We stayed here for it's location and it did not disappoint. It's right on the public beach and its worth it. The rooms are very basic; keep your expectations low. Wifi was very weak in our room, but we didn't really care. Older reviews mentioned not having hot water but we had hot water shower both days of our stay. Yes, the water pressure is bad but we didn't care. It was enough for us. They provide basic breakfast: coffee/tea, bread, and toast in a nearby beach restaurant. We splurged and got fancy breakfast, and it was worth it. They had construction being done, looks like they are upgrading. Overall we had a very nice stay and would recommend. Just don't go hoping for 5-star quality and be disappointed!

As others have stated, these are basic rooms. We just wanted a clean safe place to sleep and this was perfect for us. Balcony had beautiful view, staff was super kind and helpful, and the reason we booked it: location location location. You cannot beat being 1 min away from Playa Norte for this price. Simple breakfast (coffee, OJ, toast) was a nice perk since the rooms don't have coffee makers. They also provided beach towels which was unexpected. If you just need a clean bed in an amazing spot, Villa Kiin is for you. If you plan to spend time in your room, look elsewhere. We will absolutely return.

I really enjoyed my stay at Villa Kiin! It’s a cozy and quiet place—simple but very comfortable. The rooms are clean, and the vibe is peaceful. It’s not a luxury resort, but that’s part of its charm. It feels more local and laid-back. The location is perfect—close to Playa Norte and walking distance from the town center, but far enough to avoid the noise. If you’re looking for a small, relaxing spot to rest and recharge, I definitely recommend Villa Kiin.

We loved Villa Kiin. We stayed for well over a week and found the location to be perfect. The pool and patio area were in good condition, with charming whimsical beachy touches. The view from the hotel of the water in front is breathtaking. ||||The hotel sits across from the MIA. A huge natural sea water pool, fed by the Caribbean Sea with a bright sand bottom sits right in front of the hotel. It's a perfect area for swimming and snorkeling too. ||||Our room was on the first floor and huge. It was freshly renovated. The rooms are cleaned every other day. No washcloths are provided and you'll probably want to buy a large bottle of water for drinking. We saw no insects in our room or on the grounds other than a few mosquitos and ants. The iguanas by the pool area are fun to watch. ||||Everything is kept very clean. ||||The lounge chairs are few and very well-used, as was most of the furniture. However, some pieces could fit right in at the most upscale boutique hotels. ||||For the price, location, native roots, and charming style, Villa Kiin deserves an excellent rating for our stay.

LET ME TELL YOU THIS FIRST! we WERENT supposed to get this hotel as they SCAMMED US by getting us a way different hotel lobby also. We asked about it, in booking.com it said we were gonna get a balcony, and THIS WAS NOT IT!! It looked promising in the main hotel. DO NOT BOOK THIS PLACE IF YOU ARE LOOKING FOR A CLEANER, AND MORE NICER PLACE to SLEEP!! My family and I booked this hotel for 4 nights. We booked this one because the other one was a total scam. . Here are some Pros and Cons. Pros: - when you walk out of your hotel, you walk into a beach which has BLUE water and CLEAN sand. - pool is clean, and warm. Has public floats, etc. Cons: when you walk in to your TINY room for 2 people, first, when you sit on the mattress, it’s very uncomfortable and not like your usual home. The desk is dusty and not wiped, as well as the chairs. When we tried to turn off the fan it has to taken more than 30 minutes to stop which was extremely disappointing. It was also shaking very hard and looked like there was an earthquake. Some tvs are different, but the one we had looks like it was from the 70’s, having no Netflix and YouTube, only Spanish movies. Bathroom, the toilet was unflushable so when we asked for help, they said the plumber will come tomorrow morning. We waited and waited. NOTHING. The shower had barely ANY water leading to soap in our hair. The mirror is smaller than my face. A window was broken. Lighting, we only had one window and that’s all. Leading us to no natural light, with just a yellow dark room. There is only one big light, that is blue which makes it different colors. The ceiling is not even hard, it’s covered in a thin sheet, as well as there are holes which makes it possible for roaches and bugs to come. The only thing the fan is holding on is a thick stick. Afraid to sleep thinking it was gonna fall. EVERYTHING IS MADE OUT OF CONCRETE. overall just a horrible place to book except for the location. do not book.

If you are looking for an updated hotel, this isn't for you. The bed was a full size with a dip in the middle which wasn't that comfortable. A room air conditioner means that you have control but it's very loud. If you are selecting a hotel based on location/garden then this was great. Staff was fine- we didn't have a lot of interactions. You look out onto the ocean and North Beach is right across the street. The ocean view is a bit obscured by a larger, newer hotel on a reef but that has also created an area that is great for wading/swimming. The wifi was very iffy- you can go to reception to get a better signal or we also found that if we were out on the patio area then signal was stronger. I loved having our own hammock and the garden is gorgeous. We didn't go in the pool due to time constraints but it was beautiful. We did go to the restaurant that has continental breakfast connected to the hotel but they seemed uninterested in seating us or interacting. We went to Garden Bakery and paid for breakfast instead.

Location was great. Property is waterfront but there's a wooden fence and also a metal fence with locked gates between the property and the beach so you need to exit the property to the side road to get to the beach. There's no direct access. Nice beach but there's a monstrosity of a hotel in the water. Nice garden and pool outside the rooms. Room was dark and dingy (double bed, room 18) and needs major updating. The wall air conditioner was excessively loud and would stop working. It was needed at night and with the noise and uncomfortable bed we did not sleep well. Wifi only in the office.

The room was clean, sheets changed daily as well as towels. Staff was amazing and very helpful. Free breakfast was fine it rotated either toast with butter and jam or French toast with coffee and juice ... we added a bloody mary that was outstanding each morning. We had room 18 and the view was perfect. Patio right i front of the pool with ocean view. If you are looking for a clean place to sleep and not fancy luxurious accommodations. This place is great.

Very basic hotel. The price reflects it. Room was clean but very outdated. But we knew we just need a place to sleep. The location is perfect. The water and snorkeling are amazing. The pool was very nice as well. Will definitely be back

Bedbugs!!! They also switched our room from 2 queen beds to 1 king which made for a super awkward sleeping situation. We got eaten alive by bedbugs and after dealing with the rude staff we left and went to another hotel. They refused any sort of refund so we ended up paying for 2 hotels for that week. What a scam this place is! Nasty, dirty, rude... don't let their fake good reviews fool you.

First the good.... great view and beautiful garden! Then the bad...unwelcoming hotel staff, very unkept common areas, locked beach gates, smelly room. There's even a sign in the breakfast room that says" you're mother doesn't work here clean up after yourself"! One and done!

Not an amazing hotel. Not even great for the price. Short walk to the beach, except you have to take the long way because the hotel locks all the gates of the so you don't have direct beach access. In regard to the "continental breakfast" that is included, there is not one. We walked to breakfast every morning. The appliances in the communal kitchen are dirty and do not work. No windows in the bungalow. Screen coverings near the ceilings so bugs and heat get through. Beds aren't amazing, only give you a really thin, scratchy sheet to sleep with. I requested another blanket and the hotel lobby clerk practically laughed at me. Bathroom isn't the best. The first time I turned on the shower the water came out black for about 60 seconds. There were large cockroaches that crawled out of our bathroom sink. Every night we had to cover the sink with towels, and, when I asked for extra towels the hotel lobby clerked again laughed in my face. I try not to be too picky with hotels- especially when I'm going for "island living," but this hotel was a rather unfortunate pick to say the least. Find a different hotel, there are many on the island.

I've stayed a couple times in the past and after this trip will never again. In the past I've had to argue with the staff to get the advertised room price--it goes up when you get there. On this stay they charged me extra for having more than two people in a double room (with two double beds, that is). They knew we had kids and said nothing when we looked at the room and agreed. Then at checkout Jose held us up for another $60. Funny thing is that with a little bit of care, maintenance, and cleaning this room should be worth double and I would happily pay it. I just don't like constantly being ripped off by the staff. In fact, this was the cheapest room during our stay. I also would note that the rooms don't seem as clean or well kept as before. There is no way to secure your door if you have a balcony room, and the balcony is shared with a low (step over) wall between each. I also heard the staff argue with another couple who brought their golf cart back 4 minutes late. They were being charged for the day rate on top of the one hour rate they had already paid. I asked before renting if I could bring the cart back later if I wanted to keep it longer and it was confirmed that I would be charged the full additional price as well as that already paid. Ouch--I rented down the street at Circo's (?) and it was great. It was clear from arguing and from watching that these people are completely used to ripping off their customers. Their attitude was smug and comfortable. I've had had discrepancies, disagreements, and misunderstanding with honest purveyors many times and most will be upset, agitated, and nervous--as most of us at these times. Jose and his ilk or smug and comfortable in this arena, giving a clear indication that my experiences are typical in this place--this is how they do business. I'll be staying across the street at Na Balam. Last time I was there they messed up the booking and only had a single bed. They comped us an extra room without a word. It's being remodeled now. If you want to stay at the Villa Kiin do so but be careful and watch your back. I'll be staying where I'm treated as an appreciated guest rather than an unwitting mark to be taken advantage of.

$50 a night for a basic room with air conditioning and a two second walk to the beach. How can you go wrong? Was our room the best? No. It was small...didn't really feel that clean...wore my sandals in the shower... You have to keep your beach towel for 3 days before they will change it out which was not ideal. No beach chairs but there are fun hammocks outside of every room that you can lay in (and trust me...you will). I can't speak on the larger rooms or suites since we got the most basic room so those might have been better. We chose this hotel based on it's location not for amenities or room quality. Fenix is right next door and we went there every night for drinks and food so you're a stone's throw from the beach and a nice place to eat.

clean room, great location, grounds were lovely with tables, chairs & hammocks. caution to light sleepers: local bar sometimes stays open until 3am with pretty loud music ... and we experienced a group of young adults staying at the hotel that liked to party outside until late into the night. wi-fi only available in the hotel lobby area.
