Villa Kiin

Just stayed for 4 days. Cons: Person at the reception desk during the day is not very warm or welcoming. The rooms with the thatched roof were way too dark. Window only opens about 6 inches. Rooms in the opposite building were nicer. Nice balcony with rocking chairs. The “breakfast” ticket you get is not very good at all. The coffee tasted like instant coffee, the juice is not juice. Breakfast one day was one slice of French toast. A different day it was 2 slices of toast. The bread used was basic store bought bread, nothing special. Pros: the location is great. This would be the only reason to pick this hotel.

You get what you pay for and this was less expensive than others around it for a reason. The setting was nice, and near the East end of Playa Norte. We found the hotel really didn't try very hard however. For morning coffee you needed to take a coupon a block and a half down the street to a bar. Couldn't they have at least put a coffee and tea station in the lobby if not iun the rooms themselves? We stayed in the Honeymoon Suite which had a whirlpool tub which we enjoyed. The windows in the suite didn't open which was a real shame as it would have been nice to have ocean breezes in the room. Kind of odd that a thatched roof bungalow was so closed up. The toilet wouldn't refill after flushing. We asked them to fix it, and they did once but then it stopped working again. And the pleasant pool area was fenced off (with locked gates!) from the beach, quite unlike all the more expensive beach clubs a few hundred yards away. Not sure who they were trying to keep out. They had safes in the room which would have prevented any theft issues. It appeared that nothing had been updated at this hotel for 25 years. Even the sheets seemed old. To end on a good note the vibe in Isla Mujeres was terrific and we very much enjoyed the street scene.

Overall, my stay was great. The location was excellent and a good fit for my budget. The view was awesome. My hammock broke and was not replaced, and the water containers were not refilled enough. We also could not find staff to check out in the morning to reach the ferry on time, so we had to leave our key with family that had a later flight.

Gave 4 stars not 5 for beach side, beautiful views but unfortunately all gates to this resort are paddle locked so cannot enter beach area except from side (main entrance) no biggie just to walk around corner to beautiful North beach right across from Mia Reef. I am sure in its day the gates and additional area with pravillion and 2nd pool was amazing.||Rooms are dated and do require proper cleaning of fan lights, table lamps. We booked on 2nd floor and had queen base with double bed asked to be moved, no issues for an additional $15 us we stayed 3rd level king bed smaller deck area but this was fine, gorgeous views.||Free breakfast is 1.5 blocks away at a beach club, you get free coffee/juice, toast one day then french toast next day (both were great) can order more off their menu. We did a couple times and other times either bought yogurt/fruit from market or went to local bakeries for fresh pastries. Fresh water cooler just outside of front desk.||Pool and ground area nice, lounge chairs dated but okay.||Maria main person at counter was very personable and attentive to any questions we had. Fresh beach towels every 2 days. ||Great price for what we got, will be back. Hopefully they update and clean better, we always had a spotless bathroom, sheets and counters in room though.

It was better than i expected. The location is great. Everyone is very nice. I definitely want to come back. The rooms are clean.

Stayed in the Honeymoon Room. We couldn't open any windows which seemed odd. It would. have been nice to have the ocean breeze that was right outside our windows. The grounds were not clean. Garbage was sitting outside our room that had been there for a long time. Our toilet did not work properly and when we asked for it to be fixed, it was fixed temporarily, but broke immediately after. We were checking out so we didn't bother asking again and just made do with filling the tank ourselves. Our remote control was not working when we arrived so we had to get it fixed. The location is nice. Gates were padlocked to the beach so we had no direct access to Playa Norte. Had to go outside the. grounds and access through the public access. The front desk staff was apathetic at best, not the friendly vibe we got from every other place we had been to in Mexico. It seemed like we were bothering them. All I can say, good location.

We have returned to Villa Kiin year after year since 2017ish for the Christmas and/or New Year's weeks! The access to the beach, the quiet of the hotel and the relaxed feel keep us coming back! Yes, there are some details that can be improved upon in the rooms but for location, vibe and kindness of staff - this is our home away from home! See you next year!

Wonderful location and pleasant, helpful staff. This is a dated, no-frills hotel, but that was fine because it is what I signed up for. Room was clean. Bedding should be updated, as there were holes and burn marks in my sheets. The sheets are also not fitted, so every time I moved they would come off the mattress and had to be fixed. I had no hot water at all during my stay. It was luke warm at very best. I was looking for reasonable, beach front, not too crowded, somewhat* quiet, basic accommodations with a pool - and that's exactly what I got. *Bring ear plugs just in case, as some of the nearby beach clubs can get loud at different times during the day/night. Overall, I was happy with my stay and would return (after confirming that there was hot water in my assigned room).

Bed bugs. It's under construction so noise, all the time Rude staff. Manager Jacqueline on Airbnb is a joke. Don't stay here

Very basic hotel. The price reflects it. Room was clean but very outdated. But we knew we just need a place to sleep. The location is perfect. The water and snorkeling are amazing. The pool was very nice as well. Will definitely be back

Bedbugs!!! They also switched our room from 2 queen beds to 1 king which made for a super awkward sleeping situation. We got eaten alive by bedbugs and after dealing with the rude staff we left and went to another hotel. They refused any sort of refund so we ended up paying for 2 hotels for that week. What a scam this place is! Nasty, dirty, rude... don't let their fake good reviews fool you.

First the good.... great view and beautiful garden! Then the bad...unwelcoming hotel staff, very unkept common areas, locked beach gates, smelly room. There's even a sign in the breakfast room that says" you're mother doesn't work here clean up after yourself"! One and done!

Not an amazing hotel. Not even great for the price. Short walk to the beach, except you have to take the long way because the hotel locks all the gates of the so you don't have direct beach access. In regard to the "continental breakfast" that is included, there is not one. We walked to breakfast every morning. The appliances in the communal kitchen are dirty and do not work. No windows in the bungalow. Screen coverings near the ceilings so bugs and heat get through. Beds aren't amazing, only give you a really thin, scratchy sheet to sleep with. I requested another blanket and the hotel lobby clerk practically laughed at me. Bathroom isn't the best. The first time I turned on the shower the water came out black for about 60 seconds. There were large cockroaches that crawled out of our bathroom sink. Every night we had to cover the sink with towels, and, when I asked for extra towels the hotel lobby clerked again laughed in my face. I try not to be too picky with hotels- especially when I'm going for "island living," but this hotel was a rather unfortunate pick to say the least. Find a different hotel, there are many on the island.

I've stayed a couple times in the past and after this trip will never again. In the past I've had to argue with the staff to get the advertised room price--it goes up when you get there. On this stay they charged me extra for having more than two people in a double room (with two double beds, that is). They knew we had kids and said nothing when we looked at the room and agreed. Then at checkout Jose held us up for another $60. Funny thing is that with a little bit of care, maintenance, and cleaning this room should be worth double and I would happily pay it. I just don't like constantly being ripped off by the staff. In fact, this was the cheapest room during our stay. I also would note that the rooms don't seem as clean or well kept as before. There is no way to secure your door if you have a balcony room, and the balcony is shared with a low (step over) wall between each. I also heard the staff argue with another couple who brought their golf cart back 4 minutes late. They were being charged for the day rate on top of the one hour rate they had already paid. I asked before renting if I could bring the cart back later if I wanted to keep it longer and it was confirmed that I would be charged the full additional price as well as that already paid. Ouch--I rented down the street at Circo's (?) and it was great. It was clear from arguing and from watching that these people are completely used to ripping off their customers. Their attitude was smug and comfortable. I've had had discrepancies, disagreements, and misunderstanding with honest purveyors many times and most will be upset, agitated, and nervous--as most of us at these times. Jose and his ilk or smug and comfortable in this arena, giving a clear indication that my experiences are typical in this place--this is how they do business. I'll be staying across the street at Na Balam. Last time I was there they messed up the booking and only had a single bed. They comped us an extra room without a word. It's being remodeled now. If you want to stay at the Villa Kiin do so but be careful and watch your back. I'll be staying where I'm treated as an appreciated guest rather than an unwitting mark to be taken advantage of.

$50 a night for a basic room with air conditioning and a two second walk to the beach. How can you go wrong? Was our room the best? No. It was small...didn't really feel that clean...wore my sandals in the shower... You have to keep your beach towel for 3 days before they will change it out which was not ideal. No beach chairs but there are fun hammocks outside of every room that you can lay in (and trust me...you will). I can't speak on the larger rooms or suites since we got the most basic room so those might have been better. We chose this hotel based on it's location not for amenities or room quality. Fenix is right next door and we went there every night for drinks and food so you're a stone's throw from the beach and a nice place to eat.

clean room, great location, grounds were lovely with tables, chairs & hammocks. caution to light sleepers: local bar sometimes stays open until 3am with pretty loud music ... and we experienced a group of young adults staying at the hotel that liked to party outside until late into the night. wi-fi only available in the hotel lobby area.
