We stayed at this hotel as part of a rerouted group tour. The rooms were large but furnished with very old furniture which seemed like a jumble of styles. Our room was odd as I opened a door and there was this odd closet which was very dirty and filled with storage. The building was lovely with an interior courtyard and the front desk staff seemed nice. The bathroom was old and oddly configured and the toiletries were like little cheap sample bottles. Breakfast was strange and mediocre and the ladies serving the breakfast were extremely bossy as they did not want us to dirty up more tables or spaces than absolutely necessary. Walkable to town which was good.

The building is very beautiful but this place definitely needs renovation. Mainly plumbing and electricity issues as well as some unfinished walls paint. Other than that, it is very attractive. The service is not really good. The breakfast service though is ok

Loved this hotel! This boutique hotel is absolutely amazing to stay at! It comprises of 2 buildings, both of different styles, but both beautiful and unique!||this Art Nouveau treasure has a facade resurrected to its former glory in the "Armenian Belle Epoque" style and inside an appealing blend of old and new world!||It reminds me of a European villa with the courtyard and the well in the middle, its so lovely to just sit around the courtyard with the trees and the running water, a very relaxing place to stay and enjoy

We enjoyed the ambiance as well as the room, which seemed to be the last one that had been available. Perhaps also due to the latter, there seemed to have been a problem with the plumbing in the bathroom, which was a bit disappointing. Otherwise, the location and atmosphere suited us very well.

I was excited that I will spend my weekend in Gyumri and we are going to stay In Villa Kars. But.... next time I will not choose this hotel, there was practically no service.||||The room Aram Khachatryan was spacious and furnished in the old way, clean. But the old cup board was filled with old blankets, there was a bad smell. The door of the bathroom doesn't have lock, the towels were smelling with bleach. It was impossible to use those towels.||The breakfast was another disappointment. Not tasty, one day or more old cheese sticks, the egg frittata was burned, low quality coffee.... ||For the price we have payed for local hotel, what we received was absolutely not value for money.||We enjoyed the evening and morning in the inner courtyard, it was authentic and peaceful.

My Wedding was on August 2021 and we decided to celebrate it in Gyumri, as I am not from Gyumri we booked rooms (for us and our guests) at Villa Kars almost 2 months before. In advance, we agreed that we would have a little Furshet in Villa Kars's yard (for both my guests and guests of the hotel: paid by me). The day before my wedding my Furshet Master called me and said that she went to Villa Kars and the administration was saying here, that there do not remember anything about the first. Apparently, they forgot the details about my booking; we handled it and went to the hotel. The room was nice, but the conditions were extremely bad (the sink & shower were clogged, + the shower was damaged and no air conditioner). Reminder! the administration knew that that was going to be the bride's room and after the wedding, the bride and groom would stay there, but the administration did not dare to fix the room or at least tell us about its conditions. Attention: when we returned to the room after the wedding dinner from the restaurant, I discovered that my hair brooches and perfume were missing from the room. Of course, I told the administration about that and even could the manager, they promised to call back but never called. I had the video made by my photographer on my wedding day when it is visible that when we were leaving the room, my perfume was on the table. If you have ever been to an Armenian wedding, you know that there is a tradition, that Godmother was giving perfume to the bride, so that very perfume was mystically disappeared from my room when I was in the restaurant.

It's the first time that I've been writing a review bearing in mind very controversary opinions on this boutique hotel. From one side, it is a very authentic and interesting place from tourist perspective and I liked it a lot. From the other hand, it is not very comfortable that made be a bit embarrassed. ||||Pros: ||- location||- great design and decoration, wooden furniture||- bed mattresses and linen of good quality and clean||- a fantastic patio ||- shampoo and soap of good smell ||- staff is good and helpful||- breakfast room is very nice||||Cons:||- very few sockets in the room and no any near the bed to charge the gadgets ||- no hooks near the wash-stand to hang the towels||- the shower space is very small even though the bathroom itself is rather spacious||- no refrigerator (I would prefer not having a TV set in the room but have a fridge)||- door lock doesn't properly operate||- much overpriced, indeed overpriced||- breakfast very traditional but seems they save on it a lot||||Resume: if you are a tourist that would like to get the experience of living in a traditional-style authentic eco home, you will not be disappointed.||Otherwise, if you prefer comfort over everything, probably you should look for an alternative option.||||Actually, I would rate this hotel excellent for the design and interior, and average due to the lack of comfort.

This is a hotel where the foundational hardware is good but changes are needed. This hotel was good 5 years ago but needs to improve in some items to compete with some of the new hotels in town. I will probably not stay here again until some of these changes are made. ||We got the Safaryan room which is a room for 4 people at 55,000 AMD an evening. ||Pros |Good location|Nice tile decorations |Thé breakfast manager gives good city tours. |Very cute and authentic decorations. Definitely one of the most genuine hotels in Armenia. |Staff is receptive to feedback (see below)||Cons|The shower in our room is was broken. The shower gun and the holder were unusable. . How this was not spotted during the room cleaning QA is a problem. ||The hotel uses single use cheap shampoo and shop. It would be easy to install shampoo and soap dispensers or use an Armenian brand instead of the cheap Chinese ones they use. A small detail but one that gives a bad impression. ||The windows have no mosquito nets. You want to leave your window open at night but you cannot. This is an easy fix as well. ||Some of the lights in the room were not working either. Again this should be spotted in the room cleaning QA process. ||This is a bed and breakfast so there is no food service for the rest of the day which could be useful to families. ||For the price this hotel charges for this room, these problems should never occur.
