It is a beautiful resort. However, their customer service is atrocious. They heavily favor the time share guests, while they create a feeling of scarcity and anxiety for their all-inclusive guests. There was not a day during our stay that we weren't made to feel less than welcome because we weren't time share guests. Example 1: time share guests are allowed to book reservations at the restaurants, while all-inclusive guests are not. If you are an all-in guest, you have to run down to the restaurant right at opening in order to try to get a table. For a 6pm opening for dinner, we frequently could not get a table before 8pm. And there is no dinner buffet except 2 nights a week, and you still have to get in line before the buffet opens due to reserved seats, if you want to eat earlier than 8pm. This is an issue if you have kids. It was the same at breakfast, the line was long if you didn't get there right at opening. Example 2: there are not enough lounge chairs in either the pool or the beach for all of the resort guests. Time share guests are given different colored pool towels than all-in guests, and they are allowed to reserve lounge chairs at the all-inclusive pool. All-in guests are not allowed to reserve lounge chairs (put your towel down and go get in line for breakfast); the pool staff will remove your towels and belongings, and when you come back from breakfast you will not have a lounge. (There is a separate time share pool, that all-in guests are not allowed to use. But there are no restaurants there, so the time share guests come to the all-in pool). There is also no regulation of how many chairs the time share guests take. We saw a group of 20 reserve lounge chairs at the pool AND at the beach, and then go to breakfast. That happened two days in a row. On the second day the group never came back to the pool, until the came to remove their towels at 2pm. None of the pool staff did anything about it, because the towels were time share towels. Example 3: This isn't really a time share thing but is another example of poor customer service. We booked a 2 bed room, but were given a one bed room, with a pullout couch. We confirmed our reservation prior to traveling and double checked that our room was for 2 beds. The pullout couch simply doesn't work for us. So after we got up to our room and figured out that we couldn't make the couch work, we went back to the desk and requested to have the room changed. This was in the afternoon btw, it's not like we arrived at night and all of the rooms were gone for the day. We were blown off and treated so poorly every time we went to the desk. They never offered to follow up with us on the issue, they pushed it back on us and told us every time to "come back tomorrow". This was multiple people at the front desk, over several days. Finally after a few days one person at the front desk who had seen us come every day (but had not yet been the one we talked to) took pity on us and arranged for a room transfer, but they told me to come back after lunch to get the new key. Which was fine, except that person wasn't at the desk when I went back after lunch to get the key. The person who was there was someone that I hadn't yet spoken to in the previous days, and when I said I was there to pick up the key to the new room, he asked me in an interrogative tone WHY I needed a new room, without even asking me my name or room number yet. I was frustrated and told him that it didn't matter WHY I needed a new room, it only mattered that a new room had already been arranged and that I had been instructed to return to get the key. He ended up throwing the new room key at me. At that point I was exhausted due to the sleeping arrangements so I just took it and walked away. No kindness, no offer to arrange a bellhop to help us move, just threw the key at me and let me walk away angry. You would think that a hotel that is so over-the-top aggressive about getting guests to attend the time share seminar (and trust me, they are pushy about it every day, with every interaction with staff), they would try to make the stay so pleasant that we as a family would be nudging each other and saying "hey, maybe we should listen to the presentation, this place is so great, we might as well come here every year!" We visit PVR a couple of times a year and we always stay in the all-in resorts, so we have a good idea of what is normal and what is not. Our stay at Flamingos was just so unpleasant. We will not be returning to this hotel.

Overall pretty nice. Most of the staff is helpful. But in comparison to other resorts I have been to.... A bit lacking. Some of the staff was not as helpful. I didn't get the feeling of being super welcomed as at other resorts. The variety of food is ok for a hotel but not as expected of a resort.

**BEWARE**STAY AT YOUR OWN RISK** I wish this review could be a positive one. Unfortunately, the majority of our group (9 out of 11) contracted gastrointestinal pathogens just 3 or 4 days into our 1 week stay (from 7/28 - 8/3) which not only ruined our trip but has caused a lot of suffering in its wake as we all try to recover. The check-in was a nightmare, necessitating a 2 hour wait. We booked 2 rooms and ended up separated down the hall from our kids. The staff member checking us in almost appeared hostile and annoyed. We were greeted by a lady in the lobby who offered to bring everyone drinks while we waited, then later tried to push us into signing up for their timeshare presentations. The rooms were not impressive- the fridge was empty (even though we were all inclusive guests and should have had water/beverages stocked). I pulled back the sheet of our bed and discovered it had makeup smeared all over it. I called to request they change the sheets and they gave us push back stating that they can only do so every 3 days. After we insisted and explained the situation, they obliged and actually checked in with us several times. The air conditioner dripped and there was a moldy smell in our kids' room. Because we were located on the ground floor, we heard the rolling of the carts going across the pebble floors ALL night long. In fact, the noise woke us up several times every night. On one occasion after we all got sick, the neighboring guests had a LOUD party until well past midnight. My husband phoned the lobby several times and even went down there on 2 occasions. He had to drag back one of the workers with him on the last trip to make sure the hotel addressed the complaint and got the neighboring guests to stop. The food was sub-par, service was VERY slow, room service was even slower, the coffee watered down, but most of the restaurant staff was friendly enough. Unfortunately, one of our friends discovered an actual MAGGOT in her plate of pozole and immediately informed the waiter so they could remove the pot from the buffet line. He simply examined the maggot, said okay, and removed her plate from the table. The pot remained where it was. The spa was fantastic, as was the gym. I enjoyed both for 3 days until I contracted the absolutely debilitating "stomach bug" going around our group. It ruined the entire trip for me. I could not get out of bed and did not eat or drink for days- overcome with body aches, fatigue, SEVERE gastrointestinal issues, nausea and vomiting. None of the (insanely overpriced) medication I purchased from the hotel helped bring any relief. Many in our group were in this same boat. We made it back and I went straight to URGENT CARE from the airport. I was given 2 liters of IV fluids to combat severe dehydration and am still trying to recover. Many in our group went through the same. So please be careful when you're booking your trip. There are SERIOUS health and sanitation concerns at this place.

We stayed at Flamingos for a week. This is not the place i would stay again. 9 of 11 of our group got severely sick (diarrhea and vomiting) and stayed 3 last days in their rooms. And we did not eat anything outside of the resort. The checkin and checkout is a nightmare, it can take 2 hours. Staff is very pushy to sell the timeshare, seems like that this is the only thing they care about. I always felt that they are annoyed by any other request. Also, i was taken aback when cleaning crew with huge carts full of trash bags or dirty linen was riding the elevator with the guests. They literally smash you against the elevator walls with those carts. Restaurants were ok, especially two restaurants by the pool, they served decent food. But for all inclusive resort there should have been more food choices. The website says it has 7 restaurants, but i have seen only 5 including creperia shop. The rooms are spacious and clean. The layout of the resort is convenient, 2 steps away from the beach, pool is good and safe for kids. No indoor activities offered ( like bowling, etc) when it's raining. They offer a fun aqua fitness class and other pool activities every day. Spa has great choices of procedures.

We love this area and we've been coming every year for 8 years. We usually go to the older downtown resort but decided to try the sister resort this year. We paid for the all inclusive package and this year they decided to change it. We were given a page which specifically stated what was and wasn't included. We went to sign up for the Super Bowl party and were told it wasn't included and we would have to pay. We talked to the people at the desk and they agreed the paper we were given said it would be included so they let us sign up. We joined the party and they came around and told us we would have to pay. We explained again what the page said, special events and holiday events are included. They tried to tell us this was an extra special event. We asked if their policy had changed and they said no. We had attended for the last 7 years and there was never a question, it was included. The manager finally said he wouldn't charge us but we couldn't tell anyone. What he meant was, they were ripping off all the other all inclusive customers who didn't read the page and/or had never been there before. Same thing happened on Valentine's Day so we just gave up and went to a restaurant. We actually really liked the resort with the exception of knowing they were intentionally overcharging. We just didn't feel like we could trust them after that lying. We would check our bill daily. So, if you choose to go here just pay attention or they will take advantage of you. Makes us really sad. They also instituted a new reservation system for dinner. You had to stand in line between 1-5 for dinner reservations and if you don't have a reservation, you can't eat. So, if you take an excursion and aren't around, you can't eat in a restaurant. Elite members can call in and reserve for future days. All inclusive are not allowed to do either. One day we didn't get in line until 1:40. They said we would have to eat at 9:00 pm. We can't eat that late. Crazy. Just beware. Food was excellent and grounds and rooms were immaculate. Too bad they are knowingly treating customers this way.

To be clear, this review is not about the facility, it's about The Villa Group sales program. We agreed to sit through a time share pitch (oops! I keep forgetting they don't sell time shares, they sell a membership program) as a favor to a Vallarta Adventures sales guy who we've gotten to know. In the checkin procedure they drilled us to assure we are a couple (we are, but we had to pretend we're married and even make up dates), and most importantly, we had to show them a valid credit card. From there we went to a fairly decent buffet breakfast, accompanied by our own personal sales rep. She was nice enough and after breakfast she showed up the three types of units; studio, one bedroom, and two bedroom. She kept asking which we'd be interested in, which didn't make sense to me because you're not buying a share of a specific unit, but rather points in their complicated program. The next step was a shared office facility for the hard-sell. It seems there were almost as many people they were selling to as there were guests at the facility. Blanca was relentless and the more we balked the better the deal got. We were never interested because we own property in PV, which of course we could not disclose. The program she was selling had something to do with points and made no sense to either of us. As it became clear that we weren't buying Blanca became very unfriendly and hostile. Next her boss came in to ask for our feedback on the process. We said we felt like it was starting to feel like we were being held against our will. He passed us off to a kid who escorted us to the place where we'd get our taxi voucher. But we weren't done yet. The next stop was with a loud, obnoxious old American guy who kept spitting when he spoke. When he realized that we're a gay couple we had to listen to just how ok he is with the gays, and then a series of gay jokes, ranging from not funny to downright offensive. After a short time we just said no, and then he wasn't quite as friendly either. We agreed to a 75 minute presentation and finally escaped the facility after over three hours. Not that I'd ever buy into a program like this, regardless of what they're selling, I would never want to do any business with a company whose employees conduct themselves like this. Don't get sucked into this "presentation". It'll be a half day you can never get back.

The hotel was beautiful and nice. I've heard from other guests that stayed at the sister hotel (la estancia), they wish they would've chose this place instead. La estancia had more of a quiet, retired kind of vibe compared to this place is more family oriented. Service was kind of a hit or miss in all areas. Checking in wasn't too bad, but probably overwhelmed them bc there was a lot of us. Pool side, our server was accommodating and patient with us when ordering drinks and food. Beach, they were more strict at making sure everybody has their wrist bands when ordering. It was kind of annoying bc it was just easier for 1-2 people to order for everyone and instead of ordering one at a time. The crepe spot was super slow. They took one order at a time so when it was our turn, we wanted a shake and a latte but this girl went to the back for a long time and then made the shake, which took about 10 minutes so we ended up not getting the latte bc we had to go. Also it's a bit confusing when they give you a bill when you're all inclusive. It's for them to keep track but why does it say the total? Breakfast was the same food everyday, but didn't mind it at all. We tried the sushi place (which you have to reserve) and it was decent. The chef wanted to make something special for us bc we had a big group. Their menu is very limited, so they didn't have too much of choices. Their Italian spot was good, can't go wrong with pasta and pizza. The only place that we didn't get to try, was the taco bar which I regret bc I heard their pastor was really good. Getting our Covid test was a breeze, just have to make an appointment and you'll get your results a few hours later. Covid test was about ~$30/per person. Overall, the experience wasn't too bad, it's more for you to relax at an all inclusive hotel.

I have nothing but good things to say about villa del Palmar flamingos! I will be coming for the 5th time in the next couple days. My husband and I are spending our first anniversary there and we spent our honeymoon and birthdays there last year. The best thing about the resort is the staff. They always make me feel welcome. Our friends Ernesto that works in the mornings at the breakfast bar and Oscar that works pool/beach side. They made our honeymoon and birthdays so special! we love the food, the pool, the tattewari spa. There's nothing I don't like about the resort, you can't go wrong.

Awful place please avoid if you can! Customer service is awful. Worst resort ever I have been to plenty and this has to be the worst place I have been. The service here was horrible. Don't get suckered into their 75 minute presentation it takes half your day and in the end they are rude people who judge you because you won't buy a timeshare. They made jokes saying that why were we on vacation if we couldn't afford to buy a timeshare. They continued to make fun of my husband and said our marriage would not last. Please avoid them at cost. There are other beautiful places here!

No honor bar with snacks and water/beer in fridge with all-inclusive? I have stayed at all the villas del palmar (cancun, cabo, loreto) and this one was the worst in my opinion. Dont get me wrong, the spa and beach are awesome. My kids also loved the ice cream and creppes they provided near the lobby bar. Most of the employees were nice and friendly. But the restaurants, nighttime activities (none) and quality of food/drink are lacking at Flamingos. There is also construction going on near beach entrance and elevators being put in. Our shower in 1bedroom condo had a shotty glass door. I started walking to the Oxxo and paying for water, snacks, and different beer (indio, bohemia & tecate). My wife got tired of the watered down well drinks and I got tired of the cafeteria style frozen food. Hope it improves but with inflation it feels they are going cheap on all-inclusive, especially at this location. Favorite entrees that stood out were the molcajete at Patron, Marlin burrito room service, and Sushi at Japanese restaurant. Everthing else= mediocre to not very good

We went at Vallarta for 4 nights and 5 days... I'm goin to give them just 3 stars, is one of the last resorts in Nuevo Vallarta, resort rooms are like studios with kitchen, the rooms on the left side of the resort if you facing to the sea have better view, the right side rooms the view to the ocean is not the best (pic) -Time share around.... is part of the package.... they offer a card with discounts for spa and activities bla bla bla -Resort looks great, clean, updated, ONE big swimming pool and jacuzzi. -Beach is clean -Staff very friendly/great service -Rooms are big (Junior Suits) -2 bars (lobby and side of the swimming Pool) -CLEANING mmmmm was not the best I found a empty water bottle under the bed and dust, when we leave stay bottle still there. Bathroom have a liking on the tank you can heard water running. - SiGN a Boucher every time you order something -Activities: not shows every day mexican fiesta was good I seen better, but food was great. Next day was a little show with maybe 10 guests and 40+ chairs empty All inclusive... not included all, you have to pay for some stuff like WIFI, $10 a day/ device,( if you get a resort credit you can pay the WiFi just read and have proof )some drinks, meat cuts, and obviously lobster. Is a peaceful hotel if you like to just relax. Not for party. most guests people are older 50+(at the time when I be there) I don't see activity for kids or a big area for them, FOOD: 3 formal restaurants ( Italian/Asian/and meets and sea food) breakfast buffet,tacos for lunch and snacks is a market store with cafe/ pastries/ sandwiches etc... $pay$ At time of check out 11am they remove the bracelet you can used swimming Pool but you have to pay for wherever you want to eat after (if you fly is after checkout) I been in other resorts, I'm not coming back to villas just for better activities and dining options, amenities and food quality.

Okay so me and my girl have been a lot of places now vacationing. This place is stunning. Based on the pictures on hotels.com and other travel sites it does not do it justice! They need to hire a photographer! We pulled up and it was beautiful. They really treat you good and have a lot of random events like blackjack, volleyball in the pool, live music, they did a performance to lion king, crazy good buffet. They have multiple restaurants. They take record when you leave and what taxi you took and record when you get back. Makes me feel safe as well. Crowd is mostly older people or families but we had a great time.

First stay in Puerto Vallarta in over 10 years.... Lots of changes. A taxi is needed to go anywhere. It will vary from driver to driver as will the exchange rate. This resort is at 16.5 and it 18 plus in town. Almost 19 according to what it should be. One unique thing is MOST places like AMEX. We biked into nearby Bucerías. My bike from resort was $10 per hour. It was a nice bike but wow a bit high. I loved that little town! So real! So authentic, but you'll probably want some cash there vs card. Ok.. spa was amazing here be sure to show up an hour early to use circuit before, we cut time to short. Italian restaurant was our favorite on resort. The meal plan is spendy but worth it if you drink and have lots of fun, if not the meals are crazy expensive. We ate dinner for less in downtown New York! See breakfast receipt attached. The people here are great... amazing actually. The pool is nice and the hot tub is HOT!!! Yes! Lots of beach salespeople, but they are pleasant when you say no and do offer great deals. The beach itself has great service, beautiful sand and sometimes the ocean is inviting. I don't think the people staying here can read, they have signs saying not to reserve lounge chairs.... On a string of 14 chairs. The entire row.... Looking across at over 24 saved and 2 actually sitting there. We watched a section one day of 14 reserved and only 4 people showed up all day. I'm always amazed at how privileged people think they are. They have fun short themed shows at night that are good. There are NOT enough public restrooms and nothing near the beach. One by pool and restaurant with a 4 stall ladies, one in lobby and one in the basement (I would avoid this one and my husband agrees with mens there). The lack of that space should be in your mind! Another thing is signing for everything.. EVERYTHING! If your all inclusive you sign too.... I really don't understand this.. They shut down most stuff at 10, lobby bar 11. So it's not a party place. There are kids here, but not overwhelming amounts. You can still relax! I've heard rumors they tack on 15% at checkout ...I'll update you after we leave. This was told by someone who booked through Costco. Rooms are nice with great maid service. Can't get A/C to change temp, so we opened door to shut it off! Our amazing friends are Elite owners so we got a few extra deals, but they still up charge for some things. We like Havana Club 7 year old. It's $15 a bottle in town or $10 a drink up charge here. $7 if you're in their class of ownership. Quick update.. not enough umbrellas... and it's hot in afternoons. The same people saving chairs hog umbrellas.... And do t use them. We requested one before 9:30... before the heat came but they just opened the ones for people NOT sitting there...4 hours saved in one spot... many more still not say in!

We stayed here in the middle of October 2023. Every place in the complex that we at was very good. The employees were all exceptional. Our problem lies within our room. We had picked up a few groceries to cook in our room. The first evening we tried, we found the electric stove top was not working. I called the front desk and they hoped the issue would get resolved that night. I looked for the electric panel and found that the circuit breaker had been tripped. I rest it and away we go. Cooked our food with no problems. In the middle of the night we heard some random banging or popping noises. My wife tried to make coffee in the morning only to find that same breaker had tripped again. After making dinner that night we spent the evening out of the room. When we came back after 10:30pm, all of the power was out in our room. The maintenance workers had our power turned back on within 40 minutes. Again overnight we heard the banging/popping noises. Both of us were near the stovetop area when we heard the popping noise and new immediately that it was the stovetop. I shut the circuit breaker off. We only had it turned on for the time we needed to cook. That was bad but this issue was even worse. Our room was extremely humid. Not that big of a deal, right? Well when every piece of clothing, every spot on your bed, and every piece of furniture was damp with moisture, that becomes a big issue. We kept the doors closed. We tried having the exhaust fan in the bathroom on all the time. Nothing worked. Our larger suitcase weighed just over 49 pounds on our way to Mexico. Now we were concerned that the "wet" clothes are going to weigh even more. With rearranging the clothes between our luggage we avoided being overweight. Again, maybe not the worst issue but definitely an uncomfortable wet and soggy one.

After 8 years of being there the first time and now returning with our two little ones, I gotta say this place is still great. The staff is super friendly (shout out to Enrique, super nice and very cool with our kids). The resort is super clean, you can tell they pay attention to detail. Yes, they are very pushy with the time-share nonsense, but after our first experience there, we made sure to avoid it at all costs (no pun). Our kids had a BLAST. The food was good in all restaurant options and even the room service was great. The first day we got there it was very full, seemed like everyone decided to go which made enjoying the pool sometimes hard and food a little harder to enjoy (time, waiting, waiters rushing, etc). As the days went by, the crowd definitely died down so things got way better. This is a great family resort. Maybe for a younger single/newlywed crowd, it might not be the best, but that's just my opinion. Overall really great place, will def go back one day again.

We planned a super last minute trip to PV in early August 2018 and didn't know anything about resorts in the area and didn't have the time to really research. Since we stayed at one of the sister resorts, Villa la Estancia, in Cabo, we decided to stay at Villa del Palmar Flamingos (NOTE: VDP Flamingos is in Nuevo Vallarta or Nayarit; VDP has another location in Puerto Vallarta). We figured we couldn't go wrong with a sister resort within our budget for the trip. We chose the all-inclusive option. The location of the resort is a quick 20 minute trip from the airport and in the opposite direction of downtown Puerto Vallarta. So, keep in mind that if you want to explore Puerto Vallarta, it will be about a 30-40 minute taxi trip (approx. $15 USD) one way. Check in was pretty fast when we got there, but there was a lady who tried to coax us into meeting with VDP staff for the time share pitch the following morning, which when they asked for the $10 deposit, we kindly declined. The pitch does come with freebies for just attending, but we had such limited time that we didn't want to waste any time doing that. We stayed in a junior suite, which was perfect for a short stay with my family. The room was clean. There was a musty smell that was apparent every time we entered the room, but I don't think you can avoid that in high humidity locations. No mini bar in the room. I tried really hard not to compare the experience to Villa la Estancia, which is the luxury resort, but it was hard not to. They are not the same, for sure. We ate at the Italian restaurant after settling our luggage in the room. We ordered shrimp risotto, steak or beef entrée, and the kids' hot dog meal. My daughter ate the hot dog fine, but I wasn't impressed with either entrée and I was disappointed with the lack of any drink specials or cocktail menu. I ordered a pina colada which was a disappointment for me. The next few days proved to be WAY better than our initial impression. The pool is AWESOME for families. There's no swim up bar, the pool is large and 2 levels, with 3 main shallow areas that are great for small kids. The rest of the pool seemed to be 4.5 feet deep, which, at 5'1", made navigating my kids all around the pool simple. Nothing was off limits for me! The pool was also large enough to accommodate a lot of people and the morning aquatic aerobics class without making it feel crowded. My family and I always felt we had more than enough personal space in the pool. The pool side iguanas are fun to watch. Kids loved looking for them. Access to the beach is so convenient. The sand gets pretty rocky as you get closer to the ocean, which makes running around a little hard on the feet. No crazy wave action. Room service was pretty fast for the 3 times we ordered. I was expecting at least a 45 minute wait, but food came much sooner than that. Their flan is really good! Must order! At night, El Patron splits into a Japanese restaurant and a Mexican restaurant. The food we ordered from the Mexican menu was delicious (fish wrapped in banana leaves, a butter shrimp plate). The Japanese dishes were better than I expected them to be. I can't say we enjoyed the sushi rolls we ordered though. In general, I think they prepare chicken better than their beef. No matter the location of where the beef was ordered, it was too salty. Overall, service was good, not great. Some of the staff were cheerful and seemed to enjoy their job. Others, not so much. We received really good service from Reynaldo at the pool and Lupita at Vallarta Adventures. TIP: If you get all-inclusive, the package ends at noon on the day you check out, so get as much as you can out of it from the pool bar before you check out.

We have been members for many years. Overall, the resort is well kept and people are friendly. It is an older crowd, therefore not real noisy. The 3 stars are for the restaurants. They leave a lot to be desired. Food is mediocre. Menus are not changed very often. At El Patron recently, I had the worst Cesar salad and fried Calamari I've ever had. The only fish on menus is Mahi Mahi and Red Snapper. Bottom line, Time Shares are not good investments and your tied into paying maintenance fees whether you use it each year or not for 30-50 years!

DON'T SIGN ANYTHING!!! We stayed at the sister hotel of Flamingos in Puerto Vallarta over the Thanksgiving holidays. We were bused to Flamingos for the sales pitch on their vacation club. They designed a package that met all of our families needs, specifically a penthouse room that would sleep 11. They offered to give us a tour, but then said it was not available for viewing. We signed based on this promise. Since then our grandkids ended up getting bed bug bites, reservations says their is no penthouse that sleeps 11, the phone numbers and emails given to us at the sales table no longer work. I waited 45 minutes on the phone to have someone tell me I basically need to fly back to Puerto Vallarta to resolve any contract issues. DO NOT SIGN ANYTHING WITH THIS ORGANIZATION!!!

Zero stars. We paid for all inclusive. New Years Eve they offer a grand buffet (same food already experienced during stay). However, they want to up charge you $100 to attend, per person (uh, hard no). They only had one restaurant open for the all inclusive (2 hour wait). Everyone was upset including me. Totally unacceptable and I won't be coming back here (go to the Riu). Then they charge you $10 per day/per device for internet. I'm convinced they have some block on the internet because you have NO reception using your normal phone internet. Overall, bad experience and I let the manager know upon check out that we won't be back!

As beautiful and enticing as it is, DO NOT WASTE YOUR TIME HERE! The sales team lie and do not follow through on their word. Making empty promises and then pass you off to the next sales person. We actually really did enjoy the tour and the presentation but when we ended up saying no, all of the sudden the tables turned. Everything promised to us at the end was denied and we were basically pushed out the doors. I will take my time and write a negative review everywhere I can in order to warn people of these lies. Such a shame because we considered coming back and going through with the sale. All they had to do was treat us with respect and follow through with their word. Simply deliver what they promised.

Two stars is too little but three is too much so if I could, I'd give them 2.5! This is the second time I have done the all inclusive feature at a resort (first time was in Cancun) so it's safe to say my standards were set pretty high and I was not surprised when they weren't met. Pros: *unlimited drinks and food *room service *large pool area with plenty of seating *a hospitality room to stay in after you have checked out *pool area has a waitstaff *spa experience was expensive but very relaxing *the better tip you give the better service you get *some servers have great character *gift shop/grocery store has a wide variety of items you may need *only a few steps away from the pool is the beach *a room to keep your luggage after you have checked out and still want to chill at the pool Cons: *wifi SUCKS and mainly works at the pool *watered down alcoholic beverages *we saw them put rum in the drinks that were supposed to have tequila (rum is cheaper for them to use) *not flexible with check out times *no shuttle that takes us from hotel to airport (as advertised on Expedia) *if you need to extend your check out time it's $100 which is about the same price as staying for another day! *wifi is $10 per day per device which is pretty pricey when it hardly ever works! *water pressure in our shower was awful *only two restaurants in the resort *bars close early so you can't stay up until 2am drinking like most people enjoy doing on vacation! *no swim up pool bar! *the theme nights are lame lol *Pedro was so great and always made sure our cups were filled and well decorated for pictures. **Reynaldo also took great care of us at the pool. He brought us lunch and shots and checked on us enough times without constantly bothering us. ***our waiter at El Patron, Francisco, was a jerk with attitude and therefore did not receive a tip. (Our overall price included a 10% gratuity & we were able to give an extra reward if we chose to) he then opened the checkbook while we were still at the table and his face completely dropped when he saw no cash left inside. What did he expect?

We come here every year and we like be the staff. They treat us like family! You really won't be disappointed if you purchase all inclusive as the food is excellent. The waiters live to put on a show for you too! Ask for a Mexican coffee (or decaf) and they will really give you a show!

Villa del Palmar has serious Wi-Fi problems. This is our 4th night and we still don't have decent service. We have visited the front desk 4 times minimum. Moving 15 feet in the room disconnects us. None for me at the beach. If you need to stay connected- hmmmmm. My friend spent $75 and is also constantly disconnecting. All the staff have been competent and polite. I do mean all! Waiters, bell staff, convenience store, towels, housekeeping and laundry! Wonderful people. The food has been yummy at beach, Italian restaurant and off premises. Wines are nice. Very clean and pretty. Lovely garden and awesome sunset views. Iguanas at pool and dolphins in the surf. Calm water in morning for paddle boarding. Boogie board in afternoons. Super comfortable water temperature in mid-January. Definitely an older clientele but if your kids have a friend they can have a great trip. Good security. Close to Mega grocery and liquor. Happy hour from 5-6. Delicious guacamole with those extra thick chips for easy lifting..Shrimp brochettes with peppers and onion is a lunch I could have everyday. Would it help to bring a booster for wi fi? Having a lovely time with a glitch!!,

Food was really good at all buffet and dinner shows on-site including breakfast. Very good vegetarian options and they give extra food to shelters, which is awesome. 5 star! Center area uses a microwave and is just so-so Italian theme. 2 star! It's a fun beach with a 5 star spa. Each massage room has its own shower. Super friendly staff! Will get a 1 bedroom next time so I have a spa tub separately from shower. The tap water is awful!!!!

Where do I start... My family of 6 got the All-Inclusive Two Bedroom Villa Suite and let me tell you, it was AMAZING!!! I can not get over how clean, perfect and just outstanding our stay was at this hotel. Room service food was DELICIOUS! Everything I had was good and I am a very picky eater. They kept the rooms really clean, the lobby was clean, the pool area was clean. We stayed on the first floor so we walked from our patio to the pool. TWO CONS: BAD THING is the Wi-Fi, it sucks!!! I am a person who is always on their phone posting pictures on social media and I was just so mad that the Wi-Fi was horrible AND pricey! It is $10 PER DAY, PER DEVICE, not so bad right? But wait for it... It doesn't even work in your room!! You have to be by the pool area to have good connection. I still bought it because I can't live without my phone. They only have 2 restaurants which is El Patron and the Pizza Bar that turns into the Trattoria past 6pm. The food is Italian, its delicious but it sucks that they're your only options besides Room Service. Besides my two cons, everything else to me was PERFECT! The weather was perfect, love that they have two huge pools and they never get crowded, love the store by the entrance of the hotel where you can buy food, ice cream, beverages (does not come in all-inclusive plan) you can also buy souvenirs, clothes, anything that your local Rite-Aid, Walgreens, or CVS will have, also love the Mexican vibes of the hotel, love alll the beautiful palm trees that makes it very tropical, love that its close to the Puerta Vallarta Malecon (about 30-40 mins out), close to the beautiful town of Sayulita (30 mins out), last but not least, LOVE THE FACT that the TimeShare people did not bother us ONCE!!! If you are coming to Nuevo Vallarta, definitely STAY at the Villa Del Palmar Flamingo, get a Villa Suite with the All-Inclusive plan to get the same experience my family and I had.

This is our second stay at this resort and our 3rd stay with the villa group. I love walking in to the beautiful, clean and spacious lobby. From the lobby you can see the pools & the ocean, it instantly makes you feel relaxed and puts you in a happy place. The check in process is always smooth, the staff is pleasant and efficient. After checking in you will be directed to a concierge. This person will give you info about your stay, tell you how to buy activities, and try to book you for a time share presentation. My advice is work out some good incentives to go to the presentation (free massages, free activities, etc) then attend the presentation but DO NOT BUY!! Again, DO NOT BUY THE TIME SHARE!! (Trust me, we bought) The esthetics: The grounds are luscious, beautiful and very well maintained. The rooms are decorated with a Mexican theme. They are spacious, clean, and comfortable. You can tell there is high attention to detail here. Every area is clean and beautiful! The food: Overall I would say the food is average. This resort doesn't offer anything too special when it comes to food. If you did not purchase the all inclusive meal plan, then you should go out and explore some of the restaurants PV has to offer. Also, I really do not think the all inclusive meal plan is worth the money, unless you are getting a very good deal or eat A LOT of food. Regular price is $105 usd p.person p.night. Honestly, my husband & I ate at the resort every day and did not even spend $100 daily for the both of us. Yes, this included all 3 meals. We decided to go to the grocery store & pick up some drinks & snacks for the week (spent like $50). I will include some of prices I can remember so you can get an idea of costs. Also, please keep in mind that when we went the dollar was worth between 20-22 pesos. Prices in usd: Breakfast buffet is $15.50 per person Room service ranges from about $6-15 (has b.fast, lunch, dinner options) Pizza $10 La tratoria (italian restaurant) ranges from about $12-25 plates El Patron at night (pretty good Mexican food) average about $12-15 plates The grill/bar area has a nice selection of lunch options (burgers, salads, sandwiches, some Mexican options, some seafood) I would say the average is about $8-10 plates. We attended the "beach party" for $20 p.p it included buffet dinner (good selection of food!) open bar, and live music & entertainment directly on the beach from 6:30 -10pm. Totally worth it! The Staff: Always attentive and courteous. Special shout out to Javier & Gilberto for providing great personable service. The Spa: Totally worth it! Treat yourself! Arrive about 1 hour before your service so that you can take advantage of the wet area. Pointers: -No cash hotel. Bring a credit card. -Tips are always included but nice to leave extra :)

We had an amazing time here! The beach was amazing and clean as well as the resort grounds. My son loved the iguanas. Food was great and the staff was wonderful. Especially Isabel doing pool service. She was attentive and personable. She took such great care of us! We will be back!!

I bought in 2013 and was last here in 2014. Since Mexico is one of the few countries that Americans can visit during the pandemic, we decided to burn four years worth of points and stay in a 3 bedroom (really a two bedroom with lockoff) - Room 1301AB. Although this unit does offer oceanfront views (from 1301A) with a wrap-around patio, it is not the most desirable 3 bedroom unit. Your daily walk to/from the room will give you views and smells from the restaurant at Flamingos and the resort next door. I will say that it was convenient being on the 3rd floor rather than higher because you don't have as many stairs to climb. In COVID-era, elevator access is even harder to come by than before. The elevators are slow and access is limited to one party at a time. Overall, the resort is still gorgeous and definitely has the wow factor when you come through the lobby to view the pool and the ocean beyond it. The staff is friendly and definitely happy to be back at work after being off from March-October. With the reopening, the timeshare tours continued and every morning there are new groups of people hearing the Villas Group pitch. As a member, you must attend a "members workshop" the day after you arrive. My wife and I did. They offer a bottle of tequila or champagne and a 20% discount card for activities and food at the resort at the end of their pitch. I know the drill - they want me to increase my ownership. One thing that is new from 2014 is that they can convert it into some kind of real estate scheme rather than the points system. Be prepared to say NO three times (to different people) because the deal will keep getting better (my final offer was to buy up to 5100 annual points with Elite membership and Holiday week access for $.11 per point). Back to the resort, it IS showing signs of age. Our frigs barely worked, neither did one of the in-room tubs (no hot water). We also had a drip from the ceiling in one of the bathrooms that we had to call maintenance on after it filled up one trash can with water overnight. The frig had to have the GFCI reset behind the unit and we have no idea how they fixed the drip. The room furnishing is a bit worn and the kitchen is barely functional. The knives won't cut through limes. Some people might not care about these things, but these were the annoyances we experienced. Competition for chairs at the pool is tough after 9am. The pool doesn't officially open until 8am, but there are plenty of towels reserving spots before then. We did not eat at any of the restaurants because we had a car and got groceries at the supermarket for most day meals and we went off resort for dinners. There is a "new" sushi restaurant on the 2nd floor where the timeshare sales club used to be. It is only open a few nights per week currently. As for COVID conditions, most staff wear see-through plastic mouth coverings - definitely not CDC approved. It doesn't matter too much because everything is outdoors and open. Other staff wear appropriate mouth masks. Hand sanitizer is available throughout the resort and they check your temperature everytime you enter the resort at the front gate.
