I had an absolutely wonderful time there. The cleaning staff was very helpful. The rooms and villa transported you back to a different time. (Very romantic) Very clean and the location is TOP NOTCH and very safe. Bathroom is modern and spacious. 30 second walk from the BEST SUNSET VIEW!! The only cons were for me personally was that the front desk attendant was not there all 3 three days. I was told she was sick. Oh well. No biggie. But that wasn't a big deal because i communicated with a sister property and they walked me thru check in. They left an envelope in a drawer with my Card Key and instructions. They were very kind and patient and helpful. It would have been nice to have a coffee station with maybe some fruit or bread and snacks in the dining area in the mornings. It didn't seem like an area that was used much but it was very nice to eat in case you wanted to eat on a table. This is the type of stay that creates an experience as if you were in a Hotel in Morocco or Spain in the 50's. So if you want bland, and a boring vibe like a Holiday Inn, or a caproate controlled scene, this isn't for you. Also the sundeck is very quiet and private. My flight was a late flight so they let me keep my luggage at the sister property until i was ready to leave. (Casablanca Hotel) Its a 12 min walk away. If and when i go back i am DEFINETLY staying at the villa again. NO DOUBT.. Bring comfortable sneakers for walking, The hills are no joke in San Juan.

When I read these reviews after saying here, I wonder why certain people travel outside of their own countries. |This hotel was FANTASTIC! It has such an old school PR charm, and the room we booked (king bed)- was incredibly romantic. High ceilings, super comfy bed, cool bathroom with a double shower… |It was truly everything.|On the roof were claw foot bathtubs (that’s right)- and we sat in them each night, going from our personal hot tub to personal cool pool. It was beautiful with a bottle of wine and looking at the stars. ||If you want to feel like you’re really experiencing San Juan, stay here. ||If you want to feel like you’re still in America, stay at the Marriot.

Stayed here prior to moving to our AirBnB outside San Juan, and then again the nightbefore we flew out. Quaint, quiet, clean, romantic. Great rooftop patio to hang out in the evening. Room #5 was extremely spacious! Hotel communicated with me throughout the process - very helpful. Excellent location to EVERYTHING in Old San Juan!

Sadly, 4 weeks after Theo Azael couture's review, nothing has changed. One of the only things going for this hotel is the location. I did not receive an email with instructions on how to get into the hotel. I called almost or about 15 times, went to the website and sent a message, tried the WhatsApp and Facebook Messenger links (they didn't links work) from the website, before someone from Casablanca hotel answered and told me to expect an email in 30-40 mins. I still didn't receive the email. If not for a good Samaritan I would not have been able to get into the hotel and my room. I'm sitting here at 5pm in my with no wifi and calls are going straight to voicemail. Why not include the wifi password in the hotel policy paper??? What is a hotel with no customer service? The website and signs are misleading claiming that customer service is open from 8am-4pm or something like. THEy ARE NOT! I DID NOT MEET A HUMAN employee and I was glad that I did not have to lug my suitcase around town trying to find a Casablanca hotel for help. There should be someone available during normal check in and check out hours. The owner should go to each room, switch off the lights and see all the openings/cracks where creepy crawlies can come through and plug them up. The hotel is very EARTHY with mold and mildew saturating the courtyard - pressure washing is a thing!. Rooms are VERY small and it's difficult to tell if the floors are actually clean. The concept it's interesting but this is the WORST experience I've ever had in all my years of travelling. Shower is decent and the hot water felt good. Enjoy pics of A cute snail hanging out on my door and a nasty ball of hair by the outlet next to the night stand. Do u see the lizard/gecko? And the fire hazard of a blow-dryer? I opened the night stand drawer and there's a grocery bag that must've been left behind by a previous guest. I did not want to open anything else. But there needs to be more attention to detail. There's visible dust on the open pipes under the bathroom sink. 2nd night: there's water dripping from the AC down on the pillows so I have to try and sleep on just one side of the bed.

The Ghost Hotel: An Artist's Disappointment with Missed Potential A haunting concept marred by a lack of service and misleading presentation. As an artist, and known fashion designer who challenge the status quo, I was immediately captivated by the idea of VILLA HERENCIA HOTEL. The name along with images of a historic building steeped in atmosphere, its very bones whispering tales of the past. The furniture, I was told, spoke volumes about the property's rich history. It had the potential to be an unforgettable experience. Unfortunately, the reality fell far short of the dream. My first encounter wasn't with a spectral presence, but with the absence of staff. Reaching anyone proved an exercise in frustration, with calls going straight to voicemail. The website, my initial point of contact, only deepened the confusion. It portrayed The Ghost Hotel as a full-fledged establishment with breakfast, a restaurant, and attentive customer service. None of this was true. A Rude Awakening Upon arrival, the truth became painfully clear. The Ghost Hotel wasn't a hotel at all, but an Airbnb disguised as one. Disappointment washed over me, particularly considering the price. Just a block away, Hotel El Convento offered all the amenities promised by The Ghost Hotel, wrapped in a stunning historic setting. A Ray of Light – and More Disappointment The sole bright spot was the kind cleaning lady who confirmed my suspicions about the property's true nature. Lost in Translation This experience left me feeling misled and frustrated. The Ghost Hotel, or should I say Villa Herencia, has the potential to be something truly special. The historic architecture and unique atmosphere are undeniable. A Call to Transformation I urge Villa Herencia to take this feedback constructively. Focus on the strengths – the beautiful structure and rich history. Update the website to accurately reflect what you offer. Invest in proper customer service – a welcoming presence, not just a phone number. A Missed Opportunity – and a Promise Unfulfilled My initial plan was to return after visiting St. Thomas. The lackluster experience, however, forced me to change course. Hotel Villa Herencia could have been an enchanting stay, a place where I could wake up to breakfast in a captivating setting. Instead, it became a reminder of missed opportunities. A Final Hope I hope Villa Herencia heeds this call. San Juan, with its vibrant culture and warm people, deserves to have this gem shine at its full potential. With the right approach, Villa Herencia Hotel can transform from a disappointment to an unforgettable experience.

Google
I would not recommend staying here unless you want cool pictures of the interior and not much else... ||I will start with the redeeming factors: The front desk staff (only on location til 5pm) and cleaning staff were lovely and incredibly accommodating. The rooftop area and hot tub were a fun lounge location. Our room had great air-conditioning and the wifi always worked. The location is outstanding, but there are many other hotels in the same area.||The cons: (1) Our bed and pillows were extremely hard and uncomfortable, which I have read other reviewers mention. When I first read those reviews, I thought those people must be exaggerating, but they were not. (2) Our key card did not work TWICE after hours, and we had to call an emergency line and get assistance. On the second time, no one answered for awhile, and we had to BREAK IN to our own room. We did not break anything to do this, and it was entirely too simple to do. We still felt safe, though, since the main entrance was locked and code protected and our room had a bolt and safety lock. (3) The bathroom was extremely small and the water pressure was not good. (4) Our sink leaked constantly. (5) Our TV did not work. (6) Our safe did not work. (7) The floors were dirty.||After meeting other travelers around San Juan, we realized we over paid (by a lot) for what we got. I would not stay here again unless it was at a big discount.

This little hotel is such a GEM, located in a little side street in the middle of Old San Juan. The hotel has a beautiful Spanish Hacienda Style throughout the rooms and common areas. Our room (ground floor - H7) was spacious, stunningly detailed decorated, high ceiling, the King size bed was very comfortable and the bathroom had a big shower with two shower heads. Morning coffee is served every day and an ice machine is available since the room has no fridge. ||The villa grounds have a little rooftop to use as well to enjoy a morning coffee. The staff was extremely friendly, accommodating and truly helpful. The location is in walking distance to the ports, restaurant, shopping and nightlife. ||We highly recommend this hotel and we would definitely stay there again when we return to San Juan.

Yelp
This small and intimate hotel that in my classification is a bed and breakfast without the breakfast is just a place to lay your head. There is no breakfast served, no concierge, no one to assist with booking excursions or give advice on sight seeing endeavors. When I asked the front desk that is only there 9-5pm for information about activities I was given a website URL AND NO additional advice. In the mornings there is a pot of coffee with plain cream and sugar out in the dining room but nothing else, no teas, breakfast bites, continental breakfast, variety of creamers, granola bars, yogurt, nothing. Also you must have a code to get in the front door for check in which you are not provided beforehand so when we arrived after dark we had to call the 3 numbers listed on the door, some of which were busy. It took us about 8 minutes to finally get someone on the phone to assist us. Also, they charge the card you booked with, you are not officially checked in with the exchange of a card or information, and you are not provided a receipt upon check out you literally do everything on your own which requires no work from the staff. Also they lock you out of your room at 11am sharp on the day of your departure. They present a rustic original unaltered feel in the rooms but I believe it's because they don't want to do the upgrades it so badly needs. You will not sleep here I may add as the birds outside your room will arrive like clock work around 8pm and stay until 9am the next morning. In addition you will be awakened to the staff cleaning the fountain and hiding down the floors which are cement and brick. I was on the phone one night in my room and the person literally asked if I was outside and I explained nope in my room. I had a queen room and it is SMALL soon as you walk in you are knee to bed no room to turn around unless you squeeze to the sides of your bed. Also there was no full closest or mirror in the room. The lamps and end tables mismatched which leaves me to believe they got a bunch of old items from a thrift and just put in the rooms. If staying in Old San Juan again I would choose other lodging that's more service oriented, and more modern furnishings.

Yelp
What a cool place to stay! The rooms maybe small but the comfort, style, and location are huge! From the outside it doesn't appear to be much, however once those doors open you can start to see all the personality and charm Villa Herencia has to offer. From the moment I arrived I knew I chose right. The young lady checking me in was very bubbly and helpful. She was just full of personality. She told me about the hotel, explained how breakfast works, showed me to my room, then walked my upstairs to show me the roof deck. It was a great stay! I would definitely stay again!

Yelp
This hotel definitely has its fine points and charm especially its outdoor courtyard and rooftop area. However, we did need to change our original room due to condensation coming off the ceiling. The front desk was gracious enough to provide us with another room but this room had the same issue, as well as a strong mildewy odor in the bathroom which by the second day smelled more like an open sewer. This may have been due to work going on in the street outside but the air condition unit above the bed dripping water on you as you tried to sleep was not acceptable. This hotel is reminiscent of a colonial era Spanish style home which is appealing. But it needs work and is not ideal for those who need a good and comfortable nights rest.

Yelp
The check in process was utter nonsense. There were no employees at the hotel when we arrived. There's no front desk, no people. It's 9:17PM I still haven't seen anyone. The email I received said if we arrived after 1 to call the "sister hotel" Casablanca for instructions on how to get into Villa herencia. I called the number 3 times no one answered. We're standing outside of a locked hotel we paid for with all of our bags on the street and no human help. Finally a man answered when my fiancée called the number but he had no idea about check in instructions and asked how we even got the number. That faulty Casablanca hotel number was also listed on the locked front door of villa herencia. When my fiancée banged on the door and finally flagged down an employee he was also not clued in on how to check in. The email they sent with weird instructions was odd, and we travel a lot. Then for the instructions to not even work was wildly frustrating. No one answered the Villa hotel phone number either. There's no place to park in old town San Juan, so I had to leave my fiancée on the street with all out bags while I tried to drive to this hotel Casablanca to see if someone there could help. Very unprofessional somebody dropped the ball. How can there be no one to let you in and no one helping at the other end of these phone numbers?

Natalia S.

Yelp
When my fiance and I came to Puerto Rico, we wanted to stay somewhere that FELT like we were in Puerto Rico (not some generic hotel), and this little gem right in the heart of old town was definitely that. We really enjoyed our stay, but I wouldn't recommend it for everyone. One of the biggest pros is the locations. This is right across from the main cathedral in the heart of old town (hidden next door to the exorbitantly expensive Hotel El Convento) -- and just a block from the coast. It's also just a short walk to the castle. The down side is that if you're renting a car, it can be a bit difficult to get all the way here and down the tiny cobbled streets. There is also NO HOTEL PARKING -- you'll need to valet right next to the cathedral for $21/day. Trust me, you want to do that. The staff is absolutely fantastic -- very helpful and willing to give you a list of recommendations for where to go for the best food, the best drinks, the best music, etc. The rooms themselves are definitely different. Very much on the small side. Our room fit our bed, a tiny night stand, mini dresser, and little TV. You can barely even pass each other inside. The shower is big enough, but the water had only 2 settings: cold and scalding. So we had to do a bit of back-and-forth regulating. The bed made a lot of creaking noises, which woke us up at night sometimes -- and probably made some inappropriate noises since I was with my fiance ;) The electricity also went out one of the mornings, but we decided to just go into town, and it was back on when we came back. So overall, not the biggest or most luxurious accommodations, but certainly unique.

Yelp
All in all a great spot and very authentic Old San Juan experience. Very charming and slightly eccentric. Close to everything. Park in the nearby parking lot 10 min walk away for $3 a night. My only complaint is that I accidentally left my phone charger and all my products in the shower (pretty standard mistakes to make). I immediately wrote an email which was ignored - but hey no problem, so I called the hotel the next morning to inquire about my things. The manager was pleasant at first and happily informed me the cleaning service had my charger which they would mail to me. However, when I tried to describe my $100 face massager and bath products left behind, they cut me off multiple times to insist the cleaning service did not find these items. I asked him to double check as I know for a fact that they were left behind. I called again after not hearing from them and reached a different person. Unfortunately, it was the same unhelpful response.

Yelp
We stayed at this cute boutique hotel during our stay in Old San Juan. The location is perfect, literally walking distance to all the attractions. The staff were all so welcoming and very nice. They were so helpful in giving us tips on where to eat, bars to visit, and all the things to do. A small, but yummy, continental breakfast was included. It was the perfect meal to start off our day! This was one of my favorite parts of our stay since me and my husband completely winged our trip and we used breakfast to plan our day! The hotel decor is by far the best! It is an older building with antique decor and some of the decor can seem dirty and dusty! The room we stayed was small but very well air conditioned. It is for the most part clean but like I mentioned, it is an older 1900s vibe hotel! If you are looking for the authentic Old San Juan hospitality at an antique hotel! This place is def for you!! I would stay here again!!

Yelp
Wow....this hotel is BEAUTIFUL! I am so happy with it! The pictures really don't do it justice. You have to come and stay here to see for yourself. I honestly can't imagine staying anywhere else and plan on coming back next year. My husband and I are stayed here for our honeymoon. He booked this really quick. Even though the pictures were amazing, I was hoping it looked just as good in person....and it does and then some! The staff is extremely helpful and friendly! I like that they have continental breakfast. This is the perfect spot for a romantic getaway. I feel at peace here and I need that after planning my wedding for 2 years....it's the best place to come to and relax. It is also very close to restaurants, shops, and the beach.

Emiliano J.

Yelp
Great boutique hotel (8 rooms total). Service was amazing. Clean rooms and great price.

Yelp
We checked in 3/12/2019 at the hotel I must say that the young man that helped us did a great job accommodating us , considering the reservation wasn't what I wanted ! ( I booked through booking .com by mistake ) as I usually go directly through the hotel website anytime I book a reservation! The room we had was great all the comforts of home , the staff was great very accommodating and the breakfast in the morning very nicely done ! On our last day they called us a cab to the airport it was so nice it just made it easier for our trip ! I would recommend Villa Herencia Hotel to anyone traveling to Old San Juan thank you for the wonderful stay at your beautiful hotel we will definitely stay again

Yelp
Checked in late, seemed cute. Then the nightmare began. Other guests started playing incredibly loud music all night. I took video at 2:45am. However, there's No manager on duty to complain to. Not worth staying here. Will be checking out in the morning and finding a real hotel to stay in.

Yelp
Villa Herencia is an okay hotel. If you're going for a more rustic than modern look, then you'll enjoy staying here. My partner and I decided that we wanted to get the rustic experience, but I was disappointed. For starters, it's not a very clean hotel. The floors are disgusting and look like they haven't been swept or moped in ages. Additionally, room service only changes your sheets, supply fresh towels, and throw out any trash in the garbage cans. They do not clean the bathroom, the floors, or the actual room itself during your stay and in times of Covid-19, I expected the rooms to be spotless. With that being said, I'd give them a 1.5/5 for cleanliness. Additionally, our TV did not work at all during our stay even after we had one of the employees come and "fix it." When you're hiking through Puerto Rico or spent 8 hours sightseeing, you want to come back to your hotel and relax. At least for me, I like to watch tv while I unwind and unfortunately, I couldn't do that. Also, you'll die from the heat inside of these rooms. We had set the AC to the lowest temperature, which was 62 degrees, and my partner and I had to sleep with the sheets off and with hardly any clothes. It's as if the AC did not work because our room was so hot and muggy. Lastly, there's this weird odor in the hotel, almost like a damp smell. Our bathroom (the first day we arrived) smelled damp and gross and we couldn't figure out what it was. Throughout our stay, we had to spray perfume whenever we went to get ready or take a shower because of how bad it smelled. Overall, I wish we stayed at a modern hotel that had much better service, was a lot cleaner, and didn't make me regret spending my money

Yelp
Treat yourself to this friendly, elegant hotel. The ceilings are high, the beds are incredibly comfortable, and antique furnishings and original artwork make you feel that you are visiting the home of a refined friend. The upstairs garden, complete with bathtubs, a hammock, and flowers, is a fun spot to relax. Breakfast is included, served in the dining room on silver trays with Puerto Rican coffee, tea and pineapple juice. You will be glad you chose this romantic, luxurious hotel for your stay in Old San Juan.

Dayna M.

Yelp
Stayed for 4 nights this past January. Had a fantastic stay. I spent a long time comparison shopping hotels in the Old San Juan area and I can confidently say that Villa Herencia is probably the best value available. Here is what I loved: Pros: Beautiful building, courtyard and roof - great way to relax if you don't want to sit in your room all day. Fantastic location. Walking distance to restaurants and historical sites. Friendly staff. Free continental breakfast. Clean room with windows facing the courtyard. Each room has an individual bathroom. Cons (hardly worth mentioning): room was small, but I didn't spend much time there anyway, so who cares? Dim lighting. Not worth knocking off a star for either of these.

Anna W.

Yelp
A perfect little hotel. Comfortable and very charming. The rooms are small but just what you need. It's right in a very quaint part of VSJ. Highly recommend.

Carolina C.

Yelp
$277 for a small room without hot water and wifi. The location was great, but I wouldn't stay here again. Having to take a shower in cold water stinks. We had bikes, which were hard to fit through their narrow doors. Getting our stuff up narrow stairs was also a pain. The staff was nice. They said it was ok to go into the dining room and help ourselves to the breakfast food (cereals, coffee) early, since we were riding before their staff would come in (8 am). The other cyclists and I walked into the kitchen to find milk. We found roaches. I left something behind in the room, and emailed to ask if they found it. They didn't respond. They have an honor bar. No prices listed, but I like the idea.

Yelp
If you are expecting the Ritz, this is not it. What this hotel is, is purely authentic old town San Juan. From the moment you enter you will go back in time and feel like it's 1900, but with excellent air conditioning. Each room we saw was well appointed and the artwork is great. We had room H9 which was upstairs and opened up onto the sun deck. We had easy access to the outdoor tubs, which seem cheesy, but after a long day of walking and sweating are the perfect way to soak out the aches and enjoy a beer. The breakfast is nothing spectacular, but a couple of eggs, yoghurt, toast and coffee was enough to get me moving and I didn't have go looking. The hotel has an understated luxury that I found more alluring than a big named, box hotel. There will be cats on the terrace, you will hear the neighbors dogs bark, not ever surface is level and the furniture is period. The hotel marries modern with antique in a manner that keeps you comfortable, yet allows you to embrace the classic. If you are staying in the old city, stay here. It will really complete the experience.

Yelp
A little over a year ago i came upon this quaint little place while taking a stroll in Old San Juan. After being invited in by a friendly clerk to take a peek at the facilities, I fell in love with it and vowed to return as a guest. The place reminded me of my childhood home and of my grandmother's best antique furniture -with a twist. Spanish colonial furniture has been tastefully upgraded with rich and modern fabrics, and the walls are decked out with vibrant paintings by Puerto Rican contemporary painter, Roberto Parilla. I returned to Puerto Rico and kept my promise. The place is as genuine as they come. It is small (boasting only 8 rooms) and it does not offer many of the amenities of a large chain hotel (i.e. pool, casino, 24-hour room service). Then again, why would you ever want to stay in one anyway? What it lacks in Trump-ish extravagance it makes up in charming authenticity. You get continental breakfast, bedtime cookies, and an "honor" bar in the hotel's living room. In addition, you get a splendid common terrace and a super-convenient walk-able location. The fist night there we had some trouble with the hot water (as in all old homes there is a trick to making it work, which the desk clerk failed to mention). To my great surprise, the manager sent her profound apologies with a prompt credit and a discount for a future stay. This -in my book- is a sign of a superb establishment committed to customer service. I immediately booked another night and the experience was only more splendid than the previous one. My only tip for a guest looking to stay there is to make the reservations using their online system. Since it is a small operation with an infinitesimal staff, telephone calls and emails may take a while to be answered. I've already started daydreaming about my next trip there and my next stay at this charming little place.

Kim S.

Yelp
Absolutely nice people, friendly service. The decor of the hotel is fab of the fab, almost feel like lost in 16th century Europe with a hint of Caribbean. Really made my first day in San Juan! Oh, good price and good location as well~

Erica J.

Yelp
Let me start out by saying, some of the photos do not do the property justice. The quaint 8 room , 2 rooftop suite hotel is magnificent. Charming is a basic description. I am in love !!!! Each room is different and yet the property keeps the same rustic Spanish feel. As the Front reception agent said, " It allows you to feel Old San Juan." We stayed in the King upgrade with twin daybed in a stepdown room. The same room holds a straight back chair in one corner and an armoire. This is also equipped with a pack n play, umbrella, and iron with board. The price, locations, and staff make it a "No brainer "

Jim W.

Yelp
Beautiful rooms and upstairs patio , great location and friendly staff, we had a great time here!

Nina B.

Yelp
Staying at Villa Herencia made my feel like a princess. My boyfriend and I had the pleasure of staying three nights here on a recent visit to Old San Juan. We first stayed two nights at the beginning of our trip and decided to stay an extra night at the end of our trip because we loved it so much. There are 8 rooms, each with a mix of contemporary and antique decor, some with high ceilings, exposed wooden beams and old floor tiles. The front desk staff was helpful and the breakfast was excellent. Breakfast is served in the dinning room with a high ceiling and exposed wood beams on a 16+ person table. I loved the eclectic mix of zebra stripped chairs, contemporary paintings and the chandelier above. Breakfast included coffee, tea, juice, cereal, yogurt, fruit and three different types of delicious fresh baked bread. Old San Juan is easily navigated by foot but if you need to park a car there is a lot close by run by El Convento that offers a special rate for guests of Villa Herencia. Other perks to Villa Herencia included the roof deck with shade, a sweet smelling courtyard, an avocado tree, luxurious beds and hearty AC systems in each room..

Yelp
Beautiful and Romantic. Wonderful service we arrived late at night in the middle of crazy traffic. Once we we're let in all if my stress and anxiety rolled away. I felt like I stepped into a secret castle. The service was so pleasant and kind.

Linda L.

Yelp
A beautiful spot in a beautiful city with impeccable service. As with most of Old San Juan, uneven surfaces make it less desirable for people with instability or other mobility issues. But for the more able, this is the perfect place to stay in OSJ. Cool decor, intriguing artwork, fountain in the courtyard, fabulous 2nd floor roof terrace. We commandeered the breakfast room one evening with a takeout dinner, a bottle of rum, pineapple juice, coconut milk, and very high spirits. The delightful staff kept us well supplied with ice. A terrific if slightly hazy memory.

Sam S.

Yelp
The essence of what a boutique hotel should be. You won't regret it. Most rooms don't have windows but that's overcome with the service, elegance, and unique decor.
