The site since he exchanged the administration for the month of January 2025 has improved a lot. Everything I have requested has been solved in less than 24 hours. The common areas have been maintained very well, they have repaired everything that was wrong. Very happy with the new administration, the place was incredible again. Grateful to the maintenance guys. My fridge stopped working and the next day they brought me a new one, sealed in a box.

I love living in the river district There is so much to see and do and west end is so conveniently located My apartment is always a work in progress but I love the size and layout And my cat baby Bella has all her favorite hiding places I volunteer several days a week I don't drive but I get plenty of exercise wandering around and finding new things I hope the building continues to improve and that we have more events I would like the opportunity to meet new people So I wish you success and am looking forward to what you plan for the future

I strongly advise against renting an apartment at West End at City Walk. My experience here has been nothing short of frustrating and disappointing within my two years of living there. First and foremost, the lack of communication from the management team is appalling. Any attempt to get in touch with them is met with delays, if not complete silence. Important issues are left unresolved for weeks, leaving tenants in the dark. The management is both incompetent and unresponsive. They fail to address concerns in a timely manner and often seem indifferent to the problems faced by residents. The customer service is terrible; every interaction feels like you are being given the run-around. Simple requests are met with vague responses, and there's a general lack of accountability. Overall, the service provided does not match the high rent prices. If you value effective communication, competent management, and quality customer service, I recommend looking elsewhere. West End at City Walk has proven to be a regrettable choice. Updated: The management clearly does not prioritize the well-being of its residents. Here are some of the major issues I’ve experienced: Non-Functioning Security Systems: The security gates are often broken and left wide open for days, giving anyone easy access to the property. Surveillance cameras either don't work or are poorly positioned, providing little to no coverage in critical areas like entrances and parking lots. Poorly Lit Areas: Many parts of the complex, especially the parking lots and walkways, are dimly lit or not lit at all. This creates a very unsafe environment, particularly at night. No Responsive Management: I’ve reported multiple safety concerns—like broken locks on main doors and suspicious activity—only to be ignored or told it’s “not a priority.” There seems to be no urgency in addressing resident safety issues, which is extremely concerning. Frequent Break-ins and Vandalism: Break-ins to both apartments and cars are unfortunately common here, and the complex does nothing to increase security or offer any reassurance to residents. Many people have lost valuables, and some have even moved out because of the unsafe conditions. No Security Presence: Despite the high frequency of criminal activity, there’s no visible security personnel on-site. Residents are left to fend for themselves, and it feels like the complex simply does not care. If you're considering moving here, I strongly urge you to think twice. Your safety is not a priority to the management, and it's only a matter of time before you or your property could be at risk. There are plenty of other complexes in the area that take security more seriously—this is not one of them

Love it!!!! We have lived at West End City Walk for 4 months now and have been loving it. The beauty of this fortress is modern, clean, and smells good. The amenities are top of the line (hammocks, beautiful pool, grills, library, work areas, hosting areas, large kitchen and dining room sets, outdoor and indoor option for studying work and hanging out, game room with golf simulator and vintage arcade station and too many to list, state of the art gym that is an entire floor and beautiful views.) The staff and Maitnance are friendly, kind, organized, timely and have common sense. The last three Maitenance requests I’ve made have been taken care of the day of, or within one to two days. And done well. The staff is kind, personable and puts tenants first. We rent a one bedroom one bathroom, but it feels way bigger with the high ceilings, large patio, and walk in laundry closet, and walk in clothes closet (easily fits all of my husband and I’s clothes). It feels clean and modern and has an amazing kitchen, bathroom and view. We have been able to rent the guest suit for when friends and family visit and it has worked wonderfully! They loved it too. Walking to Public’s for groceries is amazing. Just bring your own wagon and you have an even easier time. And having shift and first watch for coffee and brunch in walking distance is also amazing. We also got a yearly pass for the Edison and Ford winter estates just a block away which allows us beautiful garden view paths and river view walks and was super reasonably priced. It is about a 15/20 min walk downtown but totally doable and the cutest downtown too! Lots of great places to eat and art shops to look at. We also have peace of mind during hurricanes since this place was built for a category 5 and did not have flooding or damage during Ian. It is a fortress. I highly recommend renting here. We have been staying in the guest apartment, as our daughter and her husband have been living here for six months. We had a wonderful experience, staying here, and their apartment, and our guest apartment, have been absolutely wonderful! We had terrific service from Alex Alvarez, from their management team, while helping us renting their bicycles. He assisted us with setting up the app and preparing the bicycles. He was kind, gracious, and knowledgeable throughout the process, and very patient as we figured out how to set them up!

If you lock your door and stay in your apartment, it's pretty nice. The amenities are a little run down at the moment. It remains to be seen if the new management will resolve the complaints of the residents. You will hear your upstairs neighbors here. If they smoke inside, you may smell it in your apartment below. Mine like to party. I called onsite security at 10 pm once, and they properly quieted down an absolute rave happening below me. I was laying in my bed, hearing everything. Children screaming at the pool... you'll hear that too. Get some noise cancelling headphones. Overall, it wasn't that bad living here. It wasn't a dream, either. The apartment is literally reported on local news constantly. It's laughable, living here though. Your normal, day-to-day life is taken care of here. Things will be fixed in your apartment. It's quite nice, actually. Still. We are moving out of here soon. Offer price for a renewal on a single bedroom apartment was absurd, alright? I don't understand that. I'm moving into a top floor, 2 bedroom apartment with a screened-in balcony that costs less this new year. Keep looking, maybe. Don't move here for the amenities... I feel like this review was a little too nice. Not a great place to live. It's an "okay" place. *thumbs up* -------- Jan 21, the package room door isn't working, and I can't understand the point of having a live-in staff who can't handle an issue like this quickly. We are completely certain the door is not working, no user error, and our packages are important to us.

DO NOT RENT HERE Terrible build quality. Can't wait to see what they try and hit me with when I move out. I find something new everyday. Management holds no accountability for security issues. We had car break ins for months and FMPD told them they need to get cameras operating immediately to no avail. This community has not been "gated" since my move in in July 2021. All doors are open to the public and the garage gates have always been open... hence why me and my roommates $40K worth of motorcycles were probably stolen and all these break ins occurred... Im already paying an insane amount of rent due to market demand but paying for an incomplete and mediocre "luxury" apartment makes it even worse. And rents have increased 50%+ for every apartment for current residents.

Adding another review from my other account because y'all, The West End at City Walk is just THAT bad. If we thought the delays/trash/safety was bad, I was in for a rude awakening when contacting our communities regional manager of Hawthorne residential partners. 4 months back in March 2022, my husband and I were supposed to be moving into a new home. When that fell through, we thought you know what, let's give West End another chance. We will renew in hopes things would be improving. (The old property manager Kellie was fired or left which was a huge part of the problem-see previous review of mine) Here's where it gets good. This month (July 2022), just EIGHT SHORT DAYS after we renewed our lease, my husband was offered a new position on the east coast for a huge opportunity to move. Obviously had we known this we wouldn't have renewed. Instead of being understanding and working with us through this situation, our management company has been nothing but money hungry, holding laws and checked boxes over our heads. No wiggle room, no sympathy whatsoever. So, if we want to get into laws and fine print I'm happy to do so to protect anyone looking to rent here. Look up Florida Fair Housing Act for tenants! DO NOT RENT HERE. Photos on West End at City Walks website and marketing are just that...PHOTOS. They don't show what really goes on day in day out. For starters, the amount of dog pee/accidents throughout our halls is appalling, "luxury apartment" is a fallacy. Our trash cans are consistently overflowing and full. Not just at our pool area but throughout each hall/parking garage. Not to mention the recycling bin on the first floor of our parking garage. We had RATS. Yes, Rats. Huge health code violation obviously..the city got involved on that one. Now let's get into safety. As you can see in photos below, lack of security = issues with safety. We've had homeless men wandering our hallways, rummaging through the dumpster out front, and even have had several issues with vandalism and theft. TVs stolen right off of the walls in our amenity center...Hawthorne wants to blame it on ZRS and the "past" but they're just as guilty. FMPD was just there in June to search for someone roaming around in our amenity center. My husband and I reached out to our management to express our unique situation in hopes they would work with us and our lease situation. We have multiple families who are interested in renting there and happy to take over our lease, do they care? Nope. Not one bit. All they care about is the fine print of our contract. Well what about the responsibility they have in the contract as a management company? They're supposed to have clean and safe common areas for their tenants, have garbage facilities that are cleaned, make sure that our locks and keys are working. Our parking garage door has been working on and off since ZRS left. Some days it's wide open. This is a much bigger issue than a little bit of trash. This is false advertising from a property that treats their tenants like a dollar sign. All we were hoping for was some understanding and grace as we had to transition and make this move, they've done nothing but make this transition stressful with no form of care or consideration. Not to mention a huge lack of responsibility for the part they have played in this building being a disaster. If you like having broken doors that allow anyone in and losing your packages anytime you order, I suppose this is your spot... I don't recommend calling this place home. Sure the location is great. Yes we absolutely LOVE shift coffee and their staff but there are plenty of other properties to look at in SWFL to call home. Apartments with management companies that I'm sure will treat their tenants with respect, extend a helping hand to work with them and keep the living areas maintained and safe for all who call their community home. This is their obligation within the Florida fair housing act. ALSO BEWARE OF HAWTHORNE MANAGEMENT AND THE REGIONAL MANAGER JULIE CURTIS‼‼‼ DO YOUR RESEARCH AND READ REVIEWS. Moved out as soon as my lease was up. They tried increasing my rent for a studio by $800 (to pay over $1,900 for a tiny studio). Security was an issue the entire time as was staff responsiveness, cleanliness, and functionality of amenities. Every resident I talked to had nothing but issues.

Appearance doesn't always translate to reality. Looks really nice from outside and has great amenities. Unfortunately, the secure/locked gates haven't been operational for the 6 months I have been here. Theft and transients in garage area. The outdoor grills and fire pits aren't operational; something about not meeting code. The fit and finishes in units and amenity building are poor. Still punch list items after being open for 8 months. Beyond that the prices have risen 35 - 40% so most existing residents will be moving at lease end. Add in indifferent management (second ownership and mgmt. company in less than a year). My humble opinion is there may be better values elsewhere.
